    I strongly urge anyone considering renting from Progress Residential to think twice. My experience has been extremely frustrating, stressful, and disappointing. We have had ongoing issues in this home since the day we moved in. On move-in day, there was no air conditioning--on one of the hottest days in Atlanta. Instead of resolving the issue immediately, they only offered to reimburse us for fans. This was especially unacceptable because it was the same day I was released from Shepherd Center, recovering from a traumatic brain injury and multiple serious injuries from an accident. Since then, problems have continued. When it rains, the area underneath the house floods. My mother has documentation of this, yet nothing has been done to fix it. We also experienced a leak in the kitchen ceiling after a rainstorm, and instead of repairing the roof, they simply painted over the spot--clearly ignoring the actual issue. There is also mold in our bathroom, and rather than properly addressing it, they painted over it--twice. This is not only unacceptable but also a serious health concern. It seems like their standard practice is to do the bare minimum instead of fixing problems the right way. Their customer service is just as bad. I personally requested several times for a member of management to contact me, starting well over three weeks ago from today's date, and no one has reached out. There is a complete lack of communication and accountability. They also consistently charge tenants for issues that are not their responsibility. For example, we were charged $400 to repair a cracked sink that was already damaged when we moved in--it had clearly been glued together beforehand and eventually came apart. Instead of taking responsibility, they passed the cost on to us. We also dealt with a septic tank backup for over two and a half weeks. During that time, we could not use our downstairs bathroom, washing machine, or dishwasher because everything would overflow. While they did offer hotel accommodations, we had to decline--but only because the hotel was too far from my mother's job and from where I receive medical therapy, making transportation unrealistic, especially given that I am disabled. Additionally, my sister spoke with them about the septic issue and was told that we would receive money off our rent due to the situation. However, they are now refusing to honor that and are claiming it's because we did not accept the hotel accommodations--even though the only reason we declined was because the location made it impossible for us to meet our daily responsibilities. Overall, this has been a terrible experience. This company shows a pattern of neglect, poor communication, and unfair treatment of tenants. If you are looking to rent, I strongly recommend avoiding any property managed by Progress Residential. Renters deserve safe living conditions, proper repairs, and responsive management--none of which we received.

    I would strongly discourage anyone from renting from Progress Residential. Since moving in, I've dealt with one issue after another. My electric bills have fluctuated dramatically, suggesting there may be an issue with the home's sealing or HVAC efficiency. My water bills have also been unusually high for months, despite repeated concerns about a possible leak. The biggest frustration has been the complete lack of urgency. I repeatedly requested a mold inspection after discovering persistent moisture issues, but those requests have been refused. Meanwhile, indoor humidity has reached over 70%, walls and floors have been sweating, and the home has developed a strong musty odor. I was told before renewing my lease that the leak would be addressed, yet the moisture problems have continued. They love to paint over mold here. Their maintenance process is incredibly inefficient. I am routinely given incorrect arrival windows. Maintenance employees are often sent to diagnose problems they aren't equipped to fix, only to tell me that a third-party vendor is actually needed. That means taking additional time off work just to wait for another appointment that should have been scheduled from the beginning. To make matters worse, it's now been over three weeks since I submitted a request to replace a broken microwave, and it still hasn't been resolved. Progress Residential advertises emergency maintenance, but in my experience "emergency" has meant waiting two or three days while serious moisture issues continued inside the home. Despite repeated requests for an HVAC specialist to inspect the system, they continued sending general maintenance personnel instead of the qualified technician the situation required. I've been patient, documented everything, and given the company multiple opportunities to correct these issues. Instead, I've dealt with delays, poor communication, and a lack of accountability. If you're considering renting from Progress Residential, I recommend thinking very carefully before signing a lease.

    Attention potential residents: Look at all of the reviews left for this Company. That in itself should be enough of a warning for what lies ahead!! Been here for over 8 years with rent paid on time every month of those eight years and counting. Yes, and before you say it, why did I stay this long? I love the privacy of this place! Now to the current problem. Our toilet was starting to crack so I assumed we should call before it broke and hurt one of us. Well leave it to these Slum Lords to bring us a Standard toilet (CHILD SIZE). Of course, what else would you expect from them. The only time I have seen a standard toilet is in an Elementary School, Daycare or Camper. The toilet we had in our home was a comfort toilet. The difference in price for the upgrade is a mere 100 dollars. We are retired adults with a 29 year disabled son who is 6'4. This is absolutely not workable for us. When we first moved in, our rent was 1045.00. A little steep for us, but we made it work. Fast forward to today, our rent is now 1740.00 for a 72 year old house with one small bathroom. Point being they have gone up substantially every year and when something needs replacing, (which is normal wear & tear) they respond by giving you the cheapest, probably discontinued replacement they can find. We are on Social Security and the small increase of living money we get each year doesn't even cover the increase (handout) these fools demand. They should be investigated for all the fraudulent things they are doing. But, they won't be. Money talks, I'm sure they are lining the pockets of another big fish. So beware, they will absolutely not look out for you either. They will take your money and run!!

    @rich, do not make it seem as if you and your corporation care about its tenants. Neighbor with one of your homes had a cracked sewer line leaking raw sewage in its master closet and yet you all sat on your hands, changed the carpet and failed to deal with the issue at hand. There is a common denominator here... plenty of people on social media dislike for the typical and common reasons.

    this company is the biggest scam I've encountered. I have been living with mold for a month & they have yet to get someone to come fix my property. the rent increases every year over a $120. They don't have managers or anyone with authority to help with anything inside of the home. I don't recommend anyone to move to this company !

    Charges added back from November

    My experience with Progress Residential has been overwhelmingly negative due to persistent miscommunication, poor management, and processes that make tenants pay for the company's own errors. My lease start date was set for November 12, and I paid my deposit in October. By policy, I was required to have renter's insurance and all utilities in my name by November 12. Despite this, Progress did not send the actual lease for signature until 8:10 PM on November 11--after multiple phone calls from me asking for it. Along with the lease, they finally provided the move-in cost sheet, which I had not been given until that moment. They require certified funds for any move-in payments made within three days of the move-in date. There is no way to obtain certified funds at 8:10 PM the night before move-in, yet by the next morning (November 12), they were already sending automated emails demanding immediate payment. To make matters worse, their "orientation" representative said she could "make an appointment" for me to drop off the certified check at their office (an hour drive from me) with no consideration for my work schedule or my time. To avoid further delays, I overnighted the check. Access to the home would be granted until they "received" the certified funds. I was finally granted access to the home at 5pm on November 14, 2025. Regardless, I paid utilities, insurance, and rent on a property I had yet to access and I had to reschedule movers, incurring more costs due to their negligence. Furthermore, the move-in costs were calculated incorrectly and based on the November 12th date, resulting in an over charge of $140.00. I have always been a homeowner, haven't leased since I was young. I am single and decided I no longer wanted the headaches associated with owning a home so I sold and decided to lease...needless to say, a huge regret now. Overall, Progress Residential demonstrated poor communication, disorganization, and an unwillingness to take responsibility for their mistakes, while expecting tenants to jump through hoops to compensate for their inefficiency. I cannot recommend them based on this experience. Update: The level of incompetence is appalling. The "advocates" they assign to complaints do nothing. After repeated phone calls from me throughout November, Progress credited my account in December. However, they lived up to my review and ongoing dissatisfaction by adding the charges back to my account in January WITHOUT any notice. As anyone can see, my review is spot on. Do not rent from this company. There are too many nice homes for lease to waste your time with this company.

    I'm not sure who they have working in these offices or what they are told, but they are assessing fraudulent charges and unfounded fees on resident accounts and forcing people to pay them. Please keep good records, record conversations of people you speak with in their offices, take notes, write names, dates, times and who you spoke with. Lastly, write down every word they tell you. They are stealing hard earned money from their residents!!! Fight back! Pay your rent on time. Follow the mandates of the lease and lastly, don't be afraid to take them to court. Research your tenant rights. You will win against them. I have won on several occasions because I keep good records and they usually end up dropping the fees from my account to avoid court. You can go online and file in whatever county you live in. For the most part I don't have any issues with Progress with regard to maintenance. When I put in a request, they usually come within a week. They just need to stop trying to rip people off with these fraudulent claims.

    Pool service that I've been charged for $175.00 every month

    If I could give em -5 I will do it. Sherica Smith has really bit** actitud, she answering with so much sarcasm. I was I really don't understand how a company like progress residential could hire someone like her After all she didn't solved the issue that we're going through 1- Pool service has been collected every single month and it has been 2 months all ready with out service I'll attach picture of it 2- my water bill increased from 50's-60,s as a regular month to over 2k 3- I find out that they moving number to make it match. At first when I make the call I stated that we're out of state for medical matters, and she was questioning who's at the property. That's the most nonsense question I ever heard. It is impossible to have a water bill that high with no one using it. She did nothing but caused more stress than a solution to this matter. After all Ana called me and I was thinking that someone wit ethics would be able to help me I did send an email to her and she never replied back to me. I decided to make a call again and yes Sherica did answered my call with the same bullshit and bit** actitud Pool still in poor conditions And water bill keeps increasing

    progress residential is a good company to rent from but i can say is kind of hard to reach out to them but third homes are very nice.

    They don’t answer their phones. Call the Scottsdale, Arizona corporate office they always answer but still not helpful. Progress Residential Management needs to be shut down and fined or imprisoned for all the shady shit they pull!

We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.
