I would give this place a zero but I can't. We moved out after 5 months because the owner of the property kept harassing us after the property management happily give her our phone numbers including my 18 year old daughter who the owner would contact the most. After turning in the keys and we got 240 back instead of the 1800 deposit, we steam cleaned all carpets swept and mopped filled in the holes from the 4 tv mounts we had. This place looked better than when we moved in. We even did the yard service ourselves after the owner canceled them and it was still coming out of our rent. I recently moved out of my rental through Oak Tree Property Management. I have to leave this review because some of these other reviews mention that the property management company takes much of the deposit. This isn't true. I did receive my full deposit back. Granted I am a clean person, so there really wasn't much to deduct. But I am thankful I did receive my deposit back and I am thankful for Oak Tree's assistance when I had to reach out for minor home issues. I've been renting this house for more than 5 years now. They have not once been on time with repairs. For example, when e had problems with the pool, they took more than 2 years to fix it. Our pool was absolutely filthy and the water got clogged and started to smell like the sewers. The pool cleaning services they hired just stopped showing up and they didn't do anything about it. Everything related to the pool was broken and they still kept delaying the repairs. I even sent photos to show how bad, the water was green! I was going to let bygones be bygones, but recently our AC broke. From July 19th to July 22nd, we've been left in this blistering heat without AC and they've yet to repair it. Every time I call, they just send me in circles or leave me on hold. If t had just been me, I might've been more calm, however I have kids and they are practically dying in this heat. Instead of hiring people to g repair the AC, they told me to use my rental insurance and rent a hotel. Mind you, they didn't even have a repairman on the job yet. The only helpful person had been Vincent, who was actively looking for a repairman to fix our AC. If anyone is looking to rent a house, I'd suggest you look elsewhere. read more

Nightmare company update: we've been trying to get our sprinklers repaired since March 2017 to no avail. Recently received email stating yard needed water and we needed to take care of it. The gardener does not do sprinklers and has made oaktree aware a few times. We still do not get return calls after maintenance requests have been submitted and we've currently been without a Gardner for almost a month. Kevin won't listen to concerns or complaints. If they do return a call, he and his wife talk over you and belittle you. They've now increased our rent (probably with the hopes of getting us to move out) and still have no working sprinklers. We have rotting eaves and garage walls. This is what $1325 gets you from oaktree. All vendors sent to our house come out 2-3 because it's not done properly the first time. read more

They think, because there's a "seller's market" going on right now, that they don't have to bother w/ good customer service because they're "too busy" to answer calls, return emails, etc. :(( I'm a busy professional working 8-5 w/ no time to "waste" trying to hunt these guys down during my lunch hour to submit my application! Oh, BTW, they don't tell you on their site they're closed from 12-1 for lunch....only that they're open from 8:30 - 5 pm...that's it! Took all of my lunch hour to first go to the bank to get their $35 money order for their so-called application fee, fight the traffic to get across town to this place..only to read they're closed from 12-1 on their friggin' office door!!! Thankfully, I already have a place (but looking to upgrade), so I will take the money order back to the bank, and NOT go thru this company when I look for my next rental!! Ok, let's set the record straight here. Oak tree is the most professional, responsible, fair, and responsive property management company I have ever worked with. Kevin and Lindsay have been managing several homes for me for 12 years. Compared to other companies I have worked with in Fresno and elsewhere, they are the best. I went into their office to turn in my application for one of their properties and when I turned it in, the girl who took my application informed me they had other applicants but that she could still take my application. I opted to give them my applications since I'm so desperate. Sadly, they called me the next day and informed me the homeowner accepted another application. This is a picture of our front yard sewer line that had to be opened up for the second time in two weeks cause the house filled up with sewer water. Oak Tree Property Management sent out city plumbing two weeks ago to fix it, as you see no fix. Called this morning at 11 and heard back at 3 that city plumbing again will be out between 5 and 8. I cannot expressed how wonderful Oak Tree is as the manager for our property in Clovis. As we live in So Cal, having a long distance rental could be a nightmare. Our first five years were with a different property management group in Clovis and it was a terrible experience. All repairs were done by a family member of the owner and prices were greatly inflated. Some repairs were questionable. We often had over 40 repairs a year! Since Oak Tree, we average 3 on an aging property. The tenants selected have rarely been a problem which was not the case with the other group It was often vacant or with unpaid rent. Oak Tree management instantly puts the renter on the defensive and they show little to no care that we are their customers as well. I understand that they have properties for rent but be very catious as the company will do nothing for you after you move in. One of the worst rental management companies I have ever come across. Look at the reviews on yahoo and it repeatedly states that the company only cares about collecting fees from the homeowners and disregards repairs to the homes. Of it they do repairs, it is usually sub-par in quality. As for potential renters, the company is equally bad. The gentlemen showing the homes BARELY knows anything about the property. You can get more info from the craigslist ad. After asking 3-4 fundamental questions about the house, he told us to just call his office and the secretary can answer our questions. Ummm..hello, you're the one supposed to know these answers so why don't you call your OWN office and ask instead of standing around and not doing anything. So we give in and call the office and ask if they can check with the owners if a later move-in date is ok. They immediately say no because they are "certain" that the owners will say no (so you know the owners that well but fail to know if water is included in the rent?). I dare to disagree because the house we were interested in has been on the market for 87 days and the management company has been forced to give a discount on first month's rent in order to move the property. I'm pretty sure the owner is willing to give a little leeway for renters about to turn in an application. Anyways, the management company keeps refusing to ask the owners a simple question and said they will only ask once we paid the $50 (2 people) application fee. So in essence, they just wanted to guarantee their app fee before doing any work and didn't really know what the owner will say. So not only are they NOT working for potential renters, but also NOT working for the home owners. In the end, we didn't turn in applications because it would've been too much trouble to deal with Oak Tree Property Management. Rude/lying secretary, clueless employees, bad customer service and unwavering stubborness earns this 1 star. (0 stars if they had the option) read more

We're not people who enjoy criticizing others, but a humiliating lack of customer service from this Property Manager (PM) throughout our 1.5-year tenancy has caused us to make an exception. The following four examples help show how our family was treated as a subordinate client. The first item involves being blamed for green waste containers left by the curve side for several consecutive days (considered non-compliance with city ordinance) while we were on vacation. Knowing all too well that we'd be out of town, we left all trash containers in their proper storage. However, upon our return, we were automatically held responsible via phone call and subsequent written correspondence, and we were asked not to do it again to avoid paying a fine. Had a proper investigation been done, it would have been noted that the gardeners (who were directly hired by the owner) were to blame for having the habit of leaving the bins out as a courtesy, but which happened to backfire in our absence. The next example revolves around being asked to substantially increase water consumption (at our expense) to irrigate the grass during the worst drought in recent history. We had no issue initially - it was included in our rental agreement that we would help with the maintenance of the lawn. Nonetheless, we found it disconcerting that the owner's request was acted upon immediately, but when we requested for the owner to consider employing a water-saving landscape alternative, we were met with reluctance and subsequent disregard by the PM. Assessment of an unwarranted garbage disposal fee also came to be a subject of discontent. After many times of cleaning the feeble appliance, we called the PM to inform them of our fruitless labor and requested to have it looked at to improve performance. At this point, they could have simply instructed us to leave it alone because it was a known issue that the motor was not strong enough to be more effective. But a repair person was quickly provided to us, and his lack of expertise concluded that a small seed was the cause of inefficiency. Obviously, this caused the owner to refuse to pay for the repair visit as it was believed that our negligence had been responsible for the blockage (even though we never used it beyond its intended use). Disgusted with the outcome, my wife called the PM to complain about the charge, and she was told that the "nature" of the service call made it necessary for us to pay. But just as we expected, the garbage disposal clogged back up the very next day - without us having even touched it. A second repair person came, and he correctly found that the appliance needed to be replaced with a newer model to avoid unnecessary clogging. We then went back to the PM with the new findings, but all they said was for us to provide a written request for the owner to decide whether or not to cancel our fee, which we did immediately. Unfortunately, the PM didn't even have the courtesy to respond to us one way or another, most likely because the owner was never contacted to begin with. We can conclude that either the PM forgot to follow up, or it hoped for us to forget about the issue at hand. Either way, it's unprofessional on the PM's part, and it's certainly not the way we're used to doing business. To add insult to injury, the PM cowardly discounted this fee from our rental deposit when we moved out, without further attempts at granting our request. The last point concerns charging us for a drape rod upon moving out, erroneously claimed to be missing by the owner. What I find so appalling about this discrepancy is that the drape rod was simply moved by us from the kitchen to the master bedroom, and the PM's property photos - which they were very quick to alert us of prior to moving in - should have caught this fact. It is true that the owner should have kept accurate records, but they are also paying the PM good money to keep track of this. Coincidently, the PM's lack of due diligence does agree with an online rebuttal to another of their many negative reviews: "The tenant was only charged for items the property homeowner instructed our company to charge him for". With that logic, the tenant has an uphill battle to fight and is the only one who stands to lose. We're delighted to have moved our business elsewhere. At this point, we're just providing the facts to help others avoid falling into the same trap we did by signing a lease with this PM. We have a young baby to take care of, and we don't have time or the energy to continue quarrelling back and forth for their lack of quality service and for the funds they improperly discounted from our deposit. read more

Well talk about customer service! I called asking about a property and not only did she put me on hold like 4 times during my call while I was trying to get information, but she hung up on me! I explained to her that I work 8-5 M-F and I asked if there was any way someone would accommodate me either after hours or weekends and she just said no and hung up! It yurnes out they were telling the truth.They obviously make all their extra money off of "fake application fees". Once you give them your money say goodbye to it. The ones we were interested in were pretty much already rented and they were still showing them to get the application fees from other people. We were told our application had already been processed when following up with them a week later because of not hearing back from them. We had to physically go in there and check. We were told they sent a fax to our former apartment complex. Long story short after visiting the former complex and finding out they never received a fax because the number they sent it to was wrong, we gave oak tree the correct number and it was never sent. We followed up with the former complex whom were eager to send all the information but never received a fax. Oak tree never even called any of our references or our current land lord. We basically paid 70$ for them to send a fax one time to the wrong number with no follow up. They have no intention of helping to find a place to even half if the people they collect money from. If you dare to rent from Oak Tree make sure you photograph and document every little problem at move in. Do the same before you move out as well, they conveniently forget the condition of the property at move in. Also, I moved into one of their properties in November and found out from the neighbors that the two previous tenants moved out due to inadequate air conditioning. Come May, the air conditioner was running 24 hours per day and the lowest the inside temperature got was 86 degrees, impossible to sleep, took them three weeks to get it fixed. By then I gave my notice, broke my lease (legally for unlivable conditions), and found somewhere else to live. They required that I stay home for the day while the air conditioning unit was replaced (after I gave my notice, prior to my move out). Did I get reimbursed for missing a day at work, of course not. If you are looking for a good property management to rent a home or apartment RUN THE OTHER WAY! Do not and I mean do not rent with this property management company. They will act nice the first time around and then comes the ride down the rabbit hole. They say they inspect the property before you move in but when you move out they will charge you for cleanup fees plus all other charges that you did not do while being there which was already subject to the property before moving in. They also over charge on simple things like stove drip pans for $135 when you can get a set at Home Depot or Lowes for $11-$20 at the most. Also due to the drought they expect for your rented property plants and grass to stay green even with the water restrictions. Meaning they don't care if you get ticketed for watering out of the water schedule or get your water turned off, they just want you to keep the plants green. They also lag on repairing things. We called in to have the wheel on the garage door fixed and that was last year when we moved in. We've moved out now and they still didn't fix it. I don't know how they go about pricing thighs but they will charge you every penny and dime for small things. Like a tree that died because of termites they charged $800 when you could get the same tree for $100 at Lowes or Home Depot. When you also try to get documents from them, like move in inspections and any other document, they will give you the run around. So to whom it may concern and future renters, BEWARE! I have never in my life experienced such unprofessionalism. A time in my life when I needed people to be kind and helpful. The entire office staff is extremely unfriendly, rude and weird!! They do not return phone calls even after you leave a dozen messages on both managers voice mails. The lady at the front desk is NOT friendly or nice. She has absolutely no personality and everything is so secretive. Plan on being sent to voice mail over and over and over again. Absolutely NO communication skills. Instead of calling you back and giving you an update on the progress on your application they ignore you. I can not believe the owner of this place employees these people. We decided to stop the application process after a week of leaving messages with no phone call back to give us up dates. God gives you what you need not want you want and we are so grateful this nightmare with this company happened to us. We ended up finding the most AMAZING place and we are very happy.
