When maintenance issues arose they were quick to notify me, present solutions, and hire the right individuals to resolve the issue. They are well versed in household repairs so they are able to keep the cost down and vendors accountable. They also kept the tenants happy throughout the repair process as well. On April 9, 2025, a water leak originating from the bathroom of the unit above mine -- managed by this property management company -- caused my ceiling to collapse. This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. Do NOT give this company any money. I gave them a money order for $2,095.00 for a deposit. They took 2 weeks to decline me. In regards to giving me back the 2K deposit, First they said the broker was out of town and he was the ONLY person that could sign the certified check. Then they emailed me and said my 2K deposit would be returned when the money cleared their account. Well I gave them certified funds in the form of a money order so I wasn't sure why they couldn't return the money the same day I was declined. They stop answering my calls and did not give a timeline when I would get the money back. I explained in email this was time sensitive because I DID get approved for a different property and I need to give them the deposit. They did not return the my email and they have NOT answered any additional calls.....So I wanted to warn the world!! RUN, RUN, RUN!! Do not trust these guys with your listing and or ESPECIALLY your certified funds!! They have little if ANY integrity!! Im very concerned about my money and I plan to file a law suit!! I'm on my 2nd year of living in a condo managed by Cooper Brown, and I have not a bad word to say about them. It's clear that the unit is well maintained so I rarely have a maintenance issue, but when I have they are quick to respond and get it fixed. Their pricing is fair and they were super understanding and gracious when my rent check got lost in the mail due to covid USPS nonsense. I know the last 2 tenants before me were long-term and it's not hard to see why, I look forward to continuing to live here! read more

Yes, you read that right. I'm giving a high rating to a property management company. Hell hath frozen over. But seriously, these guys are good. From my very quick move in schedule (I first viewed the apartment just a few days before I moved in, and they managed to clean and touch up the paint that quickly) to the ease of moveout, I really appreciated the hard work of Jenn and Charley and the rest of the folks here. When I moved in the shower was very slow to drain and within a few hours the OWNER of Cooper Brown was out to personally de-clog my shower from the last tenant. Impressive. I luckily didn't have any other maintenance issues with my apartment, but I loved that Cooper Brown was easily accessible via email and phone calls, and they always got back to me quickly when I did have questions (or when they had questions for me). Their office is conveniently located in the Biltmore so I often ended up saving my 40-whatever cents and dropping off my rent rather than mailing it, which was nice. At moveout, things were equally straightforward and easy. I was able to schedule a moveout inspection on my own time, and Charley was great about going through and explaining what would be taken out of my security deposit (which honestly wasn't much). The way they do their utilities is a little weird: you pay a flat fee each month and then at the end of your lease you either owe more or get money back. They don't provide you with any update of where you stand throughout the year, which would have been nice, but not a big deal. Since I'm a bit of a treehugger and don't really use my thermostat or overhead lighting, I got a nice little chunk of change back with my security deposit. A nice bonus, indeed! read more

I was a little nervous to work with Cooper Brown based off of a couple bad reviews I read, but now that I have done business with them, I can attest that if you are a good renter, you will be fine. First of all, they are pretty quick to respond via email if you have an issue or even just a question. That is a must for me. They worked really quickly to get me in the unit (they wanted to paint and upgrade a few features). The staff was ALWAYS super friendly. Logan originally showed me my place, but she took another position within the company and so I did most of my interactions with Nicholas after that. I had a couple issues in my unit (leaky a/c which created water in my floors, lights, shower head issue, etc) which was not their fault, but they came out pretty promptly and took care of it. I did get my full deposit back and I wasn't even there for the walk through (I couldn't make it). I even left curtain rods and they could have charged me to remove those I am sure, but they didn't :) Thank you! They are a great group of people that work quickly and they do care so I would recommend using them. Just make sure you notify them immediately if anything happens in the unit so you aren't held responsible and treat your home with care! As long as you do those 2 things, you will be fine. The only con: I do wish I could pay rent online especially in today's digital world, but you have the option to mail it in or go in to see everyone's pretty face! Lol read more

I just moved out of my rental condo after having been a tenant with Cooper Brown since 2007 - so 11 years continuously. Overall my experience has been great with them. They have always been prompt to get repair guys out if something broke, were always responsive and proactive on communications, and had reasonable expectations about considering of rental property upon moveout and didn't withhold any security deposit money without reasonable and accurate defense. They worked well with me after I got divorced in 2013 to downscale from a 2 bedroom unit in prime midtown real estate to something more affordable but with similar amenities. They also allowed me to just leave the full year lease's worth of rent checks for every month at the beginning of the year so I never had to worry about actually paying rent, and they were great about ensuring each check was cashed a few days after the first of every month. But that's also my only recommendation for what they could do better: accept digital payments! haha, but seriously, Cooper Brown rent was literally the only thing I had to actually physically write checks for in the last 10 years! read more

I've called 3 times over the years for different issues, and 2 of those times they were there the very next day, the 3rd time, the owner of cooper brown came himself! I bought a condo before my lease was up, and they worked with me and the owner of unit I rented to find an equitable situation in terms of move out. I put a ton of work into getting the apartment ready for move out. It paid off. They returned my full security deposit! I am absolutely moved that Jason actually went out of way to help us get the information from HOA after they completed their managing service for us. It was difficult to get anything done with them. As a tenant, if a repair needed to be done, it would take several attempts to contact them to get anything repaired. We had to be extremely tenacious when requesting assistance; if not, then it was our problem. We were even told once, when the house that we stayed in flooded with sewer water, that it was our "problem" and we had to find a way to fix it. The issue was finally resolved when we called out the city code enforcement to come look at the problem. When we moved out, we received our deposit back over 30 days later, after several requests. Based on my experience as a tenant of a Cooper Brown property, I have seen that this business inefficiently communicates, requires tenants to take a check to the office each month for rent as opposed to electronic transfer, and is, in general incompetent. I've lived in a Cooper Brown property for two years and have had to deal with all sorts of issues with the leasing office. I have zero confidence in the employees' ability to handle basic tasks such as scheduling move out inspections, correctly assessing payments, and properly handling accidents and emergencies. read more

Horrible service. The air conditioner in my unit broke on the hottest weekend last summer. I had to stay in a hotel while it took them 3 days to fix it (which I was never refunded). It would often take several days to get someone from the office to return my emails or calls. I moved out in February and I'm still waiting for my security deposit. This afternoon I will be going to pick up my deposit from Cooper Brown...I am no longer interested in renting from them for various reasons. I found a property of theirs online in the Healy Building downtown. The pictures of the property looked flawless online, but when I went to actually view the property it was filthy and the wooden cabinets were so worn out. The tile in the shower was scary, and clearly needed to be replaced. They wanted my deposit which was 45$ higher than the actual rent before my application was even processed, and had no sort of receipt to give me. The condo was listed as having stainless steel appliances, but of course the fridge was steel with black plastic handles and a black microwave. I won't even get started on the dishwasher. I was also informed that I would get a confirmation call an hour before the viewing but the agent called me just twenty minutes beforehand. When I met her there her hair was sopping wet. I felt this was extremely unprofessional. I spoke to the receptionist a few days before the viewing and she told me I would not need to have the deposit until after my application had been processed, but of course the agent wanted a check as soon as I saw the place. These people are confused and have no idea how to make renter/buyer feel confident in their purchase. My biggest reason for no longer doing business with them is the fact that I told them I needed an immediate move-in and they lolly-gagged with the process because they could not contact my landlord from four years ago, who probably doesn't even remember me! I just told them to forget it and I would be there to pick up my check. There should not be such a lengthy process for a condo with no parking, black appliances, and a building where young men like to stand out front and socialize. I would not recommend Cooper Brown to friends or family. read more
