Just read all the other reviews. They keep application fees whether your application is even looked at or not. Absolute scam of a rental company. Application fees are no longer "non-refundable". Look up California Assembly Bill 2493. It is illegal for them to withhold application fees that are not processed when using a first come first serve basis (as opposed to a "best applicant" basis). Be prepared to do a chargeback on the payment method you use. Better yet, don't bother applying here unless you want to deal with the headaches. Wish I would have read the reviews first. If this is how they treat applicants, I can only imagine how they treat tenants. I'm now having to do a chargeback for $100 which could take up 60 days to process. read more

I should have read the reviews first. Applied 11/7/24 and was patient. Called and spoke to someone in their office 11/15 after I sent an email asking for an update... no response to let me know the status of my application or next steps... waiting again and sent an email 11/25 (no response)... now it's 12/6 and I was going to follow up but at this point they got what they wanted... the application fee that is different on their website and zillow. 2 different amounts and I shared that with them as well. It's misleading. I would not recommend and I can only imagine how they treat their residents. They take forever to respond to maintenance requests, the maintenance manager, Luis, is an absolute rude jerk, icing the cake with our last interaction where he threatened to sue my 85 year old neighbor and have a lien put on her property when she couldn't afford to pay half of a fence repair to damage caused by firefighters when her home burned down. He is rude and uncaring and will try to charge you for everything-- I already know moving out is going to be a nightmare. The office manager Amy is incredibly rude and unprofessional. Once a third party charity paid my rent because my child had cancer, and they cashed the check but didn't credit my account. Months later I found out from the charity that they had sent the payment, and while they could immediately locate the check as being cashed in their system, it took another month for them to credit my account. Not even an apology for that mess! They have raised the rent max at every lease renewal also, even though they don't want to do their part to help maintain the property. read more

Do not rent with this company. First they took long to respond to our messages and calls when they actually responded, most times we needed to text multiple times. They made us pay so much unnecessary money way before they were even done fixing the house and we had been waiting for about a month until they told us that they weren't going to rent to us because they were going to sell instead. We got kicked out of our home and only have 2 weeks left here with nowhere to go because they led us on for so long making us think they were going to rent the house to us and waiting until last minute to tell us they weren't. read more

Not only do they have an expensive application fee ($50), but if you have a co-signer they make you fill out two separate applications with bank statements and earnings statements. In my experience, this is not an industry standard. $100 for one application?!?? Ridiculous and criminal. Not only that, but if you want to apply to more than one property, you have to fill out A SEPARATE application. They do not allow you to use your application on more than one property (again outside of the industry standard). My co-signer and I submitted two applications, paid $100 in fees, and we were never even contacted to let us know our application had been processed. I made multiple phone calls and left multiple messages and they were unreturned. I will be reporting to the better business bureau. In this economy what they're doing is criminal and exploitive. From reading some of the past reviews for CV Homes, my guess is that Suzanne is no longer managing the property. If you are a property owner, run! If you are a potential tenant, run! I submitted an application on June 1st and paid the application fee. August 4 was the first email (an automated email at that) I have gotten regarding my application besides the automatic reply when I submitted it on June 1. I thought it was very strange that I never received any follow-up emails/calls/texts either requesting more information or suggesting any other available properties, etc. CV Homes, in dealing with my transaction, was unprofessional. If you go to CV Homes' Google Reviews, you will see the many dissatisfied people voicing opinions regarding the same issues as myself. My experience was excellent. I saw a great listing that met all of my search criteria in a home and applied right away. It was such a great deal that I honestly didn't expect to hear back from it, but then I did! I received a call confirming that my application was received and received a few more details. The next call was to offer me the home and I accepted right away. I believe it all happened in under a week from start to finish. On move-in day I was messaged a code for the lock box outside the home containing the keys to the house. Everything went smoothly and I didn't even have to meet anyone or set an appointment. I am not one for writing negative reviews. Generally, I think it's rude and a bit much. However, CV Homes is by far the worst company I've rented from. I've lived in Brooklyn and the Bay and have yet to experience such a predatory renter. Not only were their properties filled with open drug users and illegal activity, something they refused to respond to, but my apartment was cockroach-ridden and dilapidated. They also illegally increased my rent and were completely unapologetic. After my lease was up they increased my rent 30% without any notice. This is illegal in the state of California. After much argument and a certified letter, they were forced to back down and return my rent to normal, only to try the same shenanigans the next month. Upon moving out they charged me for damage to a garage I never even knew was on the property and they had not cleaned before I moved in. They invoiced and sent me to collections on general maintenance almost a year later for things like 'changing lightbulbs' and 'changing locks.' When I tried to speak with them I was completely ignored for months. I left message after message. It took the threat of small claims court to even get a response. And they were of little help. Rent from anyone else but this company. They are predatory and could care less about their tenants. This is my very first, and only, negative review on the internet. The least a property management or home rental company can do is be available by phone, or in quarantine by email. Would never recommend CV homes to anyone looking to rent a house from them. My husband and I rented a house from them over a year ago and when we handed over the keys to their maintenance guy, there was no walkthrough done on the house with us. We received a bill for nearly $500 afterwards and when I spoke to their regional manager at their local office, she was downright rude and stated that she didn't care about the actual lease (expiration date was June 15, 2019), and she broke the lease by stating that the lease expired when we handed the keys over. Frankly, they are one of the shadiest management companies in the area and I would tell anyone looking at one of their properties to run far away. read more

We worked with Suzanne to apply for several properties and it was a very frustrating and deceiving process. We were told several times that our application was given to her superior only to hear 2 or 3 days later that our application was never processed. I should have seen red flags when I first noticed Suzanne was being deceptive. I asked about their process and Suzanne told me it was first come first serve, but as soon as we turned in our paperwork and made a payment that changed to them only picking the strongest candidates. I completely understand vetting your tenants, showing proof of income, etc.. But everything about CV Homes process is inconsistent. At one point they said credit was an issue - at which point we said we had a co-signer, and then Suzanne reassured me the credit was fine it was the income that was the issue (which you can't have a cosigner for lack of income) - which also wasn't the case, and was proved through tax & bank statements. I would highly recommend talking with other property management companies before you deal with CV Homes. They made it sound like no one would rent to us, and we wasted about 2 weeks trying to work with them. A week later we ended up getting approved by several other property management groups in town. If you do try applying - make sure you follow up with Suzanne multiple times, otherwise your efforts will get lost. read more

I would give a NEGATIVE STAR REVIEW but there is no option for it. This is an addendum to my previous review, as it occurred only days after the posting of the previous review: so after a few days into this rental property, everything went sour!! There were mice droppings and roaches throughout the home. My move in date was 5/19. On 5/26 even after the rental home had had a pest company stamp of approval we found many mice droppings and roaches in the house and garage. We immediately notified CV HOMES "BRIAN GUNTHER" and explained our concern. He sent out Patriot Pest in Tracy to performed an inspection. And as suspected it was confirmed, mice activity and roaches were in the home and garage, as well as the outside perimeters. It took CV HOMES several days before giving Patriot Pest the approval to begin treatment of the rodents and pests. After treatment, we went to the home and found a great deal of DEAD ROACHES in the garage and sporadically throughout home, and outside, which we had to clean. However, no mice were found in the traps. A few more weeks went by and because Patriot did not catch anything in the traps, they pulled them. A couple days had passed so we stopped by the house and Lo' and Behold sightings of mice droppings surfaced again. We contacted Patriot Pest and they informed us that they were baiting for rodents, not mice. I was shocked!! The technician informed me that the droppings were mice droppings and that they needed to change the bait. I asked how long it would take but he was unable to give a date. That's when we decided to terminate our lease. The positive thing was that CV HOMES approved the termination of our lease. BUT to my surprise CV HOMES told us that they would be retaining over $2500 of the money we paid for rent & security deposit. Their reasoning was that we had possession of the home. Yes we had possession of the home; however, we NEVER moved in. We were shocked because we were unable to move in due to the MICE and ROACHES and as a courtesy to them we had ALWAYS kept the keys in the lock box due to their contractors needing access to the house. Oh and during ALL this...waiting for our refund, property manager BRIAN GUNTHER, all of a sudden refused to answer or return any of my calls or emails. He was MIA!! I would definitely NEVER rent from this establishment/management company again!! Lastly, if I am able too, I will show pictures of my ordeal. read more

The worst place I ever rented from. Initially prior to move in the lady I was working with was great and move in was quick and the communication prompt and helpful. Since then it's been horrible. You can't ever get a hold of anyone in the office. Maintenance is a joke and takes forever and you have to put up fight just to get them here. When they are here they fix nothing or try and charge you then lie about issue they found and turn blame or fault for cause to renter. The area is over run with homeless which of course they won't mention as well. The only plus is they accept pets. My advice if you rent here, don't expect or rely on them to fix or replace anything, or to even be able to get in touch with them . Make sure to explore area you renting from with them since they won't tell you zip. Also if considering renting older house with them, don't. Ventilation is poor and window ac units placed are minimum making house hot in summer and if the unit poops out or is not cooling despite cleaning, it doesn't matter if you relay this to them, they won't do jack about it. read more

I see on here that a lot of people are complaining about this company making money on application fees and not refunding it. California civil code 1950.6 clearly states that money shall be returned if no background or credit check is performed. A non refundable fee is still refundable as long as the check were not made. 1950.6(e)(e) If the landlord or his or her agent does not perform a personal reference check or does not obtain a consumer credit report, the landlord or his or her agent shall return any amount of the screening fee that is not used for the purposes authorized by this section to the applicant. 1950.6(h) As used in this section, "application screening fee" means any nonrefundable payment of money charged by a landlord or his or her agent to an applicant, the purpose of which is to purchase a consumer credit report and to validate, review, or otherwise process an application for the rent or lease of residential rental property. It's possibly criminal how they are making money off application fee. Shady at the very least. Predatory business practices. Educate yourself it'll save you money. read more

Applied for a property in Stockton, CA on 05/20/2020. Paid $30 app fee and immediately after submitting the app, I received an email requesting to have the other adult in the home submit a separate application and pay the another app fee. REAL FAST TO REQUEST MONEY, but this was done and total $60 paid. I waited 3 weeks, figuring I'd give them extra time due to COVID-19. The property was unlisted a week later and I called to check the status since I never heard from them. The rep advised there's only 1 manager processing the apps and the property is still open. I was the 12th person who applied. A few weeks later the property was re-listed for $200 more. Again, never heard from CV Homes about an increase in rent or a status of the application. I called on 07/15/2020, almost 2 months after applying and paying the fees and rep advised applications are being done today. I called at 4:15pm and told the rep, I doubt that apps will be done in 45 mins (as they close at 5... sometimes even earlier as I've called before 5 and they shut their lines down before then). I've never got an email advising that my credit was checked so I know they never even looked at my application. I requested to get a refund for the $60 that was paid for the 2 adult applications and they said, "it's listed on the website no refunds". I told them I would understand if y'all had provided a service, but it's been 2 months and I've been calling you! Never once have I heard from CV Homes during the whole "application processing" and I know for a fact you didn't process my application. So y'all just going to take people's application fees even when you don't do anything? Can I sign up for this so I can get peoples money for not doing anything? I've called again requesting my money and asked to speak with a manager, of course the manager is not available and I was advised to send an email. Well, I've sent the email last week and again still no response. I still haven't even heard a response saying the property is now off the market and my application was declined. The initial process to become a tenant is fine and easy & you work with Suzanne who is very nice and helpful. If you have a maintenance problem things are quite the opposite. My hot water heater has been non functional for going on 5 weeks and they still haven't fixed it. They sent someone out to quote the problem and that is the last anything happened. When I kept calling to try and get an update the maintenance person would talk over me, say they're waiting on the owner, and threaten me with the CA law saying they have 30 days to fix maintenance problems. Which a water heater problem makes a house uninhabitable and is an emergency maintenance problem per CA law. So overall, I do not recommend renting a property from CV Homes. read more
