The complete lack of respect and professionalism I experienced at the hands of Aaron Kramer is truly shocking. If you pay close attention, you'll notice that all of the positive reviews are from their property owners - but I'd be wary of working with this company as a renter. My partner and I were searching for a place to rent and toured one of their properties in the Old Fourth Ward area. The trouble began immediately with the application process. They urged us to apply and I made sure to ask if there were any applications currently submitted. They said yes they approved one application but they haven't heard back in ~12 days so if we get everything submitted we should be good. We do, we pay the $70 application fee each, and then at the exact same time, the other prospective renters miraculously reach out to indicate they're still interested. This results in Aaron initiating a bidding war to drive up the previously advertised rent. This felt very suspicious, but we really loved the place, so we agreed to raise the rent by $100 more a month and sign a 15 month lease instead of 12. At this point the whole experience left a bad taste in our mouths, but we were at least excited because Aaron assured us we secured the place. But it actually gets worse.. We received a lease from Aaron on 3/23. We noticed some predatory/confusing language so we prepared a list of questions that Aaron seemed very annoyed by. He also prepared the first draft of the lease for 12 months even though we had explicitly discussed 15 months. Nevertheless, we made preparations to sign the lease and hand-deliver a money order to their office in Marietta 45 mins away. About 20 mins after I had taken time off of work in the middle of the week to trek to their office, my partner received a call from Aaron informing us that the place has already been leased to someone else. We felt absolutely shocked and completely disrespected. Aaron's reasoning: we only had 24 hrs to review and sign the lease plus hand-deliver the funds to their office and somehow the "other" prospective renters from the start were able to do all of that mere moments before us. We were aware that we only had 24 hours to review & sign the lease and hand-deliver the money order, but we figured it reset due to the fact that Aaron had to send a completely new lease to reflect the 15 month rental period we had discussed. He also never communicated to us that the 24 period wouldn't reset with this new lease. To add insult to injury, I also had to drive 45 mins back to Marietta to pick back up my money order. When I asked to speak to Aaron's manager, he informed me that they're family owned so the boss is mom & dad, which indicates to me that there's no recourse for any of their actions because they'll just back each other up. Everything worked out in the end because we found a much better place with exceptional management, but I want to caution any prospective renters against working with Avalon Property Management. Their business practices are downright shady and unacceptable. read more

I own several properties and have one of my daughters that rent from them. This is the worst property management ever! All they want is your money, They don't care about anything else or the community! The owner Tal is discriminatory and preys on the less fortunate. Very condescending. I had to step in for my daughter because in the heat of Atlanta, they demanded money before they would repair the AC. When I asked to show proof that it was her fault on the Air Conditioner, Tal had this to say: You watch too much TV and we don't have to prove to you that the damage was not done by your dogs, even though part of the fence was down and animals came in. It very well could have been her dogs, but they refused to provide evidence to that. I even suggested if it was caused by urine, do a DNA test which many companies, including the properties I run, actually do. In addition, leaks and water issues within the condominium took weeks to fix. In my opinion, they are the modern-day slum lords. One last thing, my daughter, innocent as she is, said she would be willing to help pay and split the charges, but because she is a school teacher at an inner city school and donates her time to at-risk youths, she said it would take 10 months. They refused and told her to borrow the money from someone else and pay them. Instead, we asked them to send it to collections. At least those companies are not predatory, which is saying a lot. . We had no problems with our townhome landlords until Avalon took over. read more

*Disclaimer* This is an account of my negative experience working with this company. I am not wrong to have these opinions and my experience should not be discredited. I am sharing them to hopefully prevent others from going through the same experience. I am not going into full detail of all things that occurred, but highlighting some key things. I'm sure Avalon will respond, picking random things, to try to make me not seem credible. I have no reason to lie but simply care about people. There is sadly very little protecting tenants from landlords. Tenants, This is by far the worst renting experience I have ever had. Midway through my lease, the owner switched to Avalon to be their new company. During this transition, communication was poor between the two companies at my expense. At the end of my time there when I reminded them of things that were never fixed, I was blamed for not telling the new company. I had too much faith that they would do their diligence with taking over proprieties and know what previous requests were made. I had to live with things like fences falling apart, broken doors, flooring bubbling due to poor construction, etc. Even when they did respond to a request, they picked the cheapest option possible. For example, when flooring needed to be replaced (it was bubbling up due to air and water being sealed in underneath multiple layers of flooring) they didn't even do the entire floor so hardwood flooring was different throughout first level. This whole mess occurred because the first time around the work was not done properly as stated by the new crew doing the floors again. If you pick the cheapest option, be prepared that it will not last and will occur damage more easily. Secondly, they will try to charge you for everything. Upon move out, they charged me damages over $5000. The charges were inflated so they can upgrade their home at my expense. Here is just one example: $75 for a smoke detector that just needs a new battery. $2000 for carpet that just needs a patch in one spot. Debris clean up $125. I left medicine and a cooler upon move out (which I tried to get back) and they want me to pay another $125 to retrieve it, so $250 total. Like what??? Thankfully, they did revise some of these charges after questioning. Also, when any concerns were brought up through email, they handled it in a very unprofessional manner. They respond with bullying, sarcasm, and accusations. I hesitated to even post this review out of fear and exhaustion from the back-and-forth arguing. When my father left a review, they emailed him continuing harassing him. When they respond to this very review, I hope they decide to take the high road. It is my right to speak up and I will not engage in their argumentative tactics and lies. This has caused immense stress on my family. Out of respect I will not name any names. Lastly, notice that the best reviews are not from tenants, but home owners. There are only a handful of tenant reviews. They have the best interest of home owners, while they think tenants, who are also human beings, have no value. Homeowners, You should stop and think why you would want a company who treats people so poorly to run your property? Or who are unresponsive to your property's needs? I would never choose to trust such a company with my property who has a repeatedly shown poor character and morals. read more

I highly highly recommend Avalon. Tal and Jeanette are amazing from the moment they answer the phone. I am eternally grateful for their breadth of knowledge in all things property management and property sale related. Tal is a member of an organization that gives him a unique insight and legal understanding of everything related to property rentals. He knows everything and more of what you would want him to know when dealing with tenants. If there is any company you want on your side, it's Avalon. They are prompt, kind, and financially very smart. The whole team is sharp which I appreciate. I did a lot of research before choosing them as I am an out of state homeowner in Georgia and I couldn't have been happier with the rental and eventual sale of our home. Thanks Tal! This is the worst property management ever! All the want is your money they don't care about anything else! Aaron Kramer talks to you in such a condescending tone. We had no problems with our townhome landlords until Avalon took over. Since when did property management companies not give you a grace period for rent? Then have the nerve to tell us that our rent is one price but if not paid on the first it would be another price if paid after?? Who the hell does that? If you are under them I suggest you get out while you can. Our rent went up $400 with nothing being done in the unit nor was willing to upgrade anything in the unit but wanted to go up $400. They don't like to hear you out nor work with you so both parties could be happy. All he kept saying was it's non negotiable. I wouldn't recommend this company to anyone! Terrible. They need to retrain everyone on what customer service is really about! All they see is how they can get a dollar out of you. Also what company discloses someone's business on a review?!! How Pathetic and for the record rent wasn't late & life happens who hasn't paid rent late. if it was it was still paid so insensitive tenants my ass you still got your money. as I've stated THIS COMPANY IS TERRIBLE & as for the other units like I stated it's all about a dollar. These are old ass units no renovation and you want to raise the price. Piss poor property management. all they want is your money! Avalon do better. My investor was tired of managing the property, but Tal and his team were more than happy to step up to the task. Plus, they got the property rented out under their care in NO TIME at all!. Tal, his wife and Team are excellent property managers I have been using them for almost a year now and I don't have to worry about anything with my property. They had a renter at advertised price in my home under a couple weeks. I'm in the Military and deploy for months at a time and have nothing to worry about with their team managing my property. They use the most up to date technology to manage property and have any easy to use online portal with up to date accounting information and you can access any of your documents online at anytime. I compared their prices to several other companies and they were the same or less with greater benefits. I plan to use them for as long as I own and rent property in the area. read more

My experience with this company so far has been TERRIBLE. They do a lot of things backwards first and foremost. Prior to moving in the property they sent me a detailed report of all damages the prior tenant made to the property under the premise that it will protect my security deposit but telling me they weren't making any changes. Instead of fixing what was wrong before the move in they wanted me to move in THEN make requests to fix things. Rooms needed to be painted, Light fixtures needed to be changed etc. I never moved my things into the unit because I wanted it to be move-in ready so after THREE weeks they finally got painters to come out. I had had the keys for 3 weeks and I placed an item in the garage storage as I waited for the home to be move-in ready. The painters came and did a below average job as the main spot they were supposed to paint over remained. To top all of that off the painters STOLE the item (a BRAND NEW PS5) I had placed in the garage probably under the premise that I had not moved in yet. Either way the workers the property management hired STOLE from me and when I spoke with Tal he told me "there is nothing I can do for you". I was highly distraught and Tal simply told me to file a police report and basically vouched for the THIEF. Also they like to charge exorbitant fees for any and every situation. They badgered me for my deposit and instead of giving me the keys after I paid, they brought the keys and put them in a lockbox on the door. They then told me if I didn't bring the lockbox back to their office (which is 25min away) within 5 days they were charging me $50. Then they had a vendor scheduled to come out on a weekday during business hours and when my work schedule wouldn't allow me to make it they charged me $50 for cancelling. However the very next week they had TWO of their vendors RESCHEDULE appointments with me and when I emailed them to see if I could charge them $50 it went unreturned. So far, THIS COMPANY IS A JOKE WHO HIRES THIEVES and don't hold any accountability for the people they send to your home to do work that THEY manage. I wouldn't recommend ANYONE to go with them unless you like HUGE INCONVENIENCES. read more

I've been renting through APM for about a year now with no issues. Last week the home I'm renting had a huge leak that affected all three levels of the home with the worst concentrated on the lower level flooding two rooms. I called Tal Kramer on a Sunday afternoon and reached him within minutes. Within an hour there was a restoration specialist in the house and within the next hour a plumber. The problem was completely solved the same day! I was very impressed with the reaction time as well as the Sunday availability of my realtor! I would definitely rent again from these guys and I would recommend them to anyone. I also love the $100 discount on rent for payment by the 1st of the month! Great guys! read more
