I took videos and pictures before i moved i put anything anywhere. They don't have no type of communication i have to call them or ask them question like why they gave me 75 extra on my rent for a renewal but didn't put it in the description now im talking to my lawyer to see if i even have to pay it or wait until my renewal is up. Not to mention it a 12 months lease moved in September they took one month off our lease so instead of it being September when we renew they did it a month early which is August. I kinda let my husband deal with it because if i do it be a whole another issue. Would i recommend only if ur in a fuxked up situation with credit since they go low as 580. But just get an apartment that doesn't go off your credit. Tbh not worth it at all.

This is not written lightly. If you want to buy a brand new home, hopefully one that her "husband" built, and accept full price, and challenge the Miltons on nothing- she will remain sweetness and light. However, if you need an agent to actually DO WORK, problem solve and advocate for your interests, run for your life away from Milton. Once questioned or challenged or even asked for solutions, you will meet a very different Ann Milton- flat, uninterested and bored. Please know that if you have made the terrible mistake of retaining her as a seller's agent, in my experience, she only shows homes to buyers she represents. This is because she wants the full commission. After escaping her, and advertising my home on Craiglists, I had four (4) separate individuals, reputable and unrelated, state they repeatedly called Milton to view my home and she never returned their call. Another character issue to consider: Milton's husband had the water turned off on a home where a tap had been shared for decades. The very next day- THE NEXT DAY- Milton contacted the buyer and offered $130,000 less than the FMV because they had orchestrated that the home would have no water. But they have Christian scripture posted on their social media. Note that any negative reviews will be answered by Milton with sugar and honey. It is incredibly fake. Don't fall for it. After she gets your name on the listing contract, she's only concerned with one goal- ruthlessly obtaining her 7% commission. I can't suss out any value she added to the transaction, other than the professional photos, which she did not take. Also be careful- if you end the listing agreement early, she checks the clause that she can recoup any funds she had expended to sell your home. Retaining her to sell my home was one of top 10 worst experiences of my life. This is not an exaggeration.

My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

    Absolutely disgusting business. The real estate agent Craig Brockman was the sleaziest "wheeling…read moreand dealing" type real estate agent I have ever encountered. My father owns and rents SEVEN homes so I am very familiar with how these things work. The real estate agent promoted a bidding war between renters for a RENTAL HOME, not a home for purchase mind you. Never in my 20 years of renting have I ever experienced anything like this. He kept vaguely making comments that other applicants were offering more money than the price set by the owner and asking if I wanted to offer more. I offered more and more until I was offering $300 over what the rental price was and he still kept trying to get me to offer more. He would not tell me if my offer was good enough but just kept encouraging I offer more, meanwhile I have no way of knowing if he is completely bluffing. I asked him several times if I should just not bother wasting hours filling out a rental application on their site (where they charge you more than twice what Zillow apps charges you) and paying the money for applications if he already had higher offers. He just kept being vague and wouldn't answer my questions. We submitted our offer and lo and behold, he tells me someone else has offered more. No surprise as when we went to visit the home he acted like he couldn't care less that e were there. It just felt like a money grab for more rental application fees. I then get a call from their application processing team telling me that my application was not even processed since someone else offered more and that I should call Bev Roberts (the owner) and ask for a refund on the application. I spoke to Bev and she was a complete "See You Next Tuesday". Absolutely ZERO compassion. No willingness to work with me and even refund half my app fees since they had not even been processed. Acted like she had no ability to make any exceptions even though she is the OWNER. She was completely uncaring, combative, and rude. I told her she is a bad person and that I would be leaving her a bad review and she said thats fine because she will respond to it and tell people I am unreasonable lol. Sooo good luck with that Bev. You know you and your company are sleazy and money grabbing. Total trump supporter vibes. Not only that but they force you to pay a $35 pet screening free on your application which is an absolute joke. It just asks basic questions about your dog that the application easily could have asked and " screens" absolutely nothing. And the company gets a kick back. I have applied for many homes, some I have gotten and some I have not, I have never felt this taken advantage of. Absolutely GROSS people.

The previous tenant left the place in a complete mess and skipped the planned exit walkthrough. The team documented every aspect of what damages they did to the property from pictures of what they left behind, to missing shower head and missing doorknobs! They made sure everything you can possibly think of was taken care of, from clean up, to paint, to sourcing the people to get all the work done in a timely manner while simultaneously having shopped around for the best pricing! They did a complete analysis of the market to out my listing at a competitive rate in the dead of winter and got me a tenant within a month of the last one leaving! And to top it off, they had very competitive pricing. They are great with tenants and are communicative with me to be aware as to what is going on with my tenants. Worth every single penny for the peace of mind I have in not having to worry about how or who will take care of my tenants and properties across the country!

    My experience with Acorn + Oak was fine until move-out, which is when everything went downhill. I…read morehave rented several homes in Durham, and this is the only time I have had issues. The property manager, Erin Darnell, made the process unnecessarily difficult and ended up withholding a large portion of my security deposit under questionable claims. I was charged for carpet issues and odor, despite using the cleaning company required by Acorn + Oak, and the cleaning company confirmed there were no stains or pet-related problems at the time of service. I was never informed that the cleaning was considered "unsatisfactory" until after money was taken from my deposit. Erin later claimed a second cleaning was needed, but neither I nor the original vendor were given the opportunity to address this beforehand. Communication was inconsistent, and explanations only came after I repeatedly followed up. I was also charged for mold remediation, even though I reported the issue in compliance with the lease. Despite this, they still held me financially responsible for part of the cost. Although I eventually received a partial refund, it was not clearly explained initially and felt more like damage control than a fair resolution. I have documentation showing the home was left clean and in compliance with the lease. Only one inspection occurred during the three years I lived there, and I was never notified of any maintenance or cleanliness issues at that time. Overall, this felt like an attempt to keep as much of the security deposit as possible. I would strongly caution anyone renting through Acorn + Oak with Erin Darnell as the property manager to document everything and be prepared to push back at move-out. My original property manager was Celeste Sivori, and she was wonderful to work with. She communicated well and was compassionate. She is the reason this review is 2 stars and not 1. I'm truly sad I was not able to work with her for the time I was with Acorn + Oak. From what I can tell, your experience with Acorn + Oak depends heavily on your property manager, so read the reviews about how the property manager you might be working with treats the tenants. Based on my experiences, I would not recommend working with Erin Darnell.

It contained a roll of toilet paper, a small Hammer, a bottle of water, and several other necessities. It was so thoughtful because those are the kind of things you never can get access to when you move in. At first. Kudos to Lisa and the company!
