Do not do business with these people.!!!!! Thought I'd share a message I sent to them! After two weeks and $160 in application fees. Due to the lack of professionalism and poor communication from your rental company, we are no longer interested in renting this property. The extended delay in processing our application--despite submitting all requested documents within 24 hours--is unacceptable. It should not take two weeks to review a complete application. Additionally, the failure to respond promptly to emails and text messages raises serious concerns about how future issues would be handled. This lack of responsiveness gives us little confidence in your ability to support tenants if problems arise. I strongly suggest improving communication practices and setting clear expectations for applicants moving forward. Our experience with RPM Platinum was not positive. We submitted an application on 7/10/26 a Friday, they pulled our credit the following Tuesday, and verified employment and with our current property manager on the 24th. After the 5-7 initial business days we requested 1 update weekly but were only told it was in process and an update would be given after verifying with my employer and current property manager. After the verification they said they could not get us an updated timeline. We called on the Friday of the 3rd week and after speaking with the leasing manager it did not even sound as though they had looked at our application but were told they would have an answer by the end of day only after numerous calls earlier in the day. We did receive an approval that day with instructions to proceed. We immediately submitted our deposit, started new service dates, got insurance set up before end of day with email confirmation we performed all due diligence on our end to receive the lease agreement before end of day. Monday 8/3/26 we called to confirm when we should be expecting to receive the lease agreement. At 1pm we received a call stating that the owner took the property back. Before end of day we found out from their team that they had rented it out to another family and mistakenly sent out our approval. They offered to move our application, but the most similar property had 10 applications now ahead of ours with no timeline as to how long it would take to get through those if someone already in process was not already qualified. They wasted app fees, more than 3 weeks time, effort, and opportunity to pursue other properties and put our family in a tough position. If they were not immediately processing our application they should never have pulled credit. If there was another approval out they should have never sent ours. Communication was sparse and when we did get in contact they were terrible on the phones. As someone from the industry it is appalling how they get by with such poor communications standards and a lack of urgency. Even as a property owner, a month on the market with 10 applications and no rental income or idea of when your property would be leased again would be concerning. This experience with the RPM Platinum team in Clovis has been nothing short of disappointing, and I wouldn't expect others to be so understanding. This was a terrible experience. read more

Despite leaving my apartment in excellent condition and even paying for professional carpet cleaning, over $1,500 was deducted from my security deposit for "cleaning services and carpet cleaning." I documented the unit with videos before moving out. When I returned the keys, management told me they would reach out if they needed the carpet cleaning receipt. Instead, weeks later they told the owner that no cleaning had been done -- without ever contacting me for proof. When I followed up, they stalled, first saying repairs were being contracted out and they "weren't sure yet." Eventually, I received an invoice from a company called "De la O Janitorial Services." This company does not exist -- there is no business license, no record in state databases, and the invoice lists only a P.O. Box. When I requested proof of payment, management was unable to provide any evidence that this supposed contractor was paid. This experience feels misleading and raises serious concerns about the legitimacy of their billing practices. We applied for a home and then was told that someone else qualified first. Very understandable so since we already paid a fee we were told we could move our application to another available home. We asked how many people have applied they said you are the first, sounds great and we moved forward we moved our application viewed the home and was told a couple of times we were first in line and as long as we were approved that we could get it. At this point we are very hopeful so I contacted them over the next several days by phone ( which they never called me back) and by email I was told by email (July 9th) they are working on my application and should take 3-5 business days. I patiently waited. In the meantime ( thank goodness) I applied at other property management places that had a couple of great homes and within 3 days I heard back and was approved by two other property management locations. We did decide on one of those homes from another property management company. To date (3 weeks later) we still have not heard from RPM we don't know if we were approved or not and, the house we applied for is still listed as available on their website. Even the first house we applied for and were told someone else was approved is still listed and open for applications . If someone is approved why are they accepting applications? So I think they just keep taking applications and collecting fees on houses that are no longer available. Fortunately we got a great rental, and will be moving in the next week, but still nothing from RPM not even a denial or return phone call. It's disappointing and stressful to those just trying to get a nice rental, spending a ton of money on applications and getting nowhere. They have lovely rentals and the process seems legit, it's unfortunate that it's seems they are just taking applications and fees on homes over and over again. They probably have the best list of homes available in the area. But it's not worth wasting your time and money. read more

The staff is responsive and easy to work with. Anytime I've submitted a maintenance request it was handled quickly. I also have liked having an online portal for paying rent and submitting maintenance requests etc. Overall I'd defintitely rent with them again and recommend. read more

Applied and move in day is in one day. They don't answer calls, emails or text. I have to be out of my current apartment and no place to go. I applied a month ago and they can't let me know. It has been nearly 6 months since I left, well I was forced out by the owners. My family and I moved in October of 2018, and was given a notice to vacate in 2024. This was 6 years after never being late with rent a single time. I would suggest being careful with the clauses, and addendums. Nothing is allowed to be repaired without the owners consent. We had to wait sometimes over a week to get anything fixed. My rent was also raised every year since my first year lease was up. I opted to go on month to month basis. I would be very careful doing business with them. I almost forgot. I had to pressure them to get my deposit back. I finally got it, after they deducted ridiculous fees. I had the house professionally cleaned, and everything repaired. The list that they provide for you to complete is outrageous. Please stay away as a renter. I am sure it is ok for Owners since they can get away with pretty much anything. read more

Pay attention to what others are saying and do not sign ANYTHING with this company. They are crooked, greedy and deceptive. They've costed my family THOUSANDS of dollars by deceiving us on a rental that had plans in place for construction. None of those plans were shared with us or put on the lease. A few months in, tons of men on the property. Homeowner and contractors jumping the back fence where my children are playing. Drones flying over the property, people knocking on our door unexpectedly, my driveway blocked several times, including today, so I couldn't pull into the garage. They call and say someone's showing up in 2 hours! Men are showing up with the "provided" lawn service to do construction prep without notice. For reference we leased 5 acres in the country to get away from the the city. Funny right. Expensive funny, let me tell you. I've spoken with Barbara "the owner" of RPM and nothing's changed. BEWARE! Does anyone see a red flag with RPM sending third party's to their rentals TO TAKE PICTURES of the interior every 6 MONTHS? Mandatory inspections and PICTURES? Creep much. Anyone sue them yet? Nearly a month later and my son is still dealing with this mess. He has had to move home with us because his room is uninhabitable due to the repairs but he is still having to pay FULL rent. Why should they continue to pay full rent when one of the rooms is uninhabitable? The lease was for a four bedroom house and for over a month....they have only had 3 bedrooms. RPM's only concession was to offer to let all four tenants out of their lease, which would have negatively impacted all of my son's roommates. I made sure before filling out the application. I read the requirements and after they receive my application, they decided to add additional requirements that were not listed on their website and didn't even continue to process my application, almost 2 to 3 weeks of having it and the information provided there's plenty of reliable companies but sadly, this is not one of them. They're one of the companies that like to add on stuff that's not required when you first apply on their website maybe other people have better experiences with them, but that wasn't the case for me. and to make it worse, they tell you one reason why they're denying you or won't accept your application and then when they send you a letter stating why it's a totally different reason. read more

All four are unable to respond to emails in a timely manner, as they require multiple follow-ups. Brenda in particular cannot address all your questions in an email and she too requires multiple follow-up to address these questions. Instead of addressing all your questions in one email, she requires multiple follow-ups. Brenda also cannot keep the Owner's Portal updated, so you need to send her monthly reminders to keep the portal up-to-date. Do not waste your time with this company as they will not provide you with the service level needed. It's a waste of my 10% of rent that RPM receives as they DO NOT provide the service! read more

When I accepted a job in another state, I had to find someone to manage my property as I am not able to sell at this time due to market value. RPM was quick to respond, has reasonable rates, and has been great at keeping me updated regarding possible tenants and showings, etc. They have also been available to answer questions or get clarification. Barbara was super nice and helpful ... and anytime I've visit reacted the office, they have been very friendly and if they didn't have the info I needed they would get back to me quickly. I paid them separately to do quarterly inspections. But they helped the tenant conceal the trashing. A beautiful, marble-floored house - completely completely trashed. I had spent 40K on landscaping it - completely trashed. The new refrigerator, washer dryer was removed by the tenant and a broken one put in. Did not even clean properly... Tenant damaged and trashed my house completely, while they slept on the job and kept charging me extra for all those quarterly inspections. I would give 5 stars but I'm taking one off for the vendors that they send out to fix things. The A/C people are mediocre at best. They dont listen to what the issues are and report back bogus information to RPM. Now, as far as renting from RPM, we have not had any issues and we have been with them for over 2 years. They were very fair with us when we vacated our last rental with them. We moved into another rental that they had and have had no problems. That being said, I'll update my review when we finally vacate the current property, whenever that will be. Hopefully, these other negative reviews will not be accurate for our experience. Don't waste your time renting from here, they are extremely nice until you sign your lease and then they hit you with charging your account for maintenance for the rental. Gave me a 60 day termination stating the owner is selling the home during the pandemic which they were not as soon as I returned my keys they stuck an available for lease now in the yard. Last year my family moved into one of the homes RPM managed. The staff there has been so amazing and helpful every step of the way. When we first wanted to take a look at the property Lacey was quick to call us back and set up a showing. Upon deciding this was the home for us Courtney went over everything and they had the cutest welcome bag. When moving some things get over looked and they made sure we were prepared with water and toilet paper. Any time we needed maintenance Blanca took care of it promptly. Even the owner has been so accommodating, a few months back we asked to purchase the home and she respectfully declined but allowed us a flexible lease to accommodate our escrow time line. As a tenant RPM Platinum was diligent and took swift and remedial actions whenever there was an issue with the property. They communicated well and never left me guessing. When I bought the property they were quick to refund me my security deposit. Overall, I had a great experience with them and I highly recommend their services. Air conditioning has not been cooling the house. Contacted the Maintenace Coordinator who took three days to assign a vendor. When the vendor arrived he basically just washed the coils and left the problem continued. Air conditioner quit working 10 pm on a Friday night outside temperature was 100. Placed maintenance order for repair. Next day, Saturday at 6:10 am called the 800 number to follow up and told by customer service the work order had been assigned and the technician would be calling with an ETA. Asked for updates throughout the date and told they are not authorized to tell who the vendor is...??? Now it is 2:20 pm called and told it has not been assigned to a vendor. Interesting I have 20 texts saying it was assigned and someone was coming. Basically, it was lies and stall tactics to give me hope until it was too late on Saturday night to respond. What is unbelievable is the 800 number for maintenance is located in Costa Rica. Definitely, the company does not care about the tenants. They could have just told the truth and said someone will come out Monday to address the problem, it would have been so easy to be truthful. read more

You will regret working with RPM. One of the most expensive Management companies in the Fresno Area that does no work for the owners. They will sell you on their services when they meet with you for the first time and then do nothing once you sign the contract. When a repair needs to be done they spend owners money with no regard to finding a fair price for the work to be done. After one year of working with them I saw signs they were getting kick backs from contractors and pushing the high fees off on the owners. Which is downright criminal. Beware! After 8 years we asked our tenant to leave and now find out our home that RPM has managed is completely trashed. Water damage in both bathrooms, broken bathroom fixtures, broken sprinklers, holes in walls, and filth, just for starters. This property management has failed us miserably and now thinks they aren't responsible for the lack of oversight on their part. DO NOT use this company! We paid for inspections every year and our property is destroyed. We asked for bids for tree removal/cutting and they completely dropped the ball on that, took over two months and had to threaten them to get them to do something. Very angry and disappointed. As a former client of RPM Platinum, I am unable to recommend this firm to any prospective home-owner who is in the market for hiring a self-reputable property management services. I had RPM manage one of my property in Fresno during March 2015 through May of 2015. Initially, they seemed very nice and professional. However, once the contract was signed, their true identity was revealed. They began charging me for bogus/unnecessary maintenance work via their "preferred" vendor with exuberant pricing without my knowledge/authorization. Their contract is design to fully cover RPM not the owner. READ THEIR CONTRACT CAREFULLY BEFORE SIGNING!!!! Big mistake on my part was that I had communicated to RPM that I needed a reliable property management services since I am affiliated with the US Navy and often reside outside of CA. They took advantage of my situation by engaging in illicit/fraudulent business practices. When I asked to terminated my contract, they refused, referring to the signed contract that I was obligated to pay them the monthly 8% fees for the remaining terms of the contract. To make the long story short, after exhausting all other options to resolve my issue with RPM, I was compelled to sue them in Small Claim Court in Fresno County. All of my allegations against RPM were substantiated and I was not required to pay RPM the 8% service monthly fees to terminate the contract prematurely. read more

When my wife and I moved back to Fresno we figured we would rent because we weren't sure which area would be best for our family to settle down. We ended up renting through RPM and they have been fantastic to work with. We had some issues with the owner early on but when we expressed our concerns to the staff, they went out of their way to figure out a solution that made all of us happy and want to continue the lease an extra year. Stephanie has been awesome whenever we had a maintenance request, even calling us at 8:30 on a Sunday night when our ceiling began to leak.
