Please read all bad reviews for LB Properties before signing with them. By far the WORST property manager I have ever dealt with. I still have not received my security deposit 5 MONTHS LATER. Lest you give them any lip or pushback for anything, you will forever condemn yourself to a never ending pissing contest with Philip Guin. My lawyer has been trying to recover my security deposit for 5 months. They have given every excuse from "oh we didn't see your email" to "oh, we've had folks on vacation, we'll get back to you soon". Then they never get back to you. Further, they do not adequately or promptly address maintenance requests. They were notified of a plumbing blockage in the shower, and for 3 days did nothing. Then it got severely worse, with water overflowing out of sinks and toilets. Only then did they send somebody, who found a blockage in main drain exiting house, and snaked the sinks and toilets but not the shower. Days later I notified that shower was still backed up. They send another plumber who finds a small amount of hair in the drain. It is quite logical to deduce, that since the toilets and sinks were backed up from a serious main drain blockage, the shower accordingly suffered from poor drainage and therefore accumulated debris. They disagreed with this logic and billed me $752!!! For cleaning hair out of drain?? Unreal... Please read all bad reviews before considering doing business with them. They are such poor and crooked property managers, the homeowner of my previous rental got fed up and fired them in favor of renting to me directly. Might I add, they love to say they have a fair and transparent application process. Utter lies. They will discriminate as they like. Nearing the end of my last lease with LB, I applied to a new property and was approved. The very next day, they withdrew the application saying they were concerned about my occupancy disclosures (only my mother and I regularly stayed). I asked them to elaborate and they sent photos of 2 rooms with beds, and of 5 vehicles in the driveway. I sent registration documents showing my family's ownership of all 5 vehicles, and verified that only my mother and I were regular occupants. They continued to deny the application after I illustriously verified that they had no basis to support their claim. Basically, they can and will do whatever the hell they want. You'd be a fool to think you have any rights whatsoever with them.

When my husband and I…read morewere first looking to move to the area I did a quick search for real estate agents on Yelp, Ryan's paged looked great and since it said he responded to Yelp messages typically within an hour (because who wants to pick up a phone?!) I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is. Team work for the win!

I am sorry to have to write this review for Tony Hall and Associates, but I feel it's important that perspective clients be made aware of a situation that occurred but a few hours ago. I was ready to make an offer on a property being represented by Jaye Kreller, one of Tony Hall's realtors. My realtor from Caldwell Banker, was helping me to purchase a property with the sole intention of renting it out as an investment property. After looking at a few locations, I found one I was very interested in, and it was represented by Tony Hall and Associates. It all came down to whether or not I would be able to legally rent the property as per occupancy rates and rules set forth by the HOA. We told Ms Kreller that I was ready to make a very serious offer, but that I first needed to be assured that it could be rented. This was late Thursday. Ms Kreller made no attempt to find out, something, quite honestly, she should have already known from the day she signed this seller on to be her client. When it became apparent that Ms Kreller had no intentions of finding out what I needed to know, my realtor attempted to contact neighborhood's HOA directly for herself. Unfortunately, she was told they were already closed until Monday morning. This was late Friday. Without giving much thought as to her client's best intentions, and knowing someone else was already interested, Jaye Kreller never bothered to inform the seller that there was another seriously interested buyer. I viewed the property again on Saturday, and we once again told Jaye Kreller that we were going to make a full price offer as soon as we knew that the property could be rented out. Late Sunday afternoon, I received the news that the seller accepted an offer from another buyer, we never got the opportunity to make any offer. Why should all this matter? Because it is obvious that this realtor didn't have her client's best interest at heart. Whether we got into a bidding scenario with another potential buyer and the selling price increased a few thousand dollars more or not, it's obviously she couldn't care. But if it was your property being sold, that extra money would be pretty darn important. I find it hard to believe the seller wouldn't have waited an extra 18 hours and come Monday morning, find out if there were two prospective buyers (much preferred), or only one. What would you rather have? So today (Monday), I very calmly contacted Tony Hall himself to let him know of the situation. My initial thought was not to blame him, especially since how could he be aware of all the actions of his employees, except that when I explained what transpired, it quickly fell on deaf ears. He obviously doesn't care. Is this who you really want representing the sale of possibly your biggest asset? I'd think twice.

He gave us great advice about picking out a lot, with special attention to the location, orientation, and lighting. We're delighted with the way the house turned out! In addition to his expert real estate advice, Steve is a joy to work with. He has wonderful interpersonal skills and is an excellent communicator. He knows how to communicate a client's needs and did an excellent job of advocating on our behalf. Even though we were living out of state, he helped us keep track of the construction process. He was more than generous with his time and did everything possible to see the process through to completion. Steve Doyle came highly recommended through a trusted friend. We had high expectations going into the process, but he has far exceeded them. We have owned a total of six houses and have worked with excellent realtors in the past. However, Steve has been the best of the best. He has our highest respect and admiration.

We wanted our realtor to vigorously represent our interests while we were out of state as if he were buying the house himself. We could not be more pleased with our choice! It was obvious that Steve had a lot of experience. His depth of knowledge was very impressive and eased our concerns regarding new construction. Steve's attention to detail was second to none. More than once, we were able to avert a serious problem because Steve noticed it early on while it was easier to address it with the builder and have it fixed. It was during these times that we were grateful to have a realtor that not only had an eye for detail but also the experience to know what to look for. Steve was also invaluable in our dealings with the builder; he has great communication skills and always gave us great advice each time an issue arose during the build process. I highly recommend Steve Doyle to anyone who is looking for a realtor in the area. I'm just sad that I can't hire him to sell my house in Arizona. We worked so well together that it felt like I knew him much longer than I did. He was always quick to return my calls and seemed to legitimately care about getting his clients the best outcome possible. Thanks Steve!

We worked with Acorn + Oak for roughly 3 years managing our rental property, and unfortunately our…read moreexperience steadily declined over time due to poor communication, constant turnover in points of contact, and lack of follow-through. The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.
