We receive many compliments from our Owners and Tenants which we greatly appreciate. However, I would like to give a little prospective as an employee of Peachtree Properties. I have been happily working at Peachtree for 22 years, yes that's right 22 years. In order for an employee to continue working for the same firm for so many years that firm has to be doing something right. Firstly It is a pleasure walking into an upscale professional office building everyday. Attention to detail, Organization, consistent Standard Procedures from securing a property, listing the home, processing tenant applications, securing the lease, organizing the upkeep and repairs to the homes, consistent inspections of the properties and Professional Employees, these are just some of the reasons it is such a wonderful work environment. When employees are happy this is reflected in the daily operations and in turn ensures that a high standard is maintained. I believe this is why our Property Owners put trust in us. This is also why previous tenants upon returning to the area come back to rent from us. I hope this has given a little more insight into Peachtree Properties and the daily exceptional operations.

Fast forward three years the landlord (owner of the unit) was trying to make me pay for damages that were pre-existing to my occupancy. Thank goodness I documented everything before moving in and even communication between me and RealtyLink. Cyndi and Elisabeth worked tirelessly to get me a full reimbursement of my security deposit. Probably because I left the home in better condition than when it was given to me by RealtyLink and I was able to prove the condition of the home prior to moving in. Needless to say I appreciate their diligence because it was a very frustrating process and this was the second time the landlord tried screwing me over in the townhome I was renting and Peachtree advocated on my behalf as the tenant.

    Started out with a small management company that was merged into Raynor. I'm a single unit owner…read moreso don't expect to get alot of attention. My biggest problems are with their Maintenance organization (under the same company) and the multiple changes to my assigned property manager. I have used their services twice during rental tenant turns. Both times the quality of work was subpar and multiple attempts had to be taken to reach a reasonably acceptable results - and they charge a premium for their services with the last turn work being estimated at between $10k and $14k. The unit was pretty much completely rehabbed before the last tenant so this cost is exorbitant. During the last turn the upstairs flooring was replaced including the stairs. Now, after only two years all the stair molding is pulling loose due to lack of adhesive (see pics). Raynor refuses to do anything to correct this issue. It is difficult being an out of state owner since I can't be involved on a daily basis and have to rely on the management company to protect my interests, which they have failed to do.

There is plenty of competition…read more Awful!! as an owner, the RR staff rotates every 3-4 months (there must be a reason why, so get ready for a ton of inconsistencies). The last PM I had sold out to Raynor Realty in the Raleigh, NC area. The agreement on terms was a courtesy of the last PM and I was told after 1 year there will be renegotiations about how to proceed. 15 months later I got a nasty opinionated email from CJ that the fee was increasing 2.5% and just like low budget airlines there will be multiple fees for anything extra that used to be included in monthly fee. Opinionated referring to "I'm sure this will be a smooth process". Well guess what wasn't so smooth, the exit plan. This process started with CJ stating "I don't know how to do an exit". Followed by the scam of how they can use unethical tactics to hold me hostage and embezzle as much money as possible, just because I reported I did not like their business any longer and would like to go with a competitor. Example of unethical I learned by looking at my bank statements that RR took it upon themselves to raise tenets rent and start charging tenets pet fees and other fees without informing me. When talking to the NC real estate commission about this they reported it would be a tough call cause I didn't have any evidence that I was not informed. But at least NCREC knows RR is shady now. During the transition period lasting about 3 months, it was discovered that RR never returns calls to tenants or communicates valuable info between owner and tenant. Both sides are left in the dark about the other's desires on issues. For example, I learned from the new PMs that 1 tenant wanted to move out and RR had no idea, when I asked about there knowledge of this they wanted to avoid the answer and distract by interrogating me on how I found out. This company is highly frustrating with their alleged 'business practices' and it is just easier to find a competitor that does a better job. Final piece of advice for owners learned from this company: make sure your PM contract coincides with renters lease.
