And it doesn't stop at bad maintenance. This management has actually had me arrested--twice--for nothing more than standing up for myself and demanding fair treatment. I've now filed a federal civil rights lawsuit against Van Alen, Northwood Ravin, and their partners, because this goes far beyond normal landlord-tenant issues. When a property is using police and courts as a weapon against residents, that's not "luxury." That's abuse. The glossy marketing reels, the fake Instagram engagement, the "events" they throw--none of it covers up the reality: this place is unsafe, mismanaged, and retaliatory. If you're considering moving here, understand that you're not just renting an apartment--you're stepping into a system that punishes you for speaking out. TL;DR Uhill is a nice apartment with a great location but SAFETY is a concern. Be mindful of positive comments posted right after the car break-ins on 7/31 because at that point we all know it is NOT safe. As you see some other reviews after the 31th talking about feeling safe. Please be aware of the news. https://www.wral.com/amp/20980143/ I had been living at Uhill since September 2022. Unfortunately, there were a lot of car break-ins in July 2023 at Uhill and nearby apartments. Specifically, within Uhill, two parking lots were targeted just two weeks apart. What's disappointing is that the apartment management failed to notify residents about these first break-ins and didn't make the security better. Residents of Uhill asked for better security, like hiring a security company for night patrols and having a guard watch the security cameras. I believe having fence alarm would also be crucial. However, the management said they wouldn't make big changes, although they did say sorry for what happened and offered up to $500 for repairs. From the incident, there were glass pieces in the parking lot causing flat tires which the complex didn't clean up properly. even after a whole month you can see glass piece is in many parking spaces(see pic, this was taken on August 20th so 3 weeks after the incident). Parking lot also have a spot where people can just walk through without effort(see pic). Also, a friend who lived here told me about a problem with the Latch door locks that let someone break in. The management didn't warn anyone about that either. They have security cameras, but they are not being monitored. They tell us to lock our car doors, but that doesn't make sense because if our doors were unlocked, there wouldn't be any broken windows. Also, there were electric gate signs placed around the apartment that caught residents and dogs off guard. The apartment has to let resident know of the change before placing the signs. There is also a spot in the parking lot where anyone can easily walk in and out of, don't even need to climb. Because of the safety concerns, I decided to leave. I had just renewed my lease right before the incident, so I had 13 months left on the contract. But they're charging me the full penalty, which is like two months' rent plus a 30-day notice. They also trying to charge me for utilities after I left and returned the key for the utility THEY used while I do not have access to the apartment. They won't let me pay the penalty in installments. I strongly believe that the break-lease fee should have been waived given the circumstances of lack and refuse to sufficiently improve security. They do minor changes such as fixing the cameras(which means it had not been working), fixing doors(some had been broken for a while). All these changes are not enough for me to feel safe. The lease says Uhill IS NOT responsible for security, and any safety stuff they add that is beneficial to residents is extra and purely incidental. Be aware. Fixing my dryer took two months because they didn't have the parts, which is understandable. However, they didn't tell me anything until I asked after a month. My clothes got messed up because I couldn't adjust the temperature. Even though there are empty apartments, I would've preferred a replacement. Even with these problems, I can't deny that living at Uhill is convenient as it is located near O2 fitness, Target and Sam's. The rent is more expensive than any nearby apartments. My one bedroom cost about $1800+$35valet trash fee(which pickup times were not consistence)+$99 smart home package(net+cable). I thought I would rather pay more for safety/security, but now it is clear that it is not any safer than other places just be mindful of that. The staffs, especially Nancy and Mary, are nice, but I wish the apartment done more to make me feel safe.

03/18/26 I dropped packages off to this location countless times in the past year and every time I…read morego the security guard tells me to leave the packages at the desk and today I go to drop some packages and as I'm putting them on the desk the guard pushes 1 away and said he doesn't take it. This is a guard i never seen before. I thought he was saying the package is at the wrong location so I replied they go here i scanned them for this location. And he went off talking about he's in charge and has been working there for 6 years and he knows what goes there and what doesn't. I asked him why is he so combative? I also let him know I always leave the packages there and I noticed someone came into the lobby and was standing there. So I asked him if he was the manager and he said yes and the very next thing out the managers mouth was "let him talk". I was so upset I had to take a few seconds before I said anything else. I guess the manager could see how upset I was by the comment he made that's when he asked me what was wrong. I didn't reply so he asked again still I didn't respond because I'm burning inside over the let him talk comment and that's when the security guard said he only take packages for residents and I would have to deliver the packages to the businesses. I often smell weed emanating from other apartments in the hallway, the gym is lackluster and there are overall few amenities that other, nicer facilities offer at a lower price. There was black mold in my air vents that I don't think has been fully removed. You get the point. In the past few months, I have been caught in gunfire while on property, had my car keyed, and become aware of people being arrested for wandering onto the property at night. Overall the area is quite unsafe and seems to be getting worse. There have been homicides right across the street and cop cars are a routine sight and sound. Management has been very disappointing with handling my concerns. The property is owned by an LLC based in New York and they have hired a global real estate company that normally doesn't manage residential spaces to tend to things. If you're looking for a place to live in Durham, then look elsewhere IMHO. There are similarly-priced places with safer locations and more amenities.

The high ceilings and large living room/kitchen area is wonderful and makes for a great place to host events or even just hang out. The echo due to the high ceilings may be irritating at times when people are sleeping, but overall, love the look. We've had a good number of issues with the AC (doesn't work right--always make the apartment freezing when on and when it's off the apartment is just unbearably hot). We also had a few lighting issues that were fixed. My room faces harris teeter which is also problematic since I can hear EVERYTHING in the mornings. The loud trucks are really a bother when you're trying to sleep past 6am. We here told that by the time we moved in there would be a new gym. There is still only a very old and small one downstairs. The clubhouse has printers and coffee/tea which is nice. However, that room is impossible to work in at night since the lighting is terrible and the only other study room is usually occupied/more of a game room. The valet trash service is handy but also costs an extra $30 a month (required service). The pool/grill area is nice for warmer days. Friendly front desk representatives. I do think the whole apartment complex is overpriced for Durham, but that's pretty typical of the area since they know mostly Duke students will be renting and will pay the higher price to be close to campus.

I had a very frustrating experience with the Station 9 management team during my lease renewal…read more They initially offered certain incentives over email to encourage me to renew, but when it came time to sign the lease, none of those offers were included in the agreement. When I followed up and shared the email proof, the response I got was that they "don't know who sent those emails." That was extremely disappointing and felt completely unprofessional. If written communication from their own team isn't acknowledged, it raises serious concerns about accountability. This process involved multiple back-and-forth and ended up wasting a lot of my time. More importantly, it felt misleading and dishonest. I would strongly advise others to be very cautious. Even if you have things in writing, it may not be honored. There are far better apartment options out there with more transparent and reliable management teams--would definitely recommend exploring those instead of Station 9.
