River Front Cabins located in Three Rivers, CA.....on the way towards beautiful Sequoia and Kings Canyon National Parks.

I really liked my stay here at the River Front Cabins. It was the ideal starting point for my journey through Sequoia and King's Canyon National Parks. Backing up just a moment.....I flew into LAX from Florida and rented a car. Getting out to this quaint little town of Three Rivers....it was a manageable 200 mile drive. Planning my travels ahead of time, I decided....I would spend the evening here in Three Rivers, just outside the main entrance to Sequoia, getting a good night's sleep before starting my adventures the following day. Three Rivers is a charming small town....situated in the cozy woods. It provided a peaceful setting that I appreciated. Although I thought I was renting a cabin here.....actually I'd more describe my rustic lodge "room" as a tucked away condo situated right by the waters edge in the heart of the outdoors. It was connected to another room....the best way I can explain it as a free standing co-op dwelling. For checking in purposes, there's a general convenience store situated immediately off the road about 1 mile away from the cabin where I had to to pick up my room key. Also....although I was given instructions.....I found great DIFFICULTY FINDING MY CABIN. I ended up driving past it a few times....until I realized just how HIDDEN the place was. Wow....turning into the driveway, I must warn.....GO VERY SLOW. It's not paved, and....this path was virtually invisible from the main road. I really had to take my time finding it. It was frustrating. And the slope of the driveway was steep. Another point....there's no shoulder off the main road, so definitely put on your turn signal to allow for other cars to know what you're doing. Again, just a tip....DRIVE SLOW. The path was quite bumpy as well. This was probably the only inconvenience from my experience here. On the flip side.....I loved the whole ambiance about my room. Inside, I had a simple queen sized bed w/ a TV, table and chairs, a mini-fridge, coffee pot, a/c and heater unit, serviceable shower and towels. But....the BEST part about this place was the backyard area. There's a door that lead to the back, or you can just walk around the cabin. But, out in the back....there was a paved deck with a couple of lounge chairs overlooking the woods and peacefully flowing river. It was quite a pleasing atmosphere and backdrop. Also, I was able to walk over to the river and soak up my surroundings. It was terrific! I felt like I was miles from home....just what I was hoping for. After heading into town for dinner....upon arriving back at my cabin....I certainly took time to sit down in the lounge chair, appreciate the woods and nature and watch the sunset. It afforded me an opportunity to realize just how special it was to travel and encounter new places. This was a great way to end my first day of vacation here. One more thing....if anyone cares...there was a BBQ grill on the back deck as well. For dinner....getting back in my car, I drove another mile or so into town and had my meal at the River View Restaurant. Again....situated right along the river with a patio to eat outdoors....I highly enjoyed eating here and would recommend for anyone staying at the cabins to come on over. In all, I genuinely enjoyed my stay at the River Front Cabins. It was the cheapest place I could find in Three Rivers. I paid $82 for one night in the middle of June, and I did book my cabin a few months in advance. Looking back on my Sequoia and King's Canyon trip, I have fond memories from choosing to stay here. Other than my cabin being difficult to locate....I admired every other aspect about this place, especially the backyard deck setting situated among the undisturbed forest.

To be honest I was shocked to see low reviews. It was a very nice cabin to stay in, mostly for outdoors and beautiful scene. Inside did need some work but we are not picky at all, we were able to to cook all of our food there which was great. Spend most of the time outside and sitting on the back patio. The staff is super friendly and accommodating. I was helped with anything I needed even though we did not need much. I would defiantly return

Awesome little cozy cottage house. They provide chairs for outdoor seating to enjoy the river. A BBQ with utensils. Fire pit with chairs. Basic kitchen supplies provided. Easy after hours check in & out. Only negative is parking is tight for large vehicles. Pet Friendly to boot! Walking distance for food, brewery and markets. Would for sure stay here again.

DO NOT STAY HERE! The bedding was dirty, dishes were dirty, porch was rotted out and collapsing, there was trash everywhere on the property, lightbulbs missing or out, porch light out, fire extinguisher missing, smoke detector inoperable, paint chipping, hole in wall, shower had black pubic hair in it, sheets weren't washed, TV kept cutting out, coffee was old and stale. I tried to reach the owner several times, so did Hotels.com, who I booked this reservation through, and he dodged all of our calls. I did, however, speak to a few locals in town who say this is an ongoing problem with this property. Also, the photos were very deceiving, as it is several hundred yards from the river, not right on it. I had my bank reverse the charges. Thankfully I had plenty of documentation and proof.

I don't understand all the negative one star comments, maybe they're all older and management has stepped it up. Our stay was nothing but pleasant. The check in was quick, friendly, and easy. Our heater didn't work at first but a simple call to the staff got that problem fixed right away. Water pressure and temperature was great, room was clean, bed was fine. Fridge and microwave worked. That's all you need from a hotel. You really have one of the world most breath taking national parks an hour away, you should spend a very minimal amount of time inside your hotel. If your trip is ruined because of a minor inconvenience at your hotel, you need to re-evaluate your expectations. Give management a call and they will more than likely take care of whatever the problem is. Also bonus points because of the sweet cat that joined us for our bonfire (see picture)!

*PET FRIENDLY* We stayed in Cabin #8 and holy moly, it exceeded our expectations. I was not expecting high vaulted ceilings and how spacious the property was. We were literally steps away from the river and it was exactly the peace and tranquility I was hoping for. Loved also that there was a heater, air conditioner, and a full kitchen to cook in. From previous recommendations, we packed extra blankets and tissue paper for our comfort and it changed everything. It felt like "our home" and we slept like babies. Overall amazing value for the price, location, and experience. · Only able to check in from 4 pm - 8pm seems like a really tight window. However, they do accommodate late check ins (you must first call them ahead of time!). Also, if we did not have our blankets, we definitely would have been cold and uncomfortable. I recommend bringing your own. Sure, there were a couple of damages in the property like paint chippings and incomplete outlets but hey, it's the woods! You can't expect pristine conditions. It never took away from our experience and we enjoyed every little bit of it.

The overall area is great, the river was behind the cabins. But the room is accessible to insects and there was bed bugs, got bitten and itchy after I left. The refrigerator was giving freezer burn to my food that I had to throw away. Toilet was dirty. If it's last minute I guess its okay, but I personally may not come back.

My spices worked well with beautiful river view through the window. Cooking was more fun!!

I just came back from this wonderful place. Cabin#1 Managers were warm and nice. Place was very well maintained. There was everything I expected. The best thing was the location!

I'm giving this place a four star review because there where few things that could of been better. The bathroom only had one towel luckily we had our own. No napkins where provided. Other than that location was great. Short walk to the river. Very close to town. Check in was super easy everyone was super friendly. We would definitely stay there again.

This group of "Cabins" (really small motel-like rooms), according to their website, say: "The cabins are owned and operated by the Kaweah General Store & Lodging" A group of 3 other friends, me and our dog stayed there this past weekend because of it's proximity to Sequoia National Park. The cabins sound great on paper. However, in spite of the fact that some of the structures are new, they are neglected, as are the grounds of the operation. The location is fantastic - with the Kaweah river right behind. We rented 2 cabins. We wanted to be close to each other, but we were told that they didn't have 2 cabins that were close available. That was either an outright lie or the other guests didn't show up. Regardless, someone should have known and asked us if we wanted to move, which we would have because only one of the units had a full kitchen. We were in the room that didn't have a kitchen. Here's my feedback: 1. The bedding is scary. While the sheets smelled clean, the bedspread and matching top pillow cases were old and quite smelly. They needed to be replaced last year. 2. Cobwebs everywhere. 3. Our cabin room didn't have a screen on the window and guess what, it had to stay closed because there were too many bugs (mosquitos, flies, spiders, etc.). This seemingly simple thing - could have been easily fixed because we found out when we checked out - that they knew about it. Well, it ruined the trip because we couldn't enjoy the fresh air at night. 4. There's junk all over the property. My friend tripped over a twisted bunch of chicken wire! Luckily he didn't get cut - otherwise we would have been at the hospital getting him a tetanus shot. 5. The air conditioning unit was clearly rigged - and set to one fixed temp and the fan wouldn't switch off from automatic. 6. There's something happening with the septic system - because it stunk of waste every now and then. If you used any of the drains, they'd kick back a smell. 7. For the price, there should be daily maid service - but there isn't. 8. When we called -we were VERY SPECIFIC ABOUT THE WIFI. Oh, they have it but it only works in the first 3 cabins! My friends had it - we didn't - and we needed to get some work done while there. This was a major problem for us. LIARS. LIARS LIARS! Anyway, I don't recommend these cabins for the simple fact that there's no love here for the property and they lie about what's available (or not) for every unit. Honestly, for this kind of non-sense, the price should be half what it was. It's a shame really, because the place has potential.

This lodge is located just outside of the Sequoia National Forest Park. You can walk to the entrance but it takes an hour to drive up to the main trails and sequoia trees. *Cellular service is spotty here. It was perfect and cozy and had a coffee & tea station with fresh coffee beans. I'm so happy I was able to book a place for us to sleep while we explore Sequoia National Park and forest. Some more pros: -Directly across from a nice restaurant. -Awesome small town vibe. -Easy check-in, with friendly front desk. -Clean, well kept, nice touches. -Beautiful big yellow tree outside our window (we visited in December 2023. -Kaweah River on property with tree swing, ducks, cattle/sheep views in the mountains in the morning. It was the best part of my trip. -Comfortable beds, clean sheets, fresh towels. -It had all the listed amenities. -Reasonable rates especially compared to everyone else in the area. -I recommend this place for family or romantic getaway. Room rate: $185/night…read more Positives The office staff seemed friendly. Overall, the grounds were nice. The proximity to Lake Kaweah was an added plus. The outward appearance of the motel seemed pleasant. It is also a great location to access Sequoia NP. That said, there were numerous issues. We were assigned to unit #1 (closest to the office), which I DO NOT recommend for the following reasons: 1) Initially, the hot water in the room was lukewarm at best. We asked them to adjust it which they did. It went from low lukewarm to medium lukewarm. Barely warm enough to take showers. Ironically the room instructions say guests are supposed to wash dishes before check out or be charged a fee. How clean can the dishes get with lukewarm water? Should the health and well-being of subsequent guests rely on how well previous guests wash dishes with lukewarm water? We're paying almost $200/night and have to wash dishes? 2) There is a charge for ice. Never came across this before, ever. See photo of guest instructions. We're paying almost $200/night and have to pay extra for ice? 3) Cabin/unit 1 is closest to a pen where they keep sheep and goats on site. The view of the lake is obscured by 1) the sheep pen, 2) a large bush 3) two large trees and 4) a window half covered with water spots (made even worse in the morning with glare from the morning sun. The trees provided shade, the bush didn't. Other cabins had the benefit of bushes that were trimmed for better visibility. Not sure why we got this cabin when others were available when we checked in. Several other parties checked in on Saturday (the day after we did) so other cabins were available at the time we checked in. 4) No TV remote in the bedroom. Had to download a remote app to control volume and on/off. TV instructions (in the living room) as written, did not work. The TV went dark without notice and didn't respond to the remote control. It responded to turning it off and back on - sometimes. There were other times that only way to get the TV to respond was by unplugging it, wait a minute or two and plugging it back in. These were daily issues. Multiply that by the number of days you're there and annoying doesn't begin to describe the frustration. While watching the NBA finals, the TV shutoff with 6:00 minutes remaining in the 4th quarter. Wasn't able to get it to turn on again. Seriously? Note the photo of cables and extension cords hanging from the TV. Not a very neat appearance and could be a safety hazard. We're paying almost $200/night to have recurring TV issues? 5) When the toilet clogged and I reported it to the front desk, I was handed a plunger and a plastic bag to put it in afterwards. Seriously? Never cleared a toilet in a hotel before. Usually, maintenance handles that. We're paying almost $200/night and have to unclog the toilet? 6) On Saturday 6/14, we notified the office of water on the floor under the frig. On Sunday 6/15, we were in Sequoia NP all day, so the unit was available for someone to look at the frig. We arrived back at the room around 4:00 p.m. Water was still on the floor under the frig. Water was in the grout lines all over the floor. Same thing happened on 6/17. We were in Kings Canyon all day. When we got back the grout lines around the frig were wet again (see photos). If anyone looked at the frig there was no communication letting us know. We're paying almost $200/night to have recurring leaks under the frig? 7) There is an envelope in the room so that you can leave housekeeping a tip. If you're simply doing your job, that's not worthy of a tip. Given the cob webs and water spots on the windows they are not doing their job. Note - all units are single story making the windows reachable to be cleaned. Not sure why they don't clean the window during their housekeeping rounds or in between guests. 8) One window in the living room with an a/c unit had a cluster of dead insects and spider webs on the outside surface (see photo). Not the most appealing thing to look at. We're paying almost $200/night to look at dead insects and spider webs? 9) On a Monday morning 6/16 (our third morning) my wife showed me photos of roaches in both the bathroom and the kitchen. See photos. Given the lack of response to the leaking frig, I opted to get a can of bug spray from the front office and spray the kitchen and bathroom myself. I wasn't about to live with this nastiness one minute longer than necessary. Photos also show the dead ones the following morning. No urgency from the front desk when I asked for bug spray. They made a note for the Terminex man. No immediate action was taken. Almost $200/night to deal with roaches? I do not recommend this place.

Comfort Inn -- solid, no-frills stay…read more Nothing fancy, but everything you need. The pool area is clean and fun -- they even have a giant Connect Four and another pool game. The "jacuzzi" is more of a bubbly hot tub, which was relaxing after a hike in the nearby forest. The tub in our room had a nicely sloped back, making it easy to recline for a long soak. Breakfast buffet is adequate with the usuals: scrambled eggs, breakfast meat, make-your-own waffles, yogurt, fruit, and juice. I'm not picky about coffee, but I walked next door for a better cup of joe. Rooms are exactly what you'd expect from a budget hotel -- not glamorous, but clean, with a comfortable bed and a newer TV. Standard channels only; I didn't see options for streaming from a laptop (no obvious HDMI/streaming hookups). Customer service earns an A+. Our first room had only warm water (not hot enough for a proper post-hike soak). Maintenance came up promptly and agreed, and the front desk offered us a different room immediately. We moved and enjoyed a hot soak and shower right away. Not a romantic getaway spot, but a dependable, affordable choice if you're traveling with kids or want a clean, comfortable place to stay

You're basically staying here due to its close proximity to the entrance of Sequoia National Park, which is a win. When planning our hiking trip around the area, we always look for where we can stay that's not far from where we're hiking. Three Rivers seems to be one of the best towns you can stay in when visiting Sequoia and Kings Canyon, making it closer than larger cities, but the lodging options will be more slim. I get that. We were able to find Comfort Inn & Suites Sequoia Kings Canyon, which is the only hotel chain in town and was busy the weekend we were here. It's a standard Comfort Inn that's minimal and you enter your room from the outside, not a lobby. Nothing fancy, but it works. Pros: powerful AC, mini fridge in room, HBO, breakfast included, perfect location Cons: ants in the room, unkept building, flimsy mattress

Our party reserved the Sequoia Charmed and Kaweah Gem Suites during our visit. I loved that each suite was walking distance to the river and that were lots of places to sit and relax on the way there. I stayed in the Sequoia Charmed Suite. There was a tiny balcony that overlooked the river. The outdoor kitchen was great. There were bikes to borrow, and there was even a ping pong table. The suite was adorable with a tiny kitchenette and a large pullout sofa. We really liked these beautiful suites. The owner, Diana, was thoughtful, and the suites were big, beautiful, and really relaxing. For our next stay in Three Rivers, I would love to stay at this lovely property again.

Shared outdoor kitchen had everything you could imagine & we were able to BBQ after a quick trip to the local grocery store. The privacy & river views are beyond special. On line pics don't reflect updates to the suite, teal carpet replaced with darker tile. Diana also accommodated our request to bring a masseuse on site for massages by the river. A gorgeous, tranquil setting & surely a destination for years to come!

The grounds are beautiful and maintained well,there truly is every thing that you need there. Lots of places to sit by the river and just relax and read, or just enjoy nature. The kitchen is awesome, took us a bit to get it open...but Kenneth does an awesome job of having videos and bar codes to scan. Maybe a helpful hint would be to read his emails. The instructions are there, it just took us a few minutes to figure it and watch the videos. Also if you are towards the back of the campground you will be happier if you pack light! We over packed..haha. He has food containers for each tent inside and out. The shower bathrooms are heated, clean and have a beautiful view. There were lots of yard games(pin pong, corn hole) hiking, a white wood movie screen, saunas, hammocks, an outdoor area to do yoga. AND best of all......it was dog friendly! The only CON. ...there is no ice at the campground or near by. The coolers are yeti which does help keep things cold, and the weather was still quite cold at night, so it wasn't truly an issue except to put into drinks I cannot wait to go back to Kenneth's property and spend more time. Kenneth was around and very knowledgeable. helpful. He was willing to help out and helped with anything we needed. This place was awesome and can't wait to return!

We had the best time at the paradise ranch!! The pictures…read moredon't do it justice!! The layout and everything was very well thought out . All the amenities were available, gas , hot water, electricity, movies, ping pong, corn hole, gym. There are multiple river access, multiple hiking trails. We had the best time!!
