donnot rent from these people i previous wrote a review concerning the hot water heater, here i am 1 year later with the same issue, to include heated floors, i nor my child can walk around in this home in fear of burning our feet, the floors are extremely hot!!! i have called first numerous of times, they sent out two plumbers both plumbers stated that they have to get permission from first key in order to fix the problem via digging up the floors in the home. neitherless to say first key has not responded!!!! my neighbor just spoke to my husband stating the water from my back yard is now running in his back yard, i have been cutting the water on and off in the house for 1 month now only turning it on when i have to use it, my water bill has more than double due to the water heater not filling up and going under the house and in the back yard. i'm at the point where as i'm calling the news to get my voice heard and issue resolved, if first key is not willing to repair problem they need to place us in another home. i will not be renewing my lease on clareadon pl rex georgia please take note donot rent from these people your life will be hell tryng to get anything repaired i have videos but are unable to post them, i will definetly be at the headquarters in cobb county tomorrow morning. they dont deserve the one star flicking ridiculous that a renter have to go through this bull!!!!!! read more

FirstKey is the absolute worst rental company ever. My rental agreement was over on 4/7/2026. We moved completely out on 3/30/2026. I noticed the company in writing as requested. On 3/30 also I had an in person walkthrough to make sure the 30-40+ items they wanted us to do was completed to their satisfaction to ensure I received the maximum refund possible. The representative never showed and they didn't have "time" to reschedule before our official day the rent ended. Long story short they screwed me out of $1000 of my initial security deposit. $200 to trim the hedges that was trimmed in December. $400 to clean the entire house floors. On 3/29 we had the floors cleaned and the carpets cleaned and sanitized. We have pictures of everything that was completed to their specifications. This is the absolutely worst rental company around Atlanta and surrounding areas. They also charged me for an extra day rent. Stating I moved out on the 8th. 1 star. My experience with FirstKey Homes has been extremely frustrating, and I would not recommend this company to anyone. I want to explain exactly what happened so other renters understand what they may be dealing with. The first major problem was the water heater. It broke in December during very cold weather. We went about a month without proper hot water. During that time, my family had to buy electric kettles to heat water for bathing, and sometimes we had to go to hotels or the gym just to take a proper shower. That is not a small inconvenience. That is a major disruption to basic daily life, and it took far too long to fix. The next issue was the kitchen drain pipe. It broke and caused water to spill across the floor. Instead of resolving it quickly, FirstKey Homes sent multiple repair teams out over the course of about three months. They would come, inspect, and leave without fixing the actual problem. Meanwhile, I was left dealing with water on the floor and ongoing disruption in the kitchen. In the end, I handled the repair myself with help from family because the company failed to get it done. We also had issues with the refrigerator, including the ice maker and water-related components, and the kitchen hood was not working. For one repair request, they sent two technicians at the same time, and I was later charged in a way that felt unreasonable. That made it seem like their internal scheduling problem became my financial problem. There was also damage to the frame/door area that allowed rainwater into the house. That, too, took around two weeks to address. Then there was the garbage disposal. The unit was old, outdated, and had already stopped working. A technician came out much later, and afterward FirstKey Homes tried to use food residue visible in the sink on the day of the visit as the basis for blaming me and charging me $150. From my point of view, that was absurd. The disposal had already failed earlier, and the unit appeared to be well beyond its normal service life. The bigger issue here is the pattern. In my experience, FirstKey Homes was slow to fix important maintenance problems, poor at follow-through, and too quick to assign charges to the tenant. I also did not feel that costs were communicated clearly in advance. Instead, charges were added later, even while responsibility was still disputed. This experience caused my family stress, inconvenience, wasted time, and extra cost. A rental company should make life easier by maintaining the property responsibly. That was not my experience here. I honestly don't know where to begin when it comes to my experience with FirstKey Homes as a whole, but I'll do my best to be as detailed as possible. To start, while I have no issue with individuals from different cultural backgrounds, the language barrier with several customer service agents made it very difficult to communicate effectively. In mid-October, a pipe burst underneath the kitchen sink, causing water to flood the kitchen. I called customer service immediately, and while water continued pouring out, the representative kept calmly repeating the same question -- "Do you know where the main cut-off valve is?" It took me 23 minutes to locate and shut off the valve myself. I was told someone would be dispatched to assess and repair the damage. That never happened. A week later, I followed up, only to be informed that FirstKey was still searching for a contractor. It took another two weeks before anything moved forward. By this time, it was a week before Thanksgiving, and again, I had received no updates. I eventually had to contact Gwinnett County Code Enforcement to report the lack of response, especially because the smell of mold had become overwhelming, and the carpet remained damp from the water damage weeks prior. After what had been my ninth call regarding this same issue, ((magically a contractor was found) nevertheless the kitchen cabinets were finally removed, and a restoration team came out to address the mold that had formed within the cabinet wood. As my lease came to an end, I wrote an email clearly stating the date I would be vacating the property. Despite this, prospective tenants came by to view the home at 8:02 PM, while my daughters and I were still inside. This was a complete disregard for our privacy and created an uncomfortable and inappropriate situation. On move-out day, I was informed that I would not receive my full deposit back due to what was claimed as damage beyond normal wear and tear. However, I had the floors professionally cleaned, the bathrooms thoroughly sanitized, and the lawn properly maintained before leaving. I strongly urge anyone renting from this company to document everything -- take photos, keep detailed records, save receipts, and log call times and dates. The lack of communication and urgency from FirstKey Homes is deeply concerning and unprofessional. For what it's worth, I want to acknowledge that Raj, the maintenance worker assigned to my area, was always kind, responsive, and empathetic during service calls. FirstKey Homes owns a house directly behind my property, which is a rental. They hired a contractor who installed a fence right next to my own. They nailed their fence to the back of my fence and did not use concrete to secure the poles in the ground, which made the fence less stable. After bad weather and rain, their fence fell over. Because they had attached their fence to mine, the weight of their fence caused my fence to come down as well. This was evident when the fallen fence lay on top of my fence on the ground. I am frustrated with investor companies buying homes in our neighborhoods and refusing to take responsibility for the damage they cause to surrounding homeowners. They suggested that I contact my insurance company, implying that I should be liable for their negligence. They nailed their fence to the back of my fence, used no concrete to solidify their poles, and when their fence failed on top of my fence, they blamed the aging of my fence as the cause of the problem. They have been hiking my energy bill ever since I moved in here. Upon move out a certified letter was mailed to the company letting them know. We sent the letter for twofold purposes. We have in 4.5 years never once been able to reach or get a callback from anyone with authority. We have only communicated with the call center to which they will send a email to the office. We received a move out statement a month and a half after we moved out with utilizes and charges that were incorrect. We attempted to call Chris the post move out representative whose name was on the statement. After 5 messages he still did not return a call. We received a letter from a collection agency to which we provided receipt and records. They refused to work with us and provide contact information. I tried to break my lease 4 months early, and the penalties were outrageous. On top of that, they wanted to charge me an extra $800 for not giving a 60-day notice. When I moved in, the house was infested with cockroaches, and the exterior was covered in mold and mildew. I had to fix all of that myself. You had to sign it to access the property, without any explanations. They simply pushed you to continue with their process. They say you can submit your own version later to point out discrepancies, but they don't guide you through this, and they suddenly close the window, preventing you from sharing your side of the story (the actual condition of the property). The management company does not pay the hoa fees and owe about $15000! This was not disclosed to me on move in and I do not have access to any of the community amenities! I have never experienced such horrible customer service and application process in all of the years that I have rented. All of the places where I have submitted applications look at your credit scores, rental history based on direct reports from your landlord and income. First Key Homes denied my application with just the credit scores and not any other factors because I had not uploaded any other information before I received the denial. I called multiple times to see if I could upload my information so that they could use all of the factors in considering my application. I been here 5 years and never missed a payment. The rent increases every single year. This time it went up 13%. The average increase in my area is 5-8%. I asked for a reduction, longer lease for same price, and asked if there was any other options to work out a reduction. Their answer was no we are firm on our prices and we do not negotiate. I asked if there were any incentives for a long term resident with good history and their answer was no. There are no incentives. There is no reason to stay with first key homes. They will charge the highest amount possible for the market and raise your rent as much as possible every single year and will never consider your situation to help you. Beyond the pit. We have been out of electric power for 3 days, they cannot seem to show up. Our stove kept throwing a breaker under normal use (just one burner). Now the whole house shut down. No lights, no refrigerator, no heat, no nothing. FK does not care. They say that they are sending a tech but they do not. I guess we just have to call our own electrician and then sue FK. On December 14 2025, I submitted a maintenance request for an overflowing septic tank in the back yard. First Key had vendor come out. After a month of nothing being resolved, the vendor has notified us that First Key Home has not approved the quote. While speaking to First Key Homes, they have stated that they are waiting for approval from vendor. It has been over a month since this request has been placed. First Key Homes has NOT taken urgency with this issue, which they documented as a EMERGENCY maintenance ticket. Today is January 16, 2026. First Key Homes has stated they are waiting on the vendor. We have contacted the vendor, whom has been very knowledgeable and helpful through this experience, and they have stated First Key Homes has not approved their quote. Currently , there is a pond of septic water in the back yard and the toilets are backing up. We are ready to take legal action and notify our county health departments. We have lived for a month unable to shower, cook, do laundry, and many more in our home we pay over $1800 a month for. While we know this situation is frustrating, we are accepting prayers at this time. Watching my fellow roommates struggle and go through sickness has been hard. I notified First key of mold growing in my kitchen, they came out in two weeks and cleaned the mold off with a cleaner and said it wouldnt come back. After evulating my health with my doctor we determined that something in the house was making me sick so I decided to move. I put in my early termination and told them I was moving due to the mold. I noticed the mold had returned to the same place five days after I put in my termination and made them aware that it had returned and it was showing up in other spots throughout the house. I asked who I needed to contact to prove I was breaking my lease due to the mold, the health inspector, the county inspector or hire a professional for documentation. That was 15 days before my last day in the home. I moved out of the home 14 days before the lease was over for my health. They did not contact me until yesterday to tell me that "they did an extensive investigation and they would not be waiving the termination fees, as I didnt give them time to address the issue." I told them about the mold and instead of inspecting where the moisture was coming from in the wall, they wiped the wall down. I gave them time to address the issue and refused to live in a moldy house so broke the lease. Now they want to charge me over 4K to break the lease when I only did so because of mold and uninhabitable conditions. I will be taking them to court to try to recoup the damages to my health along with the fee's. I have let the community know about the problems I have experienced and they have lowered the rent over 500$ from what they originally asked for because no one will rent the home. Would not recommend. It took over one month to get a reply and if they would have replied within the 15 days I still had access to the house I would have done what I needed to do to prove the mold and reason for moving. read more

I am now waiting outside of the for the inspection, which has been scheduled to determine whether we have sufficiently cleaned the to obtain our damage deposit. I was told to be here at 8 AM. Had we known that First Key Homes was this shady we wouldn't have moved here , fist red flag was when we looked at the unit next door, Second red flag was we signed the lease and paid the deposit, third red flag was the leak in the ceiling that was very visible and it took 9 months for the third maintenance guy to find the leak we lived with black mold for months and had to buy numerous things to keep the mold down, then we dealt with a leak outside at the water meter which caused ice to form at the end of the driveway, next issue was the air conditioner was leaking down inside the wall so bad that a pump had to be placed in the attic , the next issue was hot water was leaking on the outside and the hot water heater had two parts that should have been changed before we moved in and it passed the inspection, the next issue was that we weren't billed for the water or any utilities until the next door neighbors and the utility company said that was our move in date and our move in date was last year, next after signing a new lease because of my health issues we couldn't move and after we paid the raised rent amount we were hit with a years worth of charges, after contacting First Key numerous times and the property manager only wanted to set up a payment plan which we could not afford with paying the current charges and asking numerous times to speak to someone in the corporate office still no contact and when we threatened to take Leagal action someone from the billing department contacted and assured me that she would work this out and we're still stuck with a payment plan that we can't afford , because we wouldn't be able to buy groceries or put gas in our cars to get back and fourth to work, I'm a senior citizen with health issues and my daughter also has health issues, renters beware do your research before you rent from this company. read more

May 18 of 2025 I moved into a property owned by FIRST key homes. The properties located in Chelsea Alabama in deer Ridge LAKES the only property for rent. from the very beginning communications with FIRST KEY STAFF is impossible. when my stove suffered an electronic failure in the circuit board, I was told I could not use the stove. For 11 days I had no use of the stove. They never offered any kind of credit for my inconvenience. The property is nothing but hassle. It's located on the corner. You'll get HOA violations every other week and trying to communicate with FIRST key staff is impossible because you will be dealing with call centers in India. We finally found a house that we bought. I gladly paid the early termination fee of $3500 but they still managed to charge me $350 for landscaping fee that I was told all I had to do was trim the hedges and not worry about cutting the grass. But I was still charged. They are liars and a very bad company. Trying to get them to send me a link to the property to rate them and they wouldn't do it. Stay away from FIRST KEY HOMES. The move in process was simple however we had issues while living there and after we moved out. when we moved in we noticed the AC was not cooling. It took us 6 months to get FirstKey Homes to fix the issue. Then we noticed the how water heater was leaking and took a month to fix that. It also took 6 months for them to fix the roof. The shingles were falling off and there were leaks everywhere. The move out process was a nightmare. They would call me nonstop to get me to stay. Everytime I told them no. they sent us a list of things they would charge for. I went through the list and fixed everything. They were supposed to do a pre move out inspection to let me know what needed to be fixed (this is on the lease) they did not schedule one and didn't do it. I moved out and left the place in the same condition I move into in, probably better condition. After a couple weeks I received my move out statement where they took all of my deposit They charged me outrageous amounts for cleaning and touchup paint. Things that I did prior to moving out. I reached out to them 2 weeks ago and never received a response. Long story short, DO NOT RENT FROM FIRSTKEY HOMES. Their customer service is terrible, maintenance takes forever and they will take all of your deposit and then some even though you left the home in the same condition as it was when you moved in. I was sent messages that homes available, went to see them had to pay fees to do self tour only to find out ten minutes later the home has already been leased days ago, but was sent email and text two hours ago that "house is back on the market".
