    Throw in hidden fees when building, agent never mentioned. Very deceptive business practices.

He helped us get an…read moreoffer $5k over our top-of-the-market asking price within 24 hours of listing, worked with us through the due diligence and negotiation process, and calmly helped us manage some frustrating demands made by the buyers and their agent within the final hours of our closing. His wife Kelley did a spectacular job with staging our home beautifully as well - her taste is impeccable. Phillip has a fantastic balance of a no-nonsense attitude combined with a lot of compassion and kindness, which helped us trust that he was 100% on our side throughout the whole process. He kept us informed every step of the way while tactfully limiting our engagement in some of the more frustrating negotiation process, which helped us stay as calm as possible (while keeping the selling process moving as smoothly as possible too.) In the end, I know we got top dollar for our home and minimized the expenses associated with selling as well. I've known Justin by working with him through my business for the past 8 years, which has put me in direct contact with hundreds of Realtors throughout the years. My husband and I met with him in April 2025 to talk about listing and officially hired him to sell our house that June. Even in a tough market with plenty of competition in our own development, he gave us the honest, data-driven advice we needed to set a realistic price.     I stuck with this property management company for five years, paying them every month. The one time…read moreI actually needed them, they completely abandoned me. My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

    I was referred here to work with Judson Vickery and was told that he would take good care of…read moreme...and he did! We started our working relationship via emails as I was living out of state and several time zones away. He was prompt with replies and listened to my requests in a new home. Judson supplied a few lists of potential houses (updated daily) and I felt prepared for my search when I came to the area for a few days. Judson picked me up from the airport and chauffeured me around to view several homes that fit my search criteria. He was honest with his opinions of the houses and used his knowledge of the area and contracting to answer my questions as they occurred. When I did find the right house, he got right to work contacting the sellers' agent for information. He worked hard negotiating to ensure I got a good deal as well. After the house was under contract, he continued to answer my questions and connect me with other home services he thought I may need. He even was able to go to the house and monitor some of the work that was needed to get the house ready for my family and me to move in before we arrived in town. This was a really easy home buying experience for me thanks to Judson. I never once felt wary of his actions or considered he was not working his hardest for me. Our referral was correct: he did take good care of us!

    The reason for the poor star rating is that Century 21, does not follow state law regarding return…read moreof security deposit. What about when a tenant moves out? What is the deadline in North Carolina for returning a security deposit? Under North Carolina law, a landlord must return the tenant's security deposit within 30 days after the tenant has moved out. If the landlord's claim against the deposit can't be finalized within that time (for example, if necessary repairs haven't been completed), the landlord may send an interim accounting at the 30-day point and then a final accounting within 60 days. So, The property we rented was professionally cleaned, the same for the carpets, we moved out roughly 3 weeks early, but paid the rent till the end. Based on the law it seems that they should have returned the security deposit a while ago, move out date was 10/13, we returned the keys and remote, completely ended the lease, as of todays date 11/30, no refund yet. The house has already been sold, but they are holding our deposit, why I don't know, but hopefully this gives you insight to what to expect. Also I must say as far as over seeing the property I have no complaints. Just not very happy with them regarding holding our deposit there was no deduction from the deposit so that shows there lack of following the law.
