Yearly inspection were done, and we always passed with flying colors. We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.

Hayes, the owner, is a salt of the earth kind of person. He is reasonable, practical, ethical, and has high integrity. A true blessing to work with. Thank god we found him and his wonderful hardworking team. Crossing my fingers that they don't get inundated with new business too fast that they can't keep up with all the new demands. Having them makes owning investment real estate much simpler. After being swindled into paying way over market for an investment property in Rex, GA by Summit Asset Group in California. We were straddled with Relocation Realty as our property management company. Our HOA brought it to our attention that our property was a blight in the neighborhood and wasn't being managed at all by RR. Upon learning this, I contacted RR and asked for our tenants contact information, (fearing that they must be neglecting our tenants as well as our property). But they refused to give me their contact info saying that it was 'against their policy'. After reaching our tenants through snail mail, I learned that my suspicions were correct. I called RR and let them know that we were unhappy and the owner, Linda, offered to let us out of our contract with the disclaimer that I needed to give her the name of a new Property manager because she would not hand my property over to me/the owner.(!?!) However, when I attempted to accept her offer via email, she never replied or allowed me to exit without a huge penalty. Crazy lady. I was just about to fight this when I was diagnosed with cancer and a month or two later underwent a 12 hour surgery to remove a large tumor from my head. It took months to recover and then the treatments set me back even farther. It took almost a year for me to get my strength back and in the meantime, every month for a year our tenants paid their rent late. It made me worry but I was helpless to do anything about it. Finally, I got enough strength to reach out to RR and ask them not to charge our tenants the 15% late fee this month, (fearing that they must be over a barrel trying to make the rent each month and the late fee wasn't helping). Linda said "no" that it would be "against the law". Doubtful that she was telling me the truth, I picked up the phone and called DHC. Hayes was working late and picked up the phone. He said "Of course you can waive the late fee if you want to!". He even double checked for me. He answered a number of my questions and it was obvious that he was honest, good natured, had a positive sense of humor, was helpful, and just plain reasonable. I fired RR and hired DHC and have not had a single regret. The transition was super smooth, when I had a maintenance issue, (over Easter Weekend!) and I sent the request it was already taken care of by Monday!! Un-B-lievable!! Hayes is a great sounding board for rookie investors like me. This is the only property we own and Hayes and his team have been incredibly patient with all my questions. I feel so fortunate to have him on my team and much more relaxed knowing that he will help us to take care of our property and our tenants. Don't abuse him & his team or take advantage of their good nature!!

Eboni (who also has a NASTY tone of voice when you ask questions) claimed there was a "block" on my credit file which was untrue because I was able to get a new car the same week I applied to the townhouse. I even called equifax to verify I did not have any type of block in my credit file. Eboni nor Karen Hatcher were consistent with their communication. And after two weeks of waiting to hear back about my application they sent an email about "moving forward with another candidate" but didn't even communicate with me so I could fully finish mine! They are not helpful at all during your application process and I believe they pick and choose what applicant they want to move forward with for PERSONAL reasons. Not first come first serve.

STAY FAR AWAY!!! If I could give them negative stars, I would. They do not have your best…read moreinterests. As a licensed real estate agent, this was one of the most disappointing and unethical experiences I've had working with another real estate company. I had an exclusive tenant brokerage agreement with my client and reached out to Promove to help locate available apartment options. I initially spoke with Oleg Konstantinovsky, who told me he would provide a list of available properties and schedule the tours. He repeatedly assured me that I was protected as the client's agent, that I did not need to attend the tours in person, and that Promove had employees who conducted the showings. Most importantly, he repeatedly assured me that I would be paid. At no point did Oleg clearly explain how Promove's process actually worked. He never disclosed that: Promove would be paid directly by the apartment community. I needed a referral agreement with Promove. My compensation depended on additional requirements that had never been communicated to me. According to Promove, I needed to personally show the property in order to receive compensation. After my client paid the deposit, Oleg actually called me asking why Promove--instead of me--was listed to receive the referral payment. That immediately raised concerns. I then contacted the apartment leasing office directly and was told that because Promove had contacted them first regarding my client, the referral payment would go to Promove--not to me as my client's agent. When I confronted Oleg, he claimed the reason was that he had a listing agreement with the apartment community. I verified this directly with the leasing office, and they told me that was not true. I also spoke with Promove manager David Haynes to understand why none of this had been explained upfront. Rather than answering my questions, he cowardly kept repeatedly responding with, "That's been our policy for 30 years." He never addressed why the process had not been disclosed before my client moved forward. In the end, Promove collected approximately $2,000 after doing little more than emailing to schedule a tour, while I--the agent representing the client under an exclusive agreement--was completely cut out of the compensation because of information that was never disclosed from the beginning. Even my client described the situation as unethical and was extremely unhappy with how everything was handled. My issue is not that companies have policies. My issue is with the complete lack of transparency. If Promove had honestly explained the process from the beginning, I could have made an informed decision and protected both my client and my business. Instead, I was repeatedly reassured that everything was fine, only to discover after the lease was signed that I had effectively been replaced in the transaction. Based on my experience, I cannot recommend Promove to other real estate agents. I would strongly encourage any agent considering working with them to avoid working with Promove at all costs. If you do reach out to Promove simply to get a list of available apartments, DO NOT allow Promove to schedule any appointments on your behalf. You call the apartment complex yourself, register your name as the agent, schedule a tour, and show up with your client to the tour. Not sure how either one of these guys sleeps at night knowing they're literally living in a web of lying, manipulating, and stealing from people.

I am writing this to warn anyone considering working with Rachel Patel and John Bailey. In a recent…read moretransaction, I believe Patel committed fraud, and her broker (Bailey) refused to make it right. While I am filing a lawsuit and plan to eventually recoup the money, to date, this has cost me over $1800. On December 8, 2024, I toured 3338 Peachtree Rd NE, Apt 1905 with Rachel Patel. I asked if there were any fees outside the rent. Rachel explicitly stated there were none. Based on this information, I filled out the application agreement on December 9, and was approved with a move-in date of January 1, 2025. There was a $1750 "reservation fee" and a $75 application fee required to submit the application. The $75 was non-refundable, but the $1750 was refundable unless I failed to execute the standard lease. When I finally received the lease on 12/17, it was materially different and not a standard lease. First, it included multiple undisclosed fees that directly conflicted with her verbal representation and the listing itself. These fees included a $350 pet fee, a move-in fee, and a rekey fee. Additionally, the lease contained an entire page at the end of "special stipulations" that were absurd and non-standard, essentially obligating me to repaint the entire apartment after one year of tenancy. I also found out by a little digging Patel lied about her involvement in the property. She was not just the broker; she was the owner (she is connected with the LLC listed as seller on the lease). Because the lease was non-standard and did not match up to her verbal representation, I had the right to refuse to sign and get the $1750 back. When I brought this up, Patel responded dismissively. She claimed the fees were normal and gave me 24 hours to agree to the lease or she would relist the property. This ultimatum directly contradicted the terms of the agreement, which provided until January 1 to finalize the lease. I then escalated my concerns to her broker, John Bailey, on December 22, outlining the non-standard terms and requesting either the removal of the special stipulations or a refund of my deposit. While he initially responded by waiving the move-in fee, he ignored my follow-up communications addressing my concerns with the non-standard special stipulations on the lease. As a result, I filed an ethics complaint with the Georgia Real Estate Commission regarding this experience. I strongly advise against working with Rachel Patel or John Bailey. Similar complaints can be found online, including a Yelp review describing a comparable situation where another individual lost $3,500. Patel is a nasty person who will get more and more demanding as the process goes on. In my opinion, she tries to take advantage of people. For example, she tried to get me to move my move-in date forward simply because she was leaving town and wanted more money. It was laughably unprofessional and I told her no. My advice is to not do business with either of these people.

They use trickery to get you to pay a reservation fee that's NOT required then try to force you to sign the lease earlier than you want. I started to dislike the fact that they were trying to force her to sign the lease as if the owners was desperate And couldn't afford their own mortgage. The Atlantic building is old and not worth it. It literally needs a lot of work inside. There are better apartments or condos to rent that are modern. After you pay a hefty fee as a deposit, you still have to pay an ADDITIONAL deposit to the building to use the amenities that should already be included in the rent. I do not recommend this company at all. They refuse to refund my $3500 knowing they are in the wrong.
