I have been renting at the same building for 5 years now, it's over 100 years old, so obviously there will be the occasional maintenance issue, but Victor is great and management has always been responsive to my requests. Any issues I had were with one tenant who constantly blasted his bass sound system, and Cobalt took care of this for me. The issue is, other residents are also actively paying for parking, and a car not being used takes up a valuable space. I recommend leaving it somewhere else in the future if you are not using it." So why did I pay for parking? An unused car and a car that is abandoned are 2 different things. "Valuable space". The "portfolio managers" are unprofessional and passive aggressive. in the time that I've rented from cobalt I have experienced 2 weeks with out water (there news coverage of this) No AC for two summers in a row. no hot water for 2 weeks (in the winter) and no stove for 2 weeks. Cobalt does not care about their tenants and only cares to protect the actual owners of the properties they manage. good luck emailing or calling. you will not get a response back. They say that they have policies that they never ever inform tenants of it will not be on your lease and it will be just a policy they pull out of thin air. The management never wants to call back. They overcharge for water they will charge 75$ per person. The applicances are broken and out of date. They will have come up with any exuse to throw additonal charges at you. The management team when you do finally talk to them are condscending and super rude!! Theres mold in the building you will start to feel sick after a while. Multiple neighborhs had same complaint and they want you to clean it yourself. They'll threaten to evict you if you are one day late on rent. This place sounds horrible and trust me it is!!! read more

Beyond unprofessional when you reach out multiple times and cannot get anyone to return a call or an email. At this point, I would not rent from them at all. Great rental company. I've lived in apartments managed by slum lords for a lot of years so I know the difference. Very responsive and kind to requests, I usually wait no more than a day to get things fixed. Every property manager I've had at my apartment has been very sweet. I am only giving 4/5 stars because there was one property manager who (while kind) was not responsive quickly enough to a cockroach problem. However it was eventually resolved and I now live cockroach free. I also wish that they gave us more recycling bins, which I have asked for. I will also say that I have pretty high rent for my small place, but it is a very nice neighborhood, so it is to be expected. read more

I rented a VaHi apartment through Cobalt for three years (2021 - 2024) and had a great experience. They have lower price points compared to the brand new generic apartments popping up everywhere now and made it possible for me to live in this amazing neighborhood. I love how they renovate the kitchens in many of their units while keeping the OG hardwood floors and character of the old building. They were always very prompt with service requests, which I wasn't expecting since it was my first time renting from a smaller company. They usually have a lot of options available in the VaHi/O4W area and you can find units with in-unit laundry and central AC if that's in your budget. As an added bonus, they had a flexible month-to-month rental option for only $100 a month. I am thankful for my experience with Cobalt and would recommend them to anyone looking for a reasonably priced place in this area. read more

I moved into one of the properties back in July. From the beginning, I had issues. The property manager I worked with was late to the property showing, unresponsive and unorganized, etc. Shortly after I moved in, I noticed there were unauthorized vehicles parked in the resident's parking spots. The parking spots are reserved for residents, but I would see guests and other unauthorized vehicles parking in these spots. This was a problem for me because I was forced to park on the street or blocks away. I texted the property manager twice about the parking situation. I finally received a response the second time and she said she would send out an email reminding everyone.Not sure if that ever happened. Fast forward to a few months later. 2 weeks ago I noticed a huge scratch on the right passenger side of my vehicle that was not there before. Someone in the parking lot hit my car and drove off. Normally it would be easy to track but in this instance there were unauthorized vehicles parking in the spots reserved for residents. I emailed the property manager asking for video surveillance and she said the property doesn't have any. I also let her know I previously reached out to the other property manager about the parking situation. So after two warnings AND having someone hit my car, they have finally decided to have the tenants put parking decals on their cars, or so the property manager claims. I wouldn't recommend anyone stay at any of Cobalt's properties. The managers are careless and do not follow up with resident issues. read more

I lived in a Cobalt Apartment for a year and was very happy there. Their property manager responded to my questions quickly and clearly, and when I moved out she was very flexible about arranging showings around my schedule. Their online payment portal is pretty handy too. My one (minor) complaint was that I had noticed missing screens in some of the windows and despite my requests and the manager's promises that it would get done, that never happened. But all in all, it was a pleasant experience and I would still be living in that apartment happily if my work hadn't taken me elsewhere. read more

The whole application process done remotely is so unpleasant for the renter that I would never want to rent from Cobalt ever even if you have other units available. I lost $25 pet approval fee after waiting 5 days to be told the unit is no longer available. You should have held off on making people pay for pet processing fee if you don't even know if you'll accept them. There's no explanation as to why my application is declined either. All you say is that the unit is no longer available. I have been calling in everyday for 3 days up until today and was told the unit was still available. You're clearly screening applicants based on unknown reasons and making people wait and lose money. There's no transparency here. read more

Cobalt recently purchased the building I rent in and so far the experience has been mixed. I definitely think it's in part to the transition that comes with a change in ownership, but so far their communication has been subpar. We are thrilled to see improvements to our building, but less thrilled that these somewhat invasive improvements (tree trimming, removing and replacing our fence, HVAC work) have happened with little to no heads up. So far every time something has been happening in our building we have gotten a day off notification, which is problematic when repairs involve entering our home. There was also an instance where they sent a contractor to our home to do an estimate and did not notify us whatsoever. Management does not seem to understand why that would make us uncomfortable and has said they are not in control of that, but if they aren't, who is? read more

I lived in downtown Atlanta at one of their properties for a couple years and couldn't be happier with the experience. On move-in day they brought coffee grounds and mugs as a house warming gift. The staff always responded quickly to any emails and I never had an issue with maintenance. read more

Cobalt has many locations across desirable areas in Atlanta. They manage properties for owners of the actual buildings. Tenants work directly with Cobalt though. I rented at a location in Virginia Highlands within walking distance to the Beltline and Ponce City Market. The studio I was in was one of a ten unit residence. It's an older building but most are around here. At my specific building they have parking on site and a washer and dryer in the building but not in the unit. I personally did not use the W/D because they are on the older side and it was easier to just go to the laundromat. Others used it, it was just my preference. All requests and rent are made via the online portal. Management is not on site which is nice at times. Communication was not how I would prefer with the building agent, Maria, but John Rutledge the company manager, has taken the time to handle my concerns appropriately and work with me. I would suggest that the mailboxes be placed within the property building instead of the street. Maintenance technician, Devon, was always a pleasure to work with and quick to fix any issues. read more

RUN THE OTHER WAY! I've lived a Cobalt apartment for the last year. I spent five months with no hot water and my air conditioner broke four times. The trash never gets picked up. My windows don't open so in a fire I would die. They sent their maintenance man who pried it open with a crowbar from the outside and said it was fine. That happened twice And currently are sealed shut. When my air conditioning broke in the middle of August the inside of my apartment reached over 100° and almost killed both of my dogs. They were doing renovations and frequently destroyed my furniture and my rugs on the front of my apartment after spending weeks with trash in the front yard and refused to replace the items they had destroyed. When I moved in they charge me a cleaning fee and it was literally a half inch of suet over every surface even inside the cabinets of my apartment. Additionally, the renovation team would demand to immediately come into my apartment frequently on Saturdays and stay in my apartment for hours because there were leaks all over the place. They don't care about the people who live here and in fact will refuse to call you back or answer your emails. Honestly, so many things broke and were never repaired that I hardly lived in a facility that we would call qualified to be labeled an apartment. read more

The only good thing about company is the maintenance guy who was relatively quick fixing issues, however not so good at keeping them fixed. On more than one occasion, I needed to ask him to come back. I will never rent from a cobalt property again. I've lived in my unit about a year and will not be renewing. First of all, my particular unit had so many things wrong from cabinets falling off to problems with locks and problems with closet doors and such. In the midst of my lease my agent was replaced with another young lady who had barely spoke two words to me (especially when I needed to use a lock out) but now is all buddy buddy Trying to lease my unit. She emailed me at 10pm for a noon touring the next day and that level of unprofessionalism is ridiculous. Would not recommend this to anyone. This entire experience has just been annoying and isn't worth the hassle. If you see a cobalt property, especially in Atlanta RUN FAST. read more

I've moved in less than a month ago, so I was dismayed when the AC broke on a hot summer night. I submitted a request at 1 am or so, and by the following afternoon a maintenance crew was installing a new one in my apartment! So far I am very pleased with Cobalt's quick response to maintenance requests, also they have a pain free online payment method. read more

I downloaded yelp just to review this company. My girlfriend and I live in an apartment they manage and are definitely not the type to complain, but this is probably the most comically bad property service I've dealt with in all my years. We had an issue with a payment bouncing back a few months ago instead of informing us so we could fix it, this turd guy from Cobalt sent us an email threatening eviction. Just as a kicker, the walls are very thin in our apartment so naturally we asked them to schedule what appears to be a weekly parade of leafblowers maybe like not at 7-8 in the morning, but they didn't deem our email worthy of a response. From someone who has never had an issue with a property service before, these guys are no good, you probably should avoid living at one of their properties. Apartment is great though read more

Jessica was so kind, helpful and pushed for the railing to get installed asap and Mario​ the contractor did a great job making sure the railing was safe.
