After experiencing significant disturbances, I brought this to the attention of Louise Beck repeatedly and they told me that they do not manage that part of the duplex and to speak with the landlord 3. The landlord did nothing 4. My own dog was eventually bit on property, not once but twice (see picture) 5. I was living in a hostile environment, where unknown dogs roamed freely. The other tenant's dog even charged and barked at me on numerous occasions (see video) 6. Louise Beck did nothing to mitigate this and in fact basically sided with the tenant who is not even under their management 7. Instead of doing the right thing and having the other tenant cease her business on property ( as instructed by the landlord, but never enforced), I was eventually unable to renew my lease 8. Louise Beck knowingly allowed a scenario in which despite sharing a building, they had no "jurisdiction" to control the environment of half of the property leading to real consequences to me, the tenant who they were supposed to be supporting 9. As I was moving out, their behavior became increasing hostile and dismissive 10. There was no value in the services the Louise Beck offered; I highly recommend finding another property that is managed by competent staff 11. In retaliation, they even held my security deposit for the maximum amount of time that NC law permits, which included notifying me of an extended period, despite that I was not charged a single penny from the security deposit I have filed a complaint with the North Carolina Real Estate Commission which can be accessed here: https://www.ncrec.gov/complaintform/

If you are…read moremoving onto a lease through a change of tenancy (COT) process, request a copy of the complete Rental Agreement along with the Rules and Regulations and the COT forms and have the legal aid review before signing anything. Also, request a fee schedule of all possible fees that may be scattered within the long documents. Don't learn the hard way!!

Recently, we spotted an issue and needed repairs. We reported the issue to CPM maintenance staff. Everyone sprang into action so fast and did detailed work to assess the issue and clean it up. All the workers who came to the house were so kind and helpful in showing us what they were doing and explaining everything to us. Then repaired the issue, replaced the fan/vent in the bathroom, and insulated the attic door. We feel good knowing that this is taken care of and that it wasn't a bigger issue. We're grateful that CPM cares so much about the renters and owners of the properties they manage.

The house we lived in was falling apart and maintenance was negligent. If something broke maybe it would be a week or two before it was fixed. When we finally moved after just getting tired of the greedy landlord raising the rent every year and never fixing up anything (they actually bought and installed a smaller refrigerator!) not surprisingly Fisher Fisher found ridiculous ways to keep parts of our security deposit- I've never had an experience with such a lack of professional integrity -but that's them. If you read the other reviews about the office ladies- those are true- nice until they have to do something then mean as hell. Renters beware- there are much better places out there!

The property manager, Erin Darnell, made the process unnecessarily difficult and ended up withholding a large portion of my security deposit under questionable claims. I was charged for carpet issues and odor, despite using the cleaning company required by Acorn + Oak, and the cleaning company confirmed there were no stains or pet-related problems at the time of service. I was never informed that the cleaning was considered "unsatisfactory" until after money was taken from my deposit. Erin later claimed a second cleaning was needed, but neither I nor the original vendor were given the opportunity to address this beforehand. Communication was inconsistent, and explanations only came after I repeatedly followed up. I was also charged for mold remediation, even though I reported the issue in compliance with the lease. Despite this, they still held me financially responsible for part of the cost. Although I eventually received a partial refund, it was not clearly explained initially and felt more like damage control than a fair resolution. I have documentation showing the home was left clean and in compliance with the lease. Only one inspection occurred during the three years I lived there, and I was never notified of any maintenance or cleanliness issues at that time. Overall, this felt like an attempt to keep as much of the security deposit as possible. I would strongly caution anyone renting through Acorn + Oak with Erin Darnell as the property manager to document everything and be prepared to push back at move-out. My original property manager was Celeste Sivori, and she was wonderful to work with. She communicated well and was compassionate. She is the reason this review is 2 stars and not 1. I'm truly sad I was not able to work with her for the time I was with Acorn + Oak. From what I can tell, your experience with Acorn + Oak depends heavily on your property manager, so read the reviews about how the property manager you might be working with treats the tenants. Based on my experiences, I would not recommend working with Erin Darnell.

I say this because I had direct experience with real estate agent Jerry Johnson (who now owns a brokerage) when we moved into the Raleigh area nearly 5yr ago and was looking to buy our home. We were looking to find and close on a home within a month. Given the low inventory and with many buyers on the market at that time, it almost seemed improbable. But with Jerry on our side, we made it happen. With his experience and desire for success in what he does, Jerry always reminded us about the next step and what we needed to have ready while we were still working on satisfying the requirements of the current step. He wanted to be sure there was no obstacle as we navigated from one process to the next given the time constraint. We followed his direction and successfully closed on our home within a month. We are enjoying the home he helped us buy and are glad we chose him as our real estate agent.     As a resident (3+ years) of Mills Rentals, I can say that they are one of the best companies I…read morehave ever rented from and have set the standard for good landlords moving forward. I leased an older house in Chapel Hill from them and it was well taken care of despite its age. For instance, on move in day we noticed that the dryer had stopped working. Within a day, Nathan had come over to try to fix it and ended up purchasing a new one that arrived the next day. All of my maintenance requests or questions were taken care of right away. They even renovated the property a bit while I was there including painting and a brand new HVAC unit! Prior to signing the lease, they are transparent with any costs, security deposits, and pet fees. One thing I loved is that they are pet friendly! Usually companies charge an arm and a leg up front for any pet, alongside recurrent high monthly fees. This was not the case with Mills Rentals. The most striking difference between Mills and former companies I've worked with is the rent change when resigning my lease. Mills never ONCE raised my rent in the 3+ years I was with them. The price I signed on to pay the first year was the price I paid in my last year. I have never experienced this decent treatment from another company in Chapel Hill or out of state (Louise Beck, another big Chapel Hill rental company, schemes anywhere from a 3-5% increase per year despite no renovations or work done on the property). This makes a huge difference when you are a graduate student on a fixed income. Their tenant portal is user friendly and easy to use. You can see the status of your maintenance requests, follow up with questions, and get recurrent payment reminders. It is also easy to purchase affordable rental insurance through their site. Lastly, I've had a roommate who needed to sublease her room; the process through Mills to add a roommate addendum to our lease was painless and free (other companies in Chapel Hill will charge up to $150 to do this). tl;dr - 1. Nice, caring, decent people who know your name and genuinely care about the tenants living with them and the properties they manage 2. No rent increase, no hidden fees, reasonable pet fees, don't charge you for unfair and unnecessary things, no hidden schemes with security deposits 3. Maintenance requests fixed in a timely manner, properties continually updated and well taken care of 4. I cannot reiterate this enough: Mills treated us with respect, decency, and kindness and were honest, straightforward, and upfront throughout my time with them.
