Had a scheduled showing at 6:00pm on Wednesday April 19 with Michelle of a property they have listed. However she never showed up after confirming the appointment the day before. I got there and waited about ten minutes and when she hadn't shown up I sent a message to let her know I was there thinking that she might have been running a little behind. The receptionist said she called me last week to see if I could change my date to Friday. · I never spoke with her. · I never canceled the viewing. · I choose to view the property on Monday on purpose. · I received a confirmation message. · I Ubered from Durham to Raleigh. · I paid $70 to ride to Raleigh and back for nothing. I Just wanted to make you aware. I was profoundly disappointed at not viewing the house and having my time wasted. My husband and I moved from NC for work and entrusted our home with Fox Rental Management for our rental needs. We initially thought we'd only be away for a few years, but our jobs took us over seas. Michelle and her team have not only ensured that our property was well taken care of, but they also ensure that our property was always prepped for the next tenant. We have heard horror stories about property managers, but Fox is by far amongst the Best. The rental associate said that it was up to the owner who was picked for the property, and then told my boyfriend that she made the decision on the property. It just seemed like a bunch of lies and they are scheming people out of money. Here is a suggestion, if someone applies to a property first, make it unavailable until it is approved or denied. Don't allow people to think they have a shot at a home, and you're looking at multiple applications simultaneously. How are the applicants really supposed to know if there are "more qualified" people. This is highly unprofessional! We were told to "keep looking on the site", but why would someone want to potentially go through that process again? We'll take our money and business elsewhere. read more

If I could give this company 0 stars I would,they have been trying to get us to pay for floor damages that were caused by contractor error or manufacturer error. The vinyl flooring is popping up in the dining room and if you look from a distance standing at the front door you can see the whole floor has a warping of the tiles. We have lived here for 22 months. We have rented with this company for 8 years and have never had a problem until now. This house is new construction and was under warranty but instead of contacting the channels they had available because it was new construction they decided that they would just put the responsibility on the renters. Fox was notified of the problem back in April of 2022, they have yet to send anyone out to take a look instead they just decided to add $2,200 dollars to our ledger plus fix it where we cannot pay the current month's rent of $1711 until we give in and pay these ridiculous, fallacious fees of 2,200 for floor and now 5% late fee for not paying the rent on time, which we have never in 8 years been late, they blocked us on their website from paying and will not return our calls. I first listed my property for rent late in 2014 and chose Fox Rental Management as my property management company, not knowing what to expect. Within a couple of days I received word that a qualified tenant had been signed up and the property has been occupied with tenants ever since. Fox Rentals has always promptly notified me when work orders have been called in and communicated with me in a timely fashion about any issues that have come up during my time using them. The staff are friendly and professional and return my calls and emails within a reasonable time. I would recommend them to any potential owner who is looking to list their property for rent in the Clayton, NC area. read more

This is the worst rental company I have ever had to work with . Before I moved in the owner told me the yard (which was full of leaves , trees and a downed power line ) would be cleaned up before I moved in . It was not , repeatedly asked about it and it still never happened . The house smelled like wet feet from day 1 . After Staying there 7 months I bought a house and I knew there would be a charge for getting out of my lease early . It was 500 plus rent until the lease was taken over . I had the carpets cleaned and the house cleaned . I left a nice couch in the barn in case they wanted it . I didn't hear anything from Fox rental on my deposit $1300 so o called and they said it usually takes 30 days , I thought this was a little strange but oh well . I called back 2 weeks later and they put me through to Michelle Fox and was told there was a bad smell in the carpets and walls so they were having new carpet and the walls painted . Once they received all the bills they would let me know . I was irate , there was no smell when I left , nor did anyone contact me after I moved out to state that there was a smell . This is still on going but bottom line these people are crooks and will take advantage of you . I would highly recommend going elsewhere . read more

From a property owners side they have been very attentive thus far. I spoke with every property management company in the area and they were the only ones that really entertained the idea of helping me find a home with the intent of turning it into a rental in a few years. Mr. Fox has been a huge help in narrowing down a good home to turn into a rental down the road, ease of renting, estimated rent, overall appeal etc. They have gone above and beyond before I even turned the property over to them, which I am now quite comfortable doing. read more

Had great landlords so never had to deal with Fox for the three years we leased. We had to terminate lease early due to a military separation which is well within the rights of our lease. It was like pulling teeth to even get them to allow us out of our lease even though the military addendum I'm our lease clearly said we were within our rights We gave more than 30 days notice as required, however Fox tried to draft a full month payment after we turned in keys so I stopped payment upon which they charged a late fee and returned payment fee. There was no communication from them whatsoever about what they were trying to charge though I reached out multiple times. When I finally got a response as to what the charges were for, I emailed and called multiple times to try to discuss directly with Fox to get a better understanding. They completely ignored all of my communication and had their lawyer send me a letter instead. Horrible way to do business. All I asked for was a simple phone call. read more

We have been renting from Fox Rental for 4 years now and I'm sad to not be a customer any longer. They are kind and courteous. The most willing to help. Anytime there was a problem with the rental, they were quick to address it. They followed up and made sure that the problem was resolved. Came across this company today and Yelp and decided to share my thoughts so others will not have to go through what we went through with Fox Rentals. We parted ways with Fox Rentals in March 2015 after being with them since 2009. After knowning the Fox family through church, we left in 2009 feeling confident our home was going to be well maintained. Unfortunately, over the years we lost complete confidence in their ability to be our advocate for our interests at the property and could a better job on our own, which we have successfully done for two years now. I believe Fox Rentals took advantage of the fact that we were a military family stationed overseas and on the other side of the country. We ended with a property manager that never advocated on our bahalf. We had a security system installed without our consent. Surround sound installed without our consent. A playground put in our backyard -without our consent, killing our sod. (when those tenants moved out, they dug it up and threw it in the woods behind our house!) A satalite dish installed on our roof - with holes drilled into a second story bedroom without our consent. The yard was not maintained per our contract with the tenants. And never once would she withhold any deposits for repairs after tenants moved out. Stating these modifications weren't covered by NC deposit statutes. Throughout the years, Fox Rentals seemed to struggle maintaining office assistants making the communciation very challenging. Walk thru's were not done according to our contract and the following up on repairs was always a hassle. It's no wonder tenants were frustrated with their service. The final straw was when tenants had a water leak in the home that resulted in thousands of dollars in damage. Those same tenants complained that Fox rentals were not timely in their responses and were not meeting their needs. The insurance adjuster that inspected the water damage and repairs concluded in their reporting that the contractor was negligent in the repair efforts. Frustrating for the tenants and for us. Thus only covering intial costs and causing us to pay the remainder out of pocket. Through that process, it was crystal clear to us that Michelle Fox preferred to maintain work relationships with personal contractors vs. advocating for her clients - once again. We ceased our contract immediately following. I am so thankful we did. It was like a huge weight was lifted off us. We learned so much more from our tenants regarding the lack of communication and treatment, which confirmed our decision even more. Since then, we have had open communication with our tenants and have been able to maintain the quality of the home on our own. My recommendation to anyone reading this is that you definitely think twice before considering Fox Rentals as your property manager. There has to be SOMEONE (anyone!) more reputable in the Clayton area. read more

Michelle and her team have been wonderful! The tenant portal on their website enabled us to pay rent and report maintenance issues instantaneously. Fox Rentals were always quick to respond to any issues and always followed up, making sure repairs were done satisfactorily. If we ever move back to the Raleigh area, Michelle and Steve would be the first people that we called to help us with our housing needs! read more

We rented a home through Fox for a year. Michelle never met with us personally, never returned our phone calls. The only positive thing I can say about this company is that they most of our maintenance were addressed in a timely fashion. We really had a terrible experience at move-in (the place was dirty with other people's belongings in it, and requests to have it cleaned were ignored), during an invasive "90-day inspection" (they showed up with a camera and took very detailed photos of our personal belongings), and during move-out. Some very shady business at move-out -- if you look at your contract you'll notice they put deposits in an interest-earning account. And if you read BB reports, you'll find several complaints where they kept almost all of the renter's deposit---in our case for ludicrous things like finding fleas weeks(!) after we moved out, and for not having the bushes trimmed to their liking. Just proceed very cautiously and expect some major condescension from Michelle and the rest of the staff. It was a very stressful year for us - needlessly stressful - and coming from the place where you should find the least stress, when renting: your physical home. read more

I would never recommend anyone to rent through Fox Rental Management. Most of the employees are rude and condescending and do not follow through on some of the lease terms if it does not suit the company. During the lease the OWNERS of the house were allowed to do yard work and then charge personally without any notice. When questioned, Fox Rentals said that it should not have happened but still charged me several hundred dollars. During checkout I was given false statements concerning inspections and money. I had a horrible experience with Michelle Fox, owner of Fox Realty in Clayton, NC. She was the property manager and listing agent for the seller whom I was buying from. My agent had tried to reach her on many occasions regarding things that came up on the inspection. We couldn't get things ironed out as she is just unavailable and unresponsive most times. We needed to file an extension on closing because repairs to the property, which she scheduled were incomplete, she conveniently got back to us after the deadline making us going into closing with incomplete septic work (which could have been a deal breaker). My agent and myself tried reaching her several times the day before closing as she failed to respond to repeated request for the garage door remotes, and the ceiling fan remote. On the way to closing, I stopped by her office she was not there but I was speaking to her colleague about the issue. She walks in, I identified who I was, she was EXTREMLEY rude and didn't care who I was or what I wanted, and she walked out the door. I, another potential customer and her staff were standing there in shock, like what just happened. Of course the staff apologized, I left and went to close. Turns out she threw the envelope with the garage openers to my agent and sped off. I love the house I purchased, but the experience of dealing with Michele Fox and her company was TERRIBLE!!!! Do yourself a favor do not deal with her if you want to purchase a house. P.S. the same day I closed she lost a contract for another home that was scheduled to close that same morning, due to her inability to conduct business in a professional manner. read more

When I moved to the Raleigh area I found a home in Clayton through Fox. The leasing agent wasn't the best, but the service after move-in was fantastic. They responded quickly to any and all service requests and were always helpful. Unfortunately, the owners of the house I am renting switching to a different property management company and it has been horrible. I really miss having my calls returned promptly. I plan on moving soon and hopefully can find something through Fox. read more

We were relocating to Raleigh for a job offer and applied for a house, being told it would take 2 days to process the application. We had 7 days to find a home due to the start date of the new offer. After day 3 of being lied to, and our realtor we were working with calling their office, they never processed our app., but said they were. We requested the process to be cancelled and Olivia wanted to argue and ran my credit (not my husbands, the one with a 715 credit score and a high income) anyways. Run, run, run!!!
