Tenant turnover used to be the worst for me... like seriously stressful. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. Application fees are no longer "non-refundable". Look up California Assembly Bill 2493. It is illegal for them to withhold application fees that are not processed when using a first come first serve basis (as opposed to a "best applicant" basis). Be prepared to do a chargeback on the payment method you use. Better yet, don't bother applying here unless you want to deal with the headaches. Wish I would have read the reviews first. If this is how they treat applicants, I can only imagine how they treat tenants. I'm now having to do a chargeback for $100 which could take up 60 days to process.
