What stands out most is how they handle the relationship between landlords and tenants. It would be easy for a property management company to simply favor whoever is paying their fee, but SPM doesn't operate that way. They advocate for both sides, making sure landlords' investments and interests are protected while also ensuring tenants are treated fairly and their concerns are taken seriously. That balanced approach builds trust on both ends, and it shows in how smoothly things run day to day. Their transparency is also worth noting. I've never had to wonder what's happening with my property. Expenses, lease matters, and maintenance decisions are communicated clearly and without ambiguity. When requests come in whether from me or from a tenant they handle them promptly and effectively. Nothing falls through the cracks. Maintenance gets coordinated, questions get answered, and issues get resolved without me having to follow up at all. That reliability alone takes a significant amount of stress off the table. Overall, SPM strikes an awesome balance between being professional and staying personal. I'd recommend them to any landlord, or on the other hand, to any friends or colleagues who are looking for a rental.

When we moved in, the carpets were in unacceptable condition--they had a strong odor and visible urine stains throughout multiple rooms. It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled.

    TLDR - Don't work with this Property Management Firm if you want your safety deposit back at the…read moreend of the lease, if you value respectful conversation between adults and if you expect timely repairs when the property owners' items break. - Our interactions began with Franchelle Stevens, Owner/Broker-in-Charge according to the Stevens Realty and Relocation website. - Initially the relationship between our two parties was good. We always paid the rent several days early. We were quick to identify deficiencies in the property and report them promptly before it became a more serious problem. - We were ideal tenants for the three years that we resided at the property overseen by Stevens Realty. - This is in spite of the fact that it took days to fix the hot water heater in the winter, or that the shower door in the primary bathroom remained inoperable for months. - Things changed once we provided out official notice to vacate. - To be clear, our interactions with Julie Graves remained consistent and professional. - Also, I have never had any interaction with Todd Stevens. - Once we provided the notice to vacate the property, Franchelle waited 30 days before requesting a 30 day extension to continue assessing the property for "damage"- When we asked about the extension and were told that by law they have the right to request an extension. - When we asked about the specific nature of the extension we never received a response. - Several weeks after receiving no response we received an email informing us that we would only receive a partial refund of our security deposit. There was no explanation, just a link with several pictures. - When I questioned why $800 was being kept from our refund I received the following answer. - "Scrape and remove stickers from fridge / replace broken crisper drawer" $150 - "Prime walls for paint with rips and heavy scuffs and crayon and pen drawings" - $650 - The crisper drawer was broken before we moved in which their records will indicate as they always take before and after photos of the property. - The home required a paint job between us moving out and the next tenant moving in simply due to the duration of time that we lived in the house. - We were not allowed to hang pictures, put holes in the wall for nails or decorate the house in the almost 3 years that we lived there and still we were charged an excessive fee for painting over areas along a wall that required to be painted anyway. - The total cost to paint the home was $3564 of which they passed $650 of the cost to us for painting a location that required new paint regardless of the crayon on the wall. - When I questioned the veracity of the charges, Franchelle took over the communication and became verbally aggressive and attempted to end the conversation immediately providing us no recourse for dealing with a situation in which we felt we were being taken advantage of. - After this unpleasant experience I did a little more research into the Stevens Realty & Relocation organization and discovered that they received a 2.3/5 stars on yelp. - Combine this with their 3.1/5 rating on Google and I think it becomes clear that this property management firm is dishonest, they have a habit of keeping security deposits and worst of all, Franchelle is incredibly rude and disrespectful. - You'll have the opportunity to see her in action when she is compelled to provide her vitriolic response to my review. Franchelle and Todd have been managing our family's real estate for many years, and have our complete confidence and trust. They know the market well, and their professional team provides excellent, timely service. They are always fully engaged and responsive; whether finding new high-quality tenants, or handling ongoing issues and needs. Franchelle is also a very knowledgable Real Estate broker; and she has helped us purchase and sell several rental properties over the years. Owning rental properties is never a problem-free endeavor; but the Stevens Realty team makes it feel as smooth and easy as it could possibly be. I would not hesitate to refer serious landlords and tenants to them and have done so on several occasions.

The older woman was very unhelpful and argumentative with me, treating me like I was casing the place to rob it. I am a professional African-American woman with an advanced degree, making six figures in private practice and looking for a bigger office. I currently rent a space across the street at the Kildare Office Suites where I have never been treated like a criminal because I'm African-American. Unfortunately for ERA, I will be telling all of my professional colleagues, and friends about my experience and hoping they will not provide business to a company who employees such unprofessional, and bias individuals. Gary Yellin is the yardstick to which all other real estate agents should be measured. We met him after our last real estate agent lied about us to the sellers and our original home purchase fell through one week before closing. We took a little break from home searching and rented before jumping on the band wagon again. We looked at homes that were not good fits. We looked at great homes in neighborhoods that were not good fits. We were outbid. We were also beat to a contract....twice. Gary let us start out on the low end of our budget and we worked our way up as we searched. We must have looked at 20 homes at least! But all the while, Gary was a bastion of optimism as we weighed whether or not there was such a thing as a "home buying curse." He was so patient and reassuring! He made us feel like we were his top clients. He was sure he could help us find the right one...and we did! One of his best attributes is how he helps you see potential problems with a property. (Yay! No more glossing over home renovations or pressure to buy something you don't like!) Then, during the actual buying process, the seller made some crazy accusations thereby solidifying our "home buying curse" theory...even against Gary himself. But we never saw him lose his cool. He's kind of like a real estate agent superhero. And he's a nice guy to boot! Can't recommend him enough!

Even in a tough market with plenty of competition in our own development, he gave us the honest, data-driven advice we needed to set a realistic price. His marketing was excellent and showcased the house perfectly without being overdone--which is something I appreciate. It got people out to see the property, even in our rural area.     Absolutely disgusting business. The real estate agent Craig Brockman was the sleaziest "wheeling…read moreand dealing" type real estate agent I have ever encountered. My father owns and rents SEVEN homes so I am very familiar with how these things work. The real estate agent promoted a bidding war between renters for a RENTAL HOME, not a home for purchase mind you. Never in my 20 years of renting have I ever experienced anything like this. He kept vaguely making comments that other applicants were offering more money than the price set by the owner and asking if I wanted to offer more. I offered more and more until I was offering $300 over what the rental price was and he still kept trying to get me to offer more. He would not tell me if my offer was good enough but just kept encouraging I offer more, meanwhile I have no way of knowing if he is completely bluffing. I asked him several times if I should just not bother wasting hours filling out a rental application on their site (where they charge you more than twice what Zillow apps charges you) and paying the money for applications if he already had higher offers. He just kept being vague and wouldn't answer my questions. We submitted our offer and lo and behold, he tells me someone else has offered more. No surprise as when we went to visit the home he acted like he couldn't care less that e were there. It just felt like a money grab for more rental application fees. I then get a call from their application processing team telling me that my application was not even processed since someone else offered more and that I should call Bev Roberts (the owner) and ask for a refund on the application. I spoke to Bev and she was a complete "See You Next Tuesday". Absolutely ZERO compassion. No willingness to work with me and even refund half my app fees since they had not even been processed. Acted like she had no ability to make any exceptions even though she is the OWNER. She was completely uncaring, combative, and rude. I told her she is a bad person and that I would be leaving her a bad review and she said thats fine because she will respond to it and tell people I am unreasonable lol. Sooo good luck with that Bev. You know you and your company are sleazy and money grabbing. Total trump supporter vibes. Not only that but they force you to pay a $35 pet screening free on your application which is an absolute joke. It just asks basic questions about your dog that the application easily could have asked and " screens" absolutely nothing. And the company gets a kick back. I have applied for many homes, some I have gotten and some I have not, I have never felt this taken advantage of. Absolutely GROSS people.

The new team is incredibly detail-oriented, responsive, and proactive in managing both the tenants' and owners' needs .     Buyer beware! Henry Properties is now charging all renters an extra $36 every month for something…read morethey call a 'Renters Benefits Package.' This fee adds up to $432/year for "air filters, rental insurance, and credit building". No matter how they frame it, you are paying $420 extra/year on top of your rent. Other places usually let you choose if you want to pay for extra things, but not here. Read their website. You have literally no choice. It feels predatory, and helped us decide to not renew our property lease. It's an obvious crash grab and highly insulting at that. A textbook way to lose clients and accumulate negative reviews that will persist for god knows how many years. Penny wise. Pound foolish.
