The units at Waldo St are disgusting and probably riddled with mold due to the constant leaks and lack of proper air conditioning. Make sure you don't want your deposit back if you rent with them, because they will do everything in their power to keep it from you! My closet had 0 shelves and all of the windows were painted shut, including in the kitchen with a GAS STOVE. So much shoddy work being done on these properties, I would truly look elsewhere. And they will respond to your maintenance request, but they will also do THE LEAST possible to "fix" your issue aka shut you up. Good riddance! read more

I hired this company to property manager my home. I don't reccomend them but i will give credit where its due. Positives: Boundless leased my home in record time and the only issue i had with the intake process was that I was charged a $200 cleaning fee and nothing was done. Not kidding, I came back to look. Also the monthy mgmt fee they were charging at the time was pretty competitive. Negatives: In addition to the fake cleaning fee, the next month they charged me $80 to flip a switch from off to on and that's when we parted ways because it was more than obvious that it was going to be a money grab situation and I was in the losing position. They agreed to let me out of the contract (surely sick of dealing with me by then) and for that reason they get 3 stars. Overall: i would say that we parted ways amicably and worked with many of the people named in the previous comments. read more

I lived in a Boundless property for three years. Communication with management was subpar at best throughout our time in the property, with random maintenance people showing up without contacting us and finding out the house previously had black mold (our neighbor told us this). Part of our security deposit was held by Boundless for a cabinet that was never in the house when we moved in. Unfortunately, we don't have photos proving it wasn't - despite them not including it on their lengthy move-in evaluation and pictures from "before we moved in". Overall, this company is a cluster and it's shocking people trust them to take care of their homes. I am extremely disappointed in Boundless after being pretty good tenants for 3 years and then being accused of stealing something. It's truly ridiculous and I would not recommend leasing from this company unless you enjoy being frustrated. read more

Boundless Management took over our rental when the town home we had occupied for 4 years was sold to a new owner. In less than a month the place we loved and called home for 4 years had become a nightmare. It was very clear to see that this company makes their money by taking advantage of tenants by charging crazy fees at every turn and it was clear to us that renting with them would be a liability. We left the home in immaculate condition. "Better than 98% of their tenants" quoted by an email from their employee Emily. This company still refused to return our security deposit. My partner is a landscaper and managed the property for the previous owner. Boundless even used OUR pictures to rent the home after we left. Side note* I still live close to the neighborhood and the home looks terrible now. I am a Real Estate professional and have recently had friends reach out with similar stories about this company. Which is why I felt it necessary to come here and try to warn folks. If you need a quality management company Boundless Management is not it! read more

Do not rent from this company, or place your house under their care. Firstly, I had to reach out to the property owner because the management company had been disregarding several notices over a year explaining that the ceiling was leaking inside the property. So the ceiling was leaking for over a year! Secondly, they send the same over weight handy man to fix everything, and the work is less than sub par. They ONLY use used appliances in their units and expect you to keep up with replacing the items that continue to wear as they are used. The freezer had maggots inside. The stove has electrical shortages and they will not replace it. I sat in the dead of winter with a freeze warning with my 5 year old and they still would not replace the hvac unit. My bill was $500 in 1 month and they still would not replace the unit. They will make up charges during move out to keep your entire security deposit even with a house cleaned from ceiling to floor. They will tell you to caulk the holes, then charge you for caulking them. They drag their feet to do what they are supposed to be doing, then rush you to complete your portion with the threat of a deadline. They are the most backwards rental company I have ever encountered. I would never refer anybody to them, EVER! RUN AWAY FROM THIS COMPANY. TENANTS AND RENTERS!!!! Boundless was asked 9 days ago to take action and have still not even secured the quotes to help me, the owner, make an informed decision. It takes numerous emails just to get them to respond let alone do anything. I feel terrible for these poor tenants. Spent almost 14 days back and forth emailing all the paperwork for this place. Sending already what has always been plenty of info necessary about myself to obtain an apartment. They emailed me back around the third time, stating I did not exist with the credit bureau. I just got a new car and have monthly payments (I obviously exist), however I did spend countless hours wasting my time calling all credit bureaus after, to be told that what I already knew that indeed yes, my information was all correct and there should be no problem checking my credit by anyone. I then still even offered to go beyond what is required and giving even MORE of my personal info out (to a person I did not even meet mind you!) I even offered copies of my on time vehicle payment history. Nope, still wanted more. I had already given my $50 Application fee unfortunately because they acted like it was plenty to run my credit in the beginning and like I was a shoe in, then I am told no "You don't exist." Huh. Afterward, even though I received two emails stating they could not even run my info (false), they kept my app fee of course anyway. I still have yet to receive any emails back regarding my request to be refunded the app fee. If they honestly couldn't run it, so did no actual work running it as they said, then they should not just be able to keep my money for running it! This is clearly their business practice. Like a scam just to get peoples application fees? Perhaps that is why the rent was so cheap. I saw several other interested applicants viewing the same two apartments too that I was shown, they must have made quite a penny off of all of us. I will not be doing business with them again no matter how much I like a place in the future. Save your time and money and find property management/owners with a moral compass to rent or buy from. I offered 4 grand down even, proved a bank account with enough to cover an entire year on the place I was interested in and it still was not enough. On top of this they knew about me losing my parents and essentially bouncing around Air Bnbs with no place to live, seeing fully my Prius packed like Tetris and needing a home asap. Rebecca was very nice and accommodating to me, Dulce was not as sweet as her name suggests but mostly, she wasted my time, got my hopes up, and added more stress to an already very stressful time for me. I just wanted a reasonably priced apartment so could work toward buying a condo eventually and they made all communication impossible and clear in the end, that it was never their intention to rent to me in the first place. Not sure why I was profiled, I am a 36 year old white woman with a good educational background that has always paid my rent fully and on time. As a property owner looking to rent, the choice on a property manager was both a personal/commercial one. We chose Boundless after speaking with a few potential managers based on level of service and competitive pricing. We are early in the relationship in that we just had a tenant move in a few weeks ago so most of this has to do with the tenant securing, negotiation and cosmetic improvement services. Pros: Tim is an experienced agent who provides a commercially viable counter to owners emotional expectations. He is calm, professional and responsive. They do a lot of rentals. I don't know if it is a small part of their real estate service portfolio but I did not get the sense it was an add on. Since this service was most important to me, I was comforted by that. Pricing can quickly eat away at rental income. Boundless is very competitive. Rent estimates - there is sometimes competing pressure between getting the highest value and losing another month of rental. Tim/Boundless walked this line well and counseled us appropriately - even if it was not a particularly easy conversation to have. Monthly statements are professional and itemized making it easy to track expenses and revenues. For owners concerned about revenue/carrying costs, this is an extremely helpful tool. Cons: During the tenant recruiting/identification process, I would have liked weekly reports on activity. I would recommend an email reports disclosing inquiries, showings, etc. Rather, I had to call to get this information. Although each manager has their own website and solicitation protocol, I would have liked the rental to have shown up on some of (what I perceived to be) the more popular rental sites. Not sure that would have mattered substantively but as a first time renter, it would have provided more comfort. ******* All in all, we are happy with our selection. We have a tenant in the property and were overall pleased with our service. My interactions with Riel in the back office have also gone extremely well and so I expect the monthly management service to go well also. In short, Boundless handles everything for leasing my condos, with minimum hassle and isn't afraid to do extra work, that I'm not necessarily paying them for. After moving to Australia 2 years ago, I needed someone to manage two condos. Boundless has made it so simple. They handle everything from maintenance, finding and screening tenants to financials and collections. It removes almost all of the stress and effort. The team is professional but also friendly. I work with them exclusively by email, due to the time difference and they are so prompt in answering questions and solving issues. Being so far away, I can't help with anything physically, so they've done little things like interfacing directly with the HOA, sending appliance colors and various price-options when something needs repair, then handling delivery of the appliances and their installation in my absence, Worthy of 5 stars. read more

Boundless Management is a money hungry management. They will find any reason to scheme on their residents and increase their prices or add additional fees. They are also horrible with communication. My roommates and I had a problem with a toilet that caused our water bill to be $300. After paying the bill and getting the toilet fixed we reached out to the company to ask if they could send us a copy of the receipt or forward a copy to the water company in an attempt to get a credit for our next bill. Also, our complex has a one car garage and a one car driveway. We have three cars total and thus, one person is forced to park in the visitors space across the street. The company seems to pick and choose when and who they will penalize for parking in these spaces. I have parked there on and off for months and have only received one warning over a month ago. A month or so later, they decided to randomly attempt to tow my car. This is ridiculous being that my car was only moved to the visitor space for 1 hour so that my roommate may move her car out of the garage. I would not recommend living in any properties owned by this company. I know I never will again. read more

One of the properties had a tenant who was always late in paying rent but had lots of requests beyond owner's responsibility. Caught in a difficult situation, BM dealt with me and the tenant professionally. The tenant finally vacated but trashed the place. BM was quick to assess the damage, provided a report, and receiving bids. BM also provides many good suggestions that protects the interest of the owner. read more

The outgoing message prompted me to text her, which I did, several times with no response. I have worked with Boundless Mgmt now for almost two years... As a tenant. NEVER, in all the times I have leased property, have I had an owner so off their rocker... And Boundless did NOTHING to reign her in. She invaded my privacy at least four times a year with "inspections"; the owner expected me, the tenant, to clean the gutters and do the high end home upkeep stuff that was in no way my responsibility as a tenant. I am sure they are owner friendly... Because they charge you for every activity they do on your behalf, but they are terrible to work with as a tenant. Just yesterday, as we are moving out of the property, Boundless called because the owner wanted to ask me to meet her painter at the house at 730 in the morning... The audacity of the owner and of Boundless for even asking! I will never be in a property managed by them again... And I will make sure to tell everyone I know of my terrible experience. read more

I hired this company to manage my property. I moved out for only a year for work and had tenants in the home. After less than a year, I attempted to return to this home with my children and found that the house was filthy and infested with roaches. The property manager claimed they did a mid year inspection and a move out inspection and never saw any bugs. Impossible!!!! I have spent hundreds of dollars getting the home exterminated and cleaned. I have even had to throw away the refrigerator because the roaches were crawling around in there. The property manager takes no action to hold the tenants responsible. I have yet to spend the night at the home for fear of roaches crawling on me and my children at night. This has been an absolute nightmare! Consider yourself warned. If it's a home that you don't care about then your experience maybe different but if it's a home that you love then I would reconsider hiring this company because I was totally blindsided and unprotected!!!! read more
