I rented out my townhouse through them and it all started amazing with no problem whatsoever. They found a tenant, they set things with the HOA, I was extremely happy. Then I get the first text that my AC had been broken. I thought I knew the problem and went to the property to solve the issue. I come to find out the tenant had no AC for a week and the company did nothing. [[HIGHLIGHT]]I immediately called them to solve the issue and it took three days before someone would even call me back. They gave the excuse that they were extremely busy.[[ENDHIGHLIGHT]] Strike two came, when the HOA came to me saying my water usage was astronomical and there had to be leak. I though the management company would solve it immediately and after weeks of trying to get in contact with them, we agree to replace a toilet. They wanted to charge be $500 and said it was the cheapest they could find. This was my last straw before I decided to stop using them to manage my property. Their last parting gift was a $2,000 water bill, that they never asked from me, to bill the tenant. And hid behind their contact, saying it was my responsibility to send the bill. In conclusion avoid this company. They do not mange properties, they collect their percentage and leave you to carry the problems. read more

Literal slum lords. My family and I rented a property with them in Marietta, GA. We had issues from the start. When we moved in, the basic cleaning services that we had requested were clearly not provided. The house was filthy. Hundreds of dead bugs in the windowsills, a kitchen that hadn't been cleaned since the prior residents, stained carpets, foul odors, etc. We had to clean the house at significant personal expense and time. I honestly don't think they stepped foot into the house before turning it over to us. It also quickly became apparent that they misrepresented the lease and our obligations under it. Issues that we discussed at length pre-leasing and were assured wouldn't become a problem (i.e. inspections, maintenance, etc.), became a problem within a month. They started charging fees and fines, which they refused to remove until I spoke directly to the owner. Even the owner seemed frustrated by their behavior. There were water leaks (created by the owner) that they failed to remediate. A huge mold problem under the kitchen sink that they let fester and did nothing about. The move-in and move-out inspections are self-directed and incredibly onerous/time consuming (4+ hours for two people, both times). [[HIGHLIGHT]]Incredibly poor communication throughout and then they played games with our deposit on the way out, withholding sums for plainly dishonest reasons while being completely shameless about it.[[ENDHIGHLIGHT]] By that point, I wasn't even surprised by their behavior. It is clear to me that these people are the cheapest property management company around, attracting landlord's that want to rental income but don't want any of the responsibility/cost that comes with. Truly a horrible experience from beginning to end and I would advise anyone considering one of their listings to run - far and fast. You won't regret it. read more

Upon move in, they were not. [[HIGHLIGHT]]I've called everyday for the past two weeks and they are still unresolved.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I've asked for AllCounty to call me, they won't call or return my calls.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I've been bounced around from individual to individual and all they say is "we are sorry for the delay".[[ENDHIGHLIGHT]] I'm almost three weeks into my lease and I'm still waiting for my list of items to be fixed, garage door opener, and access to community amenities. Additionally, I was not provided a mail key at move in and that took 2.5 weeks to resolve after I was told "try this" "try that". This company discriminates against pets. Their pet policy depends upon the property owner's decision for renting a home. Our pet was discriminated due to the fact that we were honest about its breed being a Pitball, but a Siberian Husky mix as well. He is a sweet dog, no threat to anyone, not aggressive at all. He can be a bit scary at times and a little lazy. We sent pictures of him, with no hesitation. The property owner never inquired about where the dog would be in the home. He was going to be downstairs in the room by the patio. He was never going to be allowed upstairs... The home is located at 385 Arnold Road and has been on the market since 11/19/24 so what does that tell you? [[HIGHLIGHT]]I wouldn't rent from this company because this is very unprofessional to not give honest people a chance to give a full explanation on how the living arrangements could have change.[[ENDHIGHLIGHT]].. Honesty and integrity are important when running a business and dealing with people. DO NOT expect this from All County Property Management in Alpharetta. We were lied to and taken advantage of by this company, particularly Dave, who sadly holds the title of manager. I have walked through many rentals, rental companies and landlords through the years but have never been treated this unfairly and dishonestly. Dave completely took advantage of and lied to my son and his wife. They sought his advise about the status of their lease, he advised them to find a new place to live then lied about it and proceeded to charge this young couple with a new baby and full time student dad 7000$ for breaking the lease which he advised them to do. [[HIGHLIGHT]]I stood by and watched my son fairly negotiate and try to understand why this was happening and could not believe the total lies and denial of words spoken Dave displayed.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]I had the opportunity to look him in the face when I turned in the keys and ask for a compromise on the 7000$ charge and was coldly and flatly turned down, even after admitting to advising my son and his wife to find a new place.[[ENDHIGHLIGHT]] True character does not exist here and all they care about is the almighty dollar. We rented a house in Canton, after a week we noticed my son had many bites on his legs..and then we all did. Fleas! The house was infested..the owner had 4 dogs and a cat. AVOID. AVOID. AVOID. If I could give 0 stars I would. We experienced numerous problems at move-in: large appliance sitting in living room for several weeks, broken door and several unpainted walls etc. At move out, David Theurer emailed us he was taking a large chunk of our security deposit for a $600 cleaning fee (the house was 1800sqft and empty) and $200 for "above average wear and tear" (3 nails in 1 wall and 1 small area of chipped paint from a command strip). We asked to see the invoice for the $600 cleaning fee which David said he did not have one to show us. We also asked for the justification of the $200 wear and tear charge - and he also couldn't explain that. When we started asking for proof, he said he would give us some of the money back. He has not given us the money back to this day. We have an email where he admits to overcharging his clients at move out (fraud), which obviously this is all proof of. If you want your security deposit back, NEVER rent with this company. They steal money from their clients. read more

I'm a former owner/customer. I was with All County for several years. Their service leaves a lot to be desired. For the first 3 years, I had a non-responsive property manager that was so out of touch with the tenants that I had to step in and take care of things directly. Why am I paying 8% for that? Things got better when they added more qualified managers to their team, but overall, I was not pleased with the service for what I was paying. The kicker is when I told them I wanted to charge more for my property - they said I would never get it - guess what? I got it and hired a new property mgt company. There are so many other property mgt companies to work with in the ATL metro. I would consider someone else. read more

AVOID AT ALL COST!!! Read the negative reviews, not the fake good ones.... Lack of communication and professionalism. Paid $150 in application fees and couldn't get an email or phone response after money was exchanged for app fees. Finally after 5 days, we were told another application was going to be accepted over ours. Very disheartening and not a good feeling when you're on a time crunch to find a house. read more

FOR PROPERTY OWNERS BEWARE!!! Good paying tenants (never late on rent, no bounced checks) are being ignored by property management and not addressing issues or doing their part as property management. There is a lack of communication between Property Management (PM) and Tenant which leads to total discouragement and the need for the tenant to want to move out and costing the property owner money every time this happens. If you choose to use this company, follow up with the tenant from time to time to make sure the PM is dong their job. The idea to have a PM Company is to be off hands, but sometimes it requires follow up to ensure the PM's are doing their job that you pay them for. I own two propertis and would never use their services, even it it were free. FOR RENTERS BEWARE!!! The house may be nice and the price just right, but things do break (that's normal), what happens if the PM's don't respond to your ticket? Are you okay with waiting a month or two? Then go for it! This may be what you run into, even if the owner is willing to repair the issue. You have to go through the PM to have the work done, so if they do not relay the info to the property owner or drag their feet, you ultimately have to wait. That's what I have experience numerous times. I will never rent one of their properties again or use thier services for my proeprties. read more

Poor management team that is focused on collecting their monthly fee from the owners while delivering minimal value. I owe a few properties with them and they have twice now given back the security deposit to the renters without regard to the damage they have caused. When spoken with, they respond that this is an "emotional issue" while not responding to the actual pictures that show damage that has been caused. I wish I could give them less then 1 star, They have cost me thousands of dollars. read more

I did not have a positive experience here. All I will say is pay attention to reviews. Anything about money, responsiveness to problems, or anything related to leases should be a RED FLAG. While everyone I met is nice, we had LEASE problems which we had very limited resources in resolving without getting to the point of eviction. Do NOT enter enter into any lease as a renter with All County. Marlena might be great for owners but she is NOT on top of anything as a renter. We had to wait 6 wreks for an oven to be fixed. We had to wait weeks for a/c to be repaired. The house was disguting when we moved in. There was food and grease stains in the kitched that i scrubbed clean before moving in. Later, i discovered collected filth behind the fridge and the stove. When were ready to buy our home, she screwed us. We left the home as pristine as we could and she charged us for issues thst were non-issues, like a crumb in a drawer. Really?? After discovering what we did adter aigning a lease and you charge a cleaning fee for that?? She avioded our polite negotiative emails by simply refusing to respond and just mailing what she deemed our refunded portion of the deposit should be. Do NOT rent from them!!!!
