Crooks and unprofessional! Don't use this company for property management or to rent a property they manage.

He helped me a great deal with my part-time business of selling and buying homes after the real estate collapse of 2007. During that time, he was my reliable and honest real estate agent for about 15 homes. Throughout the buying process, we often discussed how much I should offer, and he was almost always the one pushing for a significantly lower price, even when that increased the chances that the transaction might fail and his commission would be reduced. He sold my house when I moved out of Atlanta in 2016, and he is my go-to real estate agent, with the statistics and experience to sell my rental house in Georgia.

I had a rental property that was poorly managed and was being up-charged for repairs due to the negligence of the property manager. I reached out to Bruce to help me assess the situation - whether I should pay for the fee, whether to move to another property manager or sell the property. Bruce recommended selling and helped me market and sell in a short amount of time. He and his team were efficient and demonstrated a high level of integrity throughout the process. I would highly recommend the team and will use their service again in the Atlanta area.

The bad: ever increasing rent, utility structure, poor response from property management. My biggest complaint is 2 fold - my rent has gone up $300 over 2 leases, and the utilities are in AH4R's name and you can't change it. You can't even find out who your providers are to shop pricing, negotiate budget plans or anything else. Plus you pay a $10/mo fee to use the service they make you use to manage the utilities. Maintenance is difficult, the vendors are shady...half the time they speak zero English so communication is impossible. The "emergency" service is a joke as well. Expect to handle after hours situations yourself. I'm almost dreading to see what the move out experience will be like. I've rented from better...but I've also rented from much worse. Update: moved out in December 2019. Move out process was easy but as expected they hit me for every little nail hole to the tune of $540 of my security. Don't even try to move out early or they will sock you for 2mos rent and keep your full security. I won't miss them a bit.

It took five months to fix my shower after I moved in. I also have a work order that has been open since October 2025 that still hasn't been resolved. Now, I've been waiting two weeks just to get my kitchen sink repaired. To make matters worse, when I call for updates, the maintenance staff responds with attitude instead of professionalism. I've made multiple attempts to contact corporate management, and no one has ever followed up with me. They clearly do not value their residents, yet they expect rent to be paid on time every single month--which I have done.

So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages. We have had ongoing issues in this home since the day we moved in. On move-in day, there was no air conditioning--on one of the hottest days in Atlanta. Instead of resolving the issue immediately, they only offered to reimburse us for fans. This was especially unacceptable because it was the same day I was released from Shepherd Center, recovering from a traumatic brain injury and multiple serious injuries from an accident. Since then, problems have continued. When it rains, the area underneath the house floods. My mother has documentation of this, yet nothing has been done to fix it. We also experienced a leak in the kitchen ceiling after a rainstorm, and instead of repairing the roof, they simply painted over the spot--clearly ignoring the actual issue. There is also mold in our bathroom, and rather than properly addressing it, they painted over it--twice. This is not only unacceptable but also a serious health concern. It seems like their standard practice is to do the bare minimum instead of fixing problems the right way. Their customer service is just as bad. I personally requested several times for a member of management to contact me, starting well over three weeks ago from today's date, and no one has reached out. There is a complete lack of communication and accountability. They also consistently charge tenants for issues that are not their responsibility. For example, we were charged $400 to repair a cracked sink that was already damaged when we moved in--it had clearly been glued together beforehand and eventually came apart. Instead of taking responsibility, they passed the cost on to us. We also dealt with a septic tank backup for over two and a half weeks. During that time, we could not use our downstairs bathroom, washing machine, or dishwasher because everything would overflow. While they did offer hotel accommodations, we had to decline--but only because the hotel was too far from my mother's job and from where I receive medical therapy, making transportation unrealistic, especially given that I am disabled. Additionally, my sister spoke with them about the septic issue and was told that we would receive money off our rent due to the situation. However, they are now refusing to honor that and are claiming it's because we did not accept the hotel accommodations--even though the only reason we declined was because the location made it impossible for us to meet our daily responsibilities. Overall, this has been a terrible experience. This company shows a pattern of neglect, poor communication, and unfair treatment of tenants. If you are looking to rent, I strongly recommend avoiding any property managed by Progress Residential. Renters deserve safe living conditions, proper repairs, and responsive management--none of which we received.
