I can't recall having a vacancy last even a month as they were able to find tenants quickly with a reliable payment history. When maintenance issues arose they were quick to notify me, present solutions, and hire the right individuals to resolve the issue. They are well versed in household repairs so they are able to keep the cost down and vendors accountable. They also kept the tenants happy throughout the repair process as well.     On April 9, 2025, a water leak originating from the bathroom of the unit above mine -- managed by…read morethis property management company -- caused my ceiling to collapse. This has resulted in significant property damage that remains unresolved to this date. I contacted Nicholas at this company immediately following the incident. While the company did acknowledge responsibility for the damage caused by the unit they manage, they have since failed to follow through with any action. No repairs have been arranged, and I have not been offered any compensation for my damages despite their acknowledgment. This is the second time this same unit has caused damage affecting my property. A reputable property management company has a responsibility to ensure that the owners they represent maintain their units to an acceptable standard -- particularly when neglect directly harms neighboring residents. This company has acknowledged fault yet still failed to make it right. I am requesting that this company take immediate action to: 1. Follow through on their acknowledgment of responsibility and arrange for full repair of my ceiling and any related property damage. 2. Compensate me for all losses incurred as a result of this incident. 3. Take corrective measures to ensure this unit does not continue to cause damage to neighboring owners. This company's repeated failure to hold their clients to a basic standard of care -- and their inaction even after accepting responsibility -- is a serious concern that reflects poorly on their business practices. I am seeking the BBB's assistance in reaching a fair and timely resolution.

    I've lived in the building for over three years as an owner…read more The location is second to none in the city - it's in the middle of a ton of great bars and restaurants, just ~3 blocks to Piedmont Park, ~1.5 blocks to Midtown Marta, 2 blocks to Publix, CVS or Starbucks. I feel really safe. My neighbors and their pets are friendly, as is the concierge staff for the most part. The gym is generously sized and great for working out 'at home,' the common/club room is updated and comfortable, I really enjoy the pool any time. I don't notice or am not annoyed by noise issues much, but I'm also at the end of my hall and my unit faces out toward the park. I love my unit itself and it's been easy for me to maintain thus far. The HOA is stable and tries to improve things based on residents' feedback, the community/building is active and involved with that and the regularly hosted events. The only real and pretty huge negative is parking. My spot is good, but it takes me a long time to get to it. AAA owns all the 'visitor' parking and readily boots/tows at-will, without posting the 'rules' for parking there. And you always have to pay to park. There are a couple of workarounds, tho. Parking issues are par for the course in midtown, at any rate.

Go ahead, hire these ridiculous folks if you somehow have either 1) a spanking-new property in utterly immaculate and swanky condition, or 2) are prepared to invest literal thousands into getting your rental property into spanking-new, utterly immaculate and swanky condition (and even then ... good luck). I'd like to share with everyone the parting email I sent to Stephanie (one of the owners and the face of the company), as it is the easiest way of sharing our experience. Also, having ultimately decided to sell the home given the thousands we invested at Stephanie's direction (and the thousands more she insisted upon that we roundly rejected), I have included a link to the listing. This is to prove to you the beauty and charm of the home we were hoping to rent out. Anyway, here's the parting email I sent after receiving the refund for the required $500 deposit: "I received the refund. Also, pro tip: your website and official business correspondence should include a disclaimer -- in bold text -- indicating the fact that you only manage model homes in utterly impeccable condition and that all clients in the real world who hire you stand to make no true profit from the rent collected. On the contrary, the minimal surplus will only go towards paying back the debt incurred in getting the property up to your "standards". In all seriousness, I know you claim to have knowledge of "what renters expect," but I've worked in the Atlanta rental industry in one capacity or another since 2007 and I have not once encountered a prospective tenant who had even a fraction of the expectations you claim for a single family home. A Post-like, cookie-cutter apartment complex ... maybe. But a home FOR RENT??!! Not once. And I've leased homes larger than ours and in conditions FAR inferior to ours for *more* than we were planning to ask. The most frustrating thing here (aside from having now invested over $10K in a rental -- a freaking RENTAL ) is that I'm being forced now to speak in defensive terms about the rent-readiness of the house, when it is factually beyond ready. It is gorgeous. Damn-near immaculate. And any property management company with a clue would, weeks ago, had a family living in it and enjoying it. I also find it appalling and reprehensible that you would not at least give your client (who has hired YOU, remember) the opportunity to list their home when they see fit. I'd understand if it was a slum, if it needed cleaning, or perhaps even if it simply wouldn't show well. But after the $10K we invested at your direction, ours is so so SO worthy of listing and showing and leasing. I'm beyond disappointed with you and your company, and I will advertise that disappointment and dissatisfaction as far and wide as I can.     Be better at maintenance. More than half the time they're likely to charge the tenant if something…read moreisn't working. If you have a maintenance concern, you're better off not mentioning it so you don't get charged. There is also ZERO room for a rent payment after the 1st. What if you get paid on a Friday and it's the 2nd? Guess what, you're in for a fee. I went without water for 4 days, and without AC for nearly two weeks in the middle of summer in Atlanta. They said no AC wasn't an emergency despite the temp in the house being 89°. They are not for the renter and it's good to remember that. You also cannot get in touch with anyone easily.
