Absolutely disgusting business. The real estate agent Craig Brockman was the sleaziest "wheeling and dealing" type real estate agent I have ever encountered. My father owns and rents SEVEN homes so I am very familiar with how these things work. The real estate agent promoted a bidding war between renters for a RENTAL HOME, not a home for purchase mind you. Never in my 20 years of renting have I ever experienced anything like this. He kept vaguely making comments that other applicants were offering more money than the price set by the owner and asking if I wanted to offer more. I offered more and more until I was offering $300 over what the rental price was and he still kept trying to get me to offer more. He would not tell me if my offer was good enough but just kept encouraging I offer more, meanwhile I have no way of knowing if he is completely bluffing. I asked him several times if I should just not bother wasting hours filling out a rental application on their site (where they charge you more than twice what Zillow apps charges you) and paying the money for applications if he already had higher offers. He just kept being vague and wouldn't answer my questions. We submitted our offer and lo and behold, he tells me someone else has offered more. No surprise as when we went to visit the home he acted like he couldn't care less that e were there. It just felt like a money grab for more rental application fees. I then get a call from their application processing team telling me that my application was not even processed since someone else offered more and that I should call Bev Roberts (the owner) and ask for a refund on the application. I spoke to Bev and she was a complete "See You Next Tuesday". Absolutely ZERO compassion. No willingness to work with me and even refund half my app fees since they had not even been processed. Acted like she had no ability to make any exceptions even though she is the OWNER. She was completely uncaring, combative, and rude. I told her she is a bad person and that I would be leaving her a bad review and she said thats fine because she will respond to it and tell people I am unreasonable lol. Sooo good luck with that Bev. You know you and your company are sleazy and money grabbing. Total trump supporter vibes. Not only that but they force you to pay a $35 pet screening free on your application which is an absolute joke. It just asks basic questions about your dog that the application easily could have asked and " screens" absolutely nothing. And the company gets a kick back. I have applied for many homes, some I have gotten and some I have not, I have never felt this taken advantage of. Absolutely GROSS people. read more

Working with Bev Robert Rental has been a nightmare. They pressured us into unnecessary, expensive repairs and ignored our requests to use reasonably priced contractors. They play tricks on landlords by claiming we had no control over repair decisions and harassed our tenant with bogus default notices and an unjust eviction, despite the tenant paying rent in full. Bev Robert Rental clearly never has your best interest at heart. Their only goal is to take more of your money through shady tactics and terrible service. This company wants you to believe its perfectly normal to have 100s of dollars deducted from your security deposit for grass that hasn't been cut in two days, tiny picture frame nails, and normal wear and tear. They retained $800 of my security deposit for bogus reasons and refused to come to any understanding. I took them to Small Claims court and won back $1000. Document and photograph everything. They will continue to take advantage of people unless you protect yourself. Hopefully this post will motivate others. read more

If I could give a zero rating, I would. Very rude people and told us things differently on the phone and once we signed vacation notice, made us vacate even though we paid next month rent. Basically we paid for a a month rent and were not allowed to stay having told us if they find tenants, we wont be charged. Awful rental property with unpainted walls, broken down air conditioner (not fixed prior to move in), roaches, and a broken front screen door (prior to moving in)that I was told that I had to pay for! And, no parking! I had one parking space for a two bedroom/2 bathroom townhome!! And, not to mention racist neighbors! I wouldn't recommend this company to anyone! I hired Bev to manage my properties but ended up having to do to much of the work that I hired her to do. One of my properties flooded multiple times because she would not work with the HOA to address the issue. Instead of calling the HOA she asked the tenants to move out. I called the HOA and had the issue resolved within one call. The second flooding of the house was damage caused by her neglect. After switching to another property manager I found out that a leak in another property was reported a year earlier. She did nothing, now I have mold. She does not allow tenants to contact the owners, nor owners the tenants. I guess that is her way of hiding the stuff she is not getting done. Multiple other items that I had to address while I was on the road that should have been done by a property manager. My properties were not being cared for I had to leave to protect my tenants and my investments. It was also difficult to talk to her as she was ALWAYS right and would interrupt most conversations with her defensiveness. She would often say something was the "legal requirement" when it was only her personal law. read more

I recently worked with this company and Nick oversaw one of my properties in Fuquay Varina. Being an out of state investor, this property was a nightmare in terms of renovation, to a point where my previous property management company terminated my contract (super unprofessional of them) due to the extent of work needed. I called Nick and he promptly visited the property to give me some suggestions on how to get the property renovated and rented out. Working alongside contractors I already contacted as well as people he brought in, Nick provided me updates multiple times a week on how things were going. He sent plenty of helpful photos as well as videos so I could see exactly how the work was progressing. Nick was extremely professional and responded quickly to my questions and requests. I moved in 3/17/2023. my first encounter negative from the agency was on the 7th of April when my rent was late because I had entered the acct wrong. and they blocked my online payment and I had to go to 6 stores to make deposits to my rent. also they gave me a water bill dated beginning of march until April I didn't move in until the 17th. they tried to say that I was responsible. The water company said I was not and my bill want due until June my first bill. now they are trying to evict because my rent is late. I buried my mother the day afte others day I told Beverly her response was won't I just give up the house, no empathy at all. I have felt discrimination and racism from this company. Bev is very rude and doesn't speak well with her tenants. They try to bully theire way in situations especially if they know you live alone. They have added two sepa charges in the same month on separat occasions after they said on the 7th they went to court to file which was a lie. I have been depressed and mentally hurt. I lost my mother and now this lady is rude and trying to even t illegally. Saying I have a dog Isold my dog before I moved in because she said I couldn't have dogs. Now she is adding $500 to her " eviction" which I spoke to the sheriffs and have been told that the process is incorrect and she has no right to try to force me out my place illegally. If I have a choice, I would give her minus 100 star. She is all about saving landlord's money while eating away tenant's money & security deposit. She scammed us for $5926 while she was working with landlord to get him one year lease tenant. Here is the breakdown: 50 % charge of fresh paint worth $2600 = $1300 ( we clearly said "NO") Wrong fully delay in advertising & decision delay = $2526 - extra months rent Hiding all applications from us, making us pay for $100 less on monthly rent for 1 year = $1200 Her advertisement fee = $900. She didn't do anything extra for advertisement. Her total scam to us = $ 5926. She saved lots of money to landlord and took our money way too wrong fully. Legal actions are underway. Stay away from her, she & her business will go down soon. read more

We met their agent last week to rent a house .. I admit we were 10-15 minutes late for the meeting bcz I took a wrong turn & did not follow my GPS. I did not have a good first encounter with the Bev Roberts Rentals, but over the past year Nick Roberts has reach out several times to see what could be done to repair the experience with them. To date I have not needed them, however based on their desire to fix their mistake I am will to change the rating from 1 to 3 stars. Maybe in the future if/when I need their services I will be able to increase it more. read more

Nick, the owner's son, took great care of us and the overall customer service experience has been extremely professional and top-notch -- Almost shockingly so in an era of businesses that don't really seem to care about their customers. Update: I sold my home last year and Craig was so helpful in connecting me to people to help get my home ready to sell as I was doing it from out of town (a cleaning person and someone to do repairs, paint and put in new carpet). Update 5/25: Repairs have now been made by Rich. I've had the pleasure of dealing with Rich many times in the past for several repairs/maintenance issues and he always delivers and the best part is he genuinely wants to make sure you're happy before he leaves your home. Rich is a good guy and glad he is on Bev's repair team. Update: As of today 5/6/2019 these repairs have still not yet been made. I continue to receive excuses why these repairs are not made. I will not be renewing my lease with Bev Roberts Rentals and caution others to think about the same if your experience is like mine. It's looks as if Bev Roberts Rentals is trying to run the clock out and not fix repairs since I am moving. Also I submitted a new request over the weekend and have received no response***I have encountered multiple instances of mice and roaches in my home and it is due to the home structure and many openings around hvac, foundation and crawl space as determined by exterminators and contractors. Bev continues to try and fix this on the cheap and not address the real problems which makes the problems happen over and over again. Emails and phone calls are many times ignored and posting repair request on the portal have proven to be useless as well. Bev needs to be more responsive to situations like this and address them correctly and the right way the first time. Have your home checked prior to moving in by your own exterminator. My neighbors warned me upon move in that the house was not well kept and they were right. I posted a google review as well and of course they pointed the finger at me (tenant) like they did for every other 1 star review they received. Wouldn't a rational person just admit that sometimes we make a mistake and just simply move to correct it? Well not with this company. When I moved in this home there was a rat trap under the stove that I stumbled upon and I immediately began to ask questions. Contract says you must report infestation within 5 days which is unrealistic with structural damage as an exterminator can kill rats and roaches temporarily but if their passageway in is. Or closed off others will eventually find their way in which is what happened here over and over again. Structural repairs need to be completed to the home I am staying in that's just the bottom line. A contractor who came to review the home is finally starting the repairs but after multiple calls, emails, and post to their repair portal over several years. I've been told by Bev that the google review will be held against me moving forward. As a tenant, very dollar driven, petty over regular wear and tear, did not feel like a tenant felt like a contract she was so cold. Home was not painted when moved in, it appeared many years old, carpets were from the builders...no cosmetic modernization. Issues were handled in a timely manner...but all sentences ended with the law and rights of tenants. ** as per my in laws, there were never any issues with pests. As stated all issues handled in timely manner. Never once claimed or inferred that there are pests of any kind in any of said properties. read more

I previously would have recommended Bev Roberts Rentals and actually did to several people. After our experience in moving out after 3 years in the same place, I would be hard pressed to recommend them again. Our deposit was reduced by $90 to have the house cleaned, which we had already done very satisfactorily and very much to the level of cleanliness we found when we moved in. In addition, the cleaning we were charged for occurred AFTER the new tenants moved in--we have the dated invoice from the cleaning company. When I questioned Bev Roberts Rentals, I received no response for 10 days. Then I received and email (with pictures attached) stating it was "important for them to point out" that there were other things I could have been charged for but was not. Including leaving a 2 small items in a drawer (when we moved in there was a box of items left behind in cabinets which we cleaned up ourselves and notified Bev Roberts immediately) and an 'unauthorized' satellite dish which I have a signed document from Bev Roberts allowing us to install. Since Bev Roberts Rentals wants to 'point out' things, I can also do the same--and have documentation as well (pictures and emails). In the 3 years we lived there we made no less than 6 requests to have the bamboo that the homeowner planted outside of the fence handled as it was damaging the fence, the yard, and the deck because of its invasive nature--this was done by the HOA of the community--after we moved out because it was also damaging a HOA fence. We also made multiple requests to have the rotten and unsafe deck repaired. The repairs done were minimal and the deck continued to be a hazard with fully rotten boards and holes in it. We were told by the individual who made the repairs the entire deck was very suspect. I know this can be blamed on the actual homeowner as she was seemingly unwilling to spend any money to repair her home. We were told Bev Roberts could do up to $250 repairs without her permission, so that's basically what we received with each request. However, as the property management company, I feel it's Bev Roberts Rentals responsibility to work with the homeowner and ensure that the home is in a safe condition. I would never claim to be an entirely perfect tenant and I'm sure that Bev Roberts Rentals will respond to this review with a list of things we did wrong (since they have already pointed them out to us via email when questioned about the reduction in deposit). At this point, I felt it was necessary to write a review since I asked for a simple explanation of why I was charged for something that happened in the house AFTER a new tenant moved in and I was told "there are other things we could have charged you for". I believe that type of response to be very poor customer service. read more

At first I found Bev personality with much to be desired but once becoming a tenant she has been very professional. Rent payments are easy and convenient. I can usually contact Bev anytime I have serious concern and she will address it. Been renting for past year and half and so far so good. Only major complaint is the follow-up response on maintenance requests. Never sure when they are actually received or when it will be addressed. I was ripped off by this Company. June 10th, I sent a email to terminate the lease early. I clearly stated that the company could advertise the property right away. I asked for a two weeks notice to vacate. Also in that email I stated if unable to find occupants before lease was up I would not be signing new lease or stay month to month. Basically I would stay in the townhome until end of the lease or new tenants were found. I was told to sign a Notice to Vacate for September 30th which was the end of my lease. July 3rd two and half weeks later tenants were found. I signed a new Notice to Vacate for the 19th at his request. Also in that July 3rd email he said "Once I get this back from you I will let you know if it is 100% ago and when it is signed." Couples days later he called complaining that if I vacate on the 19th he would not have enough time to inspect the property. I agreed to try to leave earlier. I left on July 17th. Sent email and called to let him know I vacated property. He never mentioned that the tenants had changed their minds until August 8th when I complained about my refund. I was cheated out my money. My mistake was I accepted a verbal request for me to vacate early to inspect property and not get a email for proof especially since he sent a email that said "Once I get this back from you I will let you know if it is 100% ago and when it is signed." I tried to resolve this issue with the company but was refused the rest of my money instead I received this "Hello- new tenants lease start date of 7/22/20. Your lease officially 7/21/20. Plus, utilities were cut off so we couldn't do any necessary work as it was. Due to you wanting to vacate earlier it would be dependent on the new tenant lease start date and not when you were actually out. Your lease would be in effect up through new tenants start date which was the 22nd of July. The calculations are correct." I understand this statement but do not agree because of the conversation we had over the phone of him asking me to leave early and him not notifying me that the tenants change the date. Not sure why I was responsible for the utility company shutting of utilities I had no control over that all I did was told the utility my move out day. I left that townhouse clean, cleaner than when I moved in. Not sure what "necessary work as it was" he needed to do. Typing this last part I just notice something, his last email shows how he wanted time to do necessary work. I am disabled on a fixed income it is unfortunate to be cheated out of money. read more

I am a previous tenant of a rental home managed by Bev Roberts Rentals. I have only the best things to say about Bev and her family business. Bev was always very quick to respond to our concerns and more importantly, to our household emergencies. She sent the right people with the right expertise to get the job done. In the odd case where the maintenance company didn't get the job done right, Bev coordinated a follow up with a different company in a very short period of time. Curt communication, passive approach to marketing our investment property and we were done with them after 62 DOM and no credible applications. We were fortunate to find the right firm that marketed our property to attract the right high-quality tenant within 6 DOM. Indeed, we've experienced better. read more

As a tenant, I did not have a great experience with Bev Roberts Rentals. My encounters with some of the staff were not very friendly/professional (with exception of Nick) and maintenance requests were not handled in a timely manner. Bev was the property manager and I believe they primarily rely on home warranty companies for maintenance requests which prolongs service. If something happens after 5pm or on weekends you might as well take care of it yourself because it could take days to get a response, in addition to the time it will take to have the maintenance request addressed. I also HIGHLY recommend reading the lease agreement very carefully and assess your risk as a lot of responsibility/liability is put on the tenant. You will probably be told it is a "standard agreement" but I feel it is tailored to benefit the homeowner and management company. read more

Rented a house through this mom and son show. The house we rented was fine, but a number of things listed as included or promised were nonfunctional or not done as advertised. Stated house was professionally cleaned, clearly was not.... bird feces in the house and on the walls, plus generally unclean. Fireplace never worked as advertised, refused to repair, outdoor spigots were nonfunctional and wouldn't repair. After lease was up, we were debited $65 for lawn mowing ( was mowed within 1 week of lease expiration). Sour grapes? Maybe, but $65 dollars, after our lease was was up? Grass grows.
