This review is long overdue, but I've been meaning to share our wonderful experience with Al, Mike…read moreand their team on the multiple projects they completed for our old, complex house. We converted two rooms plus a hallway into a master suite as well as split two large upstairs rooms into three. We had structural concerns and lots of logistics to work out and I wouldn't trust anyone other than Mike to draw up the plans to make sure everything is safe and up to code. Al oversaw the projects and was in constant communication with us and regularly was on site to make sure everything was going smoothly. If anything wasn't 100% correct or what we had discussed, he would make sure it was remedied. Big shout out to Franz who even showed up to work the day after his wife had a baby! The M3 team worked late days and on weekends (with our consent) to meet their deadlines, even when the county held them up with permitting issues they still worked hard to finish within our timeframe. We even made major changes to our plans after construction had begun and they were able to pivot and help us get more square footage for the upstairs bedrooms. There were also numerous curveballs that they handled with ease (ya never know what you'll get with an old house). This was our first time doing any sort of large project and the team at M3 gave us plenty of guidance and support to make sure the finished product exceeded our expectations. If you want something done right the first time, then I highly recommend contacting M3!! If we stay in this house then you guys won't be done with us yet! -Cristen, Phil and now +2 (!)

It was something we wanted to do for a long time, and we finally felt ready. Since a deck is part of the structure of a home, I wanted to make sure we got a vendor who was licensed, insured and experienced. I got a couple of estimates, and a neighbor had recommended the people they had used and said that they were able to get a permit quickly. Because I wanted to get my deck done before the summer, I decided to request a quote. Dan from Valer Builders met with at my home and did some measuring and talked a good talk. It ia amazing how people behave when they are trying to get your business. The estimate I was provided with was about 6k over what my other vendors had provided but Dan persisted and when I told him what I had been quoted, he asked for proof and tried to match it. I was a little hesitant as to how much he kept trying to get my business and how quickly he dropped his prices but, in the end, I thought that I would be dealing with a professional company, one that would provide great quality work, quality materials and great customer service. I was WRONG! After coming to an agreement, signing the contract and putting down the deposit and getting the permit, a date was set to start the work. On the first day, Dan showed up and then a crew showed up and he introduced me to his "Project Manager". The crew started the work and for the most part they were doing a great job until they started installing the pickets. I noticed that there was a huuuuuuge difference on the wood, it was NOT new material as promised. I reached out to Dan and sent pictures of which he also agreed that the wood was not grade A. I was not happy because his crew previously tried to claim the extra material that I was paying for and then installed old wooden pickets. I first mentioned it to his "Project Manager" who was actually his subcontractor. The subcontractor at first denied to have installed old wood but I have eyes and it was very clear that I was not being provided with new wood and when I texted Dan the pictures, he agreed with me and asked his "Project Manager" to change them out. One of the laborers even mentioned that he told the "PM" that they shouldn't use that wood but that he was told to just do it. I was not happy and finally Dan came to see it himself and said that he had ordered 20 new pickets to be replaced and felt the need to show the invoice of the extra expense he will have to pay. He acted like he was doing me a favor and even told me to call his vendors. Why would a customer need to do that? Your job is to provide good quality materials. When I asked him if he had inspected the materials, he seemed to get offended by the question and started being rude and disrespectful. I had to remind him that I was the customer, and it got to the point that I had to kick him off my property due to his tone of voice. At this point I just wanted to get the work done and not deal with him again. His "Project Manager" listened to the whole conversation and knew I was upset and offered to change all the pickets. I didn't want to take out my disappointment with the subcontractor, so I simply asked him to replace the real bad ones which I have pictures off. The last step of the project was to fix the flooring which I had just installed a few years back. The quality of work was very poor, and my floor does not look good. His masonry subcontractor tried twice and said with time that the material he used would set and it would look good. Two months later, my patio floor is not up to standard. At the beginning of June, the electricity in my house went out and I called the electricians who installed my new electrical box a few months ago. They confirmed that it wasn't the box and called Dominion Power for me and had then come to my property. It was determined by Dominion Power that the vendor that installed the deck placed a post in an area that caused the electrical line to break. Dominion power asked if I knew if the vendor who installed the deck called Miss Utility before they did the work. I hope they have proof that they did. Dominion Power determined that the damage was caused by the deck installation, and they said they will charge the vendor but that Dominion Power doesn't fix the flooring. I had no choice but reach out to Dan and informed him of the situation and that I needed someone to fix the floor that Dominion Power open up around one of the deck's post and to please fix the flooring throughout since the work his team did looks bad. Shared pictures with Dan and he declined to make things right, so he leaves me no choice but to take necessary action. I DO NOT RECOMMEND Valer.

REVIEW FOR YELP DREAM DESIGN…read more The Dream Design Construction Team was Awesome! We wanted to remove the wall between the dinning room and kitchen to open up the space. We researched many, and obtained quotes from three contractors, one less expensive and one more expensive. Luckily, we decided on Dream Design Construction. Design We had a specific (non-conventional) design in mind, i.e. not the typical big island layout. Additionally, we wanted to add a full bath, a custom pantry, barn doors, and new kitchen windows, flooring etc. We stopped by Dream Design Construction and Yong engineered the design we envisioned that day! Allowing us to see it in 3D. He included things we had not thought of like a pot filler, and coffee bar area. The customized outcome is beautiful. Yong came out and took measurements to finalized the design plan. The Design becomes the Blue Print - - Note: Make sure when you sign the contract that you Know which cabinets will have drawers/ no drawers, pull outs, glass doors etc. or a change order may be required. Contract Their contract was very straight forward which helped us to sign quickly. It stated the price and allowances, installation, demo etc. Yong stated his goal is to ensure 100% customer satisfaction, and he honorably did so. Demo After emptying and packing up the kitchen - Demo was quick! The Team put up plastic zipper walls to cordon off the family room, foyer etc. to limit the amount of dust in other rooms, as well as covering vents. The wall between the dining room and kitchen came down! Mr. Nam was great . The team was here by 8 each day and made sure everything was put away each day and left it as tidy as possible. Construction The build out began and the first inspection was passed. I believe Mr. Nam was key to the success - following Yong Yi's drawing/plans Jose did a great job painting, especially the stove hood/vent - just beautiful. Tile Work is extremely beautiful both kitchen and bathroom. Mr. Nam worked hard in so many areas, requesting input for location of cabinet hardware and providing guidance for light switch locations etc. Mr. Lee framed the windows beautifully, and thankfully Bruce encouraged me to include multiple pendant chandeliers which look absolutely beautiful. Mr. Yong was Very easy to work with and assigned Mr. Kim to perform all the "Finishes" ensuring a perfect result. Final Walk thru/Result Inspection #2 The final walk-through and Inspection were flawless with 100% satisfaction! Just when you are tired of construction...you're done! The remodel was completed AHEAD of schedule, including our last-minute alternatives. BOTTOM LINE: EVERYTHING turned out impeccably beautiful! Dream Design was very accommodating with change items that did not affect the Design footprint-like adding an outlet and moldings for wine fridge, as well as barn doors. They were just so easy to work with.

I reached out to Contractor Core in a tough situation, with less than a week to have several ceiling-related patching, paint, and fan-install tasks done. Three generations of Masoud's professional, courteous, and hardworking family, plus an in-house (non-subbed) painting expert, were promptly at my house, doing a first-class job. And instead of nickle-and-diming me, taking advantage of my time crunch, or dropping the ball like other contractors I've worked with -- these guys actually proactively added scope (painting a whole ceiling instead of touching it up) as necessary to yield a first-class finished product -- without charging a cent more or taking longer than the planned/budgeted completion time of one full day. Finally, COMMUNICATION sets Contractor Core far ahead of ANY of the many contractors I've ever hired. Masoud is incredibly helpful, accessible, and articulate, sharing his deep knowledge by graciously walking me through how to self-complete an unrelated small faucet replacement task that came up at the last minute. He also personally returned as needed to ensure everything looked great, on-time, and for the agreed-upon fair price. Masoud treated me like an old buddy he owed a favor to! It is rare and encouraging to meet skilled pros like this. Amazing experience, and highest recommendation.

During the design phase, the architect, Jessica, was incredibly helpful and responsive to our questions and concerns. We also threw in a curveball only a couple of weeks before the planned start date when we asked them if they could add a basement room underneath the new room; the original plan had been to have just a crawl space. They rolled with it and amended the plans and permits in record time. When we had trouble coming up with how we wanted to use the new room, we met with Jessica again and she had a great suggestion that we ended up going with: make it our living room rather than a home office as we'd planned, and turn our existing living room into an office, with a wall and door added to create an entryway separating it from the front door. Despite all the last-minute changes, they started on schedule and completed the bulk of the work in about 3 months, including several unrelated add-ons we requested. There were some challenges along the way; for example, when they removed a set of sliding glass doors, the wall above them dropped a half-inch because the doors turned out to be load-bearing. But the end result is everything we hoped for and more. During the actual building process, the project manager came to our house often to check on progress, answer questions, etc. Towards the end, the company promptly addressed any issues we had. We are very happy with the work overall. The new living room and home office look amazing, and we now have an extra basement room. No company is perfect, however, so there were a few negatives. For instance, we had a minor flooding issue in the basement due to a hole made during the digging, and there was a painter who seemed to show up only when they felt like it. And we had some confusion over the financial side when we couldn't make a draw on our HELOC immediately due to the invoice being issued during the holidays when it was impossible to schedule the required inspection, and the Schroeder folks kept on calling us about it despite our telling them there wasn't much we could do to force the bank to release the funds given the timing. However, all of these issues were resolved, nothing was damaged by the water that got into the basement, and the project was completed on schedule. We tend to judge a company not on whether there are problems (because that's almost inevitable, especially with a large renovation project), but on how they handle such issues when they arise. Schroeder was responsive to our questions and concerns, and we would absolutely work with them again; in fact, we plan to hire them when we get to the next update we want to do in our home, probably in another couple of years.

Kurt was the supervisor, hands on builder and project manager. On multiple occasions when I was on the job Kurt was supervising and managing 10-20 guys in various roles in the building process. It always was a well oiled machine with each crew knowing exactly what they were doing, working well with each other and other crews with Kurt at the helm guiding them through the building process. When issues arose with permits, inspectors or neighbors he was able to step in and give them what was needed. He kept the process moving along and the project on schedule. One notable event happened after the 4 unit building was completed and a condo was being inspected by the buyers home inspector. The inspector noted that there were no issues to report with the condo. It had passed 100% with the construction inspector and the home buyers inspector. Both the highly experienced realtor and inspector commented that this never happens. I had the opportunity to stay at a mountain house Kurt Ozbey built on a mountain top with my fiancé. - Luna's View at the Mountain Top located in Seven Springs PA.
