Although the setting and view are beautiful, the condition of the cabin itself could have been way better. The water from the faucet and shower smelled of sulfur (aka rotten eggs) and insects were getting through the cracks of the window. The ac worked fine which is a huge plus and the sheets were clean. The tv remote didn't work on the tv, just on the direct tv receiver which meant we had to get up and manually turn it on/off and adjust the volume. The staff was nice and friendly but lacked communication. We had purchase the room through priceline and was told at check in that the room was paid for. Awesome! Except for the fact that in reality it wasnt and weren't notified until checkout. Overall a great place, but lousy cabin and inconvenient staff. read more

We love coming to three rivers, but once we got here and found out we couldn't go.to the sequoias I was ready to leave. Chad and Marina made our stay so comfortable that we stayed. This was our first time here, although they are remodeling they did not that interfere with their guest. Thank you for helping us enjoy our stay even though we couldn't get to the snow. read more

I agree with Nick the day when we stayed we woke up with no running water, we could not take a shower prior to our Sequoia trip, the place is full of junk all over the place i will attached some pictures if possible, it is definitely miss advertised i end up calling booking.com to cancel my second night there and got me a decent hotel when we came back down from sequoia. read more

My family and I, stayed 3 nights in cabin 7 and we loved it. As many reviews say, the water did have a sulfur smell but it didn't bother us. The people at Kaweah General store are very helpful and nice! I do recommend however, to book directly through them instead of using apps like I did (booking.com) because it's more expensive. Through booking.com I paid an average of $225 per night (I have 3 small children and its $15 per additional person per night after two adults) and we were considering staying an additional night and the rate I was given was $120 per night plus 10% tax! It was a good deal but we wanted to make it back for thanksgiving so we had to pass on the deal. If you need to be connected to WiFi, I suggest you stay in one of the 3 first cabins as reception doesn't go beyond that point. We found out until we checked in but it also didn't bother us bc the whole point to get away was to disconnect from everything :) But it's good to have some sort of communication in case of an emergency. If you like the smell of old lady perfume covering up death coming from your room then this is the place for you It's a damn shame. It could actually look nice if they cleaned up the "decor" surrounding the "cabins". "Decor" meaning old golf carts and unusable grills. I was excited about our stay but as soon as we entered the cabin our hearts sank. The pros: The proprietors were responsive to our needs when we called about more bedding and for payments (duh). The sinks in the kitchen and bathroom had been cleaned, as expected. The bedding was clean and the 2 mattresses for the queen beds were comfortable enough. The cons: The place was FILTHY. The floors had probably not been mopped in years (my kids walked around bare-feet for about 5 mins and my husband in his white socks and the soles turned black!). I am not talking about the dust/gravel we carried in on the floor as we were unloading our car (no door mat). We swept that up. The curtains in the kitchen were covered in a thick layer of dirt and dust but at least we are not eating off that surface, it only adds to poor air quality. The dinner table was just as dirty as the floor. We wiped it off with a kitchen roll and after 2 wipes it turned black. I am not exaggerating. The friggin' dinner table... from where people eat. The cabin is rented out as accommodating 10 people. Now, this is where it gets tricky. There were 4 ceramic cups in the house (for 10 people!!), 2 plastic cups and 3 old, nasty plastic wine glasses. There were 7 dinner plates, 4 bowls and 4 deep dishes. We had to take turns. The futon, where people were supposed to sit and sleep, was covered in food stains and food crumbs. I tried wiping it off (with a washcloth, as there was nothing else available) and the washcloth turned black. Again, it was so filthy it probably hasn't been cleaned in years. The bathroom was interesting; the plug in the bathtub was broken and so the bathtub wouldn't drain properly. The toilet flap was broken (once you flushed, the toilet tank would drain non-stop until you rattled the flush-handle several times), the old trash wicker-basket next to the toilet stunk of urine (who the hell puts porous wicker next to a toilet?!), the bath tub was nasty, the window sills were full of dust, dirt and dead flies, the towels had a funky smell and all the walls and ceiling in the bathroom were covered in dead flies and dirt stains and what looked like fungus. The outside deck was filthy, dusty and rodent-droppings were around. (I am a health-inspector and am quite familiar with rat-droppings). The outside furniture was so filthy we couldn't sit on it before cleaning it. We have rented a lot of vacation rentals through the years, and we also have our own vacation rental. This is by far the dirtiest, most poorly equipped one so far. And to think of the money we paid for this is outrageous. We actually left the cabin cleaner than we received it. Yes the location is great, but there are plenty of other options in 3 Rivers. Go to them, not this one. read more

Stayed here for 3 nights this past weekend for my sequoia/king's canyon trip. Stayed in cabin #3. One bedroom with queen size bed, fridge, microwave, bathroom with shower. The cabin was great. Very clean and enough room for my friend and I. We did not have any issues with the appliances. WiFi is available and decent. The shower was strong and the water got hot fast. Is extremely near to gas stations, restaurants and food markets. Chad was extremely helpful and just a call/text away. I don't have any complaints that were mentioned in previous reviews. I would definitely stay here again and recommend. read more

The view and the setting are lovely. The proprietor is very nice. This is where it ends. The cabin we stayed in was very dirty. I don't think the sheets had been changed since the previous occupant. The bed was full of sand. The cabin was also very dark as some of the light bulbs were out. There is a coffee maker with no cups included. The outdoor area furniture was also very old and in need of repair or replacement. Also, there is absolutely no cellular service or internet reception. So if you need to call their store, it's impossible because there is no service. We would not recommend staying here. read more

If there was a 0 star option this place takes it. Stayed in cabin #4, everything seemed nice, looked clean and right next to the river. However it sucked when you needed to give yourself some TLC, shower and sink had no water pressure and only a small stream of water would come out. You could barely use the sink and could not shower. To make it more exciting, the toilet would not refill the back water so you would flush once and have to wait OVER AN HOUR for the toilet to fill back up with water. At 3:30pm I went their front desk aka "general store" to tell them about these issues. The guy looked like a auto mechanic and had a blank stare when I told him. He said is there at least water coming out and I told him yes but you can't do anything, he said that he would call someone over. Around 5:30pm I had some food went back to the room and it still was not fixed, drove back to the store and the same guy said the mechanic has not made it up the hill yet and should have been here by now, just fucking wow at that point. So I stayed in my room until 7pm to catch the mechanic but he NEVER showed up and the general store was closed!! I had to freaken shower with wash cloth that night. I should have read the prior reviews before booking this cabin but it's my fault. I did an early checkout and thank god Comfort Inn was down the street. The cabins have great potential but management can care less on maintaining their cabins. Oh and FYI no internet, they advertised free internet but that's a lie. Avoid this place, even if it's cheap not worth it!!! read more

This place has potential. But this place is a dump! The people who manage/own it are nice, but the maintenance is horrible. There is junk everywhere on the grounds and there isn't any designated trash containers to put your trash out from your room. And a lot of stuff doesn't work (lights, stove, etc.). The river views and general views are beautiful, but the benches at the river are surrounded by overgrowth of vegetation and not clearly accessible. The fire pits are not maintained. The cabins (if you can call them that) are disappointing in terms of aesthetics and have unfinished decks with masonry debris left all over the place (on outside stairwells, etc.). The room wasn't as clean as it should have been and I have no idea if the sheets were really sanitized. Again there is junk everywhere. It seems as if the place went bankrupt and can't afford the upkeep. I hope the owners can figure this out and improve the conditions of the site because it appears to me that the staff are very nice but unable to keep up with the maintenance. Don't even turn to look - - just keep going. There is dog poop in the driveway because there is a big dog who is "A Mascot" as I was told later when I called because it BIT my dog who was in my arms. No one cared that I lost hours of my overnight vacation finding out who owned the dog, if it had had its shots, washing my dog's wound and getting medication and bandages on her. The veterinarian was not in on Saturdays so I treated my dog myself with stuff I bought at the drugstore. I am just grateful there was no bone or ligament damage. So when I called to see what anyone was going to do for me, I was met with rudeness and evasiveness and then told that since there were no vet bills, there was nothing they would do for me. WARNING: Don't ever stay in the two bedroom riverfront cabin #10!!! The cabin was infested with rodents. I had to put all the food, utensils, pots and glassware in the refrigerator so the rodents wouldn't get into it. Every night there was mice droppings all over the kitchen and countertops. Spiderwebs and rust throughout the cabin. The backyard was a mess, mud everywhere and patio furniture too dirty to sit on. The cabin is so close to the highway that it felt like you were sleeping on the shoulder of a freeway. Had to raise your voice to be heard inside, to compete with the traffic, if the windows were open. Almost decided to forfeit my entire deposit and leave immediately but had no other options. read more

OK so of your looking for a hilton or Marriott hotel to Visalia CA about 40 min west of sequoia. First of all when you are coming to sequoia what are you coming to see THE OUTDOORS. most of three rivers is outdoorsy! Super eclectic and awesome! We were staying in Visalia in a la Quinta (dog friendly bc we had our 2 pitbulls) but it was too far from sequoia for us. To get anywhere in this park it takes forever so you pay for convenience to be close and to knock off a 40 min drive. So the $$ was well worth it. We were able to make last day reservations . We called, booked and were here in 40 min. The staff was super accommodating. The maintenance guy was super friendly and had wonderful information. We came with our 4 year old daughter and 2 pitbulls. They had everything ready for us. These are CABINS. C-A-B-I-N-S. the staff was awesome super helpful, the cabins were really awesome. Yes there are cobwebs IT'S A CABIN PEOPLE. it really doesn't matter what the website says you are in a cabin by water this =bugs... DEAL!. If you have ever camped this is like a super upgrade. We got the family cabin with kitchen and upstairs. Does the water stink? Yup a,little (its treated snow water BECAUSE OF THE 5 YEAR DROUGHT CA IS IN so thank you sequoia river cabins for being resourceful) it doesn't smell that bad and the odor goes away after a bit. Plus they reimburse you with drinking water. My skin and hair feel great! The outside view is beautiful, the cabins look like they are out of Italy, so cute!. The inside is so awesome has just enough. The creek is low but that's bc of the drought . I'm not sure what the other reviewers where expecting but I got what I expected and loved it. But like I said we are multi day backpackers and campers . This was perfect!.... also not sure what everyone is saying about bedding it was fine! read more

I'm am here now and if wasn't because my children are asleep I would go home. This is not what the picture look like, yes there's a river that you can not get to because the grass is as tall as my 8 yr old. I feel like this is not worth 150 a night I do not recommend it and if that is not enough the water in the restroom smells very bad I call to complain and they told me oh yeah the water comes from the river it smell bad I do not recommend this place it's not what the picture look like trust me go to grant grove 100% better I hope this helps. This is the first time I have ever been impressed (or more appropriately, unimpressed) enough by any business to actually write a review on one of these sites. I cannot remember ever being more disappointed in accommodations. If I can save even one family the disappointment of staying at this extremely overpriced place, it will be worth it. It's such a shame because the place has the potential to be nice under the ownership of honest individuals who actually care about it. My family and I decided to stay a few days in cabin 8 on our way home from a family reunion. We planned well in advance and explored other options, but this place looked amazing online. I called to ask specifically if we could fish behind the cabins as my husband is a fisherman and that was our main reason for choosing this location. We planned to relax by the river and spend some time together with our older kids, swimming and fishing. We were looking forward to cooking in the cabin and not having to go anywhere. I also asked specifically about WiFi and was told it was available in the cabins. Did I need to bring linens or any bedding? I was assured everything I needed would be there. What we found upon arriving was a different story. First of all, upon check-in, I was handed gallons of bottled water and told the water in the cabin had an odor to it. Should have been my first clue. That was the understatement of the century! The water in the cabin smells of rotten eggs (sulfur) and as my daughter stated, blood (iron). When she took a shower, she and my husband and I had to leave the cabin for awhile as the smell was nauseating. Even flushing the toilet or running water in the sink brought a fresh wave of nausea to the lingering feeling present all the time. I was told their water is drawn directly from the river. With the signs everywhere regarding the giardia, I am actually concerned for the safety of the water in these cabins. When we first walked in we noticed the place was filthy. As I removed my shoes, I noticed the cabin needed to be swept. It was not just dirt from our bringing in our bags. The cabin clearly had not been cleaned in months. The counters left my cloth black when I wiped them down and although the sheets appeared to be clean, it was evident that the pillows and comforters had not seen a washing machine in some time, maybe never. The air conditioner was missing the cover and the filth was right there for all to see. Disgusting. The AC also blows directly on the bed--it must be on as it is HOT in there, but I actually set up a few chairs with a towel between them just to deflect some of the fan from blowing right on my face as I slept. Regarding the "stocked" kitchen, we looked all over for a bowl to prepare a salad in and the one and only in the place was catching the stinky water from the leaky kitchen sink! Stocked is a VERY loose term....beware and don't expect to feed any number of people from this kitchen---or don't plan on them eating together! And perhaps one of the greatest disappointments was the condition of the property itself and the river---or lack thereof. There was trash and junk scattered on the property...old pipes, wire, etc. The river itself was calf deep at the deepest pool and was not "running" so to speak and therefore stagnant. Hardly a nice spot to relax by the river and fish. Swimming and Fishing were both out of the question. Simply not enough water. And I am sure that it may at times be "right behind" the cabins, but when it is down like that, it's a little walk and not even worth it. Although I realize that the river depth is not under the control of the proprietors, I certainly did not appreciate being LIED to after specifically asking about it. And the LIES didn't stop there. There was no Wifi. They have a code posted on the back of the door for whatever reason....we were never able to get service. They told us at the store that we could get it there (at the store)......not quite the same as in our own cabin. I actually contacted the owner upon our return and shared our disappointment. Surprisingly enough our first conversation went well and I believed that there were truly some things Chad was trying to work out and that he truly cared about the property and the guests that stayed there. He said he would work on some type of a refund. All downhill from there.It was not long after there were no returned calls when he said he would call, that I realized the employees only follow the owners example when they pile lie upon lie. Excuse upon excuse piled up until two months later, I resigned myself to the fact that I was dealing with a liar who was not going to do anything about this place or our experience and didn't really care about the property or the guests. This place surely should be viewed as a semi-roughing it sort of location and should be half the price they charge. read more

I contacted him several times with various questions and issues and found him incredibly responsive and helpful. So, the rooms are rented by a super-rustic general store by some seriously old dudes. That has charm. The rooms look nice, and they have a river view. More charm. However, we left with bedbugs, and given they did not clean our room during the duration of our stay, I think cleanliness may be of concern here. Too bad because it does have potential. Cabin 4 was ok and clean. However we had no water to shower or flush the toilette. We reported the issue around 7 am the morning after our arrival. *** During the call,front desk implies he understood the issue and that he now has to go because he's got customers*** Like we are not customers or we have used our allotted time? After 90 minutes between waiting and attempted fixes we were allowed to shower at cabin 6. Repair person tells us to go out that he will either fix the problem or move us to another cabin. We return around 7 pm and no water, no voice mail, no message. We call front desk and they send a plumber who finds, again, that both toilette and shower have clogged pipes. Plumber leaves promising to return to fix the toilette and maybe the shower. One hour later and...nothing. Front desk which supposedly is open until 9 pm is on answering machine. Plumber finally comes back around 9 pm and "fixes" shower and toilette. Front desk agent (Shianne) shows up 15 minutes later to check things out and asks what compensation we want for the inconvenience. We say that a refund of one night is reasonable and she says she will inform the owner but, heads up to us, *** that he might consider the refund in lieu of a bad review (i.e. bad review=no compensation) *** I inform her that this is definitely going to be in my review and that this is not how one should conduct business. *** Morning comes, no water to shower again *** Later the same day I get a text from Shianne asking me to speak directly with the owner . I don't and so far nothing more from them and obviously no refund. I understand they rely on water from rain and snow but there is no justification for the poor customer care and repair service (please note - service, not the person/plumber who helped us who was actually kind and showed interested to resolve the issue). read more

Very disappointing. Should have read the reviews better. Photos online were very deceiving. Don't stay here. Look around for something better. The view of the river from this "Superior Cottage" was non-existent. Cabin has potential, but needs lots of work. Outside accommodations very poor. Upstairs loft beds poor quality. This place is awful the door to the bedroom that connects to the outside doesn't work so anyone could come in and with a creepy permanent resident there it was a little scary. It had a box tv and didn't have any channels not even the basics like fox abc or nbc which they say it has either basic or premium(what a joke) thankfully we brought or own bluray player and movies. Then they tried to up charge my credit card more than the agreed upon amount without my consent, and forced us to leave a day early, BTW this was all done by the owner! read more
