    We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Recently he helped me to refinance my home as well as James also owns a mortgage company. James had everything done extremely fast and we closed in 2 weeks. The one things I really like about James and the reason he is the one who manages my rental properties is that he has extensive experience and an extremely thorough tenant screening process related to income and credit qualifications, This enables him to find good reliable tenants. Even when there were issues with our contractors in preparing the house to be sold, Hank stepped in even when he didn't have to and helped facilitate the process. He goes to bat for you every step of the way to get you the price you deserve. We were always treated like VIPs. You will never feel like you're "just a number" to him, which is how we felt with other realtors we met with prior to meeting Hank. He is never too busy to take your call or too tied up with other properties that he can't answer your questions. Candace was one of the ones who responded. She has a lot of great reviews, and I do not mean to detract from that. I wish her the best, but at the same time, I thought that, in all fairness, I need to tell of my experience. My own take is that she was usually a step slower than others to respond. And while everyone else went to look at the condo before getting back to me, she didn't. Both of these may be on account of the fact that she holds down a different day job. Perhaps she has an assistant or two at her disposal, but I'm skeptical that she would be able to provide the attention that I would have needed. Others who had a good experience with her - good for you. I decided to go a different way.

    This review is specifically about Pratt's property management services…read more I don't usually post reviews but feel it's in the best interest to warn prospective clients about Pratt's property management business. They are very inexperienced in dealing with tenants and seemed to be learning on the job (not something an owner wants). I used Pratt for property management a couple of years back and got burned, leading to lost rent checks. First, we had a 2 year lease on our tenant and our manager did not impose the penalty per contract when they decided to leave after one year without even providing ample written notice. She didn't manage the situation well and was unprofessional in protecting the landlords in this case. Second, following this experience, as she looked for new tenants, she had a "verbal" offer from a prospective tenant who said they were interested in signing a lease. Great news, except that rather than making sure the contract was signed in full, she stopped showing the house and took down the rental post ads only to discover a week later that the prospective tenant decided to pass. This resulted in lost time, and an additional month of vacancy. I would stay away as there are more professionally-seasoned services out there.
