*Disclaimer* This is an account of my negative experience working with this company. I am not wrong to have these opinions and my experience should not be discredited. I am sharing them to hopefully prevent others from going through the same experience. I am not going into full detail of all things that occurred, but highlighting some key things. I'm sure Avalon will respond, picking random things, to try to make me not seem credible. I have no reason to lie but simply care about people. There is sadly very little protecting tenants from landlords.
Tenants,
This is by far the worst renting experience I have ever had. Midway through my lease, the owner switched to Avalon to be their new company. During this transition, communication was poor between the two companies at my expense. At the end of my time there when I reminded them of things that were never fixed, I was blamed for not telling the new company. I had too much faith that they would do their diligence with taking over proprieties and know what previous requests were made. I had to live with things like fences falling apart, broken doors, flooring bubbling due to poor construction, etc. Even when they did respond to a request, they picked the cheapest option possible. For example, when flooring needed to be replaced (it was bubbling up due to air and water being sealed in underneath multiple layers of flooring) they didn't even do the entire floor so hardwood flooring was different throughout first level. This whole mess occurred because the first time around the work was not done properly as stated by the new crew doing the floors again. If you pick the cheapest option, be prepared that it will not last and will occur damage more easily.
Secondly, they will try to charge you for everything. Upon move out, they charged me damages over $5000. The charges were inflated so they can upgrade their home at my expense. Here is just one example: $75 for a smoke detector that just needs a new battery. $2000 for carpet that just needs a patch in one spot. Debris clean up $125. I left medicine and a cooler upon move out (which I tried to get back) and they want me to pay another $125 to retrieve it, so $250 total. Like what??? Thankfully, they did revise some of these charges after questioning.
Also, when any concerns were brought up through email, they handled it in a very unprofessional manner. They respond with bullying, sarcasm, and accusations. I hesitated to even post this review out of fear and exhaustion from the back-and-forth arguing. When my father left a review, they emailed him continuing harassing him. When they respond to this very review, I hope they decide to take the high road. It is my right to speak up and I will not engage in their argumentative tactics and lies. This has caused immense stress on my family. Out of respect I will not name any names.
Lastly, notice that the best reviews are not from tenants, but home owners. There are only a handful of tenant reviews. They have the best interest of home owners, while they think tenants, who are also human beings, have no value.

You should stop and think why you would want a company who treats people so poorly to run your property? Or who are unresponsive to your property's needs? I would never choose to trust such a company with my property who has a repeatedly shown poor character and morals. read more
