I have been on a month long odyssey renting from this company. #1. Invitation Homes isnt actually a company that does anything. EVERYTHING IS DONE VIA RIVERSTONE RESIDENTIAL AND IT IS AWFUL! Below is a link to their yelp profile in other cities and states http://www.yelp.com/biz/riverstone-residential-group-lynnwood Invitation homes is the investment conglomerate AKA Blackstone group that purchased a ton of single family homes in the Atlanta area. They then hired Riverstone Residential, a mostly apartment management company to do the maintenance, leasing, etc. Where to start with my experience...I called the 1-800 number several times before I got a call back from a leasing agent. All the leasing agents are sub-contracted. Mine in particular lived somewhere far north of the property and never once wanted to meet with me, he simply gave me the lock box code and told me to walk around and lock up after myself. Time goes by and I decide I would like to apply. He emails me a poorly scanned copy of an application and tells me to send it back with a photo of a money order for the application fee. I fill it out, scan it and send it back. 5 days go by and I get a phone call saying they now have an online application, I have to do re do it. Why it took them 5 days to check my background/credit check is beyond me. The online application isn't the same as the paper one, it actually asks less info and the payment needs to be made via ACH - directly out of your account by typing in your account # and routing #. Then after a lengthy discussion after I submit my online application with the leasing agent because NONE OF THEIR POLICIES OR PROCEDURES ARE POSTED ANYWHERE I find out that if he processes my application and sends me a lease I only have 3 days to sign it ELECTRONICALLY without ever meeting anyone in person and I must MAIL IN MY DEPOSIT via cashiers check to an office north of Atlanta. I suggest we meet at the office and I can hand him it in person and he refuses! Saying this is just the way Invitation Homes does things. I ask if I can sign it and mail it closer to my move in date of May 1st and he says no, the minute I get the lease I only have 3 days otherwise they cant hold it for me. Also you can't meet with the property manager until you sign the lease, there's no way to even talk to him before hand yet the property manager will be the one handling everything for you for the next year! So regardless of this odd process how do I know there will be someone there for me to handle maintenance issues that arise if I cant even speak to someone beforehand. And if their practices are anything like the other yelp reviews have said it seems like they will do everything they can to do the least amount of work and take the most amount of money from you and your deposit. I really like the house so I'm not sure if I should take the risk! A suggestion for anyone who is interested in a property but cant get a hold of someone directly - check trulia. Update: Once Stacie left the company, things went down fast. The house smelled like sewage every day I rented it. I had multiple leaks and high water bills- we "waited for it to stabilize" to get an accurate refund, but it continued fluctuating so much and was 3 months behind on an accurate reading per Conservice, so we ended up breaking the lease early and buying a home that wasn't leaking harmful gasses into the bedroom each night. IH suggested running the water for 5-10mjn every day to fix the problem, while the 3rd party plumber suggested breaking into the wall to fix the pipes. Ridiculous. Had the walk out with a kind, empathetic, and reasonable representative who was HORRIFIED at the condition we lived in- the smell, the lack of response, the driveway being dug up 3 times for leaks. She blamed Waypoint Homes merger issues...fair enough, but it was 9 months of paying nearly $1100 to live in sewage gas. When we got our deposit back we were charged outrageous painting fees, even a fee to replace a shower head that was likely installed around the time I was conceived. Once I contacted the actual manager and not whatever representative I had been dealing with for the months of stink and tears, the charges were reversed and I was charged only for utilities (still inflated but FORGET IT I'd rather peel my own eyelids off than deal with IH owner "Con"service). I can't in good conscious recommend this company to anyone until they get their merger homes sorted. I feel like I lost years of my life from stress alone of living in Sewer House 2018 and dealing with the move-out fiasco on top of my initial move-in. Upon move-in, the home wasn't ready and there was human feces in the toilet. The water wasn't even cut on. I made the initial review to praise Stacie for actually getting me a hotel while they cleaned up the home I was refused a walk through on initially. Sheesh. This is my first time renting with Invitation Homes, and I just have to comment on the remarkable service I received with Stacie Primm. Stacie has handled every concern with patience and truly cares about my experience with Invitation Homes. She has even contacted utility services to mitigate an issue I was having with city trash services, and I got the result I needed within 2 days after struggling with the utility service myself for almost a month. Stacie is honest and approachable, and I feel comfortable texting or calling her because she has always responded promptly and has gotten the job done every time. I could not applaud her enough for her passion in helping us, and for her obvious enthusiasm to make our time with Invitation Homes positive and convenient. Stacie's diwork has made me feel like Invitation Homes values me as a resident, and I will continue to rent with them because of my positive experience with Stacie Primm. read more

Well first of all, I am so glad that I did not look at the negative reviews concerning invitation homes while I was looking to find a home, relocating from Delaware to Stone Mountain Georgia. If I did, I wouldn't of never given invitation homes at chance to earn my business. In Which I now know would have been a bad mistake on my part. on march 1st 2014, I travel from Delaware to Georgia to meet a gentlemen from invitation homes to go over my orientation and receive my keys to a house that I am well pleased to call home. That day concluded a 3 month search on the internet, while living in Delaware, for a home in Stone Mountain or surrounding areas. When I narrowed the homes down to about a dozen that I was interested in looking at, I proceeded to call the agents in charge from different companies, one of them being Corrie Garcia of Invitation Homes. Corrie was the first person to call me back. she was very attentive to all my questions about the homes I was interested in seeing. Because I was coming from another state , she was extra careful to make sure that the homes that I was interested in seeing was indeed available knowing that my time was very precious understanding that I was flying in and flying out usually on the same day or the day after. After seeing the first two homes with her, she asked me would I mind if she show me a house that that was just listed and wasn't on the list that i gave to her. She said, she believes I would like this house based on the other houses that I've picked and what she felt to be my style after she has gotten the chance to meet me. Needless to say, after she took me over to see this house, there was no reason for me to see another house. I must say that corrie takes her job personally. She is just not out to rent anything to anybody, she make sure her clients are not settling for what they want, but that they actually get what they want. I have a new representative that I deal with now that I am with invitation homes, but my agent, Corie Garcia, made sure through phone calls and emails that I had a smooth transition until the day I receive my keys. I don't know if invitation homes have anything negative about them, I do know however, that corie garcia has represented invitation homes with honor and integrity and that is why I am leasing from them today. First of I believe this is by farest my worse experience in getting a home I can't even called home, I moved in August 4, 2024 and thought I found a home, but within one day I had people and employees trying to enter my house without concent and finally a employee knock at my door saying that it was showing my house I paid 3,200 dollars to move in and told employee that impossible because I just moved in the past weekend, so employee gave me a paper with business name and number and asked me to call and verify that I was living at the home, so I did do that the next morning and spoke with a female employee who clearly answered the phone saying invitation homes. So I tell the lady that I was calling to clarify the address the home that I was living so she asked me for the address along with mine name and phone number and then she clearly says that everything was good I was all paid up and if I needed anything else at the moment I didn't so I said no we hung up then September 7th 2024 I get home from work early in the morning and notice the truck blocking my driveway so I honked on her he moved up came back and it was a constable I got served papers for a John Doe and a Jane Doe live in here they didn't know who was they didn't know who was living here they said so I got served for eviction for September 24th 2024 which then still here at the house as of today was supposed to be up the 1st but I've been seeing all these reviews about scam and cuz I got production to moved in here supposedly scammed and they're evicting me when I'm the victim here well I'm going to call to BBB that do you see whatever and get a lawyer and I'm going to pull out some some help with me need it if anybody has something to say or any ideas of they've been through this give me some thoughts because I feel I shouldn't be getting kicked out to the street. I received outstanding service from Kimberly Cobb!!!! She went above and way beyond the call of duty when showing us a home. One of her peers by the name of Sonia Hancock, I spoke to she was extremely nasty on the phone. We finally confirmed our appointment to view two homes on Saturday and she decided to cancel an appointment without our permission. Not only did she confirm with me over the phone and via text message she also confirmed with my husband. My husband flew from Florida to Georgia specifically to meet her. Not to mention my husband bought the ticket Thursday and flew out Friday morning to meet with Sonia on Saturday which meant that was a very pricey ticket. She chose not to show the home but after speaking to Kimberly Cobb ( Who called me that weekend when my husband was flying back to Florida) took her computer to the home and FaceTimed us that following Monday afternoon. She apologized numerous times and offer to do anything to help us find a home for our relocation. This day and age it is very hard to find good customer service but I certainly found it with Kimberly Cobb. Update, I need to inform future customers what Invitation Homes will do once you sign the lease. They will constantly increase rental rate every year. And if you do make your payments on time like you're supposed to, it does not matter they will still increase the rent. We signed a two-year lease agreement you would think that the rent would stay the same and considering that we were great tenants that they wouldn't increase. Not a chance, not only are they going to increase it to almost $1900 from $1650, in 2 years!!!!! And if you want to go month to month in addition to the increases for the past two years there will also charge you $350 per month. That is completely greedy and insane! in addition they want you to mow your own lawn, The appliances are not brand new and calling for an appointment for someone to come and fix your appliance takes forever. It's been over three weeks and we are still waiting for someone to come out to tell us that we need a new microwave after my husband specifically told them, there's no fixing the microwave. One would expect with such high rent that there would be amenities, NOT AT ALL. RUN...RUN FAST. INVITATION HOMES IS 0 STARS. HORRIBLE COMPANY, UNPROFESSIONAL MANAGEMENT, DESPICABLE COMMUNICATION. No matter what the house looks like, how nice people may seem, how affordable it is. DON'T DO IT. Never in my entire LIFE have I experience such HORRENDOUS customer service, renting experience, etc. Our house that was rented (193 Lake Forest Dr, Acworth, GA) had BLACK mold, a broken window the size of a body when we moved in (that was told to us would be fixed before we moved in- it wasn't for 3 MONTHS after and just had a small plank of wood over it after we BEGGED THEM for weeks on end to come fix it due to AC leaving the house, bugs, etc.), horrible plumbing throughout the house, wiring that almost caused a house fire, an infestation of NORWEIGN RATS that woke us up every night at 3AM in the walls (the rat issue was known before we moved in, hence the old rat traps that were laying around and clearly didn't do the job), cockroach infestation that we had to spend $ out of our own pockets paying for because the issue had not been dealt with, DRUG NEEDLES laying around the attic (that could've easily given us diseases if we accidently stepped on them)...do I even NEED to continue? The amount of laws that was broke in this rental agreement is unbelievable, clearly no health inspection, no walk through....and they're lucky we don't have the time, energy, or money to sue their sorry behinds- because without a doubt we would win. On top of all of this we were given an EXORBINANT bill of $1,300 for "move-out damages" after we took pictures of EVERYTHING before we left to avoid anything of the sort, because we knew who we were working with. We reach out for answers...and they drop it $300..again with no explanation. Clearly scrambling to make sense of the numbers. The bill had NO statement or description of what we were being charged for...and the tenant agreement says if there is no description sent within 3 days the charge is void. 3 WEEKS LATER...a plethora of phone calls and emails sent with NO COMMUNICATION BACK...and they go ahead and charge us with NO REASONING of our ENTIRE DEPOSIT ($1,500)...when they said the charge was $1,000. I'm going end here because I don't need to waste anymore of my time, life or breath about this place...but save your money, save your sanity, save your literal mental and physical health...and don't EVER rent through this group as long as your life depends on it. read more

So I have reviewed most if not all the reviews here in yelp! I didn't want to go this far but it seems like the only course of action without going to the BBB, Atty General and every news station available....... I have been renting from IH for the past yr and a half and haven't really had any major issues. However on Tuesday March 21, 2017 my house was BROKEN INTO while I was upstairs in my bed sleeping. They busted the window and sadly I didn't even hear that and then kicked in my back door and too my surprise I went downstairs and seen this and immediately ran back upstairs grabbed my GUN and got my baby and locked myself in my bathroom and called 911. Police came and did their job! With police here I called IH maintenance emergency line and filed a report called and they stated they was sending someone out immediately.....AND THEY DID! The man showed up with some plywood and 2x4s and stated he was going to secure the premises and that someone would be out later that day to repair the window and door! After no one showed up I called, emailed and left message and the man showed up again and put a piece wood in the hole that was left in the window and stated that yet again someone was coming out to repair the door and window! Mind you I have a two year old son and I no longer feel safe in the residence by myself and because IH SEEMS TO NOT EVEN CARE or working at a snails pace to repair thus this review! It is now March 26, 2017 and guess what the door and window still isn't fixed.....so now I am PISSED! The safety of my son and myself is at stake here and you sorry bastards think you will get rent HELL FUCKING NO you won't! I am going to the court house and filing a grievance against IH and will pay my rent into an escrow that the court can manage until THEY GET THEIR FUCKING ACT TOGETHER AND GET THIS DAMN HOUSE REPAIRED. I strongly advise anyone considering Invitation Homes for their rental needs to look elsewhere. We moved into our rental property in March, and since then, our experience has been continuous unresolved issues and a lack of concern from property management. Our lease included internet and cable services. Despite this, we went weeks without either service. Repeated attempts to get answers or resolution were met with no answers and inaction. Eventually, a new lease was generated without the services forcing us to now pay over $100 more per month for services that were supposed to be bundled. Since then we've faced major plumbing issues, and the doors throughout the house were improperly sealed, leading to bugs in the home. Our master bedroom window was stuck open due to a bad paint job on the frame. We don't have access to the amenities in our neighborhood. Currently, our upstairs AC unit is out, and for the past two weeks, during the peak of Georgia summer, we've only been provided temporary units for two out of four rooms, leaving the rest of the second floor hot. The biggest issue has been the "new" flooring installed on the first floor. The installation was clearly done poorly, as the floors are lifting allowing debris and any spilled moisture to collect underneath, making it impossible to properly clean. We have had to take time off work for numerous maintenance visits, none of which have resolved the underlying problem. Due to the unaddressed flooring issues, we have been unable to fully move into our entire first floor, as we were repeatedly assured the floors would be replaced. Consequently, we are paying ongoing storage fees for furniture that should be in our home. We also lost our deposit with our movers due to multiple date changes due to the delay in resolving the flooring situation - nearly four months later, and still no resolution. Throughout all these challenges, attempting to reach our property manager has been more difficult than it should be. Despite numerous messages, our calls are rarely returned, and we are left without any direct communication or concrete solutions. Our experience with Invitation Homes has been incredibly frustrating and costly. The lack of responsiveness, the unresolved maintenance issues have made this move a nightmare. I don't know where you guys have been hiding Ann Bryan, but I am thankful she is on my team!!!! I know in a business you cannot allow your emotions and feelings to be involved when dealing with customers or should I say tenants. But to just do your job, with no impact from day to day is pointless. Honesty and integrity is what makes a business, and that is who she is. If I needed anything I just sent an email or called she always answered, called back or sent a reply. And she kept HONEST. If she couldn't answer my questions or concerns, she always got back to me. I can not imagine how many people are in the circle that she has to monitored, but she never made any excuses and she was always respectful. That is more than anyone could ask for. Lately the reviews on invitation homes are terrible. I never knew there were so many people close in my area renting from you, until I joined a Community group and someone was looking for a home to rent and wanted recommendations on who to rent from. Instead of providing the woman with different rental companies to contact, several people laid in on replies stating "Do not rent from Invitations homes'' and following that up with the many reasons why. I truly felt the same way. I could not wait for this lease to be over, but I could not find a home with the size I needed, and was forced to renew my lease. And I felt they did not care if they lost me as a tenant due to on going issues, because they had plenty of tenants and would still be making plenty of money. But to me what should matter is that you have plenty of unhappy tenants. The fact that the happy out way the unhappy should not even be a factor or considered good business. And I know you can not make everybody happy. But at the end of the day the amount of money we pay far out ways the amount of commitment that is put into us when we have an issue. I was so unhappy. But after coming in contact with Ann Bryan, my entire outlook and over all opinion of Invitation Homes has changed. You definitely need about 100 more of her if you hope to change the hearts and minds of other unhappy tenants. My start rating has gone from not good to Good. I went over some of the reviews here and I can agree with the many who gripe about the COVID delays with Invitation Homes because I experienced them myself. However as a multiple-company business owner, these scenarios weren't only affecting Invitation Homes, they were also affecting many industries across the nation including my own. That being said, as a business owner and evaluating most reviews here I can honestly tell you most bad reviews you'll read are not because of a lack of performance on Invitation Homes' part but rather due to a destructive virus called COVID that swept the entire nation and with it many service industries. With this in mind, I want to share a realistic and fair review based on my personal experience. I have been a tenant for almost two years and every time I have needed anything to be handled by the property managers, Dianne Craig has always gone above and beyond to make sure my requests are handled. I can't say enough good things about their property managers and reps (Michael, Tamiko, Angela, Nicolette). To add, their maintenance portal for service repairs is very practical and simple to use! Everything I have ever had an issue with has been easy to schedule and their repair techs have all done an excellent job. Keep in mind that when you read reviews griping about the condition they find their rental homes in, what they are not sharing with you is that Invitations Homes will cover the cost of anything that needs repairing for up to 3 months (I believe it is 3 months more or less). And let me add that they deliver on that promise until your rental home is running as it should. Overall, almost two years later I have had nothing but great experiences so don't believe the reviews with bad hype. Most of these reviews come from people that previewed their rental homes and the condition it was in before moving in as I did. However, we are living at a time when people are becoming more and more self-centered and want everything done INSTANTLY and when they don't get it they gripe instead of being realistic about it.
