We assumed if a person is friendly and seems confident that must mean they are good at what they do. We were idiots. While both JJ and his wife are lovely people, very friendly and engaging, I will absolutely never recommend them and it was a huge wake up call for me to educate myself and search reviews first before hiring anyone to work on my home ever again. They missed thousands of dollars worth of what we learned were obvious issues in our home and the report we got was filled with lines like "contact a professional to see what they think." When I would ask for clarification he'd tell me he wasn't an expert, but other people are. Uh, I thought that's what I was doing hiring JJ. For example, there was a massive power conduit that was live just hanging off the Hvac system not connected to anything, probably left over from an earlier renovation done by the previous home owner. Being a first time home owner I didn't know what it was so I didn't question it being there. JJ walked all around the box completely missing the conduit, the giant wasp nest inside, and the fact that at some point in the recent past the darn thing had caught fire. The HVAC literally fried itself a week later. The same HVAC system he said was absolutely fine, but we should have a professional look it over too since he wasn't an expert. The professional said we were lucky it hadn't burned the house down and he couldn't believe anyone could have missed the obvious and dangerous problems. Long story short, I called all the other professionals (chimney sweep, electrician, plumber, roofer, pest control, etc), and every single one asked me why I didn't have my house inspected prior to purchasing. When I explained that I did, they told me I got ripped off. I tried to leave feedback for JJ through my realtor and the realtor got a response that basically said they would contact me (they never did) and they were very defensive that they had done a good job. The only positive I can give besides their personalities is they did give me a list of what all types of contractors typically work on a house which was helpful so that I could get the house properly inspected and fix all the problems they missed, but not for what they charged.

Who does that and doesn't go crazy?? Anyway.. They came in with walk talkies and thoroughly inspected our house with the detail of an eagle looking for prey. All the while talking to us and explaining everything in fantastic detail. At the end they had printed out pictures of the damages they found, presented in a binder and had downloaded the info to a website that explains and offers tips on repair. They also recommended great follow-up contractors that they had known and worked with for years in West Seattle. I have never been so impressed by a home inspection agency. The biggest thing they ever found for a client of mine was undisclosed major fire damage in the crawl space. David was inspecting the furnace which was under the house and surprisingly found burned beams underneath the house. We were able to negotiate with the sellers and have all the burnt framing removed and replaced at no cost. Another time, they discovered a hole in the home's main drain line using their sewer cam. This saved my client thousands of dollars in damages later. Old goat is worth every dollar and they don't rush inspections unlike other companies I've dealt with.

Let me explain: the seller is out of the country and hired a contractor to put a new deck on the house before selling. Apparently the contractor built the deck over the crawl space entrance, leaving no clear access to the space. This meant we would have to have the seller hire a new deck guy and then have the inspection be completed at a different date. This would have derailed our entire closing timeline. Instead of letting all that happen, without saying a word, Reid suited up and found a way to shimmy through the small opening to get under the house. And he found a bunch of issues that needed attention! Thank goodness he did that! I even tried to tip him for his efforts and he wouldn't accept. Class act, this guy! Not only was he completely thorough and went beyond the call of duty, he also sent us a 41 page report outlining everything in detail so we know what's going on with the house. He also sent a summary report highlighting what was in the longer report. Really fantastic! And if you're extra nice, maybe he will let you meet his brilliant dog. :)

The day of the inspection, I was…read morereally happy with his focus and the amount of information he provided me with, but I was very disappointed when I got the written report. There was plumbing under the house that had been cut out (bank owned and not secured so some plumbing and electrical were ripped out) but he didn't take any pictures of it, or even include it in the report. We requested he amend the report, and he did, but did not even apologize for not including this important issue in the first place. He told us that there was a likely leak or break in the water main but did not include it in the report. When asked to add it to the report, he did not. I get the feeling that he was speculating and did not want to document this?? If he felt it was important enough to tell us about it, it should go in the report as well. At the end of the inspection he told me I would not find anything substantial in the report that we did not discuss during the inspection. The report included multiple items (such as unsupported floor beams) that were not brought to my attention during the inspection. It was extremely important to have a thorough written report in order to request repairs from the bank. We had to request multiple revisions of the inspection report and in my opinion, that should not have happened.

He went the extra mile to make sure he documented everything and was able to spot things that I would not expect most inspectors to find. An example of this was that he took the grills off of the wall heaters, did a deep inspection, and then when doing his report did research to see if the wall heaters had a recall on them. His pricing seems to be about on par for the industry and I will not hesitate to use him again.
