Poor property managers , misuse of HOA funds , poor supervision of ongoing work on properties , overcharging , wasteful spending and lack of transparency .

Extremely negligent and ignores emails regarding concerns about living situations. Does not take proper care of properties, as the property they manage that I live in, all THREE elevators are BROKEN from APRIL-AUGUST. Maybe even longer....... Doesn't that tell you how much they care about the quality of life and ethics and actual concern they have for the properties and people they do business with? I've never been more miserable in my life these past few months and now I have to move all of my stuff down THIRTEEN flights of stairs and guess what?? Janelle does not care bc I sent her two emails asking her about this and she didn't even mention my concern, but rather redirected to something irrelevant to what I emailed her about. I have seen bugs in the common areas and pee in the stairwell. The hallways smell like cigarettes or dust or something bad but I've gone nose blind to it at this point. There are baseboards ripped out in the hallways, not replaced. Newsletters, board meetings, and any sense of information about the building or the elevator situation not provided recently, likely due to knowing that they are in the wrong regarding this situation. All I can say is I wish I never moved to the William Oliver and I plan to never do business with CMA. If you read other reviews, you'll see that there are issues related to properly maintaining other properties (not just the one I live in).

Beware of this company if you are considering doing business with them or purchasing a property they manage. Check Google reviews, Yelp, and the BBB to learn more. They only serve the HOA board of a community and not its residents. In exchange for insulating the HOA board, they achieve their support. It is a circular failure if you have a bad HOA board. They do not maintain the property. In my condo building, unaddressed plumbing problems (notified 20 months prior) created mold in walls between units, and electrical issues (notified 8 months ago) have created a fire hazard and a probable electrical failure that could knock out power for several condo units for several months. As you can see in other online reviews, they say, "Our hands are tied because it is the HOA board that has to approve the repairs" when there is a failure to maintain the property. An inept board protected by an inept management company (rinse and repeat). In a conversation with the company's CEO at the time, Eric Henning, to address the property manager's rudeness and unresponsiveness, he was defensive. He condescendingly explained how electrical connections work rather than addressing the concerns with the employee and the hazardous situation. Several residents had complained about this property manager in a community survey, and he replied that, while several, the number of people complaining "did not represent a quorum." He reiterated that CMA only needs to please the HOA Board, not the residents.

They are well versed in household repairs so they are able to keep the cost down and vendors accountable. They also kept the tenants happy throughout the repair process as well. On April 9, 2025, a water leak originating from the bathroom of the unit above mine -- managed by…read morethis property management company -- caused my ceiling to collapse. This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. I am seeking the BBB's assistance in reaching a fair and timely resolution.

There are better-managed properties in Atlanta. At a Perennial-managed property, the apartment was not move-in ready. At move-in, we submitted a three-page written list of defects detailing flooring issues, cleanliness problems, incomplete or missing repairs, general condition concerns, and pest issues. Many of these items were never addressed. Starting April 2025, window water intrusion was reported and still has not been repaired, persisting for more than seven months as the lease term ends. Additional documented issues included: August 2025: A concierge read private guest information aloud and granted unauthorized access. August 2025: Another concierge refused to follow procedures and behaved unprofessionally. September 2025: Valet trash service was not provided, yet charges were still assessed. EV parking charges that required written disputes. Compounding the situation, the property experienced four management teams within one year, resulting in no continuity and no resolution. Despite months of emails and formal letters -- including communications sent directly to Perennial's CEO and President -- no response was ever received. As the lease concludes with all move-in, maintenance, and operational issues unresolved, we are now pursuing accountability through formal channels. Based on our documented experience, we do not recommend doing business with Perennial Properties or leasing at any property they manage.

Which moved out which I thought was a mutual agreement they never contacted me to set up a walk through, or tell me what it would cost. I didn't find out until over two months(illegal) later would I would be receiving in my security deposit back. They proceeded to charge me for things that shouldn't be dedicated from a security deposit(illegal) and still to this day haven't mailed out that security deposit(illegal). I will be moving forward with a civil right lawyer and suing them. Have a nice day

Did I mention that they will find every way not to let you out of your lease and will refuse to return your security deposit? If you can, steer clear of this company. Seek out the services of more professionally run apartment complexes that will give you your money's worth.

The complex who you sign a lease with pays PROMOV. This saves TONS of time & money. My contact at PROMOVE was "Markisha Foster." I shared that I don't want to live near anyone smoking weed, shouting and fighting, a place with garbage & empty bottles strewn around, loud music, anyone selling drugs, breaking into cars and racing through in their cars like others and children don't live there. She asked what neighborhoods I found interesting? I said; Roswell, Marietta, Smyrna, Vinings and possibly Buckhead. She said give her a few hours and she'd get back to me. The very first place she recommended was a place in Smyrna named, "Park At Vinings". She said, "Judging by what you requested? Your gonna love this place." I liked what I saw online, asked her to set me up an appointment and take it from there. I don't like to jump into anything regardless of how I "feel" about it. I have to make an educated decision based on many factors. With that said.... When you first arrive there's a long roadway from the main road that you have to drive down so you really can't see much of the place from the road. It's a MASSIVE complex yet still...tucked away. I phoned the office and was greeted by a wonderful lady named, "Trina Slade". She instructed me on how to get to the leasing office. When I first entered, Trina greeted me with a big smile and a "Welcome!" Trina asked how I discovered them, what I was looking for and if I had any special requirements. I told her and she listened intently taking it all in. She showed me an illustration of everything available, asked which I would like to see, requested my I.D. and we were off! We hopped into one of those little golf carts and she delighted on how much she loved working there and how this place was like no other she'd worked. A few residents greeted her with a smile and light convo (ALWAYS a good sign with property Mgmt.) I took in all the little children playing, riding their bikes, people walking their little dogs, couples striding hand in hand, joggers and families just...living. I felt an exceptionally strong sense of family and shared values here. Nooo funny business. The pool was one of the most lovely I've seen in Atlanta, it's a winding resort style pool with plenty of seating. There seemed to be ample parking and lots of trees. I requested an upper unit because big roaches are usually found scurrying around most ground "garden units" in woodsy areas in The South & I'm not a fan. A 2nd floor unit wasn't available to be seen at that time so Trina showed me a garden unit that would have an almost identical layout to an upper unit soon to be available. From the moment I walked in, I liked it. 1333 sqft. Spacious, clean, with a much different layout to any others I'd seen. Big bedrooms, nice living room, lots of cabinets & closet space and even a large day room with skylights! I was in love with it. Just my kind of place. Markisha was spot on with this recommendation. I would DEFINITELY recommend Ms. Trina Slade and PAV to anyone in the market for a new apartment. She's patient, polite and won't stop until your satisfied and the place is beautiful. Thanks again for all your hard work Trina. I will DEFINITELY recommend you to any and all who need a place. I'm a happy camper!

THE WORST RELOCATION AGENT EVER…read more I've used Promove before and had amazing experiences -- until I was unlucky enough to be assigned to Markisha Foster. Let me be clear: she is hands down the worst relocation agent I have ever encountered. From the very beginning, Markisha was unprofessional, dismissive, and had a terrible attitude. It felt like I was an inconvenience to her rather than a valued client. She seemed way more concerned about locking in her commission than actually helping me find the right apartment. Every interaction with her was frustrating, rushed, and left me feeling like I was on my own. She didn't listen to my needs, sent me listings that didn't match what I asked for, and when I tried to clarify or ask questions, her responses were short and borderline rude. There was zero effort on her part to go the extra mile -- or even the bare minimum. In the end, I had to do all the work myself and found my apartment without her help at all. If you're thinking about using Promove, I'd still recommend the company -- just make sure you ask not to be assigned to Markisha Foster. She gives the entire service a bad name. Save yourself the headache.

I reached out to Bruce to help me assess the situation - whether I should pay for the fee, whether to move to another property manager or sell the property. Bruce recommended selling and helped me market and sell in a short amount of time. He and his team were efficient and demonstrated a high level of integrity throughout the process. I would highly recommend the team and will use their service again in the Atlanta area.

My stay at Studios on 25th was my first vacation rental where there would be no check in upon…read morearrival. I was given a code and instructions through email. There were a lot of instructions but it was very clear what was needed and it was rather an easy process. It was a little weird emailing a selfie of myself but fine if that was all they needed for proof of who I was and that we had checked in. The room/apartment was amazing. It felt like a home and large enough to feel comfortable. We used the kitchen and dining area as we were there a few days. Everything was available from plates and cups to sponges and dish soap. However, there were only bath samples enough for one use so if you are planning on staying more than one night then bring your own shampoo, conditioner, soap, and lotion. The white towel situation is very strict so if you don't want to be charged for soiling the linens in any way, bring your own towels. The location is central and private parking is available right in front of your apartment unit. I never heard any noise from neighbors and we were required to take out our own trash since it was basically an apartment complex. I had no issues with any of the rules and would gladly stay here again. We really loved it and it was way cheaper than any of the hotels in downtown Atlanta.

I booked through Booking.Com, and the only room option was the "STANDARD" studio when I booked. I…read moredid not realize there would be a difference between the pictures posted online and what I would actually be renting. While the "bedroom/living room" portion was updated, I was surprised to learn that the kitchen and especially bathroom were not. I don't feel like anyone should be surprised when it comes to a purchase, so this review is accompanied by actual pictures of the Studios on 25th (standard) located at 47 25th Street Northwest in Atlanta. TIPS: -Be prepared for TONS OF TRAFFIC at this location (not the hotel's fault) -Bring your own towels and toiletries. You'll arrive and find two bath towels, and two hand towels. There are palm-sized containers of a shampoo, conditioner, and body soap -- good for one use only. -There is no on-sight front desk, so check in will require you to take photos of the following and submit them online to complete your virtual check-in experience: Picture of self holding your DL, Picture of your credit card that you used to book, and picture of the credit card you'd like to use for damages -Speaking of damages, while I was not charged for anything extra, please be very careful. There are lots of rules, including warnings about soiling their towels, or throwing away empty cleaning supply bottles. There is a minimum damages fee if any damages are assessed, so just read all the fine print. And don't forget to take your garbage out at the end of your stay! That's part of your check out list. By the way, the minute I stepped into the room and realized it was nothing like the pictures, I immediately contacted management. They advised me that I booked the **standard** room, so I was in the right place. It's just too bad that the pictures advertising the place did not match up to the actual room. Anyway, it's not a bad place, but since this trip was a graduation present for my daughter, I was sort of embarrassed at the accommodations I'd unwittingly chosen. I don't know why there are no photos available of the standard studio, especially the bathroom. Anyway, I've included them so future potential guests can be truly informed before making a decision. If you just need a clean, quiet place to rest your head and you hate hotels, this might work for you. EDIT: In response to the owners notes below, I would add that (1) The room was well over $100 a night. I stayed three nights and paid $451 with tax. It is currently advertised on booking.com for $126 a night for the standard room. (2)The pictures I've posted are of the actual room I stayed in. I did not do any sort of photo magic or editing. That's the room I had. What about the pictures is inaccurate?The bathroom has not been renovated since the 60's. It could be upgraded using vintage styled finishes if one was truly going for a vintage look and there would be no need to tear the building down to renovate the bathroom. The way it is now, some choose to call it "vintage", I call it old and outdated. It needs way more than some caulking. (3) The one star review reflects the bait/switch tactics that made me feel like I'd been fooled. The pictures on booking.com are, at the very least, misleading. The photos of the upgraded units are mixed in with the standard units, and not one advertising picture *accurately* depicts the bathroom. Yes, the unit is quiet, clean, and a unique departure from the standard hotel. However, the consumer has the right to know the whole story. For some people, even with the un-renovated bathroom, the unit would be fine. The goal of my review was simply to make potential guests fully aware of all aspects of the room. (4) This company has a few properties in the area. Not only that, but they have normal, updated studios in the very building I stayed in. I imagine the good reviews are from people who've had the benefit of better accommodations than I had.
