I moved in June 2018 and didn't receive the HOA covenants until Oct 2018. Having never lived in an HOA community before I didn't know how strict rules were here. The property owner received notices from the HOA about garbage cans and parking- rules I was unaware of due to their negligence. Spalding Brokers then labeled me as a bad tenant and have harassed me since then. I also received a notice to vacate at the end of my lease term (June 30 2019) in December 2018 because I disagreed with the HOA issues being my fault when I was fully unaware of the rules until October. I have a friend over that I allow to hang up shirts in a closet so he doesnt have to live out of a suitcase and they entered the property, took photos and are trying to use them against me stating I have another person living here and am in default of my lease. A house guest I gave them 2 months+ notice about that they deny receiving....I have all texts and emails saved. This type of property management drives away great tenants and doesn't allow you to have a long term person. I suggest going elsewhere where your tenants will feel safe living in your rental homes and not attacked or harassed. Regarding their response: the "handicapped" space wasn't a handicapped space. It is now that an ADA complaint was made and the complex had to make it a legitimate space and repaved /repainted the entire lot. The offer to call and discuss anything with this company is a joke! I have done this multiple times with no response. Also, they are now demanding a property inspection and it's on a day I work all day and they want to be there at 1:30pm and will not budge on time to be accommodating so I may be there with them to work this out. So, what exactly is there to discuss? You do nothing to properly assist your tenants. You are hands down the WORST management company and I cannot wait to be free from you. Tenants and home owners BEWARE!!

After a competitive analysis, we chose Platinum Property Management Services to work with us. Their professionalism and experience were immediately apparent. The back-office team quickly onboarded us into their system. The house was taken over by Jennifer (leasing V P), an experienced professional with wide ranging connections with service providers that we needed to get the house ready. She quickly provided us with estimates, saving us time and money on a number of projects. After a little more than a week, all of the issues in the house were fixed and the house was clean, shiny, welcoming and ready for the market! Immediately after, seasoned leasing agent Dede took it over. She created very compelling advertisement content and within two days pushed the house advertisement to the most visited real-estate websites on the market. Within a month and half from the date of our tenant's departure, the house was rented. And this during the lowest season in the real estate market! We are very impressed and appreciative of everything that Platinum has done for us and highly recommend them.

I met the stated qualifications with a 600+ credit score, verified income exceeding 4-5x the rent, veteran status, and no criminal history or prior evictions. What was most disappointing was the lack of communication after everything was submitted. I had difficulty getting responses or updates regarding the status of the application after providing payment and highly sensitive personal documents. I understand companies have screening standards and may approve or deny applicants at their discretion. However, professionalism, communication, and transparency should still be expected -- especially when applicants are being asked to provide private personal and financial information. I hope this encourages better communication and professionalism for future applicants.

I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

Light won't turn off (no one has shown us a switch around here at all). Ants coming thru outlets, floor register vents old and won't open or close so I have to replace. Door is broken. Yard wasn't cut. Outlet outside doesn't work. Water hose knob broken. So much ish within a 2 week span. This should be illegal.
