I had to pay but have letter sent to m governor in reference to this matter why pay every month plus deposit to pay for damages as they say. Rip off and the new manger is a joke of jokes. They fired the wonderful employees that actually were so polite but kept the ones who do care. What your selfs they put on a great show. read more

They are crooks. They charged me for water damage that their air conditioner caused. Unit flooded twice because of their old toilet pipes that have rusted. Upstairs flooded down to my unit and apparently that is my fault. I have to pay for the ceiling and carpet. I will pay but they are crooks. And they have a huge bug problem. Infestation of Huge Roaches and Centipedes. Beware. I didn't look at reviews before I rented. I wasn't going to leave a review at all until I got that $1,000 damage bill that I didn't do. I don't have time to argue about it. But I will leave a review. Will never go back here. I was 100% bill paid on time tenant. Neighbors were great! Loved the maintenance crew. But management obviously not. Im mad but I will get over it. They wouldn't let me switch apartments after the bug problem or the 2 floods. My health was at risk. Do not recommend. read more

I lived here for 1 year and I will never go back! John and Brian are great for maintenance but otherwise the property was a disgrace. They take you out of the system the moment you turn your keys in and except you to pay your water bill to them in person! Yeah nope. Then my closet had water damage and ruined my bags and shoes and they didn't care. However they knew the apartment in front had complete damage. There is a guy who walks a yorkie and acts like he owns the place and talks on his phone and goes in and out of all the breezeways all day long and stares into peoples windows to drive your dogs and yourself crazy. People drive like it's the highway in the parking lot and don't know how to stop and yell at you for crossing the street. So glad I moved out to a place that has speed bumps, rent is cheaper, and so far staff is pleasant. read more

Moved to Southpoint while my house was being built. I was told by the leasing agent since corporate housing was month-to-month, I would not be charged additionally if I left at the end of the month (July 2024). - the lease was until August 11th. The Regional Manager, Misty Lloyd, refused to do an addendum to a month-to-month lease when I provided my closing date. She was dismissive and unreasonable. She is making me pay over $800 for 10 days at the same time I'm closing on my house. In the meantime, I'm paying over $2500 for corporate housing with a garage and have to deal with large bugs. Absolutely no way to live. I was told by the leasing agent there was not a bug problem before moving in, but once I moved in, the manager told me that on the first floor the "wood roaches" come through the pipes and from outside. I would never recommend anyone to stay there. The convenience to shops is nice, but there are plenty of other places to stay. read more

Berkeley is a great neighborhood! I'm a 'current' resident so this review is not a review from someone who has already moved out and had a nasty experience. My review is based off current events taking place. The location is awesome. There is so much to enjoy within walking distance. The Tobacco Trail is located right across the street and its always full of runners. There is lots of shopping as well just within minutes. The amenities as ok... The gym has a lot to offer. Its spacious and there is plenty of stations to work on. It has a rather 'retro' look and it should be updated but hey, its a gym that has working machinery. The pool is gorgeous and the tennis courts are freaking awesome. The complexes grounds are ALWAYS clean! This neighborhood is one of the cleanest neighborhoods on the highway. The landscaping is well done and the flowers always look fresh. There is a team that I see on the grounds working weekly. The apartments layout is 'WINNING'! You get a rather large space to work with. My apartment features some of the older appliances but everything works so I'm not complaining. My apartment sits on a corner overlooking the main road so it gets noisy sometimes. Its no unbearable but it does get noisy. The sound acoustics is rather decent when my neighbors aren't home pumping their surround sound subwoofers. This was a complaint that I went to management about several times and things have gotten a lot better. Other than that, I'll say the apartments are great for shielding noise. The only thing I don't like is the price point but honestly I think they are rather competitive with the competition in the area. I'm giving Berkeley 4 Stars! 4 Stars because I didn't get everything I was told I would get during my move in. The sales rep at the time told me I was getting new cabinets and I never saw those. No worries, we just want to make sure we are not selling customers false promises. Great place to live! Check them out. read more

I have lived here since May 2019 and can't say enough nice things. The staff is very attentive and friendly. Extremely quick responses to any maintenance issues or general questions. The office staff is very friendly. I love the pool. My apartment is quiet. The way the units are laid out, I never hear my neighbors. The outside porch lights are automatic, making the entire outside well lit at night. Parking has never been an issue for myself or visitors and there is a gate at both the side and front entrance. This is an amazing area very close to all kinds of shopping and food and the ATT is right across the street. Love it. read more

I have lived at the Berkeley for the past two years and for all intensive purposes will live here until I A) buy a house or B) my friend buys one (which will equal absurdly low rent). Otherwise here is home. What can I say, I love it here. Super friendly staff, maintenance is on point, incredibly responsive and the grounds are well maintained. I actually have zero complaints. They loose a star bc the gym is sub par and "I don't want no mediocre..." . But I joined planet fitness and called it a day. My neighbors are pretty chill and most have lived here for awhile, they're not noisy, the community has a nice mix of young professionals and some families...but it works! There is ample parking and I never, I mean never get woken up by things that go bump in the night, ie loud footsteps, music or any of the other madness we have all encountered. If you're a terrible person, please pay this review no mind, I really don't want you for a neighbor... but if you're not, come on over. read more

I'm leaving this review after being denied an application. My husband and I just moved from Florida and we found this apartment complex and we were very interested. We went on a tour and basically were told that our income would be fine together to qualify. It was $100.00 for both of us. The next day, we're told that we didn't qualify because my husband had some closed CC and student loans. Sure, ok that's fine the part that was upsetting is the woman we spoke to that showed us the apartment didn't have the decency or respect to call us. It was a new leasing agent who gave me a call to break the news. I believe they knew we wouldn't qualify but still took the $100.00 anyway. I am a Type 1 diabetic with an autistic son. It would've been great to just have some honesty so we could've saved our money and applied elsewhere. Believe the reviews you see. They truly just want money. read more

I have come to see that the reviews are accurate and reflect what seems to be a trend in the way that The Berkeley does its business. PROSPECTIVE TENANTS, beware. There are a number of reviews about The Berkeley withholding the security deposits of former tenants and applying them directly to charges for excessive amounts. Specifically, carpet charges. I am now dealing with this same situation. After living at this complex for THREE years, my roommate and I recently vacated the property. We gave notice, moved out completely, cleaned thoroughly, and ensured that our rent and utilities were paid up before turning in our keys. About 30 days after moving out, I received a letter stating that The Berkeley would be keeping my $200 security deposit and applying it to a charge in the amount of $600+ that The Berkeley claims is to "replace carpet and pad due to permanent stains (depreciated value)." No pictures, invoices, or other documentation were provided regarding the carpet and pads. The Berkeley also seeks to recover $80+ for a closing water bill for service dating back two months prior to our move out date. read more

They have a way of not letting you out of your lease when you give a 30 day notice. Read the fine print because it is 30 days from your lease date which means if you are one day past your lease date you actually will be forced to pay for as much as 60 days! If you don't pay, they crush your credit for years after. You can't dispute it, they won't reason. read more

My husband and I stayed at The Berkeley at Southpoint from July until Thanksgiving 2021. We were very pleased with their operations and services. When we called for maintenance repairs, the issues were addressed the very same day both times. The staff is simply delightful and friendly and ever so helpful. I enjoyed the pool, the tennis court and picnic area. Always plenty of parking for ourselves and guests. Kudos! read more

The initial process of move-in was easy and the maintenance crew is simply AMAZING! They always fix my requests quickly and are very useful and kind. Following up a few years after the fact: we moved out of the Berkeley in September 2010. No one mentioned needing to do a walk through of our apartment with us, so we didn't request one. I was by the office several times during the day of our move, so there was plenty of opportunity for the office staff to mention this to me. We lived in our apartment for five years. Our dog, who passed away at age 18 just a month before we moved out, was incontinent in the last months of his life, and had accidentally urinated on the carpet. I told the office about this, and they said that since we'd been in the apartment so long, they'd be replacing the carpet anyway, so I didn't worry too much. When we moved out, they nickel and dimed us for every little thing. They charged us for an entire new carpet. They approached my husband after we moved out and said, not only did we lose our entire deposit, but we also owed them $500+ for said carpet replacement, plus changing some of the fixtures, cleaning, painting, etc., and a burn on the bathroom counter that had been there when we moved in. We certainly could have done a better job of fixing up the place before we moved out (we didn't scrub every little cranny, didn't repaint, etc., but we're tidy people, so I didn't think it was necessary), but I expected our deposit to more than cover everything. Other than the pet-stained carpet, the place was not in bad condition by any stretch. Part of the reason we didn't spend time making sure the empty apartment was immaculate was because it was just Al and I alone moving all of our stuff across town. We busted our butts, but it still took us eight solid hours to do it. This whole time the Berkeley office staff kept acting concerned and a little irritated that we weren't moving out quickly enough. Apparently they'd promised our apartment to a new tenant---who, strangely enough, came by to introduce herself as we were moving out our things---and needed us out of the place ASAP. (I was irritated that they considered this my problem!) If I hadn't been rushed out of the space, I certainly would have spent more time cleaning and painting, etc. And I really would have appreciated a walk through after we'd cleared out all our stuff. I am frustrated that we were entitled to it, but it was never offered to us. My husband paid them, and I'm not sure what happened next, but apparently he didn't pay them enough. We had no idea and went on about our lives in our lovely new place. Then in March 2012 (sixteen months after we had moved out), I got an odd voice mail message from someone at a legal firm in Raleigh. I thought for sure it was a scam, but then my mom called, nervous because "my" lawyer had called my dad at work. I called the office back---incidentally, they say "hello?" when they answer the phone, which strengthened my assumption that they were scammers---and was transferred to the voice mail of the man who had called me earlier. I left a message and was called back a few hours later. Turns out he was a debt collector! They had my dad's number because he was our emergency contact on the lease. We called the Berkeley to verify the information and, yes, their records showed that we were delinquent. I just couldn't believe that they had sent our account to a debt collector who threatened to ruin our credit scores and make it impossible for us to ever rent again, particularly since they had both of our cell phone numbers and our new address. They couldn't have been bothered to call or write? It's just frustrating and offensive for us, who had been great tenants for five years, to have been treated like deadbeats! read more

The headline: Everything will be fine until you move out. Then get ready to be gouged on your security deposit. We recently left the Berkeley after living there for six years in a three-bedroom unit. Up until the end we would have given the Berkeley a largely positive review. The location is great, and the floor plan is quite nice. Some of the rent increases from year to year felt completely driven by market analysis rather than any acknowledgment of our loyalty as tenants, but I suppose that's the prerogative of a large parent company with properties all over the place. More about that in a moment. The office staff were always pleasant to see and highly service-oriented. It was rare for any of them to last more than a year, and I don't know whether that was because of job conditions or because they moved to other properties. But across the board, they were very nice. So, it was a huge disappointment when we moved out and received a bill for charges the Berkeley assessed against our security deposit. We had been scrupulous in our upkeep of the apartment. We rented a cleaning unit once a year to deep clean the carpets, and we stayed on top of stains in the interim. We upgraded the thermostat of our own accord to better manage our electrical usage. We reported maintenance issues (including water leaks from other units) to the office and helped to resolve them. Early in our stay, the Berkeley resurfaced our kitchen counter tops. They chose an inferior product (a spray-on coating), which is highly sensitive to heat, as we discovered when we set a pot from the stove on the counter and caused it to lose its shine. If you'd like to actually use your kitchen, meaning heating things on the stove, then transferring them to the counter, you should not rent an apartment here because when you move out, the Berkeley will charge you to resurface the counter tops, presumably with the same lousy coating that will do the same thing as soon as the next person puts a hot pot on it. Returning to the carpets, after six years our assessment of the carpet in the unit was that it showed reasonable wear and tear, but the Berkeley disagreed. They decided that the carpet was "uncleanable" and had to be replaced, and that we would be charged for some bizarre, pro-rated amount toward the replacement cost. So, they acknowledged six years of wear and tear but somehow also wanted us to contribute to the replacement. In the end, we were presented with a statement that seemed calculated to get as much money as possible out of us while staying below the threshold where it made sense to go to small claims court to defend our interests. We paid because hiring a lawyer would have been just as expensive. But the entire account closing process was feckless and underhanded, and it really makes it impossible for us to recommend this place. Considering how pleasant the office staff always was, we can't help but think that they are stuck executing the policies of the parent company, for whom market value and maximum profit are the only considerations. We watched tenants come and go every year in every unit around us, and the fact that we renewed five times meant absolutely nothing. If this location and floor plan is right for you, go ahead - just make sure you're saving up for the hit you'll take when you leave. read more

I normally don't write reviews but I want to share my experiences living here at the Berkeley. I just signed my 3rd lease here at this community. I love it here. I just went from a 2 bedroom to a 1 bedroom apartment. David and Alicia made my transition an easy and pleasant experience. Any questions or concerns I've had, the office staff (everyone) has dealt with quickly and professionally. The maintenance crew Jon and Dan are awesome! I can't say enough about these two guys! Whenever I put in an maintenance request they are here ASAP! The complex is quiet and the grounds are kept very nice. It's also quite and you have shopping and many restaurants at your fingertips. I have lived at the Berkeley since January 2016 and I absolutely LOVE it here! The maintenance team is INCREDIBLE! They're super fast and very efficient... and Dan does a wonderful job taking care of the beautiful pool. I live on the first floor near the woods and I haven't had any major bug issues, besides the occasional stray spider that finds its way inside. All my neighbors are wonderful... especially since I can rarely hear them! The staff in the office is amazing! They're always attentive and so friendly when I go in to get a package. read more

Management was very helpful during my move-in process as all my questions were answered as well as providing excellent service. Maintenance was also very quick as minor repairs were fixed within 24-hours. The apartment was very clean and nice with all new stainless steel appliances and carpet. I lived at the Berkeleys at Southpoint for the past six years, and when I first moved in, the place was great. The staff was awesome, and the maintenance guys were top notch. But over the past few years, the quality of the staff and the maintenance has dropped off. For example, I complained about our air filtration system within the A/C unit numerous times, which had a slimy green and white substance growing in the inner metal intake vent, and nothing was ever done about it. Moreover, they used to replace the filter twice a year, but after a few years, they stopped completely, and I had to start doing it myself in order to keep my apartment breathable. The bad stuff didn't really start happening until very recently, however, upon moving out. I've now been gone since June, and was forced to pay my rent until the end of my lease in early August. I was told that they would try to sell the apartment before then to save me the rent for when I wouldn't be in the apartment, but that was obviously a blatant lie, since it was their only open ground floor apartment through the busy season. I even sent a friend posing as a customer over to the apartment complex to ask if they had any ground floor apartments open in July and the staff told them no! Basically, they were just going to sit on the apartment until they milked me out of all the money they could, because there is absolutely no cancellation clause in the lease whatsoever. And of course, it was rented a couple of days after my lease was up. Also, in the weeks before I left, the apartment next door to mine got broken into. This complex is gated, but not during the day, and so the apartments in the corners regularly get broken into during broad daylight. I didn't find this out until right before I left, so I was quite happy to leave. Moreover, the couple that had their place broken into was initially told they would be able to move to another floor in another building to feel more safe... but during the commotion of the police being there and the maintenance man having to come and replace their porch door, their scared dog peed on the floor. And although the maintenance man said he "wouldn't rat them out", the apartment management notified them in the next couple of days that they were not allowed to move from that apartment because of "pet damage". And now that I am out, I have been told that I will be receiving a bill for my own "pet damage" to the apartment floor, since they need to "re-seal" the concrete slab underneath the carpet, when there is clearly no need to "seal" a slab subfloor. And they won't even let you know the charges or an estimate until 30 days after the lease is up, because of "company policy", a clear attempt to make it so you can't argue the charges as they occur. In conclusion, the management of this place has become beyond slimy, which is a shame because the staff when I got there was quite kind. And their pet policies are driven solely by attempts to drain money out of the customer when no wrong has been done. All pets have accidents from time to time, just like tenants sometimes spill things or get sick, it's not like we were crazy tenants who damaged the place with no regard. We actually spackled and sanded the walls before we left, and made a good faith effort to keep the place nice after our six years there. But the management is making us pay as if we trashed the place. Moreover, this apartment complex is simply not safe anymore, the management tries to hide it, but apartment and car break-ins happen continuously. In short, you don't wanna be here, it seems like a beautiful and spacious place for the value, but trust me, you'll pay for it in stolen property, broken out windows, and hidden bills tacked onto the end of your stay when all is said and done. read more

I lived at the Berkeley at Southpoint apartment for two years. The customer service at the office was okay, but frequently maintenance would not clean up after finishing a job. The BIG problem came a month after I moved out of the apartment complex. I received a 2 line bill for approximately $1000 for carpet replacement. I called and spoke with Jeremy and Kristin Fanego (property manager) and requested a detail bill from a carpet company. Kristin would only send me recommendations from carpet cleaning companies. So again, I requested a detailed bill and Kristin said she would send me a bill via email. Never received a bill. My dad called Kristin asking for a detailed bill. Again, no detailed bill. The due date was approaching, so I paid the fee without receiving the detailed bill. After paying the bill, I emailed Kristin asking her to send me an E-receipt. No response and no receipt. At this point, I have no proof the carpet was changed. If you decide to move here, please do a walk through with the property manager before moving out. If not, you will get hit with charges. read more

DO NOT MOVE THE BERKELEY AT SOUTHPOINT! MANAGEMENT IS HORRIBLE! Let my story be a lesson to you not to move in! When I moved in, I was told that it was ok to have Direct TV, I asked will I need to remove the dish when I move? The management at the time said no! Also, I had a washer and dryer in my apartment, the old management said I will not be charged because it was part of the sublease. So management changes, and I am unaware of all these new changes. When I informed that I was moving out, and asked someone to come view the apartment no one came. So I receive my security deposit check back and bill statement. There is a satellite dish charge-$25 dollars (the original management never stayed I needed to take that off) Miscellaneous Balance-$100.83-The washer and dryer charge because all of sudden, they realize that I was not charged. Previously, I called Christine about my security deposit and she never stated or even broken down the charges when she was the one who checked the ledger. Bottom-line, DO NOT LIVE HERE! Management will charge you for things that they find. I would never recommend this place to anyone! read more

I am really disappointed to recommend this apartment to my friend. The things that pissed me off were: 1- We were never showed the apartment, we were supposed to move in. They showed as sample apartment. When we asked them to show the apartment, they said its same as sample one. Though the apartment, my frnd moved in was good, but still i couldnt understand why didnt show us. 2- They gave him notice of late fee just in 6 days. They never showed him the box, where he could have dropped the cheque. He goes to office and comes late. 3- They didnt entertain the fact that he just moved in and they were not considerate at all to accept their mistake. I found that quite rude. 4- After paying all the dues, today(After 20 days) he got another notice of balance $5. Now this is really interesting what they played. They said the actual rent is $900 and after discount it would be $820. if you take washer/dryer, it would be $1 per day..so it should be $950. What they did, they put discount on $900+$30 and said, your rent would be $825. I not about money, its about how you treat you customers.. I wont recommend to go here AT ALL read more

I have been living here in Berkeley @ Southpoint for a year and 4 months and I LOVE LOVE living here. Neighbors are super respectful and quite. The complex is highly maintained. The staff is very very nice. Maintenance are super fast in responding to everything and getting repairs and any emergency repairs completed "NINJA-FAST" "LIGHTNING-SPEED". The entire team at Berkeley are AMAZING AND TAKE PRIDE in everything they do. The staff ALWAYS give you 100% and provide EXCELLENT CUSTOMER SERVICE. Tracey our Property Manager truly goes ABOVE AND BEYOND totally AMAZING. I love everything about this place! I love the maintenance guys John and Dan! The office employees are always nice and willing to help. The new property manager Sherman really cares, I even saw him going around the buildings to check on everything! That is always a plus for me. The grounds are always clean and that makes the over all community very inviting. My apartment.... I love the soft grey walls with the white trim and high ceilings, it makes my apartment feel open. The appliances are a nice crisp white which goes perfectly with the grey walls and flooring. Also I love to shop! So the location is ideal, especially if you love target and homegoods. OH and grocery shopping. You have every grocery store you can think of. I have already recommended this place to everyone looking and I thought sharing my experience here would reach more people! read more

Charged an outrageous amount of fees for a "pet damages" to two women who never owned a pet. Apartment was clean and damage fee - personally checked in advance by several people. No way to dispute the charges when already living/working in Europe. So, move on to another facility to avoid these corrupt practices!! Check the other reviews. AVOID!! read more
