I'm a landlord of a single family house in the Atlanta area. For the past 3 months, their maintenance department told me the house needed urgent deck and interior ceiling stain repair. Due to medical reasons (brain injury), I did not respond. On March 17, they emailed me to say if I didn't deposit $4600 to cover the work, they'd do it and stop forwarding rent payment. So I sent the funds and approval. Since then, no work has been done. I've asked repeatedly when it would start, with no response. RW kept telling me how urgent the work was - but once they got my money, suddenly the urgency is gone. I am talking to my real estate attorney about this today (4/13). If the tenant is injured due to work RW didn't do despite being required to by contract, that liability is with RW. Last Year RW was bought by a Japanese real estate company. Don't know if that's why their service is so poor, but not surprising. read more

**1 Star - Worst Property Management Experience I've Ever Had** I hired Renters Warehouse believing they would be a reliable property management company. Unfortunately, this turned out to be the worst experience I have ever had. My assigned property manager was **Jenise**, and from the moment I signed the contract, everything went downhill. Before hiring them, I was very clear about my concerns. I was a Landlord out of state from my property. My property is in Atlanta, and I specifically told Jenise that I needed a management company that would not abandon my property, especially given the risk of squatters, etc. She reassured me multiple times that this would not be the case. The expectation was not that they go over there everyday, it was that they would go by and check on this multiple times in a month. Those reassurances turned out to be completely untrue. As soon as I hired Renters Warehouse, the problems began. The listing description and photos were poorly done and unprofessional. I had to step in and give multiple suggestions just to make the listing sound appealing--similar to an Airbnb description. This should have been handled by the property manager, not the owner. Communication was consistently poor. I had to follow up repeatedly just to get basic updates. Any recommendations from the property manager about improving applications only came *after* I pushed for answers. The most serious issue was that my property was essentially left unattended for nearly three months during the dead of winter (November-February 2025). During that time, I received a gas bill for $800 DOLLARS--nearly a year's worth of gas in just three months. Not only did I have no tenant during this period, but I was also stuck paying an $800 utility bill. When I raised this concern, no remedy, reimbursement, or accountability was ever offered. I was simply left to absorb the cost. Even more alarming, when I asked what could have caused this, Jenise told me to ask a neighbor if there were squatters--which is shocking given we had already discussed not abandoming my property for a long time. She later admitted she had not been to the property in months. When she finally went out to the house, she discovered the heat had been set to 80 degrees the entire time. Despite all of this, Renters Warehouse claimed that my property "just wouldn't rent." I ultimately terminated my contract and switched to All County Property Management in Atlanta. The difference was immediate. They were responsive, proactive, and professional. Within two months, All County placed a long-term tenant in my property--and that tenant has now been there for almost a year. This experience made it clear that Renters Warehouse was full of miscommunication, negligence, and misinformation, and frankly, they did not know what they were doing. **Do not use this company.** read more

Warning to Property Owners: Avoid RWA Property Management in Atlanta I do not recommend RWA Property Management. Their office suffers from a serious lack of both internal and external communication. My tenant failed to sign the renewal lease, and RWA didn't catch this until the tenant had already moved out--without paying rent. Because of this oversight, there's no enforceable breach of contract. When I requested documentation, I was given the runaround. To make matters worse, the tenant stole garden equipment and flooring materials, and failed to report water damage that led to mold. After two weeks of unanswered emails, I finally received a dismissive and unhelpful response from the managing director. I've lost a significant amount of money and, due to the lack of a signed lease, I'm unable to pursue legal action. It's impossible to ever reach anyone, they take an eternity to get back to you and worse, they have an irritating AI answering machine on most of the time. If the employees do manage to get back to you, days have passed and that should not be. Whenever I called, I always got the answering machine, it's impossible to get these people to call you back in a timely fashion, so what am I paying that bogus $25/month on top of my rent for? Ridiculous! This company is horrible and from a homeowner I know who used them to manage her property, she's disgusted and done with them as well so if you are looking for a property management company, I would not recommend renters warehouse of Atlanta. I cannot believe how much work I frequently drop on their plate, and this past few weeks is a good example: 6 repairs, 2 vacancies, accounting questions, reporting questions, requests for copies of old historical data & paperwork... I'm a little embarrassed about how much work I dumped on their plate. What did they do? They answered every question and took care of absolutely everything! Nope, the main reason I'm writing the review are the three new things that they introduced us to ever since they took over several years ago: We now have happy tenants, homes in great shape, and profitable investments. I just started almost a month ago renting through this company! NEVER AGAIN!! The place was poorly managed! I had to do a deep cleaning when I moved in because the cob webs, roaches, spiders and black mold on windows and air vents!! Three weeks here and I'm still trying to get mold and mildew smell out! The owner painted over the vents so impossible to close or open them. Multiple heating issues! And I think I get 3-4 hours of sleep each night due to the incredibly loud neighbor above me who is up all night making noise. HOA brushed me off saying call the police! Please help me in putting Renters Warehouse and their rude employees out of business. This company is horrible, and has rude employee's who are unprofessional. When I moved into the home it was not painted nor clean. As far as repairs they are not good with getting them fix. If I could give them no stars I would but it seems you have to click at lease one. I worked with Jennifer Lohfink who was rude and unprofessional. Some of the homes are cheap but please understand this is NOT the company you want to rent from. It would be better to rent from actually owner or a different company with better ratings. This company should be put out of business. I asked several times to speak to a supervisor and a month later when he finally decided to answer the phone he himself was rude and nasty. At first everything was by the book. We did a walk through two weeks ago and made a list of everything that was supposed to be fixed and were promised it would be cleaned before we moved in. Today the lease began, we got the keys EXCEPT THIS IS WHAT WE MOVED INTO. No cleaning or repairs was done. This place is TRASHED. This is inexcusable and they're still making us pay for this today! They made us sign the lease before and forced us to go ahead and pay. Response to the response: they semi-cleaned the place (had a woman and her 2 kids do a quick surface level scrub) now, but haven't done any of the repairs or external cleaning that was supposed to be done so everything being handled by now is an absolute lie. Update since I can't find this franchise they claim now owns me: --There was a gas leak we couldn't get them to respond to. Called gas company and the representative said that they didn't ensure everything was tightened all the way on the water heater when they turned it on the week prior. Could've killed us. --Heat only works on one side of the house. It's freaking freezing. HVAC man said they never checked the unit outside to ensure it had frion before we moved in (3 days ago) and it's encased itself in 5 inches of ice, and that he can't even try to fix the heat until it melts naturally (except that it's winter so it won't). He also revealed that the filter in the vent at move in was already disgusting and little air could get through, surprise surprise. --I've had to take a week off work and spend every day 9-5 with repair people coming in and out and on the phone with people about issues, but they're only fixing the most minor issues first, not the severe ones that make the house unliveable. read more

Scam artist! Do not bother contacting them! About a week ago, i sent a request on their website to view a rental property. They then asked for a copy of my DL. Figured it was one of those self guide touring homes. Anyways, I got an email at 4am that day stating the property is not available for viewing since it's occupied. Hmmmm. Website said it's been available since January. Now it's March. Plus what business goes out of their way to email you at 4am? Very tacky and weird. Maybe it's a sign that I shouldn't deal with them. I am extremely disappointed with my experience with Renter's Warehouse Atlanta. They are unprofessional, under deliver, and have problems with communication in an efficient manner as they promise. I am a landlord with Renter's Warehouse and they have been a nightmare to work with. Forty-five days ago, my tenant reported a leak in the plumbing. I had Renter's Warehouse send out their technicians and inspect the leak. The leak was identified and several holes had to be cut into the ceiling to make repairs. The repairs ended up costing me more than $1000 to completely repair. Less than 1.5 months later, my tenant contacts renter's warehouse to alert them of a repeat leak, likely from the same source. The technicians informed me that a repeat was likely and that no guarantee was ever made of their shoddy work. I have included pictures below. Despite all this run around, I attempted to work with Renter's Warehouse and their Maintenance rep, Alondra B. She was extremely condescending and rude and failed to follow through with repeated attempts to communicate with her. Given a major problem (plumbing) and an upcoming holiday (4th of July) and an upcoming trip for me, the client. Over the past several days, I left no less than four messages from Alondra B. in email and voicemail, which she all failed to return. When I finally managed to get ahold of her, she promised to update me on the condition of the plumbing problem in my house by end of business day as the technician was already on his way. I writae this message at 9:00 PM of business day, where I have received no emails, voicemails , nor phone calls. It has been an extremely frustrating time working with Renter's Warehouse and I regret ever agreeing to pay them to help manage my property. I have lupus with a kidney transplant which i let them know well in advance and they still handled my account so disgusting.Now they changed their address on file to keep their scam going. The price was right but the service is horrible. Within a month of move in the big roach problem was out of hand. I reported it but they said "The property owner has informed us that they are declining the request to send a vendor for pest control as per your lease, you accepted the home as pest-free upon move-in and you are responsible for pest control. Attached is a copy of your lease for your records. We will be closing this request out on our end....." You don't see bugs during a 20 min walk through but you are to blame. They are the worse property management team. I was at the end of my two year lease at the end of August, I began to receive notices in June that the owner would be renewing my lease which I accepted. I received notices in July and beginning of August I received an email that I will be receiving renewal documents. I left for out of town for medical treatment for a severe respiratory problem for a month and a week after I left, after questioning where the renewal documents were, I received an email stating "the owner had reconsidered and was not willing to renew and you are expected to be out of the unit by the end of the month" THE END OF THE MONTH WAS TWO WEEKS AWAY AND I AM OUT OF TOWN UNTIL THEN. I emailed Kimberly Humprhreys several times to let her know that I was out of town for medical reasons and would not be back before the end of the month. Please reconsider due to the circumstances or at the least give me more time, her response- SHE FILED FOR EVICTION! They requested a 60 day notice from me to if I decided not to renew the lease but they can give me two weeks? Well, long story not so short we are headed to court. read more

The house was pretty to look at without the utilities on but after money changed hands, over $5500.00, utilities turned on, it was all a piece a piece of garbage! The house was filled with props; appliances that didn't work from day one. RW response was you should have known it was old and nonfunctional when you saw it. The property owner said; They should make do cuz you don't put nice things in a rental house, a house renting for over $2500/month BTW. RW said you fix things yourself, look it up and try on ur own before contacting them because she was a pest when she submitted repair request. Egregious! Toilets, sinks, dishwasher were all clogged, Air filter looked filth, bulbs were missing or blown, ovens were dirty upon receipt, didn't work, temperature fluctuations & shortages made using it impossible. Nothing worked! Wires hang everyplace in basement making cable installation costly. They even went to court to get money after my sister refused to pay for slum house. Lost! They then filed papers claiming they are owed sum lost in court. Crooks to the Nth degree! Stay away: Run! Felons have less skills and practice in trade than their agents! read more

The absolute worse company I've ever dealt with in my life. Been calling for almost 2 years to get maintenance on the house I'm renting and nothing. No call backs, nothing. Have black mold all over bathroom ceiling and the other bathroom ceiling fell in on top of my head yesterday while getting out of the shower. Had to buy and install my own stove, because this company wouldn't call me back after being without a stove for nearly a year. I just started my lease in Atlanta in April. I have a notice for an annual inspection so I called to question it. The inspections do no follow the lease terms. I was asked to take off early so they could have inspections complete between 9am and 3pm. The lease states 9am to 6pm. Additionally, the owner was at the property the day of move, has been by 2 additional times for mail that I offered to drop off at renter's warehouse and called me yesterday about Terminix being on the property and couldn't access the back gate (I have it locked because there was a burglar in the neighborhood a week ago). Terminix was on the property when I got the call...no heads up or courtesy call. For $2400 a month this is not worth it. I would rent somewhere else. Daniel W read more

It a took a few calls to get to the right property manager but once I did Jenise was amazing. Always prompt and upfront on expectations and pricing. She answered my many questions and found a good tenant less than 30 days after marketing my house. I was managing my property for 10 years but recently realized I don't have the time to do this and turned it over to the Renters Warehouse team. Docs and videos are all online- I was able to complete my lease while traveling out the country with no problem! Jenise even sent a weekly report on showings and applications submitted. I should've signed up with this team years ago! 3/2017. Updated review My property is up for renewal which has been a bumpy process between RW and the maintenance company they use to make repairs. RW could provide a full list of fees to turn the property over as well as improve the time it takes to quote and get repairs made. The longer my property sits vacant waiting on repairs the more I lose $- which today has been two weeks since tenant moved out. They are always professional via email but it's hard to get anyone on the phone. Scheduled a showing for a property and received many many reminders from Krystle about the appointment - multiple emails and text. I confirmed the appointment and sent in a picture of my license as requested. Drove over an hour to Atlanta to see the unit, and no one ever showed up. Called the only phone number I could find, and it just sent me to an automated line, which confirmed for me I did have an appointment and asked me to press a button if no one was there - there was no way to speak to a real person. Even though the line said it sent a message to an agent, no one ever showed up or contacted me, and I waited about half an hour. I never got a response or apology from anyone about my appointment. I have had ongoing issues with this company. 1. Tenants moved out and a neighbor noted that all the doors to the house had been left open. The representative of the management company told me I was in violation of their policy because someone other than the property manager had gone to the house. She made no attempt to send someone to see if my house had been broken into and showed no concern. 2. They have withheld rental money without my consent to do repairs requested by the tenant even though I had set up payment for the repairs. 3. They will withhold funds for repairs made to damage to the house at their own discretion (regardless of the owner's and contractor's noted damages). This company does not represent landlords. Although I write them a check to watch my property, I have had to do my own calls and followups on repairs (no one from their maintenance department actually reviews the repairman's work and I have had to get things repaired over again after their repair people have supposedly made repairs. read more

I'm currently renting a condo from Renters Warehouse and have lived in it for two months. The first day I moved in, almost two months ago, we did not have any hot water. We were told that the owner was mistaken and thought that our heater was electric, not gas and that he would send someone to light the pilot asap. It took almost two weeks for him to send someone to light the pilot. A few days after the pilot was lit, our water turned cold again. We asked maintenance to come back it took another week for them to return. We were told that a gas leak was causing the water to turn cold which was not treated as an emergency. Two more weeks passed with many phone calls to Renters Warehouse and we continued to receive the same response.. that the owner of the property was not responding back. Finally, after noted concern about our gas leak in an email, we were told the heater needed to be replaced altogether. A few days after that, another maintenance person came. He replaced the heater incorrectly and our water was still cold . Even though our water was not fixed, we were told that WE were being charged over $300.00 for the "replacement". Not only were they incompetent with communicating clearly with the landlords AND tenants, they are over priced. If you decide to go with this company, be aware they they will take ALL of the first month's income (aka tenant payment) and next months 80% of the income which they failed to tell us until after we signed the contract. And of course they charge a monthly rate which is not worth the price. So if you are still paying a mortgage, make sure you are ok with this, cause we were not...its been extremely hard on our finances. They totally failed to communicate all these hidden fees with us which is very unprofessional of them. There are all kinds of other fees they take too including some kind of 'maintenance' fee that supposedly helps with any maintenance issue on your property. Even our tenants mentioned that this company were not clear on things, including having incorrect information on the ad - which we even asked them to fix - which they did not. Don't hire this company for your property management needs. They will take a lot of money from you and you will not be able to fire them because you are bound by their contract.
