However, my sole reason for rating Elden Galleria with one star pertains to my recent experience with them. I consider myself a fair individual and believe in mutual respect. On August 6, I submitted an application after deciding on my preferred residence. During my tour with Erin, I inquired whether my Welcome Letter from my new employer, along with my current income, would be accepted. Erin confirmed that it would, which I found satisfactory. Please note that I applied on a Thursday and did not receive any response until midday Monday. I uploaded my information and paid the required fee. Additionally, I included my Welcome Letter as supplementary income documentation, as there was no indication of a start date requirement on the application, so I uploaded it. On Monday, Erin contacted me via voicemail, requesting a return call. When I returned her call, she informed me that I had been approved, but I would need a guarantor earning six times the rent and possessing excellent credit. This information left me confused and, frankly, annoyed, as I am confident in my creditworthiness and, combined with my Welcome Letter, I generate over $10,000 monthly. The situation further deteriorated when Erin indicated that I had only a day and a half to find a guarantor earning approximately $12,000+ per month, who would also need to sign on my behalf to facilitate the rental process. I attempted to contact her again but received no response. When speaking with a representative at the office, I was advised to contact Rent Grow to clarify the issue of 'Insufficient Proof of Income.' Rent Grow then informed me that the property could easily adjust my income verification using my Welcome Letter, thereby rectifying the approval process. Subsequently, Erin called back, indicating I had until 2pm to secure a guarantor. I shared Rent Grow's feedback with her, and she stated that I was approved normally, but recent policy changes no longer accepted Welcome Letters, which would disqualify my letter since I applied late last week. Contrary to this, Erin also claimed that my application was not a standard approval because I did not include a start date, despite having uploaded the Welcome Letter with an 8-16 start date. Erin further asserted that only ownership could amend an application after submission. These conflicting statements culminated in frustration. Erin also mentioned that it is not feasible to maintain two full-time jobs, a statement I find bewildering, as I have historically worked multiple full-time positions to advance financially. I am at a loss for words regarding this conduct and am deeply concerned about the apparent display of rental discrimination through unequal terms. My recent experiences are shocking. I even contacted Sydney, the Senior Community Manager, who was unable to assist. This situation is unacceptable, and I intend to share my experience publicly. Due to a lack of transparency regarding the new Welcome Letter policy, the omission of a start date, the Magic Gurantor and the assertion that I cannot work two full-time jobs, I was denied tenancy at Elden Galleria This has been the most distressing experience I have encountered since relocating to Georgia. I urge prospective tenants to ensure they evaluate rental options carefully and prioritize communities that demonstrate genuine concern for their residents and uphold equal treatment standards. Requiring me to find a guarantor within 24 hours is unreasonable and sets individuals up for failure. I possess adequate credit and income to rent independently and do not require a guarantor.

I moved out of Slaton Manor a month ago, but I lived there for eight years and every year the HOA…read morepayments have increased while the building continues to be in shambles. When my brother first purchased his unit years ago, he was told the HOA was in talks to sell the property and it would be a quick sale/buyout. They continue to hold out because they are trying to get larger-than-property-valued payout. Everyone who lives in the building has to vote to sell in order for a buyout to happen and the majority of those who live there are elderly. The realtors who live in the building have offered laughable prices and are trying to get a larger than normal commission. Every year the place gets worse and worse. A few years ago, the exterior panels were falling off, and, rather than do anything about it, and the HOA hired the most expensive company in Buckhead to put their equipment ("renting the equipment" as I was told) on the property, paid them for nearly 7 months without a panel being replaced and then removed their equipment after I and several other residents filed a complaint. The rotting panels were still on the back side of the property last I saw. A tree branch fell on my girlfriend's windshield, causing the windshield, the side mirrors and door frame to be replaced. Insurance covered it and her deductible was $400. After a month of e-mails and waiting for replies, the building manager said "an arborist" was called in to investigate the tree and since it was deemed healthy, the HOA is not responsible. I asked which arborist was called in to investigate, considering healthy tree limbs don't fall for no reason, and I haven't gotten a reply. The week before I was sent that e-Mail, all the trees were scheduled to be pruned back (I am still in their e-Mail database and get the updates). The HOA is high because all you have to pay for is Wifi, and it is in a perfect location. Those are the only positive things I can think of. There's no laundry in your unit, parking spaces are limited and are usually all purchased immediately (a new resident told me their realtor told them they could park four cars per unit), there's mold everywhere, no ventilation, monthly water shut off, no security (there's a number you can call and they will deem if you need help. I called when the fire alarm went off and I was told that wasn't necessary), you can smell your neighbors cooking, hear them when they use the bathroom and when they argue. Thankfully, I no longer live at this building.

The location changes each month so this rooftop was pretty cool. The pool area was closed off but there was an option to make reservations to be seated for dinner. Overall, a great location that's normally reserved for members only. The staff is great, the decor is clean and the venue has an upper balcony in case you missed it. I rarely leave reviews, but after living here for a year, I feel obligated to share my experience…read more The most frustrating part of living here has not been any single issue, it's the constant cycle of recurring problems. It genuinely feels like there is something to complain about every week. Over the past year, residents have dealt with flooding and water intrusion issues, elevator outages, internet outages lasting multiple days, security concerns, sanitation issues, and ongoing pest problems. One of the most concerning issues has been building security. The garage entrance door that requires a key fob has frequently malfunctioned. At times residents cannot use their fobs to gain access, and at other times the door does not properly secure at all, allowing anyone to simply push the door open and enter the building. Most recently, the dumpster was allowed to overflow to the point that trash accumulated in the area and residents are unable to properly dispose of their trash and are leaving bags of trash in the chute closet, causing it to overflow into the hallway. There were gnats, ants, and even maggots present around the waste areas. This is also not the first time the dumpster has gone without being emptied in a timely manner. I have also noticed ongoing cleanliness concerns throughout the property. There have been occasions where trash remained in hallways for multiple days before being removed. Some hallways and common areas have noticeable odors, and I have seen full garbage bags left in the parking garage, likely due to issues with residents being unable to properly dispose of trash through the chute system. My own maintenance experiences have also been frustrating. I experienced flooding through my balcony door during rainstorms. Despite repairs being completed on several different occasions after having to reach out to regional, water intrusion continues to occur when it rains. I also spent months requesting replacement of a ceiling fan that made excessive noise, only to repeatedly be told that it was functioning as intended before it was eventually replaced. My washing machine stopped working and had to be replaced. While it was eventually addressed, being without a functioning washer for an extended period of time is extremely inconvenient when residents are paying for units that include in-unit laundry. Pest issues have also been a recurring concern. There have been ants, large numbers of black insects entering from outside, excessive amount of gnats/flies, and even centipedes throughout common areas of the building. What is most disappointing is that these issues do not feel isolated. They feel ongoing. Just when one problem appears to be addressed, another one arises. For a property that markets itself as a luxury community and charges luxury-level rent, I expected a much higher standard of maintenance, responsiveness, cleanliness, security, and overall management. I recently renewed my lease only because I plan to move out of state in the near future and staying put made the most financial sense. Had I been planning to remain in Atlanta long-term, I would have seriously considered moving elsewhere. I sincerely hope management takes these concerns seriously and works to improve the experience for current and future residents.
