Very disappointed. I liked the atmosphere and the menu, but two problems ruined the visit. First, the flies. The bakery display where the breads and pastries sit out has flies all over it -- big ones and small ones, landing on the pastries and the loaves, occasionally swatted away when staff reach in to grab something for a customer. I'd planned to buy a few items and changed my mind on the spot. It took my appetite down a notch, too. Then we were seated, and the service problems started. Twenty-five minutes passed with no one stopping by -- no order taken, no water, no server in sight. We finally flagged down a passing employee, who went off to find out who our waiter was. He came back with a name and assured us that person would be over shortly. Our actual server surfaced about thirty minutes after we sat down, apologized, and said they were shorthanded. It didn't improve from there: 20 minutes to get drinks and get the server back to place our order 45 minutes for the food to arrive 20 minutes to get the check Zero water refills the entire meal Somewhere in the middle of that, a manager came by to chat, acknowledged the slow service, and offered us something from the bakery on the house. We declined -- I couldn't get past what I'd seen at the display. We won't be back, and honestly I'm now reluctant to shop at Theo's also. If flies crawling over the food out front doesn't bother management, I don't want to think about the back.

Standard Persian restaurant Sabzi khordan plate to start with nice, warm bread. Fried eggplant dip quite solid. Wing appetiser definitely the highlight of the meal - came out piping hot and excellent flavour. Rest of the meal was fine, ordered the sea bass and lamb/beef kabob. Rice very heavy and you get a whole lot with each order. Main course meals were average which was a little less than expected based on the restaurants. The restaurant itself is extremely overwhelming - loud and chaotic. The place is quite cramped and they are squeezing a lot of tables in a small space which put us in a corner right by a staff are, and then staff were getting stuck at the table as there are staff running around everywhere during service. The constant movement was a little distracting during the meal for sure. The staff and service was otherwise excellent, the servers know the menu very well, give what seem to be honest suggestions, and are extremely personable. The service was hit or miss probably because so many things were going on that we could see it being hard to keep up (e.g. staff coming back with more wet towels or cutlery which never ended up coming). After hours you can park in the lot next door which is a short walk around, or complimentary valet parking in the front lot. A little chaotic as well but the lot is tiny so to be expected.

where do I start first and foremost The customer service is impeccable rarely have I encountered great customer service and great food recently, but my partner is Lebanese so my pallet is very familiar with Middle Eastern food and this is top-tier again from the customer service to the fresh hot food. I definitely have found my new spot for lunch seeing it though I work in the area great job and the picture looks great hanging up. I think it goes without mentioning the food was delicious.
