I rented with LBP for 2 years and had only good experiences. I rarely had to submit maintenance requests, but when I did they were taken care of very quickly and with minimal interference. Moving out was also a breeze, the only reason I moved is because of my job relocating me. Every communication with LBP was clear and straightforward. THIS COMPANY IS AWFUL. DO NOT EVER RENT FROM THEM. I lived in a Louise Beck property for 2 years and was never once a day late on rent. This management company is TERRIBLE and THEY DO NOT CARE ABOUT YOU. First, when I moved in the place was filthy and I complained twice and got ghosted by their team twice. Then they refuse to deal with any issue involving bugs and the house falling apart. THEN they send you a lease addendum to sign while you live there forcing you to accept the premises as is and give up any claims. Oh and best part was when the HOUSE BECAME INFESTED WITH MICE AND THEY REFUSE TO PAY FOR IT OR HELP. Also, can't forget about the time the window broke because it was improperly fitted in the first place and it took me a week of contacting them before someone came out to fix it. Cherry on top was when they charged me $350 for trash removal (don't know what they are talking about) when I moved out!! And yet there was trash all over when I moved in! 1. I moved from out of state into a duplex and I was never told that there was a dog sitting business below my floor 2. After experiencing significant disturbances, I brought this to the attention of Louise Beck repeatedly and they told me that they do not manage that part of the duplex and to speak with the landlord 3. The landlord did nothing 4. My own dog was eventually bit on property, not once but twice (see picture) 5. I was living in a hostile environment, where unknown dogs roamed freely. The other tenant's dog even charged and barked at me on numerous occasions (see video) 6. Louise Beck did nothing to mitigate this and in fact basically sided with the tenant who is not even under their management 7. Instead of doing the right thing and having the other tenant cease her business on property ( as instructed by the landlord, but never enforced), I was eventually unable to renew my lease 8. Louise Beck knowingly allowed a scenario in which despite sharing a building, they had no "jurisdiction" to control the environment of half of the property leading to real consequences to me, the tenant who they were supposed to be supporting 9. As I was moving out, their behavior became increasing hostile and dismissive 10. There was no value in the services the Louise Beck offered; I highly recommend finding another property that is managed by competent staff 11. Please read all bad reviews for LB Properties before signing with them. By far the WORST property manager I have ever dealt with. I still have not received my security deposit 5 MONTHS LATER. Lest you give them any lip or pushback for anything, you will forever condemn yourself to a never ending pissing contest with Philip Guin. My lawyer has been trying to recover my security deposit for 5 months. They have given every excuse from "oh we didn't see your email" to "oh, we've had folks on vacation, we'll get back to you soon". Then they never get back to you. Further, they do not adequately or promptly address maintenance requests. They were notified of a plumbing blockage in the shower, and for 3 days did nothing. Then it got severely worse, with water overflowing out of sinks and toilets. Only then did they send somebody, who found a blockage in main drain exiting house, and snaked the sinks and toilets but not the shower. Days later I notified that shower was still backed up. They send another plumber who finds a small amount of hair in the drain. It is quite logical to deduce, that since the toilets and sinks were backed up from a serious main drain blockage, the shower accordingly suffered from poor drainage and therefore accumulated debris. They disagreed with this logic and billed me $752!!! For cleaning hair out of drain?? Unreal... Please read all bad reviews before considering doing business with them. They are such poor and crooked property managers, the homeowner of my previous rental got fed up and fired them in favor of renting to me directly. Might I add, they love to say they have a fair and transparent application process. Utter lies. They will discriminate as they like. Nearing the end of my last lease with LB, I applied to a new property and was approved. The very next day, they withdrew the application saying they were concerned about my occupancy disclosures (only my mother and I regularly stayed). I asked them to elaborate and they sent photos of 2 rooms with beds, and of 5 vehicles in the driveway. I sent registration documents showing my family's ownership of all 5 vehicles, and verified that only my mother and I were regular occupants. They continued to deny the application after I illustriously verified that they had no basis to support their claim. Basically, they can and will do whatever the hell they want. I wish that I could go even lower than 1 star. Property managers Andrew and Grace as well as all of Louise Beck Properties are horrible to have as landlords. I highly advise you to seek out other living opportunities in the area, any professionalism and any regard or desire to help their client is not there. These people are scammers, con artists, and pick on the students of UNC Chapel Hill and Duke. Not only do they take the maximum amount of days by law to return your security deposit and make you pay for exorbitant prices on things that were not even caused by the tenant such as the refrigerator (which is explained later) and $400 for a microwave that was not even broken, there was a slight chip on the door, but they also refused to restore or fix any issues throughout the entire lease. I lived in a nice 3 story house on North Columbia Street in Chapel Hill. One of the main examples of this is that for an entire 3 weeks during the heat wave of June 2022 in chapel hill, they REFUSED to fix the AC on ALL THREE LEVELS of the home and it was a consistent 96 degrees in every room of the house. This had been an issue since the year before (as seen in the prior tenants maintenance requests) and they had been putting a lot of electrical tape and BS on the pipes of the AC and not actually replacing or fixing the unit. The fridge then stopped working due to the heat and over power and they blamed us for this. Not only could we not even sleep at night in the 96 degree home, but we lost food and other supplies in the fridge. This literal hours of phone time, me showing up to the office after no one returned my calls for an entire week, and me researching any law or ordinance that could help me. Unfortunately NC doesn't have a law in place about acceptable heat and temperature inside of a household and they used that fact against us to take even longer as the owner of the home decided for THREE WEEKS if he was going to repair the AC or not. When I called multiple times, leaving 3 voicemails (1 for Andrew and 2 for Grace) Andrew said that he was no longer associated with my property and it was Grace's duty. Then I proceeded to email and call Grace's phone while submitting multiple maintenance requests with pictures on their tenant portal, she did not get back to me for exactly 8 days and then did not get the request submitted on Thursday (when I finally got in touch with her) until the following Monday due to whatever reason. I am only posting this now, 59 days and 12 hours after my lease ended in July 15th, 2022 because I only just received my security deposit back from the company and feel that no retribution can be directly taken at me through the means of capital being deducted from my return. The craziest fact about them taking this long is that they have been renting the space to a set of 4 new tenants since August 1st, 2022. It amazes me that they will still be able to turn a place around and rent it out while still claiming that they cannot get us our security deposit for 59.5 days. read more

Please see Michelle S.'s post below. When I read it, I did a double take because she had the exact same experience with Louise Beck Properties as I did. Landlords--please don't ignore this warning about this company! They must be paying/begging/otherwise incentivizing/scamming people to give them good Google reviews, but Yelp is telling the real story about this company. 1. No tenant screening: They placed someone with no income and a criminal record in my property, and he and his girlfriend (also no income other than psychiatric disability) never paid rent, were evicted, and trashed the house. Did $20K+ of damage--smashing cabinets, burning vinyl floors, destroying carpets, etc. The whole time they lived there, they smoked so much weed that neighbors even two houses down commented on the smell. Louise Beck claimed that they had walked through the property several times while the tenants were occupying it and never noted any signs of drug use. They smoked enough weed in the house that you could smell the skunk from outside, months after they were evicted. I don't know how LPB could have missed it. 2. Overcharging for repairs, and breaking up repairs into multiple smaller repairs after I told them that I needed to authorize each repair over $500. Their monthly "maintenance" costs often exceeded rent collected. And, I wouldn't be at all surprised if they double dip and take the same repairs out of tenant's security deposits. Maintenance is definitely a huge profit center for this business. And, the "repairs" are so bad... Oh, and many of the maintenance charges only appeared as a dollar amount line item on the monthly owner statement. For example, the statement would say that $300 was paid and the date it was paid on, but had no description of what the maintenance item was, no invoice or receipts, etc. So they don't even tell landlords what they are charging them for. They just deduct the money from the rent payment and pocket it, no explanation about what they are taking it for. 3. No control over access to the property--they generally don't rekey between tenants. I wasn't aware of this until the following event occurred: while my property was vacant, after the tenants have moved out and returned their keys to Louise Beck, someone came into the house, removed a bed, a desk, chairs, coffee maker etc. that had been left by the tenants. When I asked who had access to the house, they said that they thought the tenants had returned and used a key to get into the house and retrieve the furniture they had left. This was after they had moved out--and their lease was over! The other plausible option is that, since Louise Beck had a lock box on the house, anyone with the lock box code could have come and taken the furniture. We'll never know... I asked whether they had ever considered that there may be dozens or hundreds of people with keys to each property that they manage. All of the previous tenants, plus anyone those tenants gave a key to may still have the keys to the house that they once rented from Louise Beck. The Director of the company said he was aware that many unauthorized people might have keys to each house, but that rekeying isn't on their checklist of items and tasks to perform between tenants. I could go on, and on, and on. But you get the idea. It's mind boggling to me that this company is still in business and that no one who works there has ended up in jail for white collar crime. read more

We came across Louise Beck while relocating from California to Chapel Hill. We saw a great looking, affordable rental online and decided to apply, despite the exorbitant application fee. When we got into town, we asked to tour the property we'd applied for. Andrew said we could not see the house in person because it was currently occupied. This seemed extremely strange (we'd viewed several other rentals that were occupied by current tenants), so we decided to drive by the property. When we got there, we saw that there was massive construction going on in the lot immediately behind the rental we'd applied for. This was no mere landscaping project-- there were bulldozers in the backyard. It seems clear that they did not allow us tour the property because they did not want us to know that we'd be living on top of a construction site. After some hassle, I got the application fee re-funded, minus a five dollar "convenience fee." I wouldn't trust these people. read more

Students and other renters - Louise Beck will try to steal your security deposit! They did not even have the decency to respond to my email disputing the ridiculous charges, so I now am going to have to file against them in small claims court. Don't risk it. As others have said, they seem to have a deal with maintenance vendors to overcharge and charge for unnecessary services. A few of the deductions from our deposit include $60 for replacing three air filters (after charging us monthly to buy and install fresh filters during our lease), charging us to screw in each of 8 lightbulbs even though we replaced the one bulb that was burnt out ourselves, $130 for snaking tub drains even though we kept the drains clear throughout the year, and $260 for replacing their horrible quality blinds which were working when we left. While we were living there they also threatened to tow us for parking more than 4 cars in a driveway which could fit 7 or 8 cars. read more

The absolute worst property group in Chapel Hill. We subleased an apartment, they told us that the day of moving in & that how the security deposit was handled would be between us and the prior tenants and that worked fine. The day we moved in we basically had to move the old tenants out; there were boxes in every closet, dirt and dust everywhere, food in the fridge and chicken bones in the sink. Having not expected to have to move other people's furniture we placed everything in the trash area; they then charged us $250 for doing that, luckily we were able to get the old tenants to begrudgingly pay that fine. They also tried charging us for an electric bill for the old tenants when they knew what day we had moved in, which we again had to go to the old tenants and get them to pay. The washing machine was full of standing water the day we got there and stayed that way for almost 2 weeks; I kept trying to get ahold of someone to fix it which was near impossible. Every call was unanswered, and every email was met with an automated response. Once we moved in it only got worse. This building is INFESTED with roaches. NOTHING gets rid of them. We've bug bombed the place several times, put out traps, poisonous bug pellets and powders and nothing worked. They don't take care of any pest problems, even when it's an infestation of an entire building. I've had to have a can of Raid in the house at all times and I've probably killed a million or so in the time we've been here, and I'm not exaggerating, atleast 20 a day. Any requested maintenance doesn't get done within a reasonable amount of time; I have our maintenance guys number and even after calling him I couldn't get the process to go any faster because they have to give him the paperwork to do it, and Louise beck Properties are IMPOSSIBLE to get ahold of. Before moving out our AC box in the bedroom window stopped working, after 2 weeks it still wasn't fixed, it's been 80 degrees recently......it was unbearable and I slept downstairs on the couch most of that time. I have rented from Louise Beck twice in the past. I do believe they are good people. I also think they have some issues. I have had a difficult time getting Louise Beck to address issues at the apartment this carried on until I moved. I reached out to the team several times but they never addressed any of those issues. Leaving me to mow grass and clean mold. I also had issues with the application process at Louise Beck. I filled out the application and called to see if I should put money down on the apartment and I was told I should wait until my application was reviewed. I called back every day for a week and was shocked to discover that they had rented the apartment and I was told I should have put money down. It is frustrating. . read more

I only rented from Louise beck for two months last year before leaving my lease but just in that time alone they were, and continue to be, the WORST leasing company ever. Tons of people say so I don't know how they're still in business. They allowed five people on our lease which we later found out was illegal in the town of chapel hill. They had us booted and then lied and said they had nothing to do with it after the towing company told us they initiated it. They only answer emails sometimes and various people will give you different answers to problems if they even respond at all. read more

Louise Beck Properties does not only define the negative attributes and stereotypes associated with property managers and leasers, but goes above and beyond. They are unreliable, incompetent, maniupuative of college students, and severely disorganized. I leased from Louise Beck while I was a student for two years, and wish I never had. Louise Beck Prop. ON MANY OCCASIONS (not just in my own experience but with others in the area) misrepresented their leases, does not follow through on what they say they are going to do, are hard to get a hold of, and are intentionally shady and omit information in order to better their situations. Multiple other college students in the research triangle have had MANY problems with LBP. After consulting contract lawyers, who agreed that LBP's documents are misleading, I am planning on filing complaints with the better business bureau. STAY AWAY FROM LBP. read more

They are unresponsive, deceitful, incompetent, and extremely greedy when it comes time for the security deposit to be returned. They could care less about the conditions of the properties that they manage and it is nearly impossible to contact any of the individuals via phone. I am so disappointed with this company. My housemates and I had heard horror stories and so deliberately moved in with another company to avoid Louise Beck...only to be notified halfway through our second year that they had acquired our property and we would be forced to deal with them from then on. Louise Beck has treated myself and my housemates with incredible disrespect, ignoring our voicemails and emails and only responding when one housemate's mother physically went in to the office to voice our concerns. Apparently Louise Beck thinks that they can just ignore rent-paying customers just because we are college students. Our biggest issue with Louise Beck has been getting our security deposit back. We left the house clean and turned our keys in on time, and waited about two weeks before attempting to contact the company (five voicemails and one very angry email) about our deposit. Our lease and NC law states that Louise Beck has 30 days to return our deposit or send us an interim accounting notice detailing the delay on our deposit return. The 30 day limit has passed with no correspondence from Louise Beck whatsoever, so now I am stuck playing phone tag, writing emails, and leaving negative Yelp reviews. Long story short: Louise Beck does not seem to care about their customers at all. Avoid this company at all costs!! read more

If you are a student and are looking for housing, please PLEASE avoid renting from Louise Beck. My roommates and I enjoyed the physical house we lived in, but that was the extent of the positives. Throughout the year, they were very slow to respond, our washer was constantly broken, bug problems (evern from the beginning) and they love to shaft you on your deposit once you leave. They also charged us a huge fine for having cardboard by the trash and NEVER responded to emails or calls and gave a good reason for this, even when we fixed the problem the same day. Everyone gets charged for extras on move-out because they love to take advantage of students and charge for items that are hard to argue against because they know there is a housing shortage for students looking to live off campus and they can get away with it. There are other property management companies in Chapel Hill and it is worth the upfront annoyance of looking longer than dealing with them throughout the duration of your stay. read more

Because my lease was supposed to end this month ( we ended up leasing another year) the system never put me back in for automatic withdrawal so it never went through. Do not rent from these people! My daughter was a college student at UNC and rented properties twice from Louise Beck. The rental process was simple, and living at the properties was relatively pain free. The problems occurred after she moved out. After her first move out, they held her deposit up for more than the 30 days allowed by law. They claimed they needed another 30 days to process it. After that, they dinged her on a number of items, including missing wall switch plates (which were never removed), dirty furnace filters (which I had just replaced), etc. All were bogus charges so we challenged them on it. We ended up getting most of our deposit back, again, after 2 months of waiting. The second time she rented from them we encountered the same delays. More than two months after moving out and we are still waiting on the security deposit. This time it was supposedly lost in the mail, so they want to charge us $40 to reissue the refund check (which I believe was never mailed to begin with). Numerous calls and emails to Leon (Director of Accounts) go unanswered and voice messages are never returned. The entire staff there is incompetent. Unless you are willing to totally forfeit you security deposit, I suggest that you look elsewhere for your next rental property. They are not worth the hassle of renting from. read more

I was a tenant with Loise Beck Properties in Chapel Hill, North Carolina. I experienced the air conditioner going out before my lease expired. After continuous emails, weeks later they weren't able to repair the Unit, It had to be replaced. Louise Beck properties never offered an alternate cooling method, ex: window unit. I broke my lease and found somewhere else to live, I was pure miserable. I gave them my forwarding address and they still failed to mail my security deposit. They tried to trump of charges and took away 700.00 of my 1,000.00. I filed a lawsuit and won, they were to return my security deposit in its entirety and was ordered to pay my court fees. As I read the other similar reviews I strongly recommend you not just walk away from what is rightfully yours. Make sure you have your evidence and paper work and things will more than likely work out in your favor. read more

This was the worst experience I've ever had as a landlord and my first and last experience with Louise Beck Properties. 1. MAINTENANCE Louise Beck ran up $1,000s on "maintenance" on my property, despite the fact that it was newly purchased, painted and overhauled when I first hired them. Their approach was to use vendors who significantly overcharged for their services such that it became clear that they themselves benefit financially from their vendor relationships. $20 for screwing in a light bulb is just one of countless examples of this particular scam. After several weeks of this practice, I requested prior notification for any maintenance costs exceeding $500. Their response was simply to change tactics and generate multiple smaller maintenance expenses in the $100-$400 range. Eventually I placed a moratorium on ANY services without my prior authorization, regardless of the cost. But they ignored this written request, as you'll see.... 2. TENANT PLACEMENT Louise Beck placed two tenants in one of my properties yet failed to run a background check on one of them. That particular individual appears to be unemployed, and a quick search on Facebook identifies him as someone you wouldn't want your daughter to bring home. Louise Beck also refused to provide me with the background check reports, even though I presumably paid for them. Subsequently neither tenant paid rent for 4 months. Louise Beck then hired lawyers and charged me for their eviction services - despite the moratorium I'd place on any expenses being incurred on my behalf without prior approval. It is clearly stated in the management agreement that eviction services are the responsibility of Louise Beck and not the landlord. At no time, during several conversations about the eviction, did I learn that they were drumming up legal fees that they expected me to pay. I didn't even know the identity of their attorney until after the fact. 3. PROPERTY MONITORING Louise Beck failed to monitor or inspect the property during its occupancy, even after the eviction notice was served when I expressly asked them to do so. It is common knowledge that tenants about to be evicted often trash the property. Consequently, that is precisely what happened. The property now needs repainting after only a 4-month occupancy. The carpets were defecated on and must be replaced. The tenants kept a large trash bag, filled with 4-months' worth of dog feces, on the property. The smell alone is almost impossible to remove. 4. POST EVICTION When the tenant was finally removed from the property, Louise Beck generated a "Move Out Calculation" that deducted all the costs that THEY had accrued, including legal, accounting, rent, water/sewer and maintenance (re-keying costs) from the security deposit such that no remaining funds from this deposit were payable to me. As part of this deduction they included an outstanding water/sewage bill that I myself had already paid. 5. CONCLUSION One hires a property management company to: - Find good tenants - Monitor and maintain the property - Operate with financial integrity Louise Beck not only failed on all counts - their negligence and self-dealing cost me thousands of dollars. I am now suing them in court. Their blatantly corrupt and self-serving approach to both gouging their clients on maintenance services, placing tenants without due diligence and then extracting every last dollar they can from the landlords they themselves have victimized must be exposed and shared. I intend to do just that. These people do not deserve to be in business. read more

This company has policies that go against town code so would definitely steer clear! We started having issues with our heat going out on a Thursday when lows were at our below freezing. Someone came out, said it was the safety switch, turned it back on but the system kept going out. By the weekend we couldn't even reset it and were stuck with freezing cold air blowing in even with the system off. My husband called the emergency, off-hours maintenance line which does state you shouldn't call unless the outside temp is below 37 but it was an ongoing issue at that point. Now they're charging us $100 just for calling the pager number and refusing to waive the fee. However, Chapel Hill town code states landlords must keep buildings so that the temp can be at least 70. We didn't have that for 5 days. They need to be fined by the town and not given your business. read more

I don't normally write reviews, but I think this is a necessary post for all future tenants who are looking for rental properties managed by Louise Beck. There have been multiple issues about the house since I arrived to Chapel Hill almost a year ago, and so far, a majority of those issues have been handled rather poorly. Starting with the broken upstairs AC unit, it was in the heat of the summer, and it took them 3 weeks to come and fix it while we had to live on the bottom floor. As tenants who keep up on their rents, I feel like we would at least deserve a property that is habitable. Secondly, after Hurricane Florence, the crawl space which was a part of the house became flooded, and had been a source of gnats that infested the whole house. We submitted a maintenance request for them to at least patch up the doorway that led to the crawl space because it was left in the open for rainwater to gather, but they didn't do a single thing about it. We had to basically wait for the gnat problem to subside. Thirdly, the garage door broke around January 2019; after submitting at least 3-4 maintenance requests about it, they have not done a single thing after 4 months. There are just a multitude of problems with how they handle maintenance requests. I'm sure there are some logistic issues that might delay their response, but making tenants wait this long for emergency problems is inappropriate and unprofessional, especially for a management service that boasts about finding quality tenants. Ugh! I've been without air conditioning for two weeks in the hottest, most humid period of May, ever. Several calls and emails and maintenance request later- and nothing. We have all been miserable and unable to sleep. They sent someone to check it out, but nothing done. Same issue with the garage door. Nothing working. Horrible, horrible, horrible!!! I have to admit, during the time that I rented the property, LBP really was not that bad. A few of the people in the office were very nice. Where they really get you is after you move out. They will milk your security deposit for every dollar they can (legal or not). First, they did not return our security refund (what little there was left) until more than 2 months after moving out (legally, they had 30 days). Second, they charged us for 4 burned out light bulbs. My roommate and I had replaced all bulbs the day before we moved out. Third, they tried to charge us for removing a light fixture that never existed. Upon writing a rebuttal letter, they confirmed that they had no proof and refunded us for that item. Forth, they charged us to "reposition the washer/dryer." The washer/dryer unit was moved by an employee of LBP during a service call. It would take one finger and 5 seconds to slide it into any position you'd like. There is no need to charge for it. Fifth, somehow they embedded several charges within other charges and had "removal of cobwebs" from outside porch listed. I could keep going on and on about how they never installed a smoke detector, tried to charge us for a screen that squirrels ripped (before we moved in), charged us for wall repair that wasn't required, removal of debris that we did not leave, etc. Instead I will leave you with this exact quote from a charge that we incurred: "Check ice maker for proper operation - arm was in the off position, when engaged, ice fell and refilled with water." Yes, that's correct, we were charged for that! If you want a copy of my original rebuttal letter, let me know. It has a list of all of the statutes and laws that LBP violated. It's a hefty list. I'd recommend living in a cardboard box before renting from this horrible, money sucking company. Yelp, please add negative 5 stars for companies like this. read more

I am a current resident (8+ months) and it has been a great experience - Lynne and the entire staff at Louise Beck has been so helpful and kind. I recently decided to get a dog and Lynne has been so kind in helping me work with the owner of the property to gain approval and she has been so friendly and responsive and made the whole process super easy. Additionally, as a resident, I've had a couple of maintenance requests and they have been answered quick and efficiently, which is always nice when you are in a rental. On a homeowners note, I recently sold an income property and I wish that I had a company like this managing my place - it would have been a lot easier and less stressful to deal with. Overall I would HIGHLY recommend Louise Beck Properties! Talk to Lynne - she is the best! read more

We are renting form louisebeck properties and they have yet to fix the A/C properly it has been out 3 times in the last several months, and their request that it must be over 90 degrees outside before we can submit a claim is outlandish. read more

RENTERS BEWARE Be sure to read the reviews on other sites. Here's my bit. The rental contract explicitly states that Louise Beck Properties (LBP, "the Agent") is not liable to you, the Tenant. It also says that, in order to get repairs on the rental property, you must contact the Landlord in writing. LBP, however, will not provide you with the Landlord's contact information. Since you cannot contact the Landlord in writing, you cannot actually obligate anyone to make repairs on the property. This is just one example of what is generally a very lopsided contract. Read it carefully before signing away your claims, protections, and peace of mind. I've signed many rental contracts, but I could not sign this one, especially in light of LBP's refusal to make any amendments (I waited several days for Adam Brown to return my call; when I did speak to him, he candidly acknowledged the reasonableness of my concerns; he also refused to make even the most minimal alteration to the contract). read more

PLEASE DON'T RENT FROM LOUISE BECK They will make your life really miserable. Not professional. Once you sign the lease, they will start showing the property to other tenants at anytime they wish including early morning on weekends. Aggressive and rude agents! I regret leasing with them. read more

I'm a working professional and have to echo the same sentiments as Eliza C. Louise Beck Properties does not treat their professional tenants any better than they evidently do their college tenants. I am a current LBP tenant and during the time I have lived in the property managed by LBP, I have found them to be extremely unreliable, unresponsive to maintenance requests/issues and pretty disorganized. While the property I live in is a nice place and kept up well, it is the maintenance issues that have arisen that LBP has been extremely slow to address. The line I seem to get is that either they are busy attending to other tenants' issues or that my issues do not prevent the property/appliance or whatever from working. I would highly discourage anyone from living in a property managed by LBP. You will find that they do not respond to your inquiries and maintenance needs in a timely manner. Renter beware. read more

I read the negative reviews and can't say I've had the same experience. I lived in a Louise Beck house for 2 years and moved out after I graduated. Every person I talked to at the office was friendly, though I agree I had to leave a voicemail more often than someone answered the phone. I followed their move out directions and I got my security deposit back. My roommates also got their deposits back. If I move back to Chapel Hill, they'll totally be the first place I look. read more

Before we moved, I read a few of these reviews and felt a little concerned, but I'm so glad we decided to rent from Louise Beck. They have been an excellent property manager for us! They helped us find the perfect home, have been easy to communicate with throughout the process, and have been 100% on top of all necessary repairs. Recently, we found a dog that we loved who needed to be rescued from a kill shelter. Lynne and her staff worked really hard to convince the hesitant owner of our property to let us bring her home and we are all very grateful! read more
