Do not move here if you value both your privacy and your peace in a living space. The floors and walls are paper-thin, and having lived here 9 months now, I am able to hear about 85% of my upstairs neighbors' conversations and movements. Each and every footstep reverberates throughout my entire living space like thunder, and I have recorded sounds from footsteps above 80 decibels too many times to count throughout my stay here. The noise is BY FAR the worst I have ever experienced, and I used to live right next to a fraternity's party house in grad school. Every day in this apartment reminds me that moving here was one of the worst decisions I have ever made, and I have had ample time to think about that while lying awake at night listening to the thunderous cracks and pops of footsteps until 4am. Now, if the noise conditions aren't enough to bother you, let's continue with some other issues: I was not given a mail key to my PO Box upon move-in. A neighbor who used to live in my unit came by and dropped it off when he saw that I had moved in. Otherwise, I would have had to go through the management company and USPS to try and get a new key issued. I was also unable to access my outdoor storage closet (the only storage this place has besides a couple of small bedroom closets) for a month until maintenance came by and made it accessible to me. The property management company does not have their own maintenance staff--they contract each maintenance request out to external contractors, which requires a middleman and takes twice as long. However, no shade to the guy who fields all the maintenance calls--Eric has always been prompt and respectful with me and I have never had an issue with him. He's always done a great job on his end. These units are listed as "newly renovated," but don't be fooled by the pictures. All of the work done to renovate these units is done in a week or two and is slapped on without attention to detail. The baseboards in my "newly renovated" unit are loose and pop off when bumped (revealing rot and dirt), they didn't bother to paint behind the toilets, both shower floors have chipping paint that flakes off and sticks to the bottoms of my feet, the floors are uneven and creaky, there is a fist-sized hole in the wall in the laundry area, and the door to my bedroom has a poorly patched hole and sticks to the frame such that I have to jerk it open every morning. The washing machine also doesn't have a cold wash cycle and only runs scalding-hot. There has been a security issue here recently with one of the tenants such that he felt the need to install his own external cameras. He has since moved out and has broken his lease, along with one of my other neighbors who on several occasions warned me to leave this place as soon as I could. These units are somewhere in the ballpark of 800 square feet, but there is hardly any storage within them. Your storage consists of two small bedroom closets and one outdoor closet. This might just be the standard that I'm not used to having come from apartments with great storage, but it's definitely an inconvenience that comes with a cheaply built place. Is you're willing to overlook the above issues, then have at this place. The one great part of living here is that it's within walking distance of Joyner Park, which is a fantastic recreational facility. Other than that, there's not much good to be said about living here, and I've been here nine agonizing months. TLDR: MASSIVE noise issue that will interrupt your quality of life daily, poorly built structure, extraordinarily overpriced for what you get. Trust me on this one. Go elsewhere and save yourself the headache.

Understandably, COVID has reduced staff. However, if this is the level of service and response we'd receive from management, even prior to moving in, we'll take our business elsewhere.

My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.
