A maintenance request that has taken over six months and still not fixed

Isomar Bedoya does not reply to emails or provide any time of assistance as a property manager. I will never rent from Excalibur homes again. It's just been a horrible experience. I've had a maintenance issue for six months and it's still not taken care of. I've had to put in over five maintenance requests for the same issue I've emailed and called multiple times and nothing has still been done.

Fallen tree left for a month by Excaliber Homes

Excalibur homes manages a home in my neighborhood. They failed to keep up with their property and a storm blew a tree down onto my fence. I understand that GA law states the tree is MY problem because it's on my side of the fence however the law also makes exceptions for neglect. The tree damaged my fence. All I wanted was for them to clean up the mess. I was full prepared to handle the fence myself. Their agent was rude and condescending. Finally did the work myself. Well, here's another example of them not taking care of the property. I wonder how the property owners would feel about this. ANOTHER tree down on their property- been that way for over 3 weeks now

Excalibur didn't come out to address this issue until the next day. I have had 12 plumbing calls and only here 1 month

The real estate agent, Clyde was very professional and he followed up with me after I moved in to see how my experience went.

We have had ongoing issues in this home since the day we moved in. On move-in day, there was no air conditioning--on one of the hottest days in Atlanta. Instead of resolving the issue immediately, they only offered to reimburse us for fans. This was especially unacceptable because it was the same day I was released from Shepherd Center, recovering from a traumatic brain injury and multiple serious injuries from an accident. Since then, problems have continued. When it rains, the area underneath the house floods. My mother has documentation of this, yet nothing has been done to fix it. We also experienced a leak in the kitchen ceiling after a rainstorm, and instead of repairing the roof, they simply painted over the spot--clearly ignoring the actual issue. There is also mold in our bathroom, and rather than properly addressing it, they painted over it--twice. This is not only unacceptable but also a serious health concern. It seems like their standard practice is to do the bare minimum instead of fixing problems the right way. Their customer service is just as bad. I personally requested several times for a member of management to contact me, starting well over three weeks ago from today's date, and no one has reached out. There is a complete lack of communication and accountability. They also consistently charge tenants for issues that are not their responsibility. For example, we were charged $400 to repair a cracked sink that was already damaged when we moved in--it had clearly been glued together beforehand and eventually came apart. Instead of taking responsibility, they passed the cost on to us. We also dealt with a septic tank backup for over two and a half weeks. During that time, we could not use our downstairs bathroom, washing machine, or dishwasher because everything would overflow. While they did offer hotel accommodations, we had to decline--but only because the hotel was too far from my mother's job and from where I receive medical therapy, making transportation unrealistic, especially given that I am disabled. Additionally, my sister spoke with them about the septic issue and was told that we would receive money off our rent due to the situation. However, they are now refusing to honor that and are claiming it's because we did not accept the hotel accommodations--even though the only reason we declined was because the location made it impossible for us to meet our daily responsibilities. Overall, this has been a terrible experience. This company shows a pattern of neglect, poor communication, and unfair treatment of tenants. If you are looking to rent, I strongly recommend avoiding any property managed by Progress Residential. Renters deserve safe living conditions, proper repairs, and responsive management--none of which we received.

When questionable charges are raised, they may be removed--but accountability is nonexistent, and credits are never offered. Expect multiple emails and weeks of waiting to resolve billing issues. There was constant turnover in our point of contact, and at times it felt like no one actually knew who was responsible for anything. Emails and calls routinely went unanswered, and the staff consistently lacked even the most basic information. Yet somehow, they expected homeowners to drop everything and respond immediately whenever they had a request. Lela Ray, our most recent community manager, was one of the most unprofessional individuals I've ever dealt with. She consistently deflected responsibility, avoided accountability, and often responded to important questions with vague or evasive answers--if she responded at all. Whenever I pointed out inaccuracies or raised valid concerns, they were either delayed, ignored, or dismissed without resolution. Her reactive approach and lack of transparency only made an already dysfunctional management experience worse. To make matters worse, our community had to pay extra just to terminate our contract early--that's how bad the experience was. Separately, it's been discussed among homeowners that there may have been a personal connection between someone on the board and this company, which could explain how they were chosen for the role. While I can't verify that, it would certainly help explain some of the decisions made. I've either owned or rented a property in multiple major cities across the U.S. and I have never dealt with a management company this dysfunctional and incompetent. If I could give zero stars, I would.
