    This is a screenshot of the maintenance requests after nobody responded to our request about our flooded backyard.

    Well, it looks like my experience matches the experiences of other renters. My wife and I rented a house for 15 months, and I would not recommend renting with this company. The main major issue was with our HVAC system and how they handled it. The summer of 2024 was very hot, and we learned quickly that the AC unit on the house worked very poorly. The unit would run nonstop all day to try and keep the house at 82 (which is not cool by any means), and would usually not reach 82 until 9 or 10 at night. Last July, the house got to 90 degrees inside while the AC was running the entire day and we were met with an $860 PG&E bill. We continued to reach out to Chanel for help, and she would call the home warranty company to send out a technician to come either put a "band aid" on the unit or tell us it needs to be replaced since it's the 30+ year old original unit. The air coming out was the correct temperature, but the volume of air coming out was not nearly enough to cool a 1450 sf home. In total, I believe we had 4-5 technicians come out to fix our AC, and none of them helped at all. We continued to inform Chanel that the home was almost too uncomfortable to stay in, but there was not even an effort to fix the problem other than "escalating the request through the home warranty". There was no offer of a portable AC unit, or any sort of reimbursement on our monthly rent, or attempt to reach out to the homeowner about the situation. In fact, it did not seem like there was any sort of communication with the actual homeowner during the length of our stay. In January of 2025, our heater went out for about 3 of the 4 weeks. Again, the unit is original to the house, and we had to reexperience the process of Chanel reaching out to the home warranty, them sending out a technician to temporarily fix the solution, and then having the heat go out the next day. In total there were at least another 4-5 visits from various technicians. Continual reminders and update texts were needed to ensure someone was notified of the issues, even though their app has a maintenance request submission. During one of the phone calls with Chanel about the heater, she briefly mentioned a "credit" that would be given to us since we were without heat for most of the month. When I texted her later that week to ask for more info about that credit, she conveniently did not respond and completely ignored it. During our move out process, we scheduled a walk through 6 days before we moved out so that we could address anything that was found. There were a lot of things found, but few of them were our responsibility since the rest was existing normal wear and tear from before we moved in. I also informed them of dozens of other items that could be fixed on the house that they did not find during the walkthrough. I wanted to make sure that the next tenants have a great house to live in. Overall, we needed to clean the windows, the tracks and coverings, clean the carpets, and clean the fans and vents. We made sure all of them were cleaned as well as we could. The tracks in the windows and sliding doors obviously hadn't been cleaned in years and had lots of dirt and grime built up in the corners. We only opened the bedroom slider once or twice during our stay there and it was very dirty. We had no pets, and it was only two of us living there. We were under the assumption that if we were to clean these items and professionally clean the carpets, we would get our entire security deposit back. We did all of that. Again, after our walkthrough, Chanel only mentioned these items on our checklist that needed to be done. A few weeks after moving out we picked up our security deposit, and $500 had been removed. $450 was charged for cleaning and $50 was charged for taking the trash bins out and back in. If we knew that their expectations were so unrealistic and had known that we would have been charged that much, we would have just hired professional cleaners for the entire house. We tried to be the best tenants we could. We took care of the home well and kept it clean. We picked up trash that was left in the yard and flowerbeds from previous tenants, we fixed drawers and replaced light bulbs when they went out. One of the sprinkler valves broke and flooded the yard one morning. We had to shut the water off and fix it ourselves since nobody responded to our maintenance requests (and we did not ask for refunds). We always gave Valley Vista the benefit of the doubt, but all optimism and respect was lost. Overall, this company wants to do the least amount of work possible for tenants. They have their hands tied with the home warranty and blamed them constantly for every issue, but they are the landlords of the property, and it is their responsibility to keep the house in working order. They will charge you for everything that they can get away with.

    Here's just part of what I had to deal with after my father unexpectedly passed away in a rental after 7 years They are family in the office and will treat yours horrible. My father paid rent on the first every month for 7 years. Had improvements made on home. With owner's approval. It took so long to get his money back. They had roof work going on , showing house and a deceased man's stuff inside. I paid the rent for the following month as he past in the middle of June It's been 2 years I came across these and yelp it myself !

    The moldy/rusted paint they refused to replace and are threatening to charge me $225 for.

My old manager? meh... didn't really care, made me feel like I was losing money and it was all on me. Chambers kinda changed all that. Vacancies dont drag forever anymore, tenants actually pay on time, treat the place decent... sounds simple but after what I went thru before it felt amazing. Tenants seem way calmer too. Less drama, fewer complaints... stuff actually gets handled. Chambers takes care of the communication, maintenance, all that stuff without turning it into a headache. Tenants know who to call and stuff actually gets fixed lol. I also like that I'm not just left guessing anymore. New applicant? I know. Lease signed? I know. Something pops up? I hear about it before it's a bigger problem. I don't feel outta the loop like I did before. Honestly... I'm not stressing about who's living there or how long it'll sit empty. Questions would come up and I'd either get no response or something super vague days later. After a while, I just stopped asking and hoped nothing went wrong, which isn't exactly comforting when real money is involved. Once Chambers took over, that changed pretty quickly. Now when I have a question, I ask it and I get a real answer. Not days later. Not after following up multiple times. Just a normal, timely response like you would expect. It sounds basic, but it made a huge difference. What really stood out to me was how approachable they are. I've asked about lease stuff, tenant situations, random landlord questions, even things I probably should already know. I never felt rushed, brushed off, or made to feel dumb for asking. There were also times I reached out about things that weren't urgent at all or weren't technically their issue yet. They still helped me think it through and gave honest input. That was unexpected and genuinely appreciated. At this point, I don't feel like I'm guessing anymore. I don't feel stuck or unsure every time something small comes up, and that peace of mind alone is worth a lot. Thank you Chambers Property Management!

Neighborhood PM is by far the most efficient, timely, and professional to work with and we look forward to many more loyal years working with them as we grow our rental portfolio. Our renters are happy because NPM ensures properties are managed with diligence and responsiveness. They are available for all my questions and I never have a problem getting ahold of the company owners. I have never had a PM company owner respond to me as quickly as they do! They work hard to find quality vendors, and I really appreciate the online owner's portal where I can see all my invoices for any work performed. I find that when applicants or tenants have any complaints, it's because Neighborhood Property Management is being thorough and following the rental contract, which doesn't always go in favor of the renter. They work to protect the property owner and still make sure the tenants needs are well cared for. As a rental owner, this has been the most profitable and stable my properties have ever been. Most recently had a tenants door replaced within days when in today's times these repairs can be timely!

    I have been in the hunt for a house/apartment for family member that lives out of town for about 2…read moreweeks and this was by far the worst experience I've had. I will admit my appointment time was scheduled at 5:20 and the time I got to the property was 5:26, the representative that was contacting me through text was very unprofessional. I didn't get a name, but they did not greet me instead just texted saying that they were on the property. After I greeted them and informed them that I would be there shortly then gave me a shorthanded response asking for an ETA. I then responded informing them. I was less than five minutes away and even asked if that was Okay and there response was a threat to leave if I didn't show up. Someone who has worked in customer service their whole life, I understand the frustrations of someone who is late but a 5 minute delay is definitely not a big deal in my book Especially if they gave you a heads up. The representative did apologize for being rude(which I thanked them for), but at that point, I went ahead and canceled the appointment because I was no longer interested in renting the property or viewing it. I hope in the future a situation like mine is approached the appropriate way especially for someone who may be a Potential tenant. Also the representative then said I was not at the right property, which I was and then blatantly lied and said they had been waiting for 15 minutes which was absolutely not true. I attached receipts hoping this reaches the right person.

    I have had an extremely difficult experience with this property management company. After only 4-5…read moremonths of being a tenant in a new build, the LIHTC rent increase was applied, which was an unexpected hardship (Just take my WHOLE check). The on‑site property management situation has been consistently confusing -- the staff member in the office repeatedly states that they are not the property manager, yet is always on‑site and functioning in that capacity. Recently, I experienced a toilet issue and attempted to call the office first thing the next morning. Both phone numbers listed for the office were disconnected. When I emailed for help, maintenance responded within 24hrs by saying I should have called the emergency line -- which raised an obvious concern: why are the office lines disconnected if residents are expected to call? Lo and behold my toilet fized itself, haha. I have made multiple attempts to contact corporate regarding ongoing issues at the property as well as my need to relocate due to caregiver responsibilities for a parent. Despite my efforts, I have yet to receive any response. Overall, this has been one of the most frustrating rental experiences I've had. I hope management addresses these issues, improves communication, and ensures residents can reach someone when urgent situations arise.
