A picture is worth 1000 words about MMG.

MMG took over my apartment complex the week after we moved in. After emailing and calling through contact information provided by the previous management company, MMG took 3 months to "respond" (Moved in May, didn't hear from them til the end of August.) By that I mean a woman showed up on the property at 8:30 am demanding a money order, despite revealing that they did not know our unit was occupied/did not have a key/a copy of the lease. We asked for the online portal to be correctly set up for us to pay rent there, as a woman who arrived in an unmarked vehicle in plain clothes would not be receiving a check for several thousand dollars from me. Trying to get this accomplished led to me having my calls redirected multiple times and being repeatedly told "I can't fix this but ____ can."Desperate for help, I began looking for company contact information on Google, where by some insane plot twist, I managed to call an ex-Executive who told me "I escaped that heII hole years ago." After being promised that the portal issue would be resolved shortly, we paid a money order to resolve the owed balance. Once the portal was fixed, there were back charges of already paid rent and added late fees that we were told would be removed. By this point, there had been 2 internal transitions in property managers, which you could only figure out by calling incessantly. By October, the incorrect balance was still on the account, resulting in us having to drive 40 minutes round trip to take the check to an office at another apartment complex. The website only allows for the entire balance to be paid, and the late fees made the balance incorrect. Sometime between January and March, after another transfer of property managers, we were told that we would have to pay the $1,000 worth of late fees that had accumulated at the fault of MMG, because we did not have a signed, dated, physical copy of us being told they would be removed. Additionally in March, MMG lost the management position at the other complex we had been paying rent at, making their closest property over an HOUR round trip and in a DIFFERENT STATE. We were given no contact information when this change occurred. With absolutely no idea where to send a notice of vacancy for the approaching end of our lease, we called 10+ times during business hours trying to get a hold of someone. In the end, we moved out and mailed our key to the out of state office. A month after moving out, yet another new property manager calls to ask us to pay rent. After learning we left, she demands proof of our notice, which we did not have, resulting in us paying these slumlords another $2,000 for no reason. If these people don't give you enough of a reason to not rent with them, the apartments are also in extreme disrepair, loose outlets, gaps in doorframes, missing trim, mold everywhere, rotting balconies, roach infestations, no lawn or pest care, and constantly overflowing trashcans.

Unacceptable I've called city code compliances and environmental services nothing has been done it's been several months this has been like this someone needs to do something about it there's children and elderly people living in this slum.

I was introduced to Meridian Management Group when the apartment Complex I was renting was sold and the new owner hired them. They are hands down one of the worst companies I have ever been forced to deal with. Every month they would attempt to extort extra money out of me by saying I paid my rent late when it was on time. They would send me emails and letters harassing me for late fees that I didn't owe. After the first time it happened I started sending my checks by registered mail. Then after a few months I went up to their office to speak to someone about the accruing fees. Initially they tried to collect on the late fees until I showed my mail receipts with the dates of delivery. How quick they were to change their story and called these fees "errors". The other issue was how the building was maintained or should I say the lack thereof. You couldn't beg this company to fix anything. My unit had gorgeous wood floors that were ruined due to a leak in the sliding glass door that Meridian Management Group would not fix. The leak was so bad by the time I left water was coming in through the wall, the frame was molding and the floors were buckling. There are so many other points I could touch on but I will finish this review by saying if you're ever considering renting under Meridian Management Group, don't walk away, RUN!!!!!!!!!!!!!!!!!!!!!!!!!

Here's what future tenants should know: -Crooked deposit practices - After move-out, Mr. Levin withheld $1,500+ without supplying legally required invoices or the move-in checklist. Charges were issued before my lease even ended, violating O.C.G.A. §44-7-33. - Misleading communication - Repeated requests for itemized costs went unanswered until late, and even then the details were missing. -Serious habitability issues - The unit and common areas were crawling with gnats, bugs, and rats. Appliances and fixtures were decades old and in disrepair, yet upkeep was ignored. -Overall neglect - You'll pay professional-level rent for a property in urgent need of maintenance--then fight to recover your own money. Keefe D. McSweeney, the President of Partners Management should not be allowed to operate a…read morebusiness. The builder selected this seedy management company so that's how we ended up with them. Partners Management does not deserve any stars, but Google doesn't give that option. Keefe's "management", well lack thereof depleted our HOA account funds leaving the management of our community in dire straits. I am a member of the board and had been asking for financials repeatedly to no avail. This is not my first time serving on a HOA board, and I am accustomed to management companies sending the yearly budget status to all homeowners once a year. This never happened with Partners Management. After myself and another board member repeatedly asked for financial information, we were finally granted it end of July/early August. A portal login was created, which should have been done from the beginning of the homeowners taking over as board of directors. At this point, our HOA funds were still in the positive. But I saw that Partners management was taking over HALF of our HOA contributions. So at that point, we decided to sever ties with Partners Management. Because not only were we not receiving financials from the company, communication has been consistently subpar and Keefe acts like he doesn't have time to be bothered when you finally do get him on the phone, even though we were paying him the majority of our budget to manage our community, and there was no transparency or organization/onboarding regarding transferring ownership of the board of directors. He suddenly reaches out to the board President, which he had never initiated any communication prior, we always had to reach out to him, and says the account is in trouble and we will need a special assessment to keep the budget operable. As I stated, the budget was positive, had a few thousand dollars in it on the last monthly statement in the portal. Allegedly, the landscaping company was under invoicing for 7/8 months and now all of a sudden, there's a huge balance owed to them. Mind you, the landscaping company was getting paid every month and the amounts were consistent. So either they suddenly had a big rate increase or there is some dishonesty/mismanagement going on. We told Keefe that we were no longer going to continue business with him and he stated he would send us the remaining funds. The check was around $150. How our balance went from $3000ish to $150 in just a short time is very suspect. If the landscaping company was charging double what was actually being invoiced, we should have been notified and given the opportunity to get bids from other companies. The job they were doing was very minimal anyway and the area of lawn maintenance isn't big, so they shouldn't have been charging any more than we were being invoiced. Again, no communication was initiated from Partners management until this point. The ending budget from last year was in the positive, and expenses are pretty consistent, so this year should have been no different, so how are we out of money and several months are still left in the year? If the landscaping company raised their fees, we should have been notified and given the option to discontinue services with them because he knew what our budget was and would be able to sustain. So now we are left to pick up the pieces from his poor management. I would never recommend this company to anyone, and if you are being managed by them, look elsewhere.

I live in a housing division where the HOA is ran by Partners Management, THE biggest crooks ever…read more We pay 200 a month with no amenities, they collect the money and pocket it. The subdivision has trash all in the back, broken pallets, the trash overflows constantly, they don't take care of the landscape, they don't pressure wash the parking lot or property, the place is unkept and looks like the ghetto. They refuse to send regular financial reports so you know where the money is going, the property manager never comes out, broken blinds, trash all over the property, stray cats every where, no grass, poor landscaping, dangerous electrics this company is a law suit waiting to happen. The staff is rude as hell, the property manager Terri is rude and disrespectful, if you can STAY CLEAR! They are nothing but crooks and need to be exposed.
