The property manager, Erin Darnell, made the process unnecessarily difficult and ended up withholding a large portion of my security deposit under questionable claims. I was charged for carpet issues and odor, despite using the cleaning company required by Acorn + Oak, and the cleaning company confirmed there were no stains or pet-related problems at the time of service. I was never informed that the cleaning was considered "unsatisfactory" until after money was taken from my deposit. Erin later claimed a second cleaning was needed, but neither I nor the original vendor were given the opportunity to address this beforehand. Communication was inconsistent, and explanations only came after I repeatedly followed up. I was also charged for mold remediation, even though I reported the issue in compliance with the lease. Despite this, they still held me financially responsible for part of the cost. Although I eventually received a partial refund, it was not clearly explained initially and felt more like damage control than a fair resolution. I have documentation showing the home was left clean and in compliance with the lease. Only one inspection occurred during the three years I lived there, and I was never notified of any maintenance or cleanliness issues at that time. Overall, this felt like an attempt to keep as much of the security deposit as possible. I would strongly caution anyone renting through Acorn + Oak with Erin Darnell as the property manager to document everything and be prepared to push back at move-out. My original property manager was Celeste Sivori, and she was wonderful to work with. She communicated well and was compassionate. She is the reason this review is 2 stars and not 1. I'm truly sad I was not able to work with her for the time I was with Acorn + Oak. From what I can tell, your experience with Acorn + Oak depends heavily on your property manager, so read the reviews about how the property manager you might be working with treats the tenants. Based on my experiences, I would not recommend working with Erin Darnell.

What stands out most is how they handle the relationship between landlords and tenants. It would be easy for a property management company to simply favor whoever is paying their fee, but SPM doesn't operate that way. They advocate for both sides, making sure landlords' investments and interests are protected while also ensuring tenants are treated fairly and their concerns are taken seriously. That balanced approach builds trust on both ends, and it shows in how smoothly things run day to day. Their transparency is also worth noting. I've never had to wonder what's happening with my property. Expenses, lease matters, and maintenance decisions are communicated clearly and without ambiguity. When requests come in whether from me or from a tenant they handle them promptly and effectively. Nothing falls through the cracks. Maintenance gets coordinated, questions get answered, and issues get resolved without me having to follow up at all. That reliability alone takes a significant amount of stress off the table. Overall, SPM strikes an awesome balance between being professional and staying personal. I'd recommend them to any landlord, or on the other hand, to any friends or colleagues who are looking for a rental.

When we moved in, the carpets were in unacceptable condition--they had a strong odor and visible urine stains throughout multiple rooms. It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled.

A major plumbing issue was never fully resolved -- I had to escalate the matter through the answering service and even reach out to the vendor myself just to get any attention to it. There has been absolutely no follow-up from the management team -- neither with me nor with the vendor -- showing a complete lack of communication and accountability. Based on my experience, I would not recommend this company to anyone. I truly feel sorry for the property owner, as their investment is not being properly cared for.

I inquired about having a walk through with management before I vacated the property and was told there was no process in place for that and to just "drop the keys off." I had to follow up repeatedly for my security deposit and could not get an answer from anyone. Finally after repeated calls I was told that I would only receive a fraction of my deposit because of repairs. However, when I asked for documentation and for invoices for any repairs I was provided nothing. And trying to get someone on the phone or to respond to my emails was pointless. It was very frustrating to be treated this way. I strongly urge you to find another property management company.

The previous tenant left the place in a complete mess and skipped the planned exit walkthrough. The team documented every aspect of what damages they did to the property from pictures of what they left behind, to missing shower head and missing doorknobs! They made sure everything you can possibly think of was taken care of, from clean up, to paint, to sourcing the people to get all the work done in a timely manner while simultaneously having shopped around for the best pricing! They did a complete analysis of the market to out my listing at a competitive rate in the dead of winter and got me a tenant within a month of the last one leaving! And to top it off, they had very competitive pricing. They are great with tenants and are communicative with me to be aware as to what is going on with my tenants. Worth every single penny for the peace of mind I have in not having to worry about how or who will take care of my tenants and properties across the country!

    Nightmarish. Jesse refused to fix clear health hazards that management was aware of for the…read moreentirety of our lease. They specifically told us that they had not seen these issues before, but the former tenants showed us an extensive paper trail proving that they lied to us, and also refused to fix them for an extended period of time before we moved in. We moved in March 2022 and by June, we noticed a horrible smell from two vents in the front of the house. I'm not exaggerating when I say it smelled like an outhouse--if I got too close to the vent, I would gag. They insisted it was normal because "the house was old", implied it was related to our cat, and refused to get the HVAC inspected. They told us that an inspector last year said it was fine, and then refused to show us the results. We continued to push for an inspection, and they said they could give us a dehumidifier or we could move out. For six months, they refused to fix it and came up with ways to make it our problem. They told us that we could hire someone for an HVAC inspection, and the results of the inspection showed that there was significant water infiltration and severe buildup of potentially hazardous contaminants. They continued to ignore the health hazard we consistently communicated for 6 months and instead hired a contractor to update the bathroom. Our oven and dishwasher broke and they told us they won't be fixed before we move out, with no offer for adjusted rent. The dryer was broken and when we asked for it to be fixed, Jesse said it was "left as a courtesy of the former tenants" so they wouldn't fix it, despite it being advertised as an amenity and being a fire hazard. The water infiltration in the ducts was so bad that the previous tenants had drain flies living in the vents. Before we moved in, Jesse said this had been fixed. The previous tenants gave us a copy of the HVAC records that Jesse wouldn't show us, proving that they knew about the issue the entire time, and that Jesse and Summer specifically lied to us about it not being a problem before. A former tenant and I both experienced a sharp increase in asthma symptoms due to the contaminated HVAC which they KNEW ABOUT FOR 6 MONTHS and REFUSED TO FIX. Do not trust them, and avoid them for your own health.
