We decided to more carefully research agents this time around and ended up taking the recommendation of our good friends who had recently bought and sold their home with Ann's help. From the first meeting, Ann was both professional and upbeat, making her a joy to be around. Despite staying busy with multiple clients, she was quick to respond to emails and calls and made it a point to be present for every meeting with our new construction builder and with inspectors for both homes. She was good at keeping notes on outstanding items , noticing small details, asking questions that we hadn't thought of, and following up with everyone involved. She knows the Triangle area well and knew the best time to put our house on the market to make sure everything lined up with the new construction. Because we had an older home, she made recommendations on what repairs would be beneficial in order to sell quickly and make the most profit, without every suggesting we go beyond where we were financially comfortable. A few weeks before market, Ann helped us narrow down which items would be used for staging and which to pack up. Knowing we'd have to still live in the home a couple months after going under contract, she helped us make the home livable while also appealing to buyers. The week of market, Ann did the final staging and had professional photos taken. We'd never seen our house look better. Within the first three days on the market, we had over 40 showings and 12 offers, most well over asking price. Once under contract, we ran into several issues with the buyer's agent and the buyer's lender, and there were times my husband and I did not think the sale would go through. Ann went above and beyond in leading the communication between both parties, fostering negotiation, and fighting for us. Ann was a source of reassurance and she remained level headed and treated the other agent and lender with respect and courtesy, while also having a backup plan should it have been necessary. Although the process was stressful, we know that it would have been doubly so had we not had such a skilled, assertive agent. She really went the extra mile. I figured I would reach out to see if he had any last minute availability to show us to a few properties and he did. Although Ryan's office is based in Chapel Hill don't let that deter you, we were only looking in Raleigh. He knows all the ins and outs of the Raleigh neighborhoods and can get here quickly when you need him. We went under contract only two weeks after working with him. He uses Patrick with a local home inspection company to do the inspection and he did a thorough job. After the great inspection Ryan said the only thing left he could think of was a metal detector test of the property, since the house was older and there was a small chance of an underground oil tank. We did the test not thinking much of it and turns out there was an underground tank and it had extensively leaked. Ryan and his assistant Karen headed up making all the appointments and getting the right people out there to deal with the issue. Sadly the seller didn't want to really deal with the issue so away that contract went. Since Ryan knew what we were looking for was kind of niche he sent us a property here and there and we kept our eyes open as well. When a house popped up on the market on a Thursday night we text him if he could meet us there the next morning to take a look. He did and we feel in love. We put an offer in that day and started the process all over again. The second time around we worked with Karen a lot and she is great to work with as well. We successfully closed on this house and love where we ended up. An additional note since Ryan works in a group with a few other real estate agents if you need to see a house in a hurry and he isn't available, he will coordinate with someone in his office who is.
