I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

We have had ongoing issues in this home since the day we moved in. On move-in day, there was no air conditioning--on one of the hottest days in Atlanta. Instead of resolving the issue immediately, they only offered to reimburse us for fans. This was especially unacceptable because it was the same day I was released from Shepherd Center, recovering from a traumatic brain injury and multiple serious injuries from an accident. Since then, problems have continued. When it rains, the area underneath the house floods. My mother has documentation of this, yet nothing has been done to fix it. We also experienced a leak in the kitchen ceiling after a rainstorm, and instead of repairing the roof, they simply painted over the spot--clearly ignoring the actual issue. There is also mold in our bathroom, and rather than properly addressing it, they painted over it--twice. This is not only unacceptable but also a serious health concern. It seems like their standard practice is to do the bare minimum instead of fixing problems the right way. Their customer service is just as bad. I personally requested several times for a member of management to contact me, starting well over three weeks ago from today's date, and no one has reached out. There is a complete lack of communication and accountability. They also consistently charge tenants for issues that are not their responsibility. For example, we were charged $400 to repair a cracked sink that was already damaged when we moved in--it had clearly been glued together beforehand and eventually came apart. Instead of taking responsibility, they passed the cost on to us. We also dealt with a septic tank backup for over two and a half weeks. During that time, we could not use our downstairs bathroom, washing machine, or dishwasher because everything would overflow. While they did offer hotel accommodations, we had to decline--but only because the hotel was too far from my mother's job and from where I receive medical therapy, making transportation unrealistic, especially given that I am disabled. Additionally, my sister spoke with them about the septic issue and was told that we would receive money off our rent due to the situation. However, they are now refusing to honor that and are claiming it's because we did not accept the hotel accommodations--even though the only reason we declined was because the location made it impossible for us to meet our daily responsibilities. Overall, this has been a terrible experience. This company shows a pattern of neglect, poor communication, and unfair treatment of tenants. If you are looking to rent, I strongly recommend avoiding any property managed by Progress Residential. Renters deserve safe living conditions, proper repairs, and responsive management--none of which we received.

Emails and calls routinely went unanswered, and the staff consistently lacked even the most basic information. Yet somehow, they expected homeowners to drop everything and respond immediately whenever they had a request. Lela Ray, our most recent community manager, was one of the most unprofessional individuals I've ever dealt with. She consistently deflected responsibility, avoided accountability, and often responded to important questions with vague or evasive answers--if she responded at all. Whenever I pointed out inaccuracies or raised valid concerns, they were either delayed, ignored, or dismissed without resolution. Her reactive approach and lack of transparency only made an already dysfunctional management experience worse. To make matters worse, our community had to pay extra just to terminate our contract early--that's how bad the experience was. Separately, it's been discussed among homeowners that there may have been a personal connection between someone on the board and this company, which could explain how they were chosen for the role. While I can't verify that, it would certainly help explain some of the decisions made. I've either owned or rented a property in multiple major cities across the U.S. and I have never dealt with a management company this dysfunctional and incompetent. If I could give zero stars, I would.

PLEASE READ THE ORIGINAL POST BELOW ----------------------------------------------------------------------------------- DO NOT RENT FROM ARB! I moved into a home with ARB in late August 2017. Almost immediately, the plumbing was spurting and knocking. The floor flooded, the tub backed up with dirty water, the place smelled like sewage, and mold was found behind a wall. I put in notice to vacate in early September. The owner, Jawaid Naeem treated me with such disrespect. He treated me like I was his employee, giving my telephone number out to all of his subcontractors to schedule and monitor repairs (I had to even take a day off of work to have the plumber come when it was convenient for him because he didn't want to drive in Atlanta traffic in the evening). He even told me when I was out of town that I "..supposed to be there", when no such arrangement had been made. He claimed I didn't pay for something that I clearly did and had the cashier's check to prove. Even after sending him copies of the cashier's checks and showing him them in person, he still tried to return a substantially lower amount of the security deposit he owed me on move out. It was not because anything was wrong with the house. I barely lived there because he kept a lock box on the side of the house with a code to a key to the house the entire time I lived there. I felt so unsafe, especially when the key got to missing. He blamed me for it. He didn't even remove the listing from Zillow or Trulia until weeks after I moved in (or the blue realtor box on the front door). I videotaped the move out and had a witness there videotaping it as well. He said there was nothing wrong with the property except the yard wasn't done, which would cost about $40. I took time off of work to go and pick up the final check (my security deposit of $1895). His accountant offered me a check of $600 and bogus explanations and balance sheets to excuse why I didn't have my full amount. I called the police and an attorney. After that, the accountant called to offer me another check for $1000. In an attempt to still swindle me, they claim they could charge an administrative fee of $200 at the end, thus exempting me from $200 of the security deposit they owe me. Do not walk, run away from this company. They are unscrupulous!

So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages.
