This year we were facing the needs to find the new tenant in the most difficult in real-estate business period of the year- November month, the start of Holiday season. After a competitive analysis, we chose Platinum Property Management Services to work with us. Their professionalism and experience were immediately apparent. The back-office team quickly onboarded us into their system. The house was taken over by Jennifer (leasing V P), an experienced professional with wide ranging connections with service providers that we needed to get the house ready. She quickly provided us with estimates, saving us time and money on a number of projects. After a little more than a week, all of the issues in the house were fixed and the house was clean, shiny, welcoming and ready for the market! Immediately after, seasoned leasing agent Dede took it over. She created very compelling advertisement content and within two days pushed the house advertisement to the most visited real-estate websites on the market. Within a month and half from the date of our tenant's departure, the house was rented. And this during the lowest season in the real estate market! We are very impressed and appreciative of everything that Platinum has done for us and highly recommend them. read more

I normally don't leave reviews, but I feel this experience should be shared for transparency. I applied for a rental through this company, paid the required $75 application fee, and submitted extensive personal documentation, including proof of income, identification, and sensitive personal information required for the application process. I met the stated qualifications with a 600+ credit score, verified income exceeding 4-5x the rent, veteran status, and no criminal history or prior evictions. What was most disappointing was the lack of communication after everything was submitted. I had difficulty getting responses or updates regarding the status of the application after providing payment and highly sensitive personal documents. I understand companies have screening standards and may approve or deny applicants at their discretion. However, professionalism, communication, and transparency should still be expected -- especially when applicants are being asked to provide private personal and financial information. I hope this encourages better communication and professionalism for future applicants. read more

I am updating a previous review. After many years with this company, I can safely say that their ability to manage properties has gone down over the years. In the past, they were on top of things and highly attentive, now their staff don't understand the problems of your property. They allow tenants to run down your property in 1-2 years, destroy it, and not take responsibility. They don't work in your best interest anymore. stay away from them, particularly if you are a student or parent looking to rent in Dahlonega for University of North Georgia. They capitalize on limited housing available for students in the area. They charge exorbitant deposits and attempt to keep most if not all of it on move out. They send pre-departure notices not to paint and want to charge us $900 to paint when the students move out. Old Vinyl blinds in the dump we rented were listed at $165 a piece to replace because they were in dis-repair. $250 to remove a few cans from the fire pit and $500 to remove furniture that one of the kids left. We paid the deposit with a money order I obtained but want to write a check for the few dollars they plan to give us back that requires both parents and all students-8 people-on the lease to sign in order to deposit. I'm fully aware there scammers which was my whole my point. A scammer would ask for your ID to steal you information. I found it excessive to upload for an ID on an unknown website for a viewing, and I actually disagree with your point that me uploading my ID to an unknown website protects both parties. When in reality it only protects the realtor. However, I appreciate you offering to meet in person, which I feel is better than uploading personal information online. It can have repercussions especially when both parties haven't established that relationship. read more

Hello Todd, in response to your lies regarding our property you failed to mention that we found the tenants and was present during the move-in. A move-in inspection was never conducted because Jennifer didn't arrive in a timely manner. The tenants had already moved in. Your claim regarding the tenants filing a statement regarding the condition of the property is a flat out lie just as your claim that a "property representative" took the photos wherein the fake property inspection report states you physically examined the property. Phil never advised us to seek legal counsel, we threatened to sue because Platinum tried to keep the security deposit for themselves while pacifying the tenant in order to secure another rental. During the rental period, it was discovered that the tenant sublet rooms and had two other people living at the residence in addition to the 6 already there. Neighbor complaints revealed multiple vehicles, trash and loud music. With regards to a counter claim, please provide evidence of a counter so that it can be found as it's would be listed as public record. We filed a lawsuit and won because neither Platinum or the tenants contested or even could due to the numerous exhibits, documents, photos, receipts for erroneous repairs, and fake property visit evidence. In fact, Mr. Birhan had already agreed to the charges, but Platinum wanted to hold onto the funds. See the correspondence wherein "we" informed Phil we would seek legal counsel and to place the deposit into an Interpleader with the court. Your response shows why a homeowner should never do business with such an unprofessional company or Platinum representative. You weren't even there so what you say is third-party speculation. I wonder if such a person as Todd even exists. At the end of the day, we WON and we hope that potential customers read this and decide not to let Platinum to manage their property. For the record, the property and therefore all proceedings are in Forsyth county. We aren't trying to rip customers off, so Platinum needs the learning experience. read more

We had Platinum Property manager our SFH rental in Woodstock from Nov 2011 until the end of 2022. They were okay and never above average up to 2019. It was downhill from that point forward. Sadly, I missed my window to drop them without penalty at the end of 2021. I figured that I'd give them another year and then leave when the tenants lease expired and I could do so without paying a termination penalty. In hindsight it would have been cheaper to pay the penalty. The tenant they put in our property in Dec 2021 was the worst tenant we've ever had in any of our rental properties. The tenant was late 10 of 12 months and they were very destructive to the property. It usually took an eviction notice to get them to pay their rent. To add insult to injury Platinum would not pay me in a timely manner. According to Lisa Ragsdale they only do disbursements at the beginning and end of the month. I would usually get the rent due me between the 23rd and 29th of the month. At one point I asked if they were reporting these late payments to the credit reporting agencies. They told me that they do not report late payments to the credit bureaus. What a shame the tenant gets off free for being late. We dropped both the tenant and Platinum Property at the end of 2022. Today is Jan 26, 2023 and I'm still waiting for my security deposit and an accounting from Platinum on how they determined the amount of money owed to me by the tenant for their excessive damage. They are definately the worst property management company ever. read more

I used this company for about a year in 2021. I want to start off by saying that my relator was amazing, however, this company is probably the worst company I've ever rented from in my life; They made me feel incompetent, as if I was a liar and a stealer, and they came into my home without my consent. First of all, there were no detailed instructions on exactly how the yard was to be maintained...and while I spent many hours out there pulling weeds, lawn-mowing and gardening, I received 2 separate notices that the yard was not in good enough shape. It would say ridiculous things like "There are branches coming out of the hedges" and when I would check there would be 2 branches hanging out that obviously had just fallen or easily could be cut down. When they came to do a home inspection, they came when I was not at home and I did NOT give them permission to do so...but my favorite is when I moved out. I told them I would be out by the end of the month and that the cleaning people were coming on the first to clean - but I was out and finished and they could come in whenever. I got a notice stating that because I didn't turn in my keys at the end of the day on the 31st, they were charging me for the entire next day because they couldn't enter the premises. They did a home inspection without me there. They have keys to the house. What a bunch of BS, then they told me I stole a few things to get more money out of me. Ridiculous, don't ever rent from these people. They are the most unprofessional, sneaky people I've ever rented from and I have a great renting history. /endrant. read more

I wish I could give them 0 stars. - Quarterly inspections with you present or not (invasion of privacy in most instances). - When you need a repairman they will send you over the company to call and a phone number and you have to schedule it yourself. - Major lack of communication and answers when you need something but if they need something, you don't have a choice it needs to be done now/will get done now. - If their auto pay system for rent fails, the error message email looks identical to your payment confirmation email. If you don't catch that, they will do everything they can to make you pay a late fee of $200. As a homeowner, I'm sure Platinum is just fine to work with. I moved from California to Georgia last year. I found this home through invitation homes, and absolutely loved it. Upon arriving it was the experience from hell. Granted the house was near quite a few trees, but there was a pretty bad insect problem. I woke up one night with a wolf spider next to my head. If that wasn't bad enough in came the rats. Three huge ones to be exact. Platinum was pretty good about trying to get the home owner to take care of the issue, but she always gave a lot of push back. They give you inspections like you're receiving government assistance or something which could be annoying for some, but I'm a very clean person so it never bothered me too much. My ceiling also caved in, so I had a big gaping hole for a couple weeks. Luckily no one was hurt. Once everything was fixed and I could finally enjoy my home, it was time for lease renewal. I signed the new lease for the year. I was under the impression that finally I'd be able to enjoy my home with no issues, and then I got a letter in the mail saying my lease wouldn't be renewed. When I called to find out how that was possible if it was already signed. The left hand didn't know what the right was doing. The owner decided that she wanted to sell the house after renting it to me for a year, and by the time I received the letter I had 45 days to move. They advised me that I would have to start the application process completely over, even paying another application fee if I wanted to move into another of their homes. Which shows that they were only trying to get more money out of me. Ive been gone a week shy of 30 days, and I also haven't received my security deposit yet which also lets me know they wait til the last possible minute to send it back to you. Oh, they also tried to charge me $75 for putting the trash in the trash can and leaving it at the curb for pickup. What else was I supposed to do with trash from moving out? Lisa (who has the customer service skills of a small child) informed me that if I drove back to the house to show that the trash was picked up she wouldn't charge me for trash being left at the house. I took a picture because the owner hadn't taken the can back up to the house, and sent it to her. She tells me that she can't tell that the trash was emptied...so I had to go all the way back to the house to take a photo of the inside of the can. All in all I found a better home for a cheaper price, and I don't have to pay the 5% rent increase that they charge per year. So it all worked out in the end, but it was a very stressful position to be put in unexpectedly. Maybe my experience is isolated, but I probably wouldn't refer anyone to rent from them. read more

She has the worst attitude and is just flat out rude. It's bad when someone's tone though an e-mail can be felt as rude. And the only condition the tenant had before renewing lease was to have the vents cleaned, which I arranged after the tenant contact me because your company had not addressed it.. I can provide documents that I used your vendors many times. Any other problems I addressed because it was my property and you know I repaired what I knew about right away. I lived there 17 years and it broke my heart to see how poorly it's upkeep was managed. I sold it and I can present receipts for all repairs needed inside including a new oven , new dishwasher, new refrigerator, new garbage disposal because all the appliances, though fairly new, were destroyed. So we had lived in our townhome for 6 years . Upon move out we were told we did not report a water leak on my daughters bedroom ceiling . We were told they had to fix it or repair it and sent us a bill for $1500! When we refused to pay it they sent us to a collection agency . The funny thing is that same spot was there upon move in 6 years prior and the water leak they claimed they repaired to fix was not fixed and when we asked for a copy of a estimate or a receipt they did not provide any . Now they have turned us over to a collection agency for something that was not even caused by us and they never even paid to have it fixed themselves! How is that even legal!?? We rented from Platinum Property Mgmt and had serious issues over the course of our one year lease. Upon touring the property, their employee Tiffany told us that we had access to off street parking and that our concerns about repairs and maintenance would be fixed before our lease start date. After moving in, none of these items had been addressed - plus, we found out parking was not included. We had to jump through hoops to get a response from their team, and even after some discussion, they did not address the full list of repairs and rescinded on several past statements. Instead of offering sufficient reparations for their oversight and subpar communication, we received low sum gift cards to Starbucks. _____ A month after moving in, one bedroom was infested with "flesh flies", indicating an animal had died. The home was very old, with several entry points through which an animal could possibly enter. This instance did not occur due to tenants' living habits and we could not fix the issues without help. Platinum did not treat this situation with urgency whatsoever - the bedroom was completely uninhabitable (100 flies bred and lined the walls for nearly 3 weeks) and they never resolved the issue or checked in. The lease dictates that tenants cannot seek unauthorized services, so we couldn't fix this issue. We thought this was negligent on their part, and only one of many issues we had with their repairs system. ___ The owner decided to sell the property (thereby terminating our stay at the end of the lease), but my family was interested in purchasing the property and keeping my friends and me as the current tenants. The lease dictated that a renter put an offer on the home through Platinum, but my interested family member was not on the lease. When I called Lisa to inquire about this, she told us we had to put the offer in through her and that the homeowner was not being represented by any other real estate agent. When we ended up acquiring the property through the homeowner's actual agent, the homeowner instructed Platinum to cancel the move-out inspection and return the security deposit in full. They withheld this deposit for almost an entire month without cause. When I called to inquire, Lisa brusquely informed me they had 30 days according to Ga law. 29 days later we received the deposit. read more

When I hired Platinum to manage my home, I expected them to be my eyes and ears and keep me up to date about what was going on at my house. Apparently I was wrong. I was unhappy with the level of service they provided at almost every turn. Almost every inspection they did I found problems with my home and voiced my opinions and they weren't dealt with. Their tenants treated my home like an apartment, and it showed. I had to spend thousands to get my home into a sellable condition due to the neglect Platinum allowed. They're super quick to send a repairman out that charges $250 to replace a $5 part in 5 minutes on a dishwasher but don't really care about the tenants causing structural damage to the deck. The move out inspection was an absolute joke, almost every picture was blurry and Lisa skipped over everything that was damaged in my home. My realtors pictures showed a much different story. I have damaged hardwood floors, stained carpets, dog damage, and rotten door frames that were all omitted from Lisa's inspection. The amount of money they gave me out of the tenants deposit was a joke, it wasn't even 1/3 of what I spent so far repairing my home to make it marketable. Literally the only thing I can say positive about them is they pay on time. What a absolute waste of money and time. Steer clear of this company read more

Renters Beware: you should know going in that even if your unit is in pristine condition it will cost you upwards of $500 to move out (cleaning language in your lease agreement, check for the fine print!) During our two years with Platinum Property Management, I took off work and/or modified my work schedule over 11 times to personally handle 3+ leaks and over a half-dozen work orders. This doesn't include at least EIGHT inspections. Imagine 18+ interruptions during your 2 year lease. Almost all of which required NUMEROUS emails, calls, and follow-up. Platinum Property Management will lean on you as if you work for them to make sure YOU contact the various companies in short-order (agents will contact you at nausea requesting updates), schedule appointments, be present for the work, report back to them details, etc. At one point we had 3 industrial fans blowing in our living room for 24 hrs a day for over a week (imagine the noise). We were told it wouldn't affect power bills, the leaks wouldn't affect water bills, and the abundance of mold found on 2 occasions, inside the walls by professionals, wouldn't affect our health either... guess we will find out about that one. Cherry on top, at the end to put the keybox on our unit we were contacted on a Friday morning and were told we needed to be present for a walk-through the very next day, on a Saturday (shouldn't have been a surprise, they hadn't showed any respect for our professional schedule prior, why would they care about our personal time?). Platinum Property Management works for the landlord and they make that fact known with their actions as much as they possibly can. Can you afford to take off of work often? Are you looking for a part-time job? Platinum Property Management surely has a listing for you! During move-out Platinum Property Management attempted to charge us $125 to have leaves blown from our yard... even though, per our lease agreement, we weren't even responsible for keeping up with the front or back yard at all! We were told they would "forward this charge up to have it mitigated." The final attempt to slime another $125 from us. The comical finale, after 24 months of on-time rental payments, Lisa & gang over there got upset with us for pointing out these issues and/or lapses in judgment/ethics. Apparently not only should we endure their gross lack of ethics and logic, I am "unprofessional" for pointing them out. Renters beware. read more

I was current and he changed his mind after saying I could stay. Lisa Ragsdale caused me emotional stress for over a year by badgering me, over charging me consistently..and the worst customer service I've ever seen.. Todd pretended to care but he is actually worst than Lisa. He's a liar and manipulator. They will both get what they deserve. If I could give this company negative 5 stars I WOULD! They make money on stealing your money for applications. This company is terrible, especially their manager Tiffany Mowbray. They wanted $60 per application (which is normal, but also completely unreasonable for property companies to steal our money like that) and I was told I would have an answer in 4 days. No one communicates with me for 5 days, no one answer calls or texts. When I finally got ahold of the manager, she continued to tell me that it would take 4 days (when we were well passed that) and that other applications took priority over mine. When I asked for a refund since they obviously did not provide a service that was paid for, I was denied and told that I was being unreasonable for wanting my money back for a service that was NEVER provided for me. This company should not only be ashamed, but none of you should give them you're money! My sister is a realtor in South Carolina and realtor companies EVERYWHERE are stealing application money and not approving anyone. THIS PLACE IS A SCAM AND THEY ARE THIEVES. This "Company" is a RIP-OFF!! They told us a property was available & we completed an application & paid 2 app fees (for the same info from my Husband). 2 days later we received 2 emails within 20 minutes - the 1st stated they were still processing our app & that the property was still available. The 2nd email 20 minutes later stated the property was off the market. Fair business practices do not include charging multiple app fees for the same family just to be told the home we wanted is gone - within 20 minutes. Lisa Ragsdale was very unprofessional & the whole experience was a nightmare. Do yourself & your Family a favor & deal with the true professionals. Aside from the great location of the house and the amazing price (which isn't even PPM'S doing), this company is terrible. They come and check in one you every six months, which really makes it feel like the place you are renting isnt your home. In the last month or so, I've been trying to renew my lease with them, but drop my roommate. First they were saying that I would have to reapply (and pay the fees associated with that), then, after the landlord got involved, they said I didn't have to reapply, they just tried to charge me $200 for a "lease rewrite fee", which the landlord also disagreed with. After much back and forth, we got the lease renewed, but they took my roommate off two months early! They tried to charge a late fee because they cancelled her automatic payments before she even moved out. I would seriously consider before renting somewhere that is managed by them. read more

Still just as bad as before! *I came home one day to find a giant yellow sign in the yard alerting the public to new construction - come to find out they are going to tear down my house in the next 6 months. Luckily, I have the owners phone number and he was able to calm me down and assure me I would have plenty of warning. PLATINUM NEVER warned me of this or contacted me about it (even though they told the owner they would do so a month before the sign went up). *Recently, they called to do their quarterly walk through, They gave me less than 24 hours notice. Girl on the phone said they should have told me it was taking place this month- nope, no notice as usual. I told them they could come between 11-2. No one confirms they are coming.. someone texts me at 1:45pm and says they will be there soon. AN HOUR later they show up. God forbid I have anything to do on the weekend!?!? Worst than comcast. They do not communicate. They are not helpful. I don't know how they are able to run a business. read more

I had never rented out a property that I owned and had to get my home rented quickly. I contacted Platinum and they were excellent. Had beautiful professional photos taken, a beautiful video walkthrough done, and in just a week of viewing they had a tenant for me. They handled everything better than I had anticipated. The actual home we are renting is well over priced for the condition (rodents, pest, rotted foundation and entire front door (someone could kick real hard and knock the whole door seal down), carpet and walls are dirty and old.. I can't get this home clean at all) the home is in. The basement is unfinished and horrible so it should not be counted in determining the rent. We moved here from living in a town home for 3.5 years which was MUCH larger for $1150 with Berkshire and we felt very comfortable in. It also included pest, water and trash & much more for that price. Before that we lived in a brand new condo in midtown Atlanta for $1400 also much less than this home in Austell. Last minute the home we were moving in with another company reported rodents so we were able to get in this home with Platnium all in a week (which was wonderful) ... But now we live here and have rodents ironically. The owner of the home is well-over capping. We also found out about a water utility months later, which we were not initially notified as our responsibility due to clerical issues and they were not helpful at all with this. So we have coughed out lots of money on making the home livable, thrown away a lot of precious items due to rodents and $250 in water fees all within one week... not to mention $1500 rent that same week. Ah. Also, the deposit was $2,100 . Their lease covers them completely so you are required to maintain just about everything. Renters beware.. this company covers their homeowners well, but they will not have your back. It is great for homeowners, not for renters. As previously mentioned by others. They will eat up your deposit as well. We moved in to TRASHY carpet and have been charged to replace the carpet. They stated that the carpet was bought 4 years ago, however the previous tenant ran it to the ground. So, the owner has essentially capped twice for "carpet replacement". Also, If you do not want to have to move after one year, rent from someone else. read more

Even though you and your spouse have been banking and owning homes jointly for over 30 years, they insist on getting their $59 application fee from each of you.
