    I have lived in Atlanta for 7 years and decided to move to the Virginia Highland area from Midtown in April of 2017. LIT Property Services has a number of properties in Atlanta and after looking at pictures online of 900 Greenwood Ave I decided I would give this community a go. The apartments have been remodeled on the inside which is a plus, other than that I really have nothing else positive to say. I have sent 3 emails now addressed to Jessy ( property manager ) about issues/concerns with the property with no response. If a "property manager" is not going to even respond back then I will bring my concerns online so that people can avoid doing any sort of business with this company. I emailed about how my stairwell becomes very slippery ( have slipped now 4 times ) when it rains. Now that it is a liability, I am sure they will be very quick to get involved if there is a lawsuit in the near future. Exposed wiring in the hallway Spiders were coming through the cracks in the wall below the windows They do nothing to maintain the outside of the building. Spiders and spider webs everywhere. I emailed about there not being any ventilation in the bathrooms. The windows do not open either. This not being addressed is also a building violation code. I am sure the city of Atlanta would love to know that this company is not operating their business to code. I have great neighbors. Very quiet, respectful and courteous. All we expect is living conditions that should come with a property management company that was concerned about their renters. This is not that company! I would be more than happy to talk to ANYONE associated with the company about these issues.

    I'm currently on the hunt for a rental and realized how much I was relying on others' reviews of properties, so this review is one of a few I'm writing today about places I've lived in the past few years - in the hopes I can help others as they're helping me. I personally don't like giving 1 star reviews, but LIT couldn't get anything higher no matter what bright side I tried to view. I lived in apartments on Dixie Avenue (780) in Inman Park, managed by LIT, for 2 years. The low rating is no fault of any one individual person at the mgt company - and is a rating based on comparisons to other leasing companies I've worked with. Did LIT keep a roof over my head, never lose a check, and respond to 90% of my emails? Yes. Did they try to outright cheat me out of money or play blatantly unfairly if called out on a particular situation? No. They executed the basics of operation - however slowly most of the time. If you're looking for a living situation without a high level of service from your management company - they do get the job done. However, if you have a standard of living that includes: Not having sewage flow in through your bathtub repeatedly, reliably polite/courteous/professional staff (you never know if you're going to get someone who behaves like a professional and handles your concern or if you're going to get someone who seems mentally unbalanced {aka acts like they just rolled in from a boozy lunch at a redneck billiard bar} in response to your service requests or frustrations), or not having the biggest roaches you've ever seen wish you good night...... then you may want to look elsewhere. Again - as a squeaky wheel customer (in every facet of my consumerism) I'm used to being the client that gets labeled "high maintenance". I do have high expectations. But even with low expectations - LIT will leave you wanting. I was able to get some face time in every instance after some persistence and with every problem that arose my issues were eventually addressed. Some instances were better than others, but the majority were an absolute nightmare. Move out was surprisingly well executed and fair to my relief, for instance, because I dealt directly with one of the more professional staff members. But the damage was already done over the past 2 years. Every need turned into a burden for LIT and they let me know it through rudeness, curtness, non-follow up, etc. It wasn't a fun experience. At all. That being said - bright side of this property is - no one will ever bother you - the community there in Inman Park is fun and booming - and you have AWESOME parking for the Inman Park festival :) Reside at your own risk. I guess it just depends on what you're looking for.

    I have never dealt with a more unprofessional, inconsiderate and incompetent group of people, especially Stephanie Brunsvik. I have had nothing but issues with my apartment, and the building as a whole. To begin with, I was without water for at least two months. Occasionally we would have a trickle, and it got to the point where we considered that "great pressure." More often than not we would turn on our facets and absolutely nothing would come out. The office claimed to be calling the city "daily" however it only took one call from a tenant directly to the water management office to get them out the next day. If it took a tenant one day, what exactly was LIT doing? I would also like to make clear that LIT not once reimbursed us for our water fee, which is added to our rent every month. The next issue I found myself faced with is that my building is completely without trash service, and LIT is well aware. It has been about two months since our trash was emptied. Once, they had a maintenance man come out and load his personal truck with the extra bags of trash that were sitting on the sidewalk. Then, they had him take it to another LIT property. At least at first they tried to make it look nice, now they've decided they don't care and trash is over flowing all over the sidewalk and along the side of the building. Its unsanitary and hazardous. Right now I am dealing with the fact that my ceiling is leaking profusely. I've got buckets and towels all over my living room, trying to protect my belongings. Parts of the drywall have even started falling, and now there is a whole in my ceiling. I notified maintenance and they did absolutely nothing. He took a picture and then left. When I asked what he was going to do he said "I don't know." When I asked how long I would have to deal with my living room getting soaked he said "I don't know." A week before the rain started coming though my ceiling, I spoke with a woman from the management office and expressed my concerns about the ceiling and she assured me that she was going to have maintenance our right away to check on it. I never heard from anyone again. Other issues the tenants of my building have faced include: roaches, stray cats living in the laundry room (which is a room with a dirt floor that is filled with trash), and horribly disgusting hallways. The common area cleaner himself exclaimed that the hallway was in horrible shape and that they should have him come out more than once a year. Its worth noting that the only reason they had him clean at all is that they're trying to sell the building and someone was coming to take a tour. My husband and I have emailed Stephanie multiple times about the fact that our apartment has become inhabitable and that we would like to take the next steps towards terminating our lease, and she has ignored every single one of them. Thats exactly the type of company LIT is, one that ignores its tenants when faced with an issue they'd rather not deal with. I could go on and on with even more issues that I've faced. The previous reviewers that have called them "slumlords" have hit the nail right on the head. Also, all of the positive reviews about Toni are obviously by friends of hers. She was bad enough to be replaced with the woman I'm dealing with now. She also ignored emails. One star is entirely too many for this company.

    Does anyone else see where it specifies that utilities are only included with the studio apartments?

    Be careful...LIT posted an Ad on Zillow with 1 bedroom and studio apartments available. It stayed all utilities were included. It was at the higher end of my budget but with utilities included I thought it sounded like a good deal. I applied and paid the app fee. I later learned that the included utilities were only being offered on the studio apartment. No where on their post did it say ONLY on studio. I am now trying to get my $150 dollars back since I would have never applied for the apartment in the first place if it would have clearly stated one bedroom apartments were excluded from the included utilities.

    I wish I could give this no stars. The carpet was old and patches of squares cut out in some places. The cabinets weren't cleaned. The day that i moved in nothing was done. They had to have a cleaning lady come and vacuum and clean because it wasn't lived in for 2 years. (I should have taken a hint then). After I moved in, in 2016 the heat went out , which caused my T.V. to go out. I asked for them to replace it I was told it wasn't due to the heat. I was given like 4 or 5 heaters to keep my house warm. mind you this was during thanksgiving. I was totally embarrassed. Fast forward to now, I took pictures before I moved in and kept them. I was charged for stuff that was already there , such as the sheet rock in the bathroom. REALLY!. if the used the right damn paint for the steam from the heat in the bathroom it wouldn't have been moldy. They don't clean the gutters or trim the big trees back from the house being covered with debris. So over this place. I was charged 150.00 fee for the landscaping. HELLO! there is no damn landscaping. When i got there it was a HOT DAMN mess. Do your homework before renting with this place, they raise the rent 50 bucks every year. . So Glad I'm gone from here.

    I've contacted new management Brian since Stephanie is no longer here about possibly mold being in my unit and I also sent in the picture.. it's been three weeks and no one has come out to check the issue living at this Roxboro property has just been a disaster. I don't care if it is across from Phipps plaza and Lenox , the management and owner needs to take more time for the property especially since I'm sure your going to try to increase rent ... this is not worth the money. If every time you have a maintenance issue you pretty much have to figure it out for yourself. I have not been excited about staying here since the first day I moved in and I moved in to a dirty nasty unclean apartment. Today is Jan25 I resigned my lease because property manager informed me they would resurface my tub considering the tub was very dirty when I moved in and it can't be cleaned white at this point so I've just been showering on a shower pad.now that I've resigned NO ONE has contacted me in regards to keep long up there end of the commitment. On Jan 17 or 18 I called property manager they said he was in a meeting and still no call back. I see the property owner let him know my water in the shower is not staying hot any longer than 5 minutes he looks at my water heater and tells me it needs to be replaced because it was over 10 years old. No one has followed up and today I went to shower and the nozzle came completely out of the wall to where I couldn't turn on the shower. Water seemed to be coming from behind the wall. It's just an on going issue at 3607 Roxboro and I have been bamboozled into signing a new lease. Not worth the money!!! Anyone who uses this property management team should be scared

    On April 9, 2025, a water leak originating from the bathroom of the unit above mine -- managed by…read morethis property management company -- caused my ceiling to collapse. This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. I am seeking the BBB's assistance in reaching a fair and timely resolution.

There are better-managed properties in Atlanta. At a Perennial-managed property, the apartment was not move-in ready. At move-in, we submitted a three-page written list of defects detailing flooring issues, cleanliness problems, incomplete or missing repairs, general condition concerns, and pest issues. Many of these items were never addressed. Starting April 2025, window water intrusion was reported and still has not been repaired, persisting for more than seven months as the lease term ends. Additional documented issues included: August 2025: A concierge read private guest information aloud and granted unauthorized access. August 2025: Another concierge refused to follow procedures and behaved unprofessionally. September 2025: Valet trash service was not provided, yet charges were still assessed. EV parking charges that required written disputes. Compounding the situation, the property experienced four management teams within one year, resulting in no continuity and no resolution. Despite months of emails and formal letters -- including communications sent directly to Perennial's CEO and President -- no response was ever received. As the lease concludes with all move-in, maintenance, and operational issues unresolved, we are now pursuing accountability through formal channels. Based on our documented experience, we do not recommend doing business with Perennial Properties or leasing at any property they manage.

Which moved out which I thought was a mutual agreement they never contacted me to set up a walk through, or tell me what it would cost. I didn't find out until over two months(illegal) later would I would be receiving in my security deposit back. They proceeded to charge me for things that shouldn't be dedicated from a security deposit(illegal) and still to this day haven't mailed out that security deposit(illegal). I will be moving forward with a civil right lawyer and suing them. Have a nice day

Seeing as the apartment complex goes through several property managers over a course of a few years, this should be an indication that something is amidst. Did I mention that they will find every way not to let you out of your lease and will refuse to return your security deposit? If you can, steer clear of this company. Seek out the services of more professionally run apartment complexes that will give you your money's worth.

    I'd looked at TONS of places; mostly on FB Marketplace, Craigslist, Trulia & Zillow. Found a…read morecompany named, "ProMove" who takes your budget & criteria & then sends you prospects. The complex who you sign a lease with pays PROMOV. This saves TONS of time & money. My contact at PROMOVE was "Markisha Foster." I shared that I don't want to live near anyone smoking weed, shouting and fighting, a place with garbage & empty bottles strewn around, loud music, anyone selling drugs, breaking into cars and racing through in their cars like others and children don't live there. She asked what neighborhoods I found interesting? I said; Roswell, Marietta, Smyrna, Vinings and possibly Buckhead. She said give her a few hours and she'd get back to me. The very first place she recommended was a place in Smyrna named, "Park At Vinings". She said, "Judging by what you requested? Your gonna love this place." I liked what I saw online, asked her to set me up an appointment and take it from there. I don't like to jump into anything regardless of how I "feel" about it. I have to make an educated decision based on many factors. With that said.... When you first arrive there's a long roadway from the main road that you have to drive down so you really can't see much of the place from the road. It's a MASSIVE complex yet still...tucked away. I phoned the office and was greeted by a wonderful lady named, "Trina Slade". She instructed me on how to get to the leasing office. When I first entered, Trina greeted me with a big smile and a "Welcome!" Trina asked how I discovered them, what I was looking for and if I had any special requirements. I told her and she listened intently taking it all in. She showed me an illustration of everything available, asked which I would like to see, requested my I.D. and we were off! We hopped into one of those little golf carts and she delighted on how much she loved working there and how this place was like no other she'd worked. A few residents greeted her with a smile and light convo (ALWAYS a good sign with property Mgmt.) I took in all the little children playing, riding their bikes, people walking their little dogs, couples striding hand in hand, joggers and families just...living. I felt an exceptionally strong sense of family and shared values here. Nooo funny business. The pool was one of the most lovely I've seen in Atlanta, it's a winding resort style pool with plenty of seating. There seemed to be ample parking and lots of trees. I requested an upper unit because big roaches are usually found scurrying around most ground "garden units" in woodsy areas in The South & I'm not a fan. A 2nd floor unit wasn't available to be seen at that time so Trina showed me a garden unit that would have an almost identical layout to an upper unit soon to be available. From the moment I walked in, I liked it. 1333 sqft. Spacious, clean, with a much different layout to any others I'd seen. Big bedrooms, nice living room, lots of cabinets & closet space and even a large day room with skylights! I was in love with it. Just my kind of place. Markisha was spot on with this recommendation. I would DEFINITELY recommend Ms. Trina Slade and PAV to anyone in the market for a new apartment. She's patient, polite and won't stop until your satisfied and the place is beautiful. Thanks again for all your hard work Trina. I will DEFINITELY recommend you to any and all who need a place. I'm a happy camper!

    THE WORST RELOCATION AGENT EVER…read more I've used Promove before and had amazing experiences -- until I was unlucky enough to be assigned to Markisha Foster. Let me be clear: she is hands down the worst relocation agent I have ever encountered. From the very beginning, Markisha was unprofessional, dismissive, and had a terrible attitude. It felt like I was an inconvenience to her rather than a valued client. She seemed way more concerned about locking in her commission than actually helping me find the right apartment. Every interaction with her was frustrating, rushed, and left me feeling like I was on my own. She didn't listen to my needs, sent me listings that didn't match what I asked for, and when I tried to clarify or ask questions, her responses were short and borderline rude. There was zero effort on her part to go the extra mile -- or even the bare minimum. In the end, I had to do all the work myself and found my apartment without her help at all. If you're thinking about using Promove, I'd still recommend the company -- just make sure you ask not to be assigned to Markisha Foster. She gives the entire service a bad name. Save yourself the headache.

There were a lot of instructions but it was very clear what was needed and it was rather an easy process. It was a little weird emailing a selfie of myself but fine if that was all they needed for proof of who I was and that we had checked in. The room/apartment was amazing. It felt like a home and large enough to feel comfortable. We used the kitchen and dining area as we were there a few days. Everything was available from plates and cups to sponges and dish soap. However, there were only bath samples enough for one use so if you are planning on staying more than one night then bring your own shampoo, conditioner, soap, and lotion. The white towel situation is very strict so if you don't want to be charged for soiling the linens in any way, bring your own towels. The location is central and private parking is available right in front of your apartment unit. I never heard any noise from neighbors and we were required to take out our own trash since it was basically an apartment complex. I had no issues with any of the rules and would gladly stay here again. We really loved it and it was way cheaper than any of the hotels in downtown Atlanta.

TIPS: -Be prepared for TONS OF TRAFFIC at this location (not the hotel's fault) -Bring your own towels and toiletries. You'll arrive and find two bath towels, and two hand towels. There are palm-sized containers of a shampoo, conditioner, and body soap -- good for one use only. -There is no on-sight front desk, so check in will require you to take photos of the following and submit them online to complete your virtual check-in experience: Picture of self holding your DL, Picture of your credit card that you used to book, and picture of the credit card you'd like to use for damages -Speaking of damages, while I was not charged for anything extra, please be very careful. There are lots of rules, including warnings about soiling their towels, or throwing away empty cleaning supply bottles. There is a minimum damages fee if any damages are assessed, so just read all the fine print. And don't forget to take your garbage out at the end of your stay! That's part of your check out list. By the way, the minute I stepped into the room and realized it was nothing like the pictures, I immediately contacted management. They advised me that I booked the **standard** room, so I was in the right place. It's just too bad that the pictures advertising the place did not match up to the actual room. Anyway, it's not a bad place, but since this trip was a graduation present for my daughter, I was sort of embarrassed at the accommodations I'd unwittingly chosen. I don't know why there are no photos available of the standard studio, especially the bathroom. Anyway, I've included them so future potential guests can be truly informed before making a decision. If you just need a clean, quiet place to rest your head and you hate hotels, this might work for you. EDIT: In response to the owners notes below, I would add that (1) The room was well over $100 a night. I stayed three nights and paid $451 with tax. It is currently advertised on booking.com for $126 a night for the standard room. (2)The pictures I've posted are of the actual room I stayed in. I did not do any sort of photo magic or editing. That's the room I had. What about the pictures is inaccurate?The bathroom has not been renovated since the 60's. It could be upgraded using vintage styled finishes if one was truly going for a vintage look and there would be no need to tear the building down to renovate the bathroom. The way it is now, some choose to call it "vintage", I call it old and outdated. It needs way more than some caulking. (3) The one star review reflects the bait/switch tactics that made me feel like I'd been fooled. The pictures on booking.com are, at the very least, misleading. The photos of the upgraded units are mixed in with the standard units, and not one advertising picture *accurately* depicts the bathroom. Yes, the unit is quiet, clean, and a unique departure from the standard hotel. However, the consumer has the right to know the whole story. For some people, even with the un-renovated bathroom, the unit would be fine. The goal of my review was simply to make potential guests fully aware of all aspects of the room. (4) This company has a few properties in the area. Not only that, but they have normal, updated studios in the very building I stayed in. I imagine the good reviews are from people who've had the benefit of better accommodations than I had.

    I've lived in the building for over three years as an owner…read more The location is second to none in the city - it's in the middle of a ton of great bars and restaurants, just ~3 blocks to Piedmont Park, ~1.5 blocks to Midtown Marta, 2 blocks to Publix, CVS or Starbucks. I feel really safe. My neighbors and their pets are friendly, as is the concierge staff for the most part. The gym is generously sized and great for working out 'at home,' the common/club room is updated and comfortable, I really enjoy the pool any time. I don't notice or am not annoyed by noise issues much, but I'm also at the end of my hall and my unit faces out toward the park. I love my unit itself and it's been easy for me to maintain thus far. The HOA is stable and tries to improve things based on residents' feedback, the community/building is active and involved with that and the regularly hosted events. The only real and pretty huge negative is parking. My spot is good, but it takes me a long time to get to it. AAA owns all the 'visitor' parking and readily boots/tows at-will, without posting the 'rules' for parking there. And you always have to pay to park. There are a couple of workarounds, tho. Parking issues are par for the course in midtown, at any rate.
