We were on the phone quite a while and Tracy listened very well and understood the situation. She knew of groups who would come pick up the furniture for donations. She even helped me figure out how to sell the car! But the big thing she did was get the house on the market fast. After two days on the market, we had 10 offers and most were over asking! Tracy helped me sift through the offers, explaining all the various details and stipulations of each offer. Then we discussed the pros and cons of the offers to come to a decision on which one to accept. Tracy also got a back up offer in case things fell through. Smart lady, because the offer did fall through and the backup offer ended up closing. We also received the earnest money from the original offer! Tracy handled our home sale with such care, knowledge and respect. She reassured me every time I begin to stress and she was right at every turn. I was blown away by her! There are no problems for Tracy... only solutions. Tracy is a longtime resident of the area and really knows her business. She replied to every email, every text and every phone call. From start to finish, there was so much attention to detail of what I wanted and strategies on and how to actually get a house in this crazy sellers market. I called Candace after I decided to fire my initial agent and I'm so very happy I did. I am a California resident seeking to move across the country, and the agent before didn't seem to navigate that well and dropped the ball a few too many times. Even tried to convince me of bending the things I wanted in my home and I almost did...Not Candace though! As soon as I contacted her, she forwarded me her email to send her my list of what I wanted and the listings of a few houses that I loved, but I lost out on dealing with my prior agent *ugh*. Within a few days, I received emails of homes that actually fit or was close to the profile of what I was looking for. It was so easy to communicate with her and she actually understood what I wanted. I don't think she sent me one house that didn't have elements of the style home I desired. She always made me feel like I was a priority even though I know she's so very busy! Whenever I said I liked a house, she was right on going to tour it within a day and sent me videos. Being in a different state, this was very helpful. When it seemed like we found a few promising houses, I booked my flight to see them. The first time I flew out, my offer wasn't accepted as the primary buyer and she was so bummed along with me. She truly cared about me getting my dream home. During the tours, she would actually listen to some of the little comments I'd say of things I liked and didn't. For example, I like bright houses with open floor plans and windows above my tubs to welcome moonlight. My list was much longer, but hear me out. In Atlanta, many houses are closed off and do not welcome much natural light, so keep in mind that my non-negotiable wants were RARE. I remember her sending me a video and pointing out a perfectly placed bathroom window so I can "bathe under the moon" LMAO. She had me cracking up and I knew that I chose the perfect agent just in that moment. I am now laying blissfully on a air mattress from a local target in my new home we closed on 3 days ago that has the most beautiful layout, huge windows with endless natural light, local to my favorite stores, in a great neighborhood, and perfectly placed window above my muh flipping tub! I don't even want to go back to Cali to pick up my stuff lol! Totally about to push my flight back after this review is done. *Clears throat* Yay! We did it! It was a bumpy underwriting process, but she was always there to listen to me rant as a friend and advocate on my behalf when I didn't want to ruffle feathers. She was always fighting and in my corner. If it wasn't for this woman and her going to bat for me every step of this process, I would've went nuts or given up. With 200+ real estate agents at Keller Knapp, someone is going to get upset with a particular agent once in a while, but at its core the company is run by good people. If you are considering using a Keller Knapp real estate agent, go to their personal reviews since that's really what matters. The same applies to any real estate company... just becuase a real estate agent works at ReMax or Keller Williams or Compass, that doesn't mean they are good or bad. Not to mention I had found black mold, that was making me sick, in the AC unit in my bedroom. How was it handled? I was told to simply wipe the front grates, despite the mold being deep inside the unit beyond any capacity to "wipe". Only after much back and forth over weeks was I allowed a new unit at their, unapologetic, expense. As for more recent disappointments: For nearly two months we have been neglected and ignored by Mitch Greenberg and Tom Mohrbacher. For our move-out procedure, my roommate and I followed all rules and regulations to return our apartment the way we found it (minus the overpowering smell of cigarettes that took two weeks to get rid of when we first moved in) . During our final walkthrough, we were told everything looked great and we'd be receiving our full deposit by the end of the month. Later received a check for several hundred dollars UNDER what we initially payed. When asked for an itemized receipt, we were told there was paint damage, which was not true and neither reported to us beforehand, as well that it was not clean, when my roommate was on hands and knees cleaning for hours. Since then, we have been going back and forth being simply told "I'll have to look over it again" with no follow up. Countless emails, texts, calls and even office visits have been ignored. The lack of human empathy Keller Knapp has for their clients continues to baffle me. We felt undervalued and overlooked our entire time renting and only hope readers take into consideration what I have said before signing with them. I do not recommend Keller Knapp.
