    This review is especially critical considering that the starting price is now around $540k (versus…read more$340k last year). Honestly, if you're charging north of a half million dollars for a townhouse, the grounds, features, amenities and finishes should be commensurate; they're not. Sales are continuing, albeit slower than before due to the new incoming demographic to South Forsyth--they're not very sophisticated or discerning home buyers. Location is good and it's quiet at night for the most part and it's one of the largest townhome floorplans in the area. You can option yours to right around 2,800 sq feet on three floors. The neighborhood is populated by many families with many kids and while this isn't anything to normally be upset over, it is in this neighborhood because there's absolutely no room for them to play. What you end up having is a noisy neighborhood where you cannot park your car in your miniature driveway because it will inevitably get banged into by bikes and be pelted by tennis and basketballs. I'm sure you wouldn't want to live right on a playground, but that's what it's like here. The storm water management pond is absolutely putrid and serves as a catchment for construction debris and other garbage. It honestly makes the heavily polluted Ganges River look picturesque. Be sure to take a look at it during your tour. Standard noise mitigation is decent, but the layouts weren't thought out well. In a well thought out layout, you'd want to put stairwells abutting the other stairwell next door. This isn't the case at this community. My neighbor has a two-level model and I can hear (and feel) the pounding and vibration from his first floor stairwell on my third floor. He is an avid gamer also, the hours-long tirades and bombings and explosions from Call of Duty were annoying but I was willing to tolerate it for a year as that was the only noise and it was isolated to the first floor; well, usually. There were some days that he just wanted to feel vibrations more and subsequently increased the volume by a lot. Noisily trudging up and down his stairs at all different waking hours (starting promptly at 6:29 to 6:48 AM on most weekdays) was the last straw. I completely changed my schedule and now wake up at 4:00 AM and I'm not so polite about morning music (with bass) on a wall adjoining his master bedroom. Like I said, I put up with it for a year. The HVAC unit is a 14 SEER unit and there was absolutely no paid option to upgrade to an EnergyStar rated unit because Beazer is so cheap. The unit has had three (3) service calls in eight months from poor initial installation and a failed blower motor. I'm sure it'll completely die in a year or so based on its foregoing problems. The garage is undersized! The area the water heater occupies in the garage severely eats into the space for parking. And to further add to the squalor-like theme of this neighborhood, most people use their garages for barbeque areas or living rooms for parties. The garage doors are usually left open or partially open allowing a glimpse into their astoundingly sloppy homes. Finally, the neighbors are mostly hostile and unfriendly. But above all, most neighbors are just plain rude and noisy. I'm used to neighborhoods where almost everyone waves to and stops eachother just to talk or at least say hello. Not here.

After being told that it was still available, we asked if we could tour it virtually - which she informed would be no problem. That same night we received an email stating she'd FaceTime us the following day at 2:00pm. The next morning she called to "verify" the address and then told us that the condo was no longer available. Ok weird (since everything was confirmed the night before), but we decided to give it another try. A day later we inquired about four other properties. Again we were told that that two were available and a date/time was set up for a virtual walkthrough (3:00pm Saturday morning). On Saturday at 1pm, we received a text that she'd finished early with another client and would we be available at 1:30pm. We were at an appointment at the time but agreed to be available at 1:30. At 1:35pm, we received a text that she'd tried to FaceTime us but it wasn't working, so we agreed to try and FaceTime her. The phone rang once and then hung up. We told her and tried again - rang and hung up. So then we explained that we could do it via Duo. Her reply was to ask us if we had "WhatsApp?" Heck no! So to cover our bases, we FaceTimed our grandson in Kentucky. Of course, it worked. We explained this,m to her and she replied that a different agent also tried to FaceTime us and it didn't work. So again we asked our grandson to FaceTime us - of course it worked. It quickly became apparent to us that this agent/company was untrustworthy, so we thanked her for her help and said we'd contact her if we needed her. Her reply was to ask if we'd like her to go to the other property??? (If FaceTime isn't working, then why would it work elsewhere)? Needless to say, I would not recommend using this company. Unbelievable. What a waste of time.

It did not sound like he was reading off an answer book, he sounded like he spoke from his experience being in the Real Estate business for years. One of the greatest strengths of Dusty is to make sure things aren't stressful. Buying/Selling a property is a stressful process for many people. It's filled with emotions, uncertainty, and a lot of money for many individuals. Dusty was able to put our minds at ease for every concern, anxiety, and questions we had. He calls it his "late-night FM radio DJ" attitude. Dusty never showed anxiety when dealing with us, no matter how distraught we were. He gave us two buyers. The first buyer treated us badly and left a bad taste in our mouth. But he was able to help us bounce back quickly, put our mind at ease, and guide us on the next steps. Dusty is also available almost 24/7. He is available via text or voice. He prefers text. He responds quickly or calls you back as soon as possible. Communication was never a problem with him. He is also detailed and makes sure everything was buttoned up. I have high degree of confidence in him and felt I can trust him 100% of the way. After closing the law firm had trouble wiring me the money. Even after closing, everything was signed, and he got his commission check, he still tried to provide above and beyond service to make sure I got my money. That showed what going "above and beyond" at your job means. I highly recommend Dusty and his team.
