Update (3/23/2022): I am providing an updated review because, after a dedicated listening session by one of the owners, I can give a slightly more positive review but still not a glowing review. I will spare many of the details but will state the following: Lisa, the owner I spoke with, took the time to really listen to my grievances and updated me with a bit of positive news on the front of my deposit. While it was still a fraction of what the amount was, she took the time to really explain the costs and had her staff share further details on the invoices, which I had to just accept for the numbers they were because cleaning & maintenance work cost money, albeit even if I did personally believe all the work was originally necessary. I mentioned that I wish there would have been better communication and transparency during my entire rental period, but we cannot change the past and I hope we can all grow from the experience. She took my criticisms and suggestions professionally and did leave me more accepting of the situation, and on an overall better note. Original 1-star review (3/22/2022): Slow response and overall bad communication. Do not recommend them as a management company. Most of us hear of bad stories with property management companies but hope that experience does not happen to you. They were terrible with the security deposit return. read more

I have been in the hunt for a house/apartment for family member that lives out of town for about 2 weeks and this was by far the worst experience I've had. I will admit my appointment time was scheduled at 5:20 and the time I got to the property was 5:26, the representative that was contacting me through text was very unprofessional. I didn't get a name, but they did not greet me instead just texted saying that they were on the property. After I greeted them and informed them that I would be there shortly then gave me a shorthanded response asking for an ETA. I then responded informing them. I was less than five minutes away and even asked if that was Okay and there response was a threat to leave if I didn't show up. Someone who has worked in customer service their whole life, I understand the frustrations of someone who is late but a 5 minute delay is definitely not a big deal in my book Especially if they gave you a heads up. The representative did apologize for being rude(which I thanked them for), but at that point, I went ahead and canceled the appointment because I was no longer interested in renting the property or viewing it. I hope in the future a situation like mine is approached the appropriate way especially for someone who may be a Potential tenant. Also the representative then said I was not at the right property, which I was and then blatantly lied and said they had been waiting for 15 minutes which was absolutely not true. I went to visit a friend this past week at the Royal Arms Apartments in Fresno and wow what a dump. There was trash everywhere. Kids were running wild between cars and throwing rocks at each other.It was like a damn circus. Beware if you park you will for sure get a dent in your damn car. I would not rent from this company. Apparently they are total slum lords!! read more

I typically do not leave negative reviews as they don't often represent the average experience with a company, restaurant, etc. However, it seems as if the average experience with this company is poor. I rented a home for 6+ years and the property owner requested that all maintenance issues go through him rather than the property manager.. Which is all fine and dandy until 6 years later you are charged nearly $2300 upon move out. From reading other reviews here, the consensus is that this company does required maintenance and needed updates to rentals on prior tenants dime. read more

My window is now fixed as of 09/06 3 weeks later. But no one has came to replace my door or fix the bullet hole in my closet wall. I'm over it at this point. I hope this review helps others see the neglect and lack of urgency this property management has towards their tenants. read more

DO NOT DEAL WITH THIS COMPANY!!!! They took over a property we lived in and immediately jacked up the rent no doubt with the impending rent control laws coming into effect. Then I received a notice after I moved out that I owe them 1000 for painting the interior, mind you I lived there 5 years and the only paint damage was from taping plastic to the windows to keep cool and hot air inside as they were single pane windows and no central heat and air. Guestimate on touch up paint for what paint the tape removed maybe 50$ . We lived in a fourplex and everyone else got screwed too. Garbage company. read more

Do not go through this property management. Horrible customer service. I was emailed once saying if I was still interested in the apartment to have my daughter fill out an application which is a $50 application fee and after she did it I was unable to get a hold of anyone by phone or email and by the time I did I was told they rented to someone else. I then applied for another apartment and same thing happened. I got an email asking if I was still interested in the apartment and I responded saying yes I was then tried to follow up with emails and phone calls which were never answered. I finally got through and was told again they rented to someone else. read more

STAY AWAY from renting from this company. First they don't fix any maintenance issues in a timely manor and when I moved out they charged me for a smoke detector that was never there from the day I moved in even after sereral attempts to get it replaced. I had no smoke detectors for the first 4 months even after many attempts to get someone out to replace them. There were cockroaches when I moved in and they ignored my request to come out and spray. Second you won't get your deposit back because they will charge you for everything under the sun. Third you can even communicate with them everything has to go through email, they lie and are crooks. Update: Wow what a complete turn around! I can confidently say that the people I have been in contact with were much more capable and responded quickly to any concerns I had about the property. I recently had the owner of the business reach out to me just to be sure all of my problems had been handled and I was comfortable. I hate to write this but I do need to let people know how bad this property management company has been. Lisa is the owner and she's rude, condescending and lazy. In the beginning, she made it seem she would be available. She was not responsive, sometimes just wouldn't respond and not follow up. I had a vacant unit from water damage, she said she couldn't get anyone to come to fix the unit because the renter wouldn't let her in. From that delay, when she finally did get in the property was completely damaged from water. She didn't make it a priority. Then after it was repaired, she said she couldn't get anyone to come paint and get it ready to rent. I was able to get someone the next day and get it rented right away. She had her assistant show another unit. However, instead of her assistant being there she came to unlock the door and left so anyone could just come into the unit. I had two witnesses that said she was just so busy so she had to come back after she had another showing. Her behavior was so unprofessional. We lived for almost eight months in a rental home located in Harlan Ranch, Clovis that was managed by Neighborhood Property Management (NPM). I read several other reviews before writing mine. Some were pretty tough. Here is my thought: Every company, small or large, has something negative they must address from time to time whether it is a national grocery store, car dealership, or a family-owned business. The reason is simple - people work there. I do not expect perfection because they employee people who are just like me - imperfect, forgetful, and who make mistakes occasionally. Of course, I expect them to be honest and customer oriented, but I also expect that from time to time there are likely to be issues that need to be resolved. If there is a problem, what I look for is effective communication. I am willing to pay more money for a service or product if the communication is excellent, and if they treat me like my business matters. One of the owners of NPM - Lisa S, was very responsive to any question/issue that came up during our time there. She communicated with us in a timely manner, she was professional but also personable, and I would recommend her company. read more

I've worked with Neighborhood Property Management for over 5 years. As a property owner who lives outside of the area, it was very important to find a property manager who looked out for our units. Both Lisa and Franklin have been excellent professionals to work with. When repairs are needed, they worked on my behalf to have them done quickly and correctly without breaking the bank. Lisa has good contacts within the Housing Authority system, which has been an asset. Also, Lisa works very diligently to fill any vacancies as quickly as possible. She screens the tenants thoroughly in order to find a good fit for both owner and tenant. Looking for a professional, proactive property manager, look no further. Neighborhood Property Management is an excellent firm that has made my rental investments more profitable and easier to manage. The properties are 150+ miles away from my primary residence. When I added another rental in 2017 I was very fortunate to get NPM as the existing property managers. Lisa and Franklin are the two principle owners at NPM and they have done an excellent job for me. When that property turned recently, Lisa was able to raised the rent to FMV, attach all utilities to the rental contract, and sign a new renter. It amounted to a significant increase in income from the property. When the property needs repairs NPM solicits bids from solid contractors and presents them for approval if $ amounts exceed our agreed limits. They do a great job to convey important issues and balance them with my input. They create win-win outcomes and happy tenants. Lisa and her staff respond rapidly to questions and have a secure web portal so I can review details on any accounts. I will be moving my other properties to NPM later this year. read more

They moved us in and abandoned us in a incomplete unit, a week before thanksgiving..... omg... no hot water in our kitchen, flooding dishwasher, roach infested microwave, flooding backyard, and the bathrokm sink not attached to the vanity, plus a numerous amount of stress.... oh lets not forget no keys.... ... a company with no physical address.... no physical management..... where are the people...physically.... they're a fraud.... we were bamboozled.... please dont trust them.... ... there should be a negative star rating.... underwhelming read more

It is so difficult to find proactive, reliable and effective property managers. I have properties in multiple states and it is a constant challenge to find good property managers to take care of these properties. Fortunately for me, my property in Fresno is in the very capable hands of Neighborhood Property Management. Lisa and Franklin have done an excellent job managing my property there for over four years now. They have done a fantastic job for several reasons: 1. Immediate and responsive communication: they always return my calls and e-mails almost immediately, and always follow through not he agreed course of action. 2. Excellent track record: the property has had no vacancy in four years expect for a few weeks between tenants. 3. Honesty and Reliability: they always give me excellent maintenance quotes and are very transparent and upright financial matters. 4. I rented from this management company for 3 years and it was the worst experience. We were saving for a house so we sucked up the hassles and the pain. We had to call multiple times to get anything fixed. They don't have an actual maintenance team but they use the actual homes "home warranty." Which already is horrible in itself if you have a cheap insurance. AC was over 30 years old but they didn't ever want to change it out but only fix it and half the months it didn't work and we had to wait for the insurance to fix it. Refrigerator was part of the house and of course that took 2 weeks so all the food went bad while we waited. The roof leaked on the house and leaked into the walls and onto the carpet and we couldn't stay in the room for weeks. Plumbing was always a problem and once every other month the plumber was there snaking. The worst part of all of this is after we left we got huge bill for over $1000 on top of our security deposit that they kept. Said we damaged carpet and walls, floors, left dead cats in the garage, cleaning fees, missing screens. They all were wrong and nothing we could do because no one ever returned our calls to complain and counter the bill. We had pictures and in our original walk through shows damage and missing screens. Of course we couldn't counter their argument and it was sent directly to a collection agency. If you value your time and money please don't rent any of their properties it will be the worst mistake ever in your renting life. Luckily, we now own our home. Stay away from this company. Do not confuse them with the other Neighborhood Property Management. This company has no actual office. That should have told me something right there. There's a reason their properties have been listed for months without any renters. They have slow response time. Once the agent called me with her child crying in the background. The houses posted on Trulia and on their website are misrepresented. They look nothing like the photos in person. The rent is too high for what they're offering. The agents lack the minimal experience needed to process an application correctly which explains why their properties have been lost for long periods of time. read more
