I guess I should have read more reviews before applying for a home. In the end maybe it was a good thing our application got denied and all we are losing is an application fee. Called 5 times before applying and was assured that if there was a problem with my application that someone would reach out to me within 24 hours to make sure everything was fine. A week after submitting my application and income verification I called and was told that my application was cancelled and the house went to another client. I was told my application fee could be applied to another home. Needless to say I will NOT be renting from this company because their customer service is THE WORST. read more

There service department is terrible. They have been out 4x to "fix" the a/c. Everytime they come out to do any maintenance they mess something up and have to come back multiple times. They will schedule a window for example 8 to 12 and show up at 2pm or in some cases not at all. read more

Our hot water heater burst and flooded the garage for a WEEK straight and no one at Progress would get it replaced. After 4 different maintenance visits over the course of a week, NO ONE could make the flooding stop (the emergency shut-off valve was broken), and we still didn't have hot water. When they finally assigned a vendor to replace the hot water heater 4 days later, they came out once, said they'd be back tomorrow, then ghosted us and never called back. Progress refused to help and insisted it was our responsibility to keep trying to get in contact/schedule with the vendor, which we did to no avail. Meanwhile, the garage was still flooding, causing water damage to the walls and our possessions and blowing up the water bill with 24/7 leaking. Finally, after repeated contact with Progress and no timeline for the repair, I informed them we would be exercising our legal right in Georgia to hire our own reasonably-priced repair company and would be deducting the cost from our rent. Our chosen plumber stopped the flooding and completed the repair the same day. Now, a month later, Progress is refusing to credit our account for the $3k repair or reimburse us, even when provided all required documentation, and is harassing us for late rent. I thought other megacorp landlords were bad, but this level of negligence and outright malicious treatment under emergency conditions is not only immoral, but also (in my opinion) almost certainly illegal. Progress clearly doesn't care, but my lawyer and Georgia law do, so we'll see how this shakes out. read more

Honestly terrible experience. Nobody you can talk to in person, any concerns you have get shuffled to the bottom. We gave months of prior notice that we were leaving, yet they did not proceed it until 20 days late leaving us with a plethora of charges left to pay. I guarantee you right now if you leave the house in perfect condition, you will still not get a penny of your deposit back. They will say they need to pain base boards or something absolutely random. I would recommend NEVER renting with progress. Take your money elsewhere. If you have any concerns, and you want them delt with, progress will not help you. Worse rental company in the US. We first called the emergency maintenance line on 1/4/25 at 10:35pm. The next day we called them back at 11:09am, 11:29am and then again at 5:24pm. The technician who worked directly for Progress Residential finally made it out to us around 9:30pm. He said he would recommend our hot water heater be replaced. Later that week I was sent an email saying we had an appointment for a technician to come out on January 30, 2025. On January 19, I had to call the emergency hotline at 12:31pm and again at 4:04pm and 7:48pm. Both of the later calls on the 19th I was told that they would escalate our issue to a maintenance manager and that a manager would give us a call. i never received a call from a manager. On January 20, a second person came out and told us that he would recommend us for a new hot water heater. On January 30, a technician came out and said that we needed a new hot water heater and he said he would recommend that we call in and speak directly to a supervisor. I thought he was actually going to replace the hot water heater since he came for the January 30th appointment so we were very disappointed that all he did was give us another recommendation he would tell Progress Residential. I called them on January 30 at 10:10pm and waited 39 minutes to speak to a supervisor and only spoke to a gatekeeper that took down my concerns and said she would escalate my problem to a supervisor. I called back at 10:40am in another attempt to speak with a supervisor and waited 20 minutes only to talk to another gatekeeper who did the exact same thing by taking down my information and concerns and telling me they would escalate my case to a supervisor. I still have not spoken to a supervisor about this issue and my hot water heater continues to malfunction. I placed another call on February 7 at 10:15pm to the emergency maintenance line again about the hot water heater malfunctioning and no one has contacted me or came out to address the situation. This is just our most recent issue with them. I have been living here for about 10 year because we really like the school district for our children, but throughout these years we've faced numerous terrible issues with this company pertaining to the conditions of our rental. We had a black mold issue numerous times and the last time we brought it up we actually had to have an attorney send them a demand letter to get it addressed. When renewing our lease they advised us that they do not replace screens even though we provided pictures to show that the screens were either missing or damaged before we moved in. Our privacy fence was nearly falling on our children as they played in the backyard. They sent our a contractor to repair it and they left nails poking through the fence in multiple areas. MILITARY BEWARE!!!!! This is not one of these reviews where I only felt with progress for only a few months. I have felt with them for 3 full years. Before I moved out I asked for a list of charges so I could prep and prepare fixing the entire home up. Whelp folks. Here I am almost 30 days removed from the home I lived in for 3 years and I am super happy I left! 1. Get your carpet cleaned by a professional. 2. Apparently you have to hire a full cleaning service to clean the home. Yeah, that wasn't in the description before I moved in. The cleaning service part. I lived in that home and when I moved out you would have thought no one lived in the home. Lived in the place for 3 years and you would think the walls and the paint would be a wreck. They weren't. They were actually left in better shape because of how I cleaned them and repainted walls in a few places. $250 charges to my security deposit. My gosh people please paint your stairs hand rail! Any person would consider that normal wear and tear because it's something you are going to touch especially for living in a home for 3 years. Progress doesn't care. $250 remember. Whelp I found out the hard way about not getting a cleaning service. Progress charged me $375 for a cleaning service. The kitchen itself was spotless. I cleaned out the refrigerator and behind it. I cleaned the stove/oven and even under the entire stove. I drove by the home after moving out, everyday between 10am and 12pm until the home was back on the market. The only service I witnessed was a painting service. Never a cleaning service. So progress took $375 from me for what? Oh progress took pictures and sent them to me in an email. It's funny that something needed to be so cleaned that they never sent me any pictures of being dirty. Interesting isn't it? Almost $700 from my security deposit. read more

Trying to get Progress Residential's attention. We have told them that there is a leak since January 2024. They patched up an outside faucet that did not fix the problem. Our bathroom ceiling started leaking when the snow was melting. They came out 3x for 3 seperate complaints, when they finally decided to replace the roof. We have had standing water for a period of time in our basement. It has spread to three rooms. They came out and "fixed" the ac that was causing this. The AC wasn't hooked up properly and caused a body of water to accumulate under the AC unit which poured into 3 rooms. They refuse to do an air quality check because they claimed their team did all of the required measures to make sure it was in good liveable conditions. They did not dry out the floors, nor did they fix the leak at the time. The plumber they hired told me there is a significant amount of visible water damage throughout this whole house and an air qualify check is extremely important. Progress denied us from being allowed to get an air quality check. I told them I would pay for it. It is better to address this now before it gets worse. It will end up costing them more money in the future and I am willing to help in anyway that I can. Our ceiling started leaking in the basement in an unrelated incident. They came out and found the leak for this problem. There is still a hole in our ceiling. And the lines are not fixed (we can not use this water line, so we can not water our outdoor garden that we spent time and money on) Remember, they assured us the job was done correctly and now our ceiling is pouring water and we shouldn't be concerned of mold. When they did nothing to dry any of these other incidents. This is 5 seperate leaks. I'm pretty sure a simple air quality check wouldn't be too much to ask. Why is no one listening to me? Please kindly share this far and wide and maybe someone will take the health and safety of not only my life, but my children's lives seriously. My lease will end on July 2, But I have decided to change the original move out date from 07/02/2025 to 06/06/205. My final bill after I moved out was about $4000 dollars plus and no could explain it or could make sense as to why I owe them all this money. THESE people are crooks. I have had to endure NO heat for 3 days, and NO air conditioner for weeks in 90 degree temp in Georgia. The hot water tank was not working for 3 days. When I first moved in there was a busted out kitchen window for about a month, because you guys didn't want to replace the window. Overgrown landscaping for weeks because you guys didn't want to get someone out here to cut down all the overgrown brush and weeds. Charging me for utilities that I could not pay myself but I had to pay through your company. There were worms coming out of the master bathroom shower. I had to beg and plead for someone to come pressure wash the home because it was dirty and full of spiders and old spider webs all over the place. The kitchen cabinet was NEVER replaced. I put in several service requests to have the 2 missing cabinets replaced, but they NEVER got replaced. There was a leak in the living room coming from the air conditioner in the attic. Also a leak underneath the kitchen sink. And when the doorbell stopped working, someone came out and replaced it with some type of plug in doorbell foolishness that works when it wants to and you can barely hear it unless you are sitting in the living room. Then one day, ALL the electricity went out on one side of the house and that lasted for about a week before someone was able to come out to fix it. Now I'm just letting you guys know that the gutters are separating from the home in the backyard due to storms and paint is chipping off the ceiling in the master bedroom bath and in the ceiling of the garage. Have NOT heard from the Case Manager Moved in December 30, 2024 and nothing was done - I was told the move-in cleaning would be done and everything would be addressed before the move-in. The house smelled of cigarettes ("smoke-free home" per the lease), exposed wires on the side of the house (they claimed it was an "as-is" issue and completed and closed the case), water damage, cockroaches, leaking kitchen sink because of a broken garbage disposal, and I've been told that there was a Case Manager that was handling the case, but I have not heard anything from her. Three out of seven work orders were completed, the others were deemed "as-is" like the siding of the wall outside of the home and the broken and bent window frame. Mind you, on the lease it states the tenants are supposed to be in care of replacing any damage like that or pay for it. Very frustrated!! read more

I complied. 60 days came and went. I paid full rent and utilities for that time. Then they tried to hit me with another 2 months rent! Said I owed another 60 days after the first 60 days because I broke the lease. Then they tried to gouge me for almost 2k in "repairs". My shower has been down since 06/03/2025 and Progress Residential still has not fixed the issues. I am writing to urgently escalate a series of unresolved issues at my residence. Meanwhile, the shower still has not been replaced and ceiling is still wide open in downstairs guest bathroom and laundry room. Water has leaked behind the shower tile, affecting the downstairs ceiling, and there is mold behind the tile in the bathroom. Progress Residential has sent out three different plumbers, and still has not approved any work orders for the work to be completed, while putting my health at risk. High Priority Plumbing Services dated on 06/06/2025 and 06/11/2025 1-800 Plumber of Marietta dated on 06/13/2025 GA ProServices dated 06/20/2025 All three companies informed Progress Residential they can replace shower and submitted their estimates. Progress Residential has refused to approve any estimates after all three companies have evaluated the issue, submitted picture along with video footage, and clearly informed Progress that: The shower must be replaced Water is leaking between walls from upstairs shower to downstairs guest bathroom and laundry room. The sheetrock behind the tile is compromised and needs to be replaced There is toxic mold that needs to be remediated immediately The drywall in the guest bathroom and laundry room remains wide open, leaving us exposed to bugs and creating additional health risks. All three companies have stated they are fully equipped to complete job, but Progress Residential has not approved work order. Which is unacceptable. I am requesting: Removal of mold/tile Shower and door replacement Drywall repairs in the guest bathroom and laundry room Please address this matter without further delay and bring the property up to standard health and safety codes. read more

progress residential was an ok property management until things started falling apart in my second year of renting my property. since I've moved in I have now placed a third request for my shower to be fixed. they come, and provide half-way fixes inatead of actually replacing what needs to be replaced. they don't schedule maintenance according to your schedule, they will book you for a day and then come whatever day they choose at whatever time. there is apparently "nobody" as far as management is concerned to even express your concerns to. constant after constant run around. not to mention a leak on my property that took 2 months to repair and 3 months to fix my yard which they ruined trying to fix the issue. awful! read more

Not sure how they received a high review. I just moved into one of their properties and I have had so many issues. Apparently the house had been sitting for a while. You would think they would have done a full inspection of the home prior to my move in. They claims it was cleaned. First the refrigerator had dead bugs in it, spiderwebs everywhere, like a haunted house. Large amounts of rat droppings all over the entire front sets leading to the front door. Not sure how it was missed. I putting in approximately 15 service request so far. Every day it's something. I'm so upset with my situation. Would give it zero stars if I could. Terrible, terrible corporate management company. It is very apparent that no walk through was conducted prior to move in. The air filter looks like it hasn't been replaced in years so there was dust caked up in all the vents. The kitchen cabinets had mold as well as the walls of the garage. I've had two separate leaks that have destroyed the already damaged kitchen floor and the hot water heater has already gone out twice. Every time a work order is placed, expect about three or four different people to come take a look to "confirm" and "estimate" the damage/work, but don't actually expect any issues to be solved any less than a month or so. I understand that renting from a major corporation includes having an extended process for work orders and extensive review, but if only the same time and effort went into the house prior to move in. I can only imagine that half these issues wouldn't exist if there was a singular landlord. Their motto is how can we spend the least amount of money as possible, with equally small amount of actual work. I still have 3 active work orders that they do not have updates for me on as I believe they're hoping I just forget about them. Our experience with this company has been beyond terrible. My partner and I have been looking to move for quite some time and have struggled to find a place to meet our needs. When we came across a property that would be ideal for us we were like awesome lets put in an application, and we can loop back around and view the property before we sign the lease. First, the amount of personal information you have to provide this company is beyond absurd. Photos of IDs then having to take pictures on an app. Pay stubs and had to put bank information into a portal. Only to find out they have a policy that once you apply you can no longer go to view a property. Beyond absurd. We called several times with our (quite reasonable desire in our minds) to be able to view the property. We consistently were cold-transferred around the company to a variety of people who did nothing more than parrot the company script. They are proven liars. The home cannot be both Move-In ready and be told we couldn't see it because they were cleaning (the first excuse we received). My partner and I both have 800 credit scores. I could write a check for the entire term rent today and this is how they treated us. I can only imagine how poorly they treat renters who aren't as creditworthy and financially stable as we are. If they are this unreasonable and unwilling to help at this point of the process I can't imagine if there was a problem with the home they'd be in any hurry to provide a resolution. BEWARE!!! I just had a two month experience with them that cause A LOT of stress for me. First, let me say the people I talked with were very pleasant. The problem is the policies of the COMPANY. Second, if the home says COMING SOON, don't do it! Also, ask them when's the last time the house has passed inspection. Because you can get approved, get a MOVE IN DATE, and be told a few days before your move in that the house isn't ready for move in.... Third, now the house they have available are good and good pricing, but check the neighborhood and the plumbing of the house. I won't go into detail of my experience just know I had to really fight to get into a house, and I waited 2 months and didn't even get into the house I was approved for. And we wait so long and was left with no choice but to stay with them because of our need to move. So yea, BEWARE!!!! read more

Applied as a guarantor for a house for rent. The next day, the application was denied. The email that was sent was very vague and didn't specifically tell me why the application was denied. The first representative I spoke with stated I should call Safe Rent, the third party company that does the background checks. I called and spoke with a nice lady there and she couldn't specifically tell me why the application was denied. All she could tell me was they requested a background check and credit history and she found nothing derogatory on either of them. I called Progress Residential several more times but they would not tell me why the application was denied but sent several emails and texts after the denial, requesting another guarantor to apply to try and get the application approved. Of course with each applicant, there are non refundable fees that must be paid. So it seems like they are just denying applications at will and taking folks money. My pipe busted in Dec 2024 then again in Feb 2025. The main water line pipe was the issue but the cheap pipes in the home will continue to have this problem for the future tenants bcuz I'm vacating. I was without water for 4 days so I took my family to a hotel and Progress is stating they can't reimburse me for the hotel stays but expected me to stay in a home with no water due to their lack of insulation on the pipes. We rented with this company for 4 years and each year they raised the rent from $1950 year 1 to over $2700 year 4. Each year we wanted to move, but the move out costs, transportation, etc would have taken a toll on us. Finally, we put in our notice to find out that the house sat on the market for months and they lowered the rent to 2250. Got scammed out of deposit even if we paid for professional cleaning and outdoor power washing as per contract, however, apparently, the cleaning was not to Progressive standards. We could not contest their decision to pretty much keep the deposit because we got the final bill on on day 14 after it was issued and we had until that day to contest. Long story short, DO NOT rent with Progress Residential. They care only for profit and nothing else. They will take any opportunity to scam every penny off you. They gave me a code to view a home that was set for "move in ready on Oct 18th " they kept changing the dates but accepted my lease transfer. I get a code on Oct 30 to check the house that I'm supposed to be moving in by Oct 31st and this is what it looks like. It was FILTHY and it's nearly impossible to get someone to give a direct answer. Moved across country to a "move in ready" home that was "inspected" the day before we arrived. The entire kitchen did not work, refrigerator, stove, microwave, and there was an easy to identify gas leak. We then noticed a dozen or more hornets around the house, none of the interior doors latched, the front door wouldn't lock, there was no hook up for the dryer exhaust as the previous tenant ripped it out of the wall, a giant crack and noticeable water damage in a shower pan. As if that wasn't enough our trash hasn't been picked up in more than 3 weeks (trash is mandatory that you go through their third party that can do absolutely nothing). FOUR WEEKS LATER and we have a kitchen but nothing else has been fixed. Under no circumstances would I suggest anyone go through Progress. Absolutely horrid customer service, completely inept staff, and that's only if you can get a hold of them. Have been on hold for 32 minutes as I type this. I rarely ever leave reviews (good or bad) but when me and my fiancé have been treated like trash by most of the staff we have dealt with in the passed 3months, it's hard not to leave a review. We moved in late march early April and the house is beautiful but what lives in the house with us is not. We have told them plenty of times that we have a rat infestation. The previous home owner/renters came to pick mail up and showed me pictures of them dealing with rats also. Progress residential came out one (1) time to see evidence and only put a rat trap outside. We are paying $2,300 a month to live with rats and not be able to use more than half of the house. We wash clothes in a laundry mat because the rats poop all over the kitchen and laundry area. If I could give a 0 I would. The initial experience with progress residential was ok, not the best but nothing I could warrant a complaint about September 2022. Fast forward to today, I have literally almost lost my mind with the lack of knowledge many of the staff members have and the limited capabilities they have to help ease the way of tenants. Justva horrible experience during a recent transfer from one unit to the other. One representative told me that it's because the market is so big..... I was confused, the market is big your system cant keep???? Not the point, I requested a transfer, it was granted. It was requested that move in funds be submitted prior to move-in date.... the day of move-in their online portal was not working properly. After 7 attempts to pay online and 8 calls to representative for help, i was finally asked to go to the local office to pay. Drove 1 and 18 minutes to the local office, after 30 minutes of them trying to figure out what and how to make the payment we got it done, total time spent (12 hours or more). Get a call from a representative with an apology about all the mixup and informed that an On-boarding representative would call me within an hour to get things finalized foe my move in that was supposed to happen the day before. No one ever called. Patiently waited the following day, no call. Finally I called and was told my move-in date had been changed to an additional 2 days out, 5 days off from the date I signed my lease for, this is after I paid the prorated amount for the 5 days. Luckily this representative was able to get me approved for sameday move in or else that would have been a separate complaint. Finally spoke with an On-boarding specialist how got me a lockbox code and my welcome email. Yay right? No, I packed up my things, drove an hour to my new property only to arrive and the lockbox code was incorrect. I literally almost cried All I know is, check reviews before going into a home with Progress, they show no mercy when it comes payments but like many big companies don't care about the customer at all. Complete SCAM!! Don't waste your time nor money! First of all, if you have a business account, you have a zero chance of getting approved! They don't mention this before applying. So, when it comes to providing proof of income using their third-party services it will not allow you to complete the process. When speaking with a representative I informed them that I can obtain my bank statement to provide the proof of income. The representative from the company stated since I have a Business Account, it considered I have "No Account". In addiction they also stated that this company takes absolutely no proof of income under any circumstances. That includes pay stubs directly from place of employment, any awards letters directly from Social Security or any other documents indicating source of income. Also not stated before applying. With that being said they suggested to include a guarantor, supposedly I still had a few days to complete the additional application but to my surprise they deny the application within hours. Never giving me the opportunity to do so. This company is geared to take money unjustly! It prevents the homeowner from renting and potential candidates from renting by collecting multiple applications fees with no attentions on renting the property. read more

Progress has homes in our HOA community. Recently they have new tenants at one of the homes, and together they have 4 or 5 large work trucks, which they park in the front yard, and have ripped the front and side yard to pieces with these trucks! It's trashy, and a direct violation. 3 weeks ago we sent photos to Progress, who sent an auto response. We have reached out 4 times since, including today, with the same auto response, and no action. Renters Beware: We started renting a home from Progress residential in 2023 in Palmetto, Florida. the home was a new build so there was no expectation on condition because it was new. We moved in and did have a handful of issues and put in work orders through their portal. Delayed responses is what you get and they never fixed anything. I had to buy front door weatherstripping and install it as well as fix their gas dryer with an appliance company. We needed to do a mod-lease transfer because of a job change and found the only home in their portfolio within reasonable driving distance. We could not get access through them to view inside the home and I understand why now. We viewed the 2-1/2 year old home via their online pictures and decided to put a deposit down and pay first months rent. We started our 10 hour drive leaving the previous home in immaculate condition. Upon arrival we found the new location in Statham, Ga to be In deplorable condition. There was no turn key done at all, walls have holes, stains and scuffs throughout, brownish handprints all over, dog smell and dog stains on walls throughout, cabinets and drawers contain debris, hair and staining, human and animal excrement in several places. The garage is trashed, walls look horrible and there pet stains and trash everywhere. The worst part is we found roaches and some were live. We came to my brothers house for refuge while trying to sort this out with Progress which is very frustrating. We're displaced and had to have our movers offload our entire home into my brothers garage. Progress claims that these things are normal wear and tear and they don't do anything about it. They have an exhausting move out list of expectations that we received in Florida upon move out but nobody has taken responsibility for the exact same items not being done on the new home in Georgia. This all took place on Monday 1/27/2025 and here my family sits on Thursday 1/30/2025 with no answers and no call from anybody in senior management to express concern or to rectify the situation. Do not use this company because once you move in there's truly no accountability and clearly they don't care about the families that live at their properties! FYI, I have pictures and video evidence of both of the homes, mainly for my protection. read more

I have been with them for 2 years since they took over my old company and I have not had a single problem with them or my home. When I moved out of one place into another I had no issues getting my full deposit back on time. I have had nothing but good experiences thus far. I will be recommending to others read more

PLEASE BEWARE!!! If I could give a negative 1,000 stars I would. The worst management company I have ever rented from. I have been in the home with NO RUNNING WATER for over a week. I have called everyday submitting work orders and sent numerous email regarding this matter and it still has not been resolved. The vendor that previously came out cut one of the pipes, leaving it exposed and releasing carbon monoxide into the home. We also discovered mold in the master bathroom from the leak. The plumbing issue is so bad the floors are coming up. All of this information was provided to the management company still have no received a call back or email. THEY SIMPLY DO NOT CARE ABOUT THEIR TENANTS AT ALL. Now I am expected to pay rent on top of cover hotel expenses because the home is inhabitable. They also denied reimbursement for my hotel stay. read more

I was going to consider a beautiful rental from this property manager in north Phoenix (AZ), but when I read the horrendous reviews, I completely backed away from even considering the property. Sad. If you want your property rented, absolutely don't use this company, or you will miss out on good tenants who do their research. As an aside, I hope all these disenfranchised people here get some injunctive relief and that this company cleans up its act. What a shame. read more
