    I'd looked at TONS of places; mostly on FB Marketplace, Craigslist, Trulia & Zillow. Found a…read morecompany named, "ProMove" who takes your budget & criteria & then sends you prospects. The complex who you sign a lease with pays PROMOV. This saves TONS of time & money. My contact at PROMOVE was "Markisha Foster." I shared that I don't want to live near anyone smoking weed, shouting and fighting, a place with garbage & empty bottles strewn around, loud music, anyone selling drugs, breaking into cars and racing through in their cars like others and children don't live there. She asked what neighborhoods I found interesting? I said; Roswell, Marietta, Smyrna, Vinings and possibly Buckhead. She said give her a few hours and she'd get back to me. The very first place she recommended was a place in Smyrna named, "Park At Vinings". She said, "Judging by what you requested? Your gonna love this place." I liked what I saw online, asked her to set me up an appointment and take it from there. I don't like to jump into anything regardless of how I "feel" about it. I have to make an educated decision based on many factors. With that said.... When you first arrive there's a long roadway from the main road that you have to drive down so you really can't see much of the place from the road. It's a MASSIVE complex yet still...tucked away. I phoned the office and was greeted by a wonderful lady named, "Trina Slade". She instructed me on how to get to the leasing office. When I first entered, Trina greeted me with a big smile and a "Welcome!" Trina asked how I discovered them, what I was looking for and if I had any special requirements. I told her and she listened intently taking it all in. She showed me an illustration of everything available, asked which I would like to see, requested my I.D. and we were off! We hopped into one of those little golf carts and she delighted on how much she loved working there and how this place was like no other she'd worked. A few residents greeted her with a smile and light convo (ALWAYS a good sign with property Mgmt.) I took in all the little children playing, riding their bikes, people walking their little dogs, couples striding hand in hand, joggers and families just...living. I felt an exceptionally strong sense of family and shared values here. Nooo funny business. The pool was one of the most lovely I've seen in Atlanta, it's a winding resort style pool with plenty of seating. There seemed to be ample parking and lots of trees. I requested an upper unit because big roaches are usually found scurrying around most ground "garden units" in woodsy areas in The South & I'm not a fan. A 2nd floor unit wasn't available to be seen at that time so Trina showed me a garden unit that would have an almost identical layout to an upper unit soon to be available. From the moment I walked in, I liked it. 1333 sqft. Spacious, clean, with a much different layout to any others I'd seen. Big bedrooms, nice living room, lots of cabinets & closet space and even a large day room with skylights! I was in love with it. Just my kind of place. Markisha was spot on with this recommendation. I would DEFINITELY recommend Ms. Trina Slade and PAV to anyone in the market for a new apartment. She's patient, polite and won't stop until your satisfied and the place is beautiful. Thanks again for all your hard work Trina. I will DEFINITELY recommend you to any and all who need a place. I'm a happy camper!

    THE WORST RELOCATION AGENT EVER…read more I've used Promove before and had amazing experiences -- until I was unlucky enough to be assigned to Markisha Foster. Let me be clear: she is hands down the worst relocation agent I have ever encountered. From the very beginning, Markisha was unprofessional, dismissive, and had a terrible attitude. It felt like I was an inconvenience to her rather than a valued client. She seemed way more concerned about locking in her commission than actually helping me find the right apartment. Every interaction with her was frustrating, rushed, and left me feeling like I was on my own. She didn't listen to my needs, sent me listings that didn't match what I asked for, and when I tried to clarify or ask questions, her responses were short and borderline rude. There was zero effort on her part to go the extra mile -- or even the bare minimum. In the end, I had to do all the work myself and found my apartment without her help at all. If you're thinking about using Promove, I'd still recommend the company -- just make sure you ask not to be assigned to Markisha Foster. She gives the entire service a bad name. Save yourself the headache.

I can't recall having a vacancy last even a month as they were able to find tenants quickly with a reliable payment history. When maintenance issues arose they were quick to notify me, present solutions, and hire the right individuals to resolve the issue. They are well versed in household repairs so they are able to keep the cost down and vendors accountable. They also kept the tenants happy throughout the repair process as well. I was fortunate to have this team work for me and would hire them again without hesitation. David, Steve, Nicholas, Jason and team did and continue to do an incredible job.     On April 9, 2025, a water leak originating from the bathroom of the unit above mine -- managed by…read morethis property management company -- caused my ceiling to collapse. This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. I am seeking the BBB's assistance in reaching a fair and timely resolution.

Unfortunately, my experience was completely different from what they promised. They initially assured me that monthly fees would only begin once a tenant was placed. Despite that, they started charging me even without a renter in the home -- which was the first red flag. Over the three months I worked with them, they repeatedly added charges for unnecessary work orders and questionable "repairs" that had nothing to do with any real issues. My home is four years old, in excellent condition, and located in a high-demand rental area, yet they acted as if everything needed fixing. Without my permission, they broke my door lock and installed an IGLOO system I never requested. I specifically told them I wanted to keep my Google door camera, and that was completely ignored. By the time I ended the contract, I had already spent close to $3,000 due to their constant fees and surprise add-ons. During offboarding, they refused to take responsibility for the property they had been managing. I personally paid nearly $1,000 for a professional deep cleaning, yet they still charged an additional $1,500 for items that I believe were unnecessary -- and I have serious doubts about whether any of that work was even completed. They had previously mentioned painting touch-ups but never did them. They also failed to return the home in the same condition they received it. For example, they left my garage unpaired, even though pairing it was part of the onboarding process -- and, of course, they had a charge for that as well. Overall, this company was extremely disappointing to work with. Hidden fees, unauthorized installations, poor communication, and charges that did not make sense. I strongly recommend avoiding this property management company. There are far more professional and transparent companies out there.

The day after and the day after that. I also sent video of the payment not processing. When it gets to 3 days beyond the due date NATALIE decides to send me a threat of eviction email. She dodges my calls all morning only to finally call and interrupt every sentence i make. When she finally finds the energy to listen, She laughs at my complaint. When i continue to talk through her rude interruptions she says....... dont raise your voice or i will end this call. To MYND.....get her out of your office. She is a Cancer. Also I've never paid late in the 3 yrs ive lived here. Natalie DO BETTER.

    My experience with Community Management Associates ("CMA") lasted from June 2016 to July 2021. In…read more2016, after 15 years with Bauman & Company (https://www.yelp.com/biz/bauman-and-company-atlanta-2), the HOA board at this particular property in Midtown Atlanta, where I owned a rental condo, selected CMA to be the new property management company. Over the approximately five-year span I was a homeowner of a property managed by CMA, I thought CMA did an OK job, hence my three-star Yelp rating. I thought Bauman & Company was exceptional, but they left the residential property management business. Other Midtown Atlanta condominium property management companies (companies not necessarily based in Atlanta, but manage Atlanta properties) I have experience with are Sentry Management and FirstService Residential. In my experience, CMA, Sentry, and FirstService have all been about the same: satisfactory. The folks I had the most interaction with at CMA were Sharon Andersson and Chris Roberts. Personally, I thought both Sharon and Chris were great. They were always responsive to my questions and concerns, mostly via email. I met Sharon at CMA's offices on Northside Drive in Atlanta because the HOA's annual meeting happened to be held at CMA's offices that year, so I have been inside CMA's offices. I met Chris virtually, because of COVID, during the 2020 annual meeting. I also interacted with Robert Corona, Brandi Ogburn, Krista Brito, and Ashley Grannum, among other CMA employees. All of these folks - Sharon and Chris included - were/are property managers. Each was assigned, at one point in time, to be *the* property manager for this particular community I owned a unit in. That's a lot of turnover. On average, this particular community had at least one new CMA property manager per year. That's one thing I and other homeowners weren't huge fans of. During the transition periods between property managers, there was often confusion because the outgoing property manager would disappear with no notice. In contrast, at the property where I live in Atlanta, also a Midtown condominium, the current property manager has been with us since September 2015. Over that time, I have enjoyed developing a long-term relationship with this property manager. This property is managed by FirstService Residential. Why is there so much turnover with CMA property managers? I did appreciate CMA's email announcements of new property managers. The announcements included contact info for both the new property manager and their supervisor. I thought that info was helpful. Since I was renting out a condo, I had to deal with another company, described by Brandi as CMA's "leasing dept." However, I don't think it is a "department" internal to CMA. I think it's a separate, outside company. The company is called Rental Monitoring Solutions ("RMS"). RMS stayed on top of my leases and made sure I paid my leasing administration fee. All this was so I could keep my rental permit which legally allowed me to rent out my unit. A lot of landlords and tenants rent under the table, but I always played by the rules. Aside from what seemed like an unusually high turnover rate of property managers and the confusion that ensued during the transition periods between managers, I thought CMA was fine. I don't remember having any exceptional experiences, good or bad, with CMA.

My experience with this company has been extremely frustrating and stressful--to the point that I've made the decision to sell my home for my own peace of mind. I would not recommend this company or any organization affiliated with its name. There is a clear lack of accountability and urgency when it comes to addressing homeowner concerns. Communication is poor, and response times are unacceptable. Homeowners are expected to pay HOA assessments on time, yet that same level of responsibility is not reflected in the service provided. Basic expectations such as safety, transparency, and timely resolution of issues are simply not met. The common areas are poorly maintained--the tennis court is littered with trash, has damaged or missing nets, and lacks proper lighting. The gate system is unreliable and rarely functions as it should, and the pool has been closed indefinitely with no clear communication or resolution. Additionally, there appears to be no meaningful accountability for board members, including instances of retaliatory behavior toward homeowners raising valid concerns. This only adds to an already frustrating and inequitable experience. I truly hope Georgia Senate Bill 406 passes soon to bring greater accountability and oversight to situations like this. Save yourself the frustration--if you come across this company, I strongly encourage you to look elsewhere for a more responsive, reliable, and trustworthy management team

    I've lived in the building for over three years as an owner…read more The location is second to none in the city - it's in the middle of a ton of great bars and restaurants, just ~3 blocks to Piedmont Park, ~1.5 blocks to Midtown Marta, 2 blocks to Publix, CVS or Starbucks. I feel really safe. My neighbors and their pets are friendly, as is the concierge staff for the most part. The gym is generously sized and great for working out 'at home,' the common/club room is updated and comfortable, I really enjoy the pool any time. I don't notice or am not annoyed by noise issues much, but I'm also at the end of my hall and my unit faces out toward the park. I love my unit itself and it's been easy for me to maintain thus far. The HOA is stable and tries to improve things based on residents' feedback, the community/building is active and involved with that and the regularly hosted events. The only real and pretty huge negative is parking. My spot is good, but it takes me a long time to get to it. AAA owns all the 'visitor' parking and readily boots/tows at-will, without posting the 'rules' for parking there. And you always have to pay to park. There are a couple of workarounds, tho. Parking issues are par for the course in midtown, at any rate.
