They put together a renovation proposal and plan, managed all the work, got me top dollar in contract negotiations, and maintained the vacant property, while I was living and working on the other side of the country. I am writing this to warn anyone considering working with Rachel Patel and John Bailey. In a recent…read moretransaction, I believe Patel committed fraud, and her broker (Bailey) refused to make it right. While I am filing a lawsuit and plan to eventually recoup the money, to date, this has cost me over $1800. On December 8, 2024, I toured 3338 Peachtree Rd NE, Apt 1905 with Rachel Patel. I asked if there were any fees outside the rent. Rachel explicitly stated there were none. Based on this information, I filled out the application agreement on December 9, and was approved with a move-in date of January 1, 2025. There was a $1750 "reservation fee" and a $75 application fee required to submit the application. The $75 was non-refundable, but the $1750 was refundable unless I failed to execute the standard lease. When I finally received the lease on 12/17, it was materially different and not a standard lease. First, it included multiple undisclosed fees that directly conflicted with her verbal representation and the listing itself. These fees included a $350 pet fee, a move-in fee, and a rekey fee. Additionally, the lease contained an entire page at the end of "special stipulations" that were absurd and non-standard, essentially obligating me to repaint the entire apartment after one year of tenancy. I also found out by a little digging Patel lied about her involvement in the property. She was not just the broker; she was the owner (she is connected with the LLC listed as seller on the lease). Because the lease was non-standard and did not match up to her verbal representation, I had the right to refuse to sign and get the $1750 back. When I brought this up, Patel responded dismissively. She claimed the fees were normal and gave me 24 hours to agree to the lease or she would relist the property. This ultimatum directly contradicted the terms of the agreement, which provided until January 1 to finalize the lease. I then escalated my concerns to her broker, John Bailey, on December 22, outlining the non-standard terms and requesting either the removal of the special stipulations or a refund of my deposit. While he initially responded by waiving the move-in fee, he ignored my follow-up communications addressing my concerns with the non-standard special stipulations on the lease. As a result, I filed an ethics complaint with the Georgia Real Estate Commission regarding this experience. I strongly advise against working with Rachel Patel or John Bailey. Similar complaints can be found online, including a Yelp review describing a comparable situation where another individual lost $3,500. Patel is a nasty person who will get more and more demanding as the process goes on. In my opinion, she tries to take advantage of people. For example, she tried to get me to move my move-in date forward simply because she was leaving town and wanted more money. It was laughably unprofessional and I told her no. My advice is to not do business with either of these people.

We had mortgage payments to make and the bank wouldn't take an excuse that our property management company couldn't figure out how to pay us. Michael also returned our tenant and owner security deposits. We've switched to a new property manager. In the end it all worked out, but it took a lot more effort on our part than it should have.

Yearly inspection were done, and we always passed with flying colors. We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.

But after my experience, I'm really glad I made the move to Rent Appeal. Communication has been great, everything has been handled professionally, and it's taken a real weight off my shoulders as a landlord. We actually had a house in mind and had started the paperwork already, when I as laying in bed, looking a bit more just to make sure there weren't any new listings, & that's when I found THE HOUSE. I woke my bf up who wanted nothing to do with looking at anymore houses... but when I got him to take a look, he knew it was the one too. We apologized for the time of the call, but he was totally okay with it, and gave us all the details on this house. We got the lease paperwork going, drove up Atlanta, and the saw house looked at stunning in person as it did in the photos.. Fast forward to now. We were ready to start looking into buying a home. We have never hired a realtor bc it's just hard to expect someone to know exactly what you're looking for, and find it... when I'm looking all day anyhow.. one house we inquired about, we were pressured to sign with a female realtor and that experience was just awful! Only reason we agreed was because, again, the way real estate moves, we wanted to see this property stat! & had to sign with her to do so.. Then, in conversation with our landlord, he reminded us of his realtor Jordan. I was like... "duh!" Ugh. So we reached out to Jordan and asked him for advice on getting out of contract w this lady. His advice worked, and we were FREE!! Jordan never made us sign with him, we have taken him from Canton, to Underwood Hills, to Smyrna, to Marietta... he has been so amazing! To the point that I NEED to walk through homes with him to hear his thoughts because of how knowledgeable he is. We TRUST HIM 100%. And I'm so happy to say, that we are now under contract with our dream house, & Jordan made it happen! He referred us to a great Lender, Jason. PALMER HOUSE WILL SUE YOU!! GEORGIA EDWARDS, a realtor with Palmer House sued a family with small…read morechildren after she tricked them. She inserted a one year "exclusive" into an offer the couple made on ONE home after they wisely refused to sign a buyer brokerage exclusive agreement. The offer failed and the listing agent in Canton reported that Georgia's contracts are LATE AND SLOPPY. Palmer House and Georgia Edwards SUED THE FAMILY when they purchased a house with another agent after learning about her incompetency. Palmer House NEVER looked into the facts. The law suit was VINDICTIVE AND GREEDY. They intentionally harmed good people. Georgia will call you her "family" to endear herself. She is a VERY DECEPTIVE INDIVIDUAL. Georgia put a lock box and a sign on the same couple's home without their permission and pressured them to sell because she said their neighborhood was "changing". We called her about listing our home prior to knowing that she is a very litigious person. During a phone call with Georgia, her husband Buddy, who she refers to as her "closer" joined in to pressure us. They told us we needed to quickly list because "WHITE FLIGHT" had already taken place in our lovely neighborhood. That is NOT true and we are NOT racists. We were deeply offended and hurt by their attempt at what is also known as blockbusting. Palmer House apparently supports these practices as Georgia Edwards is still there. Please beware. Georgia Edwards is dangerous and with Palmer House, she has the resources to do a great deal of harm to innocent people with a team of corporate lawyers at her disposal. Unfortunately, Palmer House has ZERO interest in the truth. This review was written to spare innocent people from being sued by GEORGIA EDWARDS and Palmer House.
