Service: Unresponsive | Quality: Negligent | Value: Financially Damaging
Absolutely the most unprofessional property management experience I have ever had. I have lost significant time and money entrusting Paramount with my home, and I regret ever doing business with them.
Communication is practically nonexistent. Mr. Marc Seals (Marc@paramountpropertiesatl.com) rarely answers the phone, and on the rare occasions he does, he promises to call back and never follows through. Every month we had to chase him down just to confirm what payment--if any--we would receive. The amounts never matched our rental agreement, and we constantly discovered unexpected fees deducted without explanation. We were left guessing month after month.
Basic documentation was a nightmare.
To be fair, Mr. Seals did provide two previous 1099‑MISC forms in earlier years, listing the following information:
PARAMOUNT PROPERTIES MANAGEMENT GR
2727 Paces Ferry Road SE, Suite 750
Atlanta, GA 30339
(678) 217‑4555
Taxpayer Identification Number (TIN): 82‑4968759
However, despite receiving those earlier forms, we are still missing the most recent 1099 and Schedule E. Repeated attempts to obtain them through all available emails -- including Marc@paramountpropertiesatl.com, info@paramountpropertiesatl.com (Ms. Elizabeth Bowie), and damion@paramountproperti... -- have gone unanswered.
Tenant management was a disaster.
Our first tenant missed multiple payments, broke the lease, and walked away without penalty.
The next tenant was moved in before we approved the lease, despite our request for changes to prevent the same issues as before. We were told it was "too late" to make adjustments.
Maintenance issues went ignored for weeks, including a roof leak that soaked the master bedroom carpet. The tenant tried repeatedly to reach Mr. Seals and eventually contacted us directly, asking if they could handle repairs themselves because he was unresponsive.
That same tenant made unauthorized changes to the home that were never restored. They also breached the lease and fell behind on payments, eventually requiring eviction.
During the eviction process, communication collapsed entirely.
Mr. Seals stopped answering calls altogether. The Sheriff contacted us directly multiple times because the yard was overgrown and we were facing penalties. When we sent a family member to check on the property, the house was left unsecured--with the power still on.
Attempting to terminate our contract was just as chaotic.
Despite repeated requests through every communication channel, we could not retrieve our keys. Mr. Seals was nowhere to be found. We ultimately had to pay out of pocket to change the locks just to secure our own property.
And then came the most shocking discovery of all.
Mr. Seals repeatedly referenced a "Paramount office," so we sent my sister‑in‑law to the location in Atlanta--an hour away--expecting to finally get answers. Instead, the staff there told her that Mr. Seals does not work for them, they have no record of our property, and they do not even know who Ms. Elizabeth Bowie is (despite her communicating with us as part of his team). They suggested he may be operating under someone else's LLC and does not have an official office at all. This was extremely alarming, especially considering the earlier 1099s listed that same address and TIN.
I could go on about the unrecovered funds, questionable maintenance charges, late or missing rent payments, missing tax documents, and the complete lack of communication. But the bottom line is this:
This has been the worst, most unprofessional, and most costly property management experience I have ever encountered.
If you are considering Paramount--RUN.
If you are already with them, do yourself a favor and leave as soon as your first term ends, because that's when the problems truly begin. read more
